I am a UK-based investor who suffered significant financial loss following my dealings with RW Invest and Caro Developments. My experience involved representations about mortgageability & fire safety and completion which did not materialise, the property being resold behind my back ( whilst obstructing completion by refusing to let the lender's surveyor onto the premises & assurances to the contrary) and the now withholding of my £55,000 deposit for over two years. It appears these guys are sophisticated scammers. Despite repeated attempts to resolve matters amicably, proposed settlements were withdrawn and the issues remain unresolved. As a result, I am now pursuing formal legal proceedings. From reviewing other public feedback, my experience does not appear to be isolated. Prospective investors should carry out careful independent due diligence before committing funds, particularly in the off-plan property sector where protections can be limited. Please look beyond the friendly smiles & glossy brochures - once you've put your money down, they actively take steps to swallow your deposit. There's otherwise no legetimate reason for a developer & its agent to misrepresent, obstruct completion, sell to another party & then swallow an investor's deposit. This should tell you everything you need to know about an outfit like RW invest (others in the industry e.g. mortgage brokers attest to their corruption). Yeard ago, I was promised a high-yield investment; instead, I have faced prolonged stress resulting in medical issues, disrupted completion, and the continued retention of my deposit despite the property being resold in April 2024. Please spare yourselves, I wish I had believed the handful of negative reviews I had read before considering whether to do business - these represent truth. Other reviews appear to be incentivised/paid. This review reflects my personal experience.

Daniel Chapman has been an absolute star in the whole resale process. He has been very responsive in replying to emails and kept me informed every step of the way. They sold the ‘dream investment’ - and since then, that building has been leaking water, rotting and falling apart. This caused damage to the whole building; which is in shambles now. We’ve made no money and no return on investment because the council deemed the building uninhabitable. ‘Oh but we have 10 years builders warranty’ - no you do not you bunch of liars. When i tried to address the scam artists formerly known as RW invest, i was taken round in circles and had to physically go bang on their office door to get someone to talk to me. Of course, they’re all slimey, gross, unethical sales folk who think sweet talking works. I made it clear that their after sales service is disgraceful. You’d think they’d try to remedy it. BUT like every professional scam artist they blamed everyone else. Nothing was on them. The whole world is wrong and they are also the victims. Let’s get a few things clarified before you consider giving them a penny (which is more than their worth). First question you should ask them is: are you collective investment schemes LEGAL? Did the financial conduct authority (FCA) give you the green light or did they warn you about high risk investments. Don’t be fooled by the shiny brochures, the stupid projections which of course is all made up fluff anyway. If you value your hard earned cash, keep it in your bank account. They don’t deserve the commissions. And they have the audacity to open an office in Dubai. I’ve already warned everyone in the Emirates so good luck with that pyramid scheme. I will work very hard to make sure you not only shut down; but i’ll personally ensure you’re dragged into court, not a threat but a promise. Don’t come to my side of the world with your scams. Keep them in the UK. You have personally demolished the British economy by scamming international, clean money. Nothing they do is legal and nothing they provide is legitimate. When i cornered them in every which way the truth became apparent. They know very well they are running a very sophisticated pyramid scheme. In my humble opinion, you all deserve to be behind bars you thieves. May karma get you in the worst way imaginable. What goes around comes around. It only took them seconds to turn against their ‘amazing developers’ and pretended the take legal action. Little did i know, the legal firm they use is in on the scam also. Before you sign any contract, tell the lawyer (who is most likely complicit) - is the collective scheme legal? is money pooling legal? Does the FCA support this sort of business. No, no and also…no. I’m continuing my fight and will drag you all to hell and back. If you thought i’d go away you were all sorely mistaken.
