Rob from the Liverpool office has been particularly helpful and friendly whenever contacted about any issues with our flat. After we advised of a faulty window in our flat which wouldn’t close properly he had someone come round to fix the problem within a day or two. I’ve rented elsewhere before and there isn’t such a willingness or urgency to correct any problems usually.

All shiny profile photos and "Award-Winning Real Estate Company" statements, but the customer experience is poor.. They are very slow to respond to any form of contact, don't seem to want to acknowledge mistakes on their part (let alone apologise for them) and seem to have zero empathy or awareness of the person on the other side of the email/phone line. If I could rate 0 stars I would, just finished living in their Liverpool one building. It was impossible to get hold of the correct people and nobody seemed to know what they were doing. The whole building smells of weed. Half of the machines don't work in the gym. You have to pay for, fit and replace your own lights in the apartment. I was there a month in and lights started to not work. Not worth the money you pay at all stay well away!!

Terrible company to rent from, they take weeks to reply to emails, the building is going downhill by the hour we've had leaking soil pipes with sewage running into the corridor, huge leaks bin shutes blocked for weeks on end overflowing bin cupboards as a result which aren't emptied and to top it all if you want to leave your tenancy early and let's be honest who wouldn't, it's 690 pounds plus you have to keep paying the rent until another tenant is found. Avoid like the plague ridden hole it is.

🚩🚩🚩AVOID AT ALL COSTS, THEY ARE TERRIBLE AND WILL NOT CARE! 🚩🚩🚩 My experience with this letting agency has been nothing short of a nightmare. To put it bluntly, they are a disgrace. When I initially moved into the property, it was shockingly dirty. It was evident that no effort had been made to clean it properly. Additionally, numerous items within the flat were either damaged or broken, and it was clear that maintenance was not a priority for them. The most appalling issue was the trash problem. The whole area was plagued by a massive trash issue that the agency seemed utterly indifferent to. The stench that permeated the surroundings was unbearable, and it was a constant source of discomfort. What truly takes the cake, however, is the agency's absolute lack of responsiveness and sheer incompetence. It's as if they take pride in ignoring tenant complaints and mishandling every aspect of their responsibilities. Their inability to address these issues left me feeling utterly helpless and frustrated. In summary, this letting agency is an utter disgrace. They have shown a complete disregard for their tenants' well-being and have proven themselves to be woefully inept at managing properties. I wouldn't wish this living nightmare on my worst enemy. Avoid them at all costs!

Avoid X1 letting

Their service is horrible, they will never respond to your calls, and they will never return your deposit and will create reasons which are baseless, I left whole house exactly same condition as I got but they deducted all of my deposit. Worst experience with the X1.

Parents please avoid this company if your child is at all vulnerable. Due to a significant mental health crisis my daughter was unable to continue at Uni. She notified X1 prior to the tenancy start date, no deposit was paid and did not collect any keys. The property was subsequently reset. After no contact from the company regarding this for months, they proceeded to chase her, threatening debt collectors, and court action for rent they say she owes . Absolutely no regard for the impact of this on her mental health. I have asked them to communicate with me in relation to this matter which has largely been ignored as they continue to harass her. Student wellbeing is not a priority for this company.

I stayed in X1 lettings for more than an year. I feel staying there is a mix bag- Pros- 1) Easy access to city center- The building is quite close to city center and provide a nice detour by the Mersey river 2) Easily identifiable building- The buildings mark an easy landmark in that area. 3) Apartment- The apartments are good and spacious. Of course majority of the equipment like room heater, towel rail etc didn't work when I moved in, however efforts to resolve it were put once I visited their office to report it. The facility has gym, studio and security. Also, they are clean and tidy. 4) Security guys are friendly and extremely helpful. 5) Agents are available to hear out the concern most of the time. Cons- 1) It takes ages to get an issue (fixing of light, radiator etc) resolved. Agents take a lot of time to process any request. 2) Lift of the building doesn't works most of the time. 3) Corridor smells as they are not regularly cleaned 4) No security camera works- many of the packages have gone stolen from the buildings.
