The people running the business have awful customer service skills, no inclination to help to with any issues and are best at ignoring emails in hope the problems go away. It’s been 5 months since I moved out and my deposit is still no where to be seen and my emails are continuously being ignored. The same happened the year before but I had hope management would change, I was proven very wrong.

The accommodation in Urban Evolution Luton is worth for the standard of living and comes with all the amenities of gym, play area, theatre and conference rooms. The Studios are amazing and worth the price.

Broken Lift

The lift in Norfolk House was broken for 3 months when I moved in, it's broken several times since then and as a resident on the top (8th) floor that means I am climbing 16 flights of stairs several times every day. The company don't seem to have any concern for anyone that may struggle to use this amount of stairs due to health issues etc. Another issue is that the water pressure can be terrible, on several occasions the shower has just completely stopped running while I am in the middle of using it....not ideal at any time but especially when you've climbed several flights of stairs at the end of the day. For the amount of rent everyone is paying to this company there shouldn't be this many delays in fixing the issues. All the 5* star reviews are of the cleaners too who have actually been going around asking tenants to leave good reviews for them on here...hmm...

PLEASE DONT BOOK WITH THESE PEOPLE!!!

This is the worst property management out there. They will not listen to your concerns about any issues. I lived in Avalon Court- Nottingham, and the lift has been out of service for over 9 months!!! After countless attempts to get them to fix it, they did not comply. Awful in terms of catering to your needs and queries, but are the fastest to chase up on rent. Please please please do not book with this awful company if you like peace!!! If i could give them 0 stars, i would do it ten times over, im shocked how theyre even a verified property management company. I am a student who lived in a student accommodation and it has been by far my worst experience.

AVOID AT ALL COSTS

This was by far the worst experience of my entire life living here. It is not worth the stress it will cause you living in one of their properties. You are charged for laundry services that do not work and in-fact ruin your clothes. There are a lot of robberies as they do not want to pay for proper security. They illegally enter your premises whenever they feel like it with the the master key. They never do your repairs and mark them off as completed. They get cowboys to do any work that is completed. They never reply to emails. They allow strange people to roam freely in the blocks. They are rude. They will shout in your face. The water will go off and come out brown and yellow. The internet often breaks down. There have been electricity black outs and no sense of urgency. They allow anti social behaviour including drug dealers and prostitution. They will ALWAYS steal your deposit Don’t do it

AVOID at all cost. If you cherish your mental and physical health. I am 7 months into a 12 month Tenancy and I discovered a leak around the window lintel, which was adequately reported. 7 months and absolutely nothing has been done to rectify this. Now I want to leave with immediate effect but all they are concerned about is to hold me rent liable for the remainder of the period. I have evidently paid for a service which I have not gotten. Terrible company and they do not care about you or your well-being in their property, all they want is your money. See photos

Avoid this company! I wish I could rate 0 stars. Like numerous other tenants I was given a run around for my deposit. I moved out in January and have only just got it back. They take months to respond and unfairly claim significant amounts of your deposit. After providing clear evidence against their claims via DPS, I was able to get my deposit back fully. They claimed £160 for cleaning, but the DPS told me the invoice they provided was to a company that was dissolved before I even moved out. This should be investigated! Make sure you take before & after pictures and don’t back down when they make unreasonable claims. I’d also like to point out that maintenance issues are left unresolved for months, no phone or direct emails to contact. Lifts always broken, washing machines were broken for months. I would never recommend moving into a property managed by Urban Evolution. I’ve attached images of the property to show how I left it in a clean state, so I wonder where that £160 was going…

Unfortunately Urban Evolution incurred cleaning and painting costs not shown in the photos you've attached. We submitted evidence of this to the DPS and you are within your right to dispute this with your own evidence. The DPS then appoint an independent adjudicator to evaluate both sides and determine how the deposit should be returned. In this instance they have decided to side with yourself as a tenant. This is something we disagree with and are discussing with the DPS internally. Urban Evolution owed us over £28k. They managed our 12 student studios in Luton, and our experience with their management has been very poor. They owe us over £28k in rental income for the period from August 1, 2022, to December 31, 2023. Despite our repeated requests for clarification and resolution over the past five months, we have received no response. Furthermore, the head of the rent account, Victoria, has not provided any timeline to address this issue.

Urban Evolution blood sucking leech?

Urban Evolution had been the block management for NH2 for years until April 2025. The building elevator had been out of service for years, the ceiling of the entrance had been broken and leaking water, etc...the conditions were a disgrace under UE's management. Yet, Urban Evolution also being the pre-set up letting agent for many units at NH2, took all the rents from tenants and debited owners by continue unjustified fees and charges absurd. Statements have multiple mistakes, incorrect charges and are unclear. Not to mention UE failed to find tenants for nearly a year then sent invoices for Vacant Unit Tax by the Council to the owners LATE after the due date. Many owners are still suffering from Urban Evolutions' blood sucking leech business practice. Last but not the least, UE never replied when you had a problem even urgent no matter how you tried to get a hold of them by phone, by email and left messages.

Given the significant issues I faced, I strongly advise potential tenants to think twice before choosing Queensland Place and Urban Revolution. Their lack of communication, responsibility, and unfair financial practices can cause major disruptions and stress. Until they improve their customer service and reliability, I cannot recommend them to other students.Response to your first replyI contacted your management team a month before my term ended regarding my occupancy situation (72A). Your team offered me a new room via email but subsequently ceased all communication despite my multiple follow-up emails. Eight days after my initial term ended, I received an email stating that no new room could be offered and that I would need to pay for the overstayed period if I don't leave the room. Also, the team tried to deduct the money for 10 days from my deposit. This experience has been extremely frustrating and unacceptable as an international student, and it makes me homeless. I have all the email evidence.

A nightmare

Living in an apartment through this letting agency was a nightmare. Reaching them is nearly impossible as they don't take calls, and getting repairs done takes months at best. The flats they advertise are overpriced and much smaller than they appear. Even worse, the property managers are rude and unhelpful when you have issues.The communal laundry facilities are disgusting. Not only is the area constantly dirty, but the washing machine itself frequently breaks down. On top of that, expect hidden fees for cleaning. The lift also breaks down regularly. The positive reviews for this agency are fake. Don't be pressured into signing a lease, their priority is profit, not the well-being of their tenants.I had my property managers changing three times. The last one never bothered to reply to any of my emails. Always sent my rent but they can't bother to actually assist with my issues and queries. The current state of the housing market is so disgraceful that letting agency are getting way with anything!

Radoslaw Lagun is the best

Had an electrical issue with the fuses in my unit at wolstemholme square, and popped in at the concierge desk just to see how to get help about it and he came by my flat and fixed it in minutes!! He went above and beyond on a late night to make sure that everything was working fine for me! Thank you sir for saving my plugs:) if you need any help check in and see if he’s around and he’ll fix it right up for you.

Beware of Urban Evolution: A Frustrated Tenant's Warning

My experience with Urban Evolution at One Wolstenholme Square has left me feeling utterly FRUSTRATED and CHEATED. Despite notifying their staff on mail about pre-existing damages with photographic evidence just two days after moving in, they still imposed unfair charges on me upon the end of my 7 months tenancy. Upon vacating the property, I went above and beyond, spending an entire night meticulously cleaning every corner of the apartment. Despite my efforts, I was slapped with a £143 fine for damages that were clearly present before my arrival. Even accounting for the possibility of general cleaning charges, which Urban Evolution claims to be £45 per hour, it is unreasonable to suggest that a studio apartment would require professional cleaners for a total of 3 hours. I speak from personal experience as a professional cleaner myself.It is evident that Urban Evolution's assessment of move-out charges lacks transparency and fairness. To anyone considering renting from Urban Evolution, I urge you to think twice.

If I could give this -5 stars I would. Worst place to move into, Urban Evolution don't care about you or your issues, they will leave you with out hot water for months. They will say its getting looked into but nothing ever happens. Good luck to anyone who wants to try and ring them as they are massively under staffed. THEY DONT CARE ABOUT YOU, THEY JUST WANT YOUR MONEY AND FOR YOU TO SHUT UP. Environmental health have been informed about this place and it is under investigation, if you are a student or working and looking for a place to live in the city centre DO NOT GO WITH URBAN EVOLUTION!!! THEY WILL ROB YOU OF YOUR MONEY.

Ignore any reviews greater than 1 star. Urban Evolution Liverpool operate like a scam. The communication is appalling, there are numerous cases of deposits being wrongly withheld, maintenance issues either don't get resolved or take months. 5 star ratings have appeared suddenly which I would take with a grain of salt. Make sure you read the majority which are 1 star reviews. If you do go ahead with renting with this company, make sure you note the condition of your flat to a T, check and adjust their inventory, take plenty of pictures, and make note of everything because they will charge you for anything when you move out. Also can't wait for the vague reply to contact their help email - which they won't respond to.

After my own experience, contacting my previous flatmate, and reading Google reviews, it seems to me that Urban Evolution is charging unreal cleaning fees. They basically ignore your emails and deposit requests for about two or three months, and then they charge you a high cleaning fee for a room that you have already cleaned. As you are frustrated chasing them up for months, you will likely end up accepting it; otherwise, you have to make a claim with the deposit protection service, for which you need to provide evidence that you have cleaned the room. I moved out about two months ago, and they ignored my emails all this time. Just last week, they finally responded and charged me about £80 as a cleaning fee. I left the room in better condition than it was when I moved in. The rooms in that flat are generally very unpleasant (AND THEY KNOW THAT!), and I only lived there for a short period because I had no other place to go. They are very unprofessional, it is unfortunate that I cannot give them a ZERO on Google.

The service provided is excellent, with a focus on tenants and a truly understanding and professional approach. Initially Id a great experience with Urban Evolution, Laura had made the moving process very easy. *Tried billing me £60 for something they did without asking permission to enter the flat, which is illegal. Also kept £195 for cleaning, which is also illegal, even though the flat was spotless when I moved out* Upon moving in to the Artesian I discovered several issues with the property. I noticed water marks on the paint, and asked to have it fixed, even offered to paint it myself if paint was provided, this was refused. My extraction system was broken, and took over 3 months to repair, meaning I had to shower and cook with the windows wide open. The extraction system broke a further 2 times. Second were the blinds, they were tatty and would fall off during the night with the slightest breeze, waking me up, these also took over 3 months to repair. Also, once things are repaired, they tend to leave a mess behind. I gave up asking for things to be fixed, as there was zero point. For around 4 months of my tenancy in total, the lift was broken, rather inconvenient whilst living on the top floor with an ankle injury. For the last month of my tenancy, the washing machine was broken due to another tenant breaking in, they faced no repercussions, we were asked to use another building a few streets down. Again, with a broken lift this was ridiculous. We were offered little more than a 'sorry, this isnt our fault.' The gym is a bit tatty with wear and tear, nothing gets replaced once its broken. Its the same story with the games room. The pool cues have to tips and the fuseball table has no balls. When moving out, I was informed that Id get the difference between and move out date and the tenancy end date back, I was then informed this wasnt true, and to check my tenancy agreement, this was not mentioned within the document. Ive had to call to ensure I was getting my deposit back. They said it will take 28 days, according to said tenancy agreement its 14 days. They must have a different one from me that they're referring to. I do believe the girls in the office do their best, but theres definitely crossed wires with other staff and the actual property owners. Absolute shambles of a company. Took a huff over an honest review. Staff should be ashamed of themselves. At least in return Ive lost th several tenants after sharing my story with several folk who were intersted in their services.

If I could give 0 stars, I would.I rent a property at Parliament Place, Liverpool. I rent it through a local letting agent, but the building is managed by Urban Evolution so most maintenance issues have to go through them. What was formerly the maintenance phoneline now gives you a message saying that due to reasons of "efficiency", they are "no longer taking inbound calls". They request that you email them (good luck ever getting a reply) or use their app to log a complaint. The app, which is rated 1* on the App Store, is impossible to use - 9 times out of 10 it crashes, and the other 10% is glitches and refreshing. In addition, they flat-out lie on their website. On the page advertising Parliament Place, they talk about a well-equipped gym, a communal lounge... these things just do not exist. There is no gym whatsoever. They also talk about a "private" and "exclusive" courtyard... which in reality is a carpark covered in litter, accessible to anyone who walks in off the street.They also boast of secure parcel collection (and yet in the lobby there is a sign requesting tenants not to have any parcels delivered to the building as they keep getting stolen). Parcels pile up on an unused desk area, and letter boxes are frequently broken.Moreover, they speak of 24-hour security and a secure key fob door system. I have never ever seen anyone from the block management - there is truly no security or any kind of presence on site. My worst experience was in November, when they took about a week to fix one of the outer doors, and during that time they didn't block it off or anything - it was just unlocked and open, and it could be seen as such from the road. I know that I was not the only one to report this. During the time that the door was broken, I was woken up at 6.45am by a man shouting and trying to enter my apartment. He tried to enter several apartments along my corridor. I'm a young woman living alone - it was terrifying. I reported this again but the door still wasn't touched for several days afterwards.Every time that I needed to contact block management, the number rang out. In the end, I called the lettings team from Urban Evolution (who manage the block) and complained to them. They said the door issue was due to a missing part. Now, there isn't even a number to call.Avoid this company at all costs.

Calum from the maintenance team was…

Calum from the maintenance team was very professional, came out on New Year’s Day to fix my toilet they had been broken even offered to come out on New Year’s Eve. Fixed my toilet and was in an out writhing 10 minutes not leaving a mess or anything. Even tho Urban Evolution are very shocking at customer service and 💯 need to put their staff on a training course to understand how to give customers. Top mark for Calum and the maintenance team who understands customer service and how to get the job done. Would recommend Calum to any in Urban Evolution who need something doing..
