Joke of a company. Still waiting on my deposit over 3 months since it was promised. No phone number to communicate with anyone and emails about just only get met with the same generics system reply. It’s an absolute shambles. Do not stay here at all costs (liverpool)

Worst Lettings Agency in Liverpool.

In 10 years of renting, this has been my worst experience. Don’t expect to get any maintenance done during your tenancy. They never respond to emails and only have a one-way phone line so you can’t contact them. Avoid at all costs.

WARNING ‼️ DO NOT SENT THEM THE HOLDING DEPOSIT IS A SCAM.This company is just taking your holding deposit and then ghost you! I have found about their apartments in Newcastle. I was in a hurry so I sent them the holding deposit. They responded to me once a week and they do not even have a goddamn phone number that you can contact them with! My move was supposed to be on the 12th of September as we agreed but they never sent me any contract to sign. So they just ghosted me and took my holding deposit!

Bad company

My son vacated one of their flats over two months ago. Despite many emails and calls, they don’t answer, we have received none of his deposit back and no communication regarding this. I will be seeking legal advice. Avoid.

Hi Julie, Apologies for any confusion. Your son opted to use Reposit, a non-refundable deposit alternative. This means he has paid 1 weeks rent which is non-refundable, and any claims for damages arrears etc he would have to pay direct to Reposit. After your son moved out there was no claims to be made, and therefore no further action to be taken. Ross G behind the desk is always really welcoming and happy to help. Needed a parcel the other day and also left my keys inside the flat and he had a friendly chat with me the whole way there. Makes it more comfortable living in queensland when the staff seem happy to help

I’ve been in my new uni accommodation for 48 hours now this is every problem I’ve had so far… the fire alarm in my room beeps every 45 seconds at full pitch, reported within 10 minutes of me being here and Is still unfixed. (It’s wired into mains so I can’t do anything about it). I was told I could not be given a fob to let me into the building when I first arrived for no reason. I was then given a key to the flat but not my room (luckily it was open). My sink has a crack all along it which has been shoddily glued back together. I went down to reception the next day and complained I’d had to sleep in the kitchen, was assured it would be fixed by 6 o’clock that day… yep you guessed it wasn’t fixed. Went down the day after and was given a key for my room. Wasn’t a key to my room at all it didn’t even fit the lock. Went down explain that was the 2nd key I had been given and was incorrect. The receptionist took the key off me and told it would be sorted by someone again before 6 o’clock. 6 o’clock today and I still don’t have a key to my room. Went out to go shopping come back and the receptionist told me to come to the desk and asks for my keys (for proof that I lived there I assume). I Showed him the one key I had, said he then required proof I live here showed him my ID and I got 1000 questions about why I didn’t have a key for my room and no fob to let me in the building to which I explained. He then asked who my girlfriend was and I explained she had dropped me off and was staying for another day before going home, he said she needed her own room if she was staying here to which I said I’ve told you she isn’t living here. He then asked me to wait for a minute (which turned into 10) and came back and said it says on the system you already have a fob (which I didn’t). He then went away again and came back with a fob which didn’t work. Then said there was nothing he could d. Along side my own issues the kitchen window doesn’t close so flat is constantly freezing. One setting on the oven doesn’t work on the fan setting. So in summary I have a room that I cannot sleep in nor lock, a kitchen and living room that is freezing cold which I’ve had to sleep in since I’ve got here. Appalled I doesn’t cut it.

DO NOT move into an urban evolution building if you want any maintenance issues fixing, I have been at wolstenholme square for 10 months and the extractor fan had to be turned off due to it not working the very first day I moved in, this now means mold is growing around the flat and on my possessions due to the constant damp because of the bathroom extractor not working, and the fire alarm goes off everytime I cook due to the oven extractor not working, they still haven't been fixed despite many MANY emails, underneath my sink pours water, there's a leak coming from the flat above which is coming down towards my electric sockets, the laundry room machines very rarely work properly, and as well as all this they're trying to raise my rent by nearly £100 a month. Unbelievable.

I never ever write reviews but if this stops at least one person renting with Urban Evolution then it will be worth doing! Genuinely my biggest ever regret is ever renting with this company. I’ve lost sleep, and been stressed out beyond belief to the point where i’ve felt physically unwell due to this company and how they treat their tenants. On the 26th March 2023 I was broken into. My front door was kicked down, with some possessions stolen and my things thrown about by the intruders - the only thing that stopped them ransacking the whole place was my small dog who was home at the time who most likely scared them off. When I tell you Urban Evolution didn’t care, that is an understatement! Especially considering that the front door to the building was not working that night, the door had been faulty in the weeks leading up to this and according to other tenants had been reported. I have video footage of this night and others in the following weeks showing the door unlocked and free for anyone off the street to stroll into. Obviously I called the police who came the next day to take finger prints etc with not much luck (I didn’t expect much in fairness). I had to pester the out of hours service team to fit a few lock on my door as it had been completely kicked out by the intruders, which meant the door didn’t locked. This wasn’t fixed for nearly 24 hours after but I let this slide as it was a Sunday and I understand it can be tricky to get a hold of maintenance guys etc. The aftercare or concern from Urban Evolution was absolutely abysmal. They contacted me I think the following Tuesday (4 days after the break in), and didn’t offer much in way of any support, and seemed more concerned of explaining why they’d taken so long which was because they’d also had possessions stolen. Don’t bother trying to call them either, they don’t have a phone! I was quickly dismissed when I suggested that the break in was the fault of the building management, due to the front door being left open. Instead I was told that the CCTV showed that something was ‘used’ to get in the front door (which is operated by a code/fobs and magnets). Just bear in mind this is Toxteth and the front door was kicked in, and the intruders were scared off by a dog the size of a loaf of bread, not a scene from mission impossible. They weren’t exactly criminal masterminds! The police then obviously contacted Urban Evolution for the CCTV - to no avail. My case was closed late May with no update on what happened that night. Urban Evolution never shared the CCTV with anyone, not the police, not me. When prompted it was one bad excuse after another of ‘I don’t have access to the CCTV’, but they had access enough to assure me it wasn’t their fault? And to fine all tenants in the buildings who had dogs? It seems like they only use it when it suits them, and maybe when it’s not in a position to invalidate their insurance or leave them open from claims from tenants. If you care about being or feeling safe in your home don’t rent with these people because they don’t care. After they fitted a temporary lock (the lock fixtures were missing from the door frame) it then took them 3 full weeks to fit me with a proper lock. I just had to hope and pray in this time that the burglars didn’t come back! I woke up at every little sound in the hall and lost weeks of a good nights sleep whilst waiting. Overall I believe it was Urban Evolutions fault my property was broken into, but I’ll never know as the CCTV never materialised. I never received any apology from them, let alone any offer or compensation or support. In short, don’t give these people your money. You’ll only end up with your front door kicked in and a chunk of your deposit taken (read the below reviews RE cleaning fees). I want nothing more than to never have to deal with Urban Evolution ever again but will now inevitably be in a 6 week long dispute over my deposit, like so many of their other tenants are. You will literally get better service off of any other company in this city.

Prepare yourself for the possibility of not getting your deposit back, and don't bother trying to clean the room nicely when you leave, at least for me, it doesn't worth me to work hard for it. They charged me a 400 fee for cleaning and full repainting. Although I had read all the previous comments about deposit issues when I moved in, and I made sure to take lots of photos on the first day, I'm still shocked when this happen to me. On the day I moved out, I spent the entire night cleaning the room, including the windows, stove, oven, cooker hood, drawers, cupboard, sink (kitchen, bathroom, and shower tray), floor, and all the furniture surfaces. I would even say it was cleaner than when I first moved in! When I moved in, the handle of the balcony was taped from the outside and took 2 months to fix. However, it still cannot lock from the inside. The freezer door was hanging in the fridge, and they considered it acceptable to use, even though it could potentially increase electricity consumption as the broken door prevented the temperature from reaching the freezer's desired level. The shower tray was broken, and although they fixed it, some corners were left damaged. All the walls had scratches from the first day I moved in, and they are now trying to charge me for repainting. The most important advice I have is to PLEASE TAKE VERY DETAILED PHOTOS OF ALL THE WALLS (AND ANY DETAILS IN THE ROOM EVEN IF IT IS VERY VERY MICRO THINGS)WHEN YOU MOVE IN AND OUT! Moreover, the contract system is a mess. I extended my rent twice, initially for 3 months, and then for another 3 months. However, when I extended my rent from January to April, they provided me with a contract for 6 months, which meant it would end in July. Although it was eventually corrected after I requested an updated contract, I found another tenant's contract in my account instead of my own. As I couldn't access my contract, I emailed them in February to confirm if I had signed the correct 3-month contract and express my intention to extend my rent. The agent informed me that my rent would end in July. However, in March, when I requested a rent due date change due to the persistent incorrect contract, it still wasn't resolved. They informed me that my contract would actually end in April.

having stayed here last year i would like to point out that communal areas such as corridors, lobby, gym and the laundry room have been noticeably very clean; georgeta is doing a great job! i really appreciate how things are dusted and smell great, as well as the lack of hairs, laundry powder etc in the washing and dryer machines. the gym is also so fresh as of late. to keep all of the buildings this consistently fresh is admirable. i hope this feedback is useful!

Nonexistent customer service and rip off!

My brother vacated his Queensland place accomodation in Liverpool on the 10th of July and requested for the deposit on DPS website on the 24th of July. Ever since the status has been awaiting landlords response. This company has not been replying emails and we have not gotten the deposit. He has left the accomodation for over a month and requested deposit for almost a month to no avail. I believe it is very unprofessional and terrible to refuse to release the deposit with no proper explanation. All we get is silence and lies! We need the deposit back! !

I have been living here for a while now and occasionally face issues, but they do get resolved, albeit sometimes slowly. Overall, everything has been fine except for the slow issue resolution. The accommodation is good has everything.

Lack of empathy and care

I do not like writing reviews but I think Urban Evolution have a lot of work to do in ensuring exceptional customer service relationships. They are the property management agency for the building where my flat is located. I delayed payment of service charge for just a month due to my financial situation. They added huge late charges to it just after a month and even when I emailed trying to explain the situation, the manner of responses I got from their staffs is heartbreaking. I would not expect this kind of response from a professional property agency. I think their staffs need to be trained on showing care and empathy to customers.I have never had this kind of situation with other agencies for my other properties.
