Investment Performance Far Below Original Projections I'd like to share the facts of my investment experience with RW Invest, having purchased a property through them in 2023. Over three years later, the investment has fallen short of the original projections across three key areas: 1) Rental income: Projected at £800/month, but the maximum achieved for over three years was £750. 2) Service charges: Projected at £1,400 annually, but actual costs have been approximately £2,100, 50% higher. Such high service charges have made the property less attractive to prospective buyers. 3) Capital growth: RW Invest projected 18.4% capital growth over five years, taking the property's value from £134,950 to £159,781. However, over three years later, I have been unable to attract a single enquiry or viewing at an asking price of just £140,000. This raises serious doubts about the original capital growth projection. If just one projection had fallen short, that would be understandable. However, all three have underperformed to date, resulting in a significantly lower rental yield and overall investment return than originally projected. I raised my concerns directly with RW Invest, but their proposed solution involved additional fees and exclusivity requirements, which I declined. My advice to prospective investors is to independently verify the rental income, service charges and capital growth assumptions before purchasing. Unfortunately, the investment has so far fallen short across all three measures in my experience.

Dear Tom, Thank you for sharing your feedback. The rental income and capital growth figures provided at the time of purchase were estimates, not guarantees. Actual performance can differ from projections as market conditions change. Similarly, the projected service charge was an estimate rather than a fixed commitment. Economic pressures over recent years have affected operating and maintenance costs across the property industry, contributing to increased service charges. The extent of these changes could not reasonably have been anticipated when the original estimates were prepared. Regarding your experience of selling the property, it has not been marketed through RW Invest, and we have had no involvement in its sales campaign. We therefore cannot account for the lack of enquiries or viewings. Buyer interest can be influenced by an agent’s marketing strategy, advertising reach and prospective buyer network, alongside pricing and wider market conditions. A lack of enquiries through another agent does not, in itself, establish the property’s market value or the outcome of a five-year capital growth projection. We acknowledge that you declined the sales support offered because of its fees and exclusivity terms, and we respect that decision. We appreciate you raising your concerns and recognise the importance of understanding both the assumptions behind investment projections and the risks involved. RW Invest

GoogleI’ve had a really positive experience dealing with Kallum. He has been very helpful throughout the process, especially when it came to finding a good deal on the parking space. I purchased a student property through RW Invest after being assured by their salesman that it would generate a strong rental return and be a solid investment Unfortunately, my experience has been very different. When I purchased the property, RW Invest assured me that thousands of students started their courses every year and that my property would easily be tenanted. They recommended that I sign up with Legacie Management and Lettings to manage the property. My property was left without a tenant for the entire 2024-2025 academic year, meaning I received zero income. I was informed 2 weeks ago that the tenant who was due to move in had backed out, it's now highly likely that I will lose another academic years income. I appreciate that no property investment can guarantee occupancy or returns. However, when an investment is marketed on the basis of its rental potential , my experience has fallen significantly short of what I was led to expect when I purchased it. Be very wary of the sales talk from this company!

The information provided regarding expected occupancy was correct at the time of sale, based on the information available then. Since the development was marketed in 2022, various economic factors have affected the student accommodation market. We appreciate that occupancy levels are an important concern for investors; however, RW Invest is not a lettings agent and has no day-to-day control over the building’s lettings arrangements or occupancy levels. I would like to share an excellent experience that happens only with the outstanding companies like RWinvest. 30 months ago at the time of purchasing my apartment in Maritime View Scheme in Liverpool, the sales representative confirmed via WhatsApp message that the apartment views the Merseyside river. The scheme is now completed but the apartment in my contract does not have the said view. I raised the issue to the client relationship team, who saved no efforts to resolve the issue. Although that sales representative has already left the company the management respected the word of their ex-employee and thankfully gave me an apartment that has Merseyside river view not only that but they also covered all the expenses that incurred due to this change. I would like to seize this opportunity to thank Heather Wilson for all her support and her professionalism in handling this case, with Heather I feel very comfortable and safe, every time I talk to her she tells me "leave this with me" and she always comes back in time with the delighted solution. I also would like to thank Gary Clarke and Joshua James they are very supportive and answering all my queries. I also would to extend my grateful to the directors of RWinvest.
