I purchased an investment apartment through RW Invest and, unfortunately, it has been one of the most disappointing property purchases I have made. During a site visit in February 2025, a sales representative showed me the substantially completed development and physically identified what I understood to be my apartment. The sales representative told me that the "AG" designation meant "Above Ground", with the ground level being parking and the residential accommodation starting above it. Based on what I was told and the apartment that was pointed out to me, I understood that I was purchasing an apartment above the parking level with some view of the adjacent park. When I returned for my pre-completion inspection in February 2026, I discovered that the apartment was actually on the ground floor facing the surface parking. Another RW Invest representative explained that "AG" actually meant "Block A Ground", which was entirely different from what I had been told during the sales process. I repeatedly asked to meet with a sales manager before completion so the issue could be addressed, but despite waiting for a considerable period, no manager met with me. I ultimately completed the purchase on my solicitor's advice because failing to complete would have placed both my deposit and the property at risk. The investment projections also proved to be significantly more optimistic than the actual outcome. The written projections provided by RW Invest for my apartment estimated a much stronger financial performance than I have actually experienced, with lower rental income and higher ongoing costs than those presented during the sales process. I fully appreciate that every investment carries risk and that projections are not guarantees. My concern is not that the investment underperformed; it is that my experience during the sales process and the financial outcome were materially different from what I understood I was buying and from the projections prepared for my specific apartment. Based on my experience, I cannot recommend purchasing through RW Invest without independently verifying every aspect of the property yourself. Carefully check the apartment's exact location, floor level, outlook, realistic rental income and ongoing costs through the contractual documents, your solicitor and your own independent research. Do not rely solely on verbal explanations or sales projections. This review reflects my personal experience.

Dear Amir, Thank you for taking the time to share your feedback, however, we must clarify that we do not accept that the apartment was misrepresented during the sales process. The signed reservation agreement clearly identified the property as a ground-floor apartment, which was acknowledged by you at the time of reservation. The contractual documentation and reservation materials are provided so that buyers can confirm the specific apartment, its location, and other relevant details before proceeding. Your pre-completion visit was scheduled and took place as arranged. You left the development after this viewing and subsequently returned at an unscheduled time to request a meeting with a sales manager. At that point, other pre-arranged customer appointments were in progress. Nevertheless, members of our team spoke with you while you waited and we attempted to accommodate your request for a manager. You chose to leave before a manager became available for the unscheduled meeting. We actively encourage all buyers to undertake their own due diligence, obtain independent legal and financial advice, and ensure they are fully satisfied with every aspect of a property and investment before proceeding. This includes reviewing reservation and contractual documents carefully, verifying the apartment’s location and outlook, and considering independent assessments of anticipated rental income and costs. They also recommended a legal practice who were quick and helpful (Liver Law) and a company to manage it for me. Buying a property is usually a long-winded process, these guys made it quick and painless.

QUICK ONE FROM ME FOLLOWING YOUR REPLY which consisted of excuses, fables, more excuses and diagnosable pathological lying. Everything i said is 100% true - i don’t need to make stories up. You do - and consistently do. That’s another diagnosable issue. Get me evidence from the FCA that what you’re selling is legal then we can talk. Until then, i have my reply from them which is crystal clear. As an unfortunate investor, the more time passes, the more you realise these ‘award winning’ developers Rw invest boast about are beyond incompetent. If anyone has recently invested, i am really sorry to break the news that you made a huge mistake. Give your investment maximum 5 years - everything will fall apart. I have invested in 2 different properties with RW invest. One went so badly in every which way from day 1, the building leaks water everytime it rains, rendering the building uninhabitable. The developer became ‘bankrupt’ and disappeared. RW invest abandoned almost 50 investors who earned ZERO. You would think with British weather ‘award winning developers’ would take into account water proofing. I’m afraid not. The other building we invested in did fine for a few years. HOWEVER- now the managing agents, who are under the RW invest umbrella - they can deny all they want, I caught out all your lies and with your pants down so stop embarrassing yourselves….roof is leaking water (recurring theme?!) and the leaseholders are being asked to budget over £60k to fix a brand new building. Please read the 1 star reviews on here, they are the only ones that are POST completion, and not just after the deposit has been exchanged. Trust and believe, as soon as ONE thing goes awry they will abandon everyone they vouched for and claim it’s not their responsibility. ‘We guide investors from completion and beyond’ - no you do not. We work with award winning developers - no you do not. We have 10 year building warranty - well technically but it’s useless since our building still is a leaking mess. I did some digging and discovered the developer who built the leaking mess established their Ltd. company for the sole purpose of that project. Therefore, they have no history of developing anything. Rw invest lie so much and i think believe their lies, there is a psychological diagnosis for that. Despite all this, they work very hard to ensure a polished online appearance. Which is just that; a facade. Furthermore, i have reported them to the financial conduct authority who have confirmed that the schemes they market and sell to this day (ie confirmed yield of 6%) are categorically illegal. I sincerely hope they’ve taken action but i suspect it’s barely a slap on the wrist. And finally, if we want to sell those apartments (lemons) they oversold, we are expected to take a 70-80% bit and sell via auction because no body wants to buy them. NO ONE wants to spend money on a rotting uninhabitable building. Would you?

Dear Abdulwahab, Thank you for taking the time to leave a review. however, we must clarify that a number of statements in your review are inaccurate and misleading. The two properties referred to were delivered by entirely different developers, and the circumstances surrounding each are distinct. Regarding the first property, the appointed managing agent, an independent company entirely separate from RW Invest, identified the need for roof repairs and instructed the works using the building insurance provision. The managing agent administered this process independently, and RW Invest had no control over the events or the management of the repairs. The matter was ultimately resolved in accordance with the relevant lease provisions. In relation to the second property, the managing agent is again a separate entity and is not part of, or under the control of, RW Invest. RW Invest acted solely as the sales and marketing agent for this development and was not the developer. The developer has already undertaken two previous roof repair projects at its own cost, with no costs passed on to investors. Following a prolonged period of severe weather, a full roof replacement is now required. The developer is funding the works upfront. As is standard for off-plan property investments, it is anticipated that the cost may be recovered over time through the service-charge budget. Consultation with investors remains ongoing. It is also incorrect to suggest that Nexus Residential has no track record of completed developments. The use of a dedicated subsidiary or special-purpose vehicle (SPV) for an individual development is common industry practice. Such structures ring-fence a particular project and are generally designed to provide appropriate separation between developments. Finally, it is categorically untrue to state that investment opportunities involving an optional guaranteed-rental arrangement are illegal, or that the FCA has issued communication to that effect. Any such assertion is unsupported and misleading. RW Invest.

GoogleI’ve had a really positive experience with RW Invest and wanted to give a special mention to Kallum, who showed me around Parliament Square in Liverpool. Kallum was genuinely great to deal with. He was really friendly, easy to talk to and clearly very knowledgeable about the development and the wider property market. He took the time to answer all my questions and explain things properly, which made the whole visit really interesting. As I’ve invested in The Gateway, it was especially useful to see Parliament Square and get a better feel for the type of development RW Invest is involved with. I’d also like to mention Peter, who was incredibly friendly and helpful. He went out of his way to have a proper conversation with me and made me feel really welcome as did the rest of the office staff. It’s those little things that make a difference, and I really appreciated the time he took to speak with me. The developments themselves are also very impressive, and seeing Parliament Square in person gave me even more confidence and excitement about my investment in The Gateway. It’s always reassuring to see the quality and progress of RW Invest’s developments first-hand. Overall, I’ve been really impressed with RW Invest so far. Kallum and Peter were both brilliant, and their friendliness, knowledge and willingness to help really stood out. I’m looking forward to seeing The Gateway progress and would definitely recommend RW Invest to anyone considering investing with them.
