TrustpilotThe worst landlords ever
The worst landlords that I'd experienced in my entire life. I'm not even talking about the appalling condition of the room that I'm renting and the trash on the floor that I found when I moved in. What was the worst part is their attitude. After I signed the contract, they started ignoring me, there was no chair in my room and the trash bin outside the house is gone. They see my messages on WhatsApp but still tend to ignore every single one. They lie to tenants in order to get them to sign the contract and look for excuses not to show you the exact terms of the agreement before the day you have to move in. The whole house is disgustingly filthy and not maintained at all.

TrustpilotNorman House flats
Norman House flats Disgusting treatment to students, wonβt do repairs, took Β£380 from deposit for cleaning at end of tenancy although place was spotless. Manipulate students to sign for further year only 4 months into tenancy by saying your rent will go upIf you donβt. If circumstances change like have to not want to commit to another year due to uni transfer they have no sympathy and get you black listed. Helen Statham, Darron and Janie are your best mates till you sign contract then they treat you with ZERO respect. *AVOID* Nicholas Humphrey Derby (student letting) parents do not let you child use this company!

TrustpilotRented through them as a student inβ¦
Rented through them as a student in Manchester, terrible experience. Consistently ignored any emails, when we would go to their office to get a response they just lied to our faces about things they would do /have done. After a year of terrible service and communication they took every tiny scratch around the house as an excuse to take out of the deposit, mostly for things which they would have no way of fixing with the deducted money, e.g. a scratch on the hob or to clean the inaccessible interior of the oven door.

TrustpilotPay and pray
Pay and pray that nothing will need to be repaired. When we had emergency, because the shower was broken they answered after 1 week. The another week we had to wait for the electrician. All the time I had to wash my head (long hair) using water from the bucket. I am not from the UK and I have never experienced something like this before.Additionally, they increased the rent after we signed the tenancy agreement and paid the first fees (the same situation like in the previous review - the said we could resign and lose the fee or pay the increased rent). The deposit was returned to us after over 1 month. When we asked them why we had to wait so long they just stopped replying emails.

TrustpilotWorst possible estate agents
Worst possible estate agents for students. Absolutely horrific we have not had a working over for 7 months. Mailed them countless times and called them up several times and it still has not been fixed. List of problems when we first rented the property going up till now:-Oven not working (fixed after 2/3ish months and broke after less than a week and has not been sorted out since. A couple of contractors have come in and measurements have been done but 1 month after that....nothing)-Boiler not working -Therefore no hot water for the first month -Old boiler thrown into the corner of our garden (requested several times for it to be removed but nothing yet)-No working shower (fixed after first couple of weeks)-Mold across the kitchen wall. Told them about it and landlord just painted over it. As it was not special paint it peeled off very shortly after and has not been fixed since we told them about it months agoTo be fair we should've known how horrible they were since after we signed the tenancy agreement for a specific amount of rent they try to get us to resign it with an increased rent. If you have Harry Lily as a property manager god rest your soul because you will be living in hell with an environment surrounded by stress and unfinished task which you have no control over. Had a friend deal with Harry as well and needless to say he was also trash to him. For the love of god do not go here and fix my oven already. Also 6 reviews... all giving 1 star but on google reviews it full of 5 star reviews... do not trust those. just like this site 6 1* reviews and it gets an overall score of 2/5...

FacebookI have a property with barkers professional letting. They used to be a great company but now they are appalling. I have tried to speak to someone about my property for over a week now. I leave messages every time but as yet no one has got back to me. They do not seem to care at all about the landlord. They have not chased rental payments not made until I force them too. They were supposed to do an inspection of the property last Tuesday but have not come back to me. I donβt know if they ate short staffed or the staff are not able to provide a satisfactory service. I regret going with barkers to rent my property and would not recommend anyone else to do so.

TrustpilotNo call back or follow up after message left
Rung up about a property for sale last week at the Derby branch. They only have one sales person in the office who was out to lunch at 2pm. Was told by the lettings person that she would ring me back as soon as she returned. This never happened. Suffice to say that if that is how they deal with customers from the offset, then things can only go downhill from there. Wont be buying or selling with them in the future.

TrustpilotHave no problem breaking the contractβ¦
Have no problem breaking the contract to try steal your deposit because most people won't bother to dispute. Will do anything to keep your deposit. Also useless at sorting contractors and failed to sort a single issue. As soon as it came to rent and deposits they were efficient.A petty, irresponsible and childish company. They forget about you as soon as you leave their field of sight and ignore you as soon as work is involved.

TrustpilotOnly interested in making money
Only interested in making money. Scot said to me that they have many properties to look after so they can't keep attending to mine. Had two lots of squatter and I had to attend to nearly all of it. They didn't help to get my work men in for repairs as the tenants didn't speak english and after 2 years I still haven't had some money back which I claimed from their deposits for call outs that they didn't open doors to.It was me that asked them to investigate that there were lots of people living there. Tenants wrecked my property. By-the-way, Barkers also operate under this name. Barkers look after working tenants and NH after students. Scott will just keep fobing you off. I didn't know why I was paying them full management fees.

GoogleHad a viewing this morning in a property that had pizza boxes just left on the work tops and mess left pretty much everywhere. The agent wasn't bothered about showing the property just opened the door and said "there's the property"
For a property that was new refurbished the gloss work on the door frames was pealing and clipped and when questioned the agent didn't seam bothered about answering any questions or even like he wanted to be there not even giving his name

GoogleTruly awful. Have used many estate agents over the years and these are genuinley the worst I hvae ever encountered.
So many issues with the property we rented and nothing sorted after a year. When vacating the property we have had a deduction of our deposit for things that were like that when we moved in i.e. an iron burn mark on the carpet.
Not once in a year did they come and inspect the property or offer any assistance with our issues and after a year of waiting and chasing them we thought f**k it we're moving.
Avoid this compnay like the plague!!!

GoogleBarkers is the worst agency that we could ever have! We are the tenant more than a year and they give our flat to sell. Nobody tell us about that! When people from Spencer just walk in our flat with all the keys and they was shocked that there are the tenants. Right now we have unexpected people in uor flat for all the time. They coming with barkers agents without asking, they never let us know about the view, they dont even knocking!!! Just get in! Sometimes they are surprised when we are at home or when my husband sleep after night shift. They open our cupboards, fridge and everything! We are so tired about that we have our staff and things here. They ignore all email, only meeting face to face push them to apologize and give just the promise that noboty should do that and it was last time, but it is never last time! The worst agency in whole Leicester! Avoid them!!!

GoogleI have had two experiences as a renting customer with Barkers, Queens Road. The first was about average, however, the second was truly abysmal. The apartment rented was misrepresented as a professional let, only to find it was an out-of-control student complex. Inoperative toilet for six days, dirty inside and unacceptably rubbish-strewn outside - any attempts to rectify issues were glacial in speed or non-existent, I broke the lease and still consider taking legal action to recover all the expense amassed. Exceptionally poor on an international scale.

GoogleI have recently rented a property through Barkers and the service provided throughout the process was excellent. The team were fantastic in finding a range of different, high quality properties that met my needs, were flexible in arranging viewings according to my availability and made the application and referencing process simple and straightforward. They kept me updated throughout the process and always responded to my queries quickly and thoroughly. The service after I moved in has also been great, and the team go out of their way to be as helpful as possible at all times. Highly recommended!

GoogleOuch - it pays to read the small print. Paid Β£150 deposit on a rental property but had to cancel that evening. Tried to pop in first thing the next morning but they were closed (unannounced) due to 'staff training'. Emailed to explain. No reply. Gave up waiting and called in again today. They told me they would look into the possibility of a refund but just called to say they are keeping the Β£150. Hey ho. I'm sure they have this specified in the small print but it would have cost them nothing to return what is to me a substantial amount of money. Shame, as I sold my last flat with Barkers and chose them especially when I found myself needing to rent. You live and learn...
