I don’t think there is a worse agency in the county. Unprofessional and rude staff. They must be underpaid and overworked but it does not justify impoliteness and threat. Absolutely useless when handling any issue.

The Agency folks are cheats and collude with the house owners to harrass the tenants. They are known countrywide of gobbling up the deposits of tenants by creating false threats and cases specially against Immigrants. Never go and do business with them.

Honestly aren’t too bad but renting as a student (postgrad) you are made to feel like an 18 year old some of the time with rather condescending emails (I’m 25). Also, it is noticeable that proactively is minimal. If there is a deadline, they will wait until that deadline before getting on with things. Again, fine for it’s purpose but don’t expect more than that.

On a real note please avoid these scumbags. They are money hungry goblins! Forget Gollum from lord of the rings these holy saints will cut all corners to gain as much profit as possible by cutting off electric and gas for no reason and not sorting it out for days just so they can wipe there ass with another roll of extra soft andrex toilet roll. Stay safe people and spread the word I wouldn’t want anyone to live the experience under Nicholas Humphrey

WASTE OF SPACE AND UNPROFESSIONAL

This company should be put out of business so unprofessional.I planned my day around seeing these time wasters as I was considering using them as my letting agents.I waited and waited and waited. Tried phoning office and mobile no answer. No phone call, text or email to say they weren't coming just so unprofessional.Having since seen the huge amounts of negative reviews on here I'm actually pleased that they never showed up...hopefully they will go bankrupt no less than they deserve complete s*cumbags

Do not even go near these sumbags!!!

My sisters in law are currently renting a shared uni house from this company an it has been nothing but a joke from the start e.g radiators falling off walls, broken beds and furniture filthy mattresses, insect infestations a broken back door which does not even lock the list goes on the latest is the gas and electric has been cut off as this company hasn’t paid the bills which are all included in this overpriced accommodation yet when you try to contact these people for repairs you can’t get an answer which as most know a landlord has a reasonable amount of time to make a repair an believe me these repairs have not been made in reasonableTime some are yet to be completed but they can randomly contact an ask residents to clean up because they have a viewing or in one case someone turned up an demanded extra money one month this company is disgusting an should not be operating full stop we are going to have to take legal action against this company as this is breach of contract an is completely unfair an out of order. As now they are stuck in a property with no electric or gas can’t cook or wash or anything.

If I could give -10 stars I would!

It is no surprise to visit trust pilot and see that this fraudster estate agents have a rating of 'poor' overall, however the Portsmouth branch deserve a lot lower rating than just poor. They exploit vulnerable, naïve university students who have little to none prior experience in living on their own and when contacted simply ignore or pass the butt to the landlord. this is disgusting and unacceptable, my sisters have been living in a property let by these poor excuse of an agent and upon entering on their first day every single piece of furniture was broken or half fixed (aka hanging on by a thread) there were fleas covering the house which took days for them to come and do anything about, there is mice present (most likely due to the mounds of rubbish left by the previous tenants that was never removed) one of their beds was completely broken... THIS IS A FURNISHED PROPERTY??? and ALL of the mattresses were covered in filth with one even having blood stains on and when challenged at first they actually attempted to say that it wasnt their duty to provide clean mattresses... but this was sorted out in a few days once they were threated to be reported and also mentioning the fact that you cannot give a mattress in that condition to any new tenant especially with COVID (very clearly only sorted to cover their own backs) radiators hanging off, back door does not even lock correctly, the house was absolutely filthy from top to bottom and their response was 'we can get the cleaner to come again and can give you the remaining keys' THERE WAS NEVER A CLEANER IN THAT FILTHY PROPERTY, and why was a random cleaner left with a key to drop off to a tenant on their first day? every single process carried out by these estate agents (if it is actually done that is!) is backwards, unprofessional and illegal. they do not offer the service in which they are paid to do and are absolute fraudsters. the contract states that bills are included and now the most latest issue is that apparently the contract has changed now and they need to pay as pay-and-go... but the money for energy supplies is included within the quarterly rent fee that has already been taken... so now they are taking money from students, not paying the bills with it like they are liable to and then leaving them without electric and hot water? They are an absolute disgrace, we have photographs from the first day entering that property with all of the absolute filth covering every surface, all of the broken furniture (every cabinet, chest of drawers (one being balanced on 1 half broken leg out of 4... cannot make this sh** up) broken beds, broken radiatiors, broken entrance doors, dirt, fleas, mouldy rotten rubbish from nearly a year prior, the list is simply never ending. AVOID AT ALL COSTS THEY NEED TO BE SHUT DOWN CON ARTISTS AT ITS FINEST!!!!!!!

1 star is too many.

Be very very careful.if you choose to rent a property through this company. They offer no tenent support at all, and will bend over backwards to keep the landlord happy, at the expense of the tenant. They will allow the landlords to do what ever they like, and will fob tenents off. The time we private rented through this company was the most stressful and upsetting time of our lives. There needs to be more support for tennets to stop this from happening, especially as this is what is "supposed" to be a professional company. Terrible company.

I live next door to a rental property…

I live next door to a rental property with this lot . The previous two tenants moved out due to poor maintenance . The property shares a small flat roof with mine that now needs replacing . They will not respond to emails or phone calls from me OR my roofer . It is leaking both sides so nobody is going to want to rent a house in this state ! This is the Loughborough office . No idea what they are being paid for as they aren’t offering a service here ! Good customer service is phone calls returned the same day and other responses within 24 hours , just so we are clear .

I would give 0 stars if I could

I would give 0 stars if I could. I lived in one of your houses for a year and we had so many problems due to the poor conditions of the house. The water of the bath dripping from the kitchen ceiling, floods outside the house due to the pipes, oven that once turned on smelled like gas, fridge that drips, the grass in the garden that took a year to be cut and finally we had rats. Once they were supposedly dead, we had to live with the smell for months. Everything took an eternity to be fixed and the payments that we made for the gas, because we had to top up ourselves, were always late including the deposit which I had to wait 4 months to receive while they ignored my calls and messages.For all these reasons I wouldn't recommend it to anyone.

Terrible service and liars

Terrible service and liars. Stole our deposit because they made a mistake in the tenancy agreement which apparenlty we were meant to have realised (even though we were all first year university student who were renting for the first time ever). They also lied multiple times about fixing things and never did and also told us that they will compensate for delayed move in and inconvenience caused but never actually did! Avoid at all cost!

Bad experience

We moved in summer 2020, they agreed to a move in date and then decided a few days before that actually we couldn’t move in for weeks, after several phone calls we finally sorted it. Since then there has been several issues that have never been sorted, such as the shower leaking and growing mold which they said they would sort but never did.When we moved out, they wanted to take £200 for a missing TV which definitely wasn’t missing as I was the last one out and definitely locked the door, and when I tried to email back asking for proof they ignored the email and we had an email from the tenancy deposit scheme saying we could take the reduced deposit or dispute, which we are still in the process of now.

Would've rather slept on the streets

Our entire experience with Nicholas Humphries ruined our 2nd year of university. The house we stayed in was completely uninhabitable, the list of issues was endless. The main issues involved severe damp, mould, lack of sufficient heating, rats, leaking toilet and sleeping on mouldy mattresses, not to mention other continuous issues we encountered the 3 months we stayed there. Surveyor reports even reinforced that the excess damp was from recently completed building work which had not dried out. The landlord and estate agent were so disrespectful throughout the entire process, doing little to help any of the issues or even completely disregarding them. We suffered mentally and physically, all 3 of us experiencing health problems, one even involving hospitalisation in the short time we stayed there. One tenant had severe asthma and could not even stay in the house due to its condition, which was just ignored on multiple occasions. We asked to leave the contract, offering that we would not even seek to gain compensation but that we just could not live there any more. The estate agent and landlord argued against every issue encountered, undermining the serious effect the condition of the house had on all of us tenants. They argued that there was no mould or damp, even after surveyor reports confirmed there was. The estate agent even went in after we had left to turn the heating on in order to get rid of evidence of damp, then claimed we were lying. After months of discussions and delayed responses from Nicholas Humphries, we finally had to pay the months of rent that we were not able to live there just so that we could leave the trauma behind. All in all, no one should have been able to live in that house, let alone experience the rudeness and incompetence of those working for Nicholas Humphries. They are few of the most unpleasant people we have ever had the displeasure of meeting, and should not have been involved in the housing of 4 young girls.

Inconsiderate to current tenants and home owners.

We originally had a viewing for our property and the agent gave us two days warning prior to this viewing, which was great; but on the allotted time slot on the day that we agreed, they never showed up. I phoned their office and emailed them to see if they still wanted to view the property on that day and they never answered! A day later I got an email from the agent again saying they wanted to show people round the property but could only do it at a certain time. The time they wanted really didn't suit me, as I am a nurse and was working long night shifts at the time. They wanted a late morning appointment to view the property, when I would normally be asleep; but I understand that people can't always be available in the afternoon so I agreed to the time. So after inconveniencing my day and sleeping pattern completely, guess what? they didn't show up Again! I tried again to email them to see if they where coming, in which I had no reply. I then rang the office where I was met by the most incompetent human ever! After explaining why I was calling not once but three times the lady on the phone said she "didn't know, as her computer was not on yet and that she would give me a call back once her computer computer was Warmed up!" Needless to say I never got a call back!So to the company I say "I can appreciate that it is hard to organise house viewings in a pandemic, but please show more consideration to current tenants and home owners at this time."

two-bit con-men

we had a fantastic landlord. unfortunately, we also had a crooked estate agent who completely made up an imaginary law (verified as an absolute fabrication by a housing expert from the charity shelter and also by multiple landlords) so they could try and force us into getting another housemate in the spare room, presumably to gain some sort of commission, and this is not even to mention the problems i had with them the academic year previously. they treat their staff badly as well. don't waste your time with this lot.

AVOID AT ALL COST

My friends and I had decided to go through this letting agency for a uni house, from the moment we moved in up until the moment we moved out this company has been absolutely useless and poorly managed.When we had first moved in we were greeted with a house that had NOT been cleaned, the carpets were dirty, many items had been left from the previous tenants, and there were bins in our garden that had not been emptied out. And we were expected to clean these things, they did not offer to take care of the mess left by previous tenants. It was a complete mess and they thought it was acceptable for us to move in to a house in such bad shape.Throughout our stay here, we had many problems, such as the dishwasher (which didn’t even have a door when we moved in) needing regular checks, broken lightbulbs which were never replaced throughout our stay, the bathroom continuously needing to be fixed and old mattresses which we never got replaced. Whenever we would call and report problems they would never get someone on the job right away, they always needed more than one of use to call in, or for us to call in multiple times, just to get something fixed. They are very stingy with money, of course all of this could have been avoided, if they had fixed everything BEFORE we moved in.Even in tough times during COVID-19, when many of us couldn’t go to work, they hounded us to pay rent and couldn’t show any remorse, or even allow us to end the contract early, considering that they knew many of us had already moved out. As students it’s important to be in a stress free environment however, they made somewhere that was supposed to be a safe place for us nothing but stressful. When moving moving out they try their hardest to steal as much money from you as possible, no matter how stupid or small the issue may be, they will charge you the most amount of money they possibly can, we are students and they know we don’t have a lot of money but THEY DO NOT CARE. They scam tenants every year and people don’t know because the truth only comes out once the tenancy has ended. They claim to use this money to ‘deep clean’ the houses every year, but when we moved in the house was a complete mess. All they want is your money and they will use horrid methods to get money out of you. This is a warning, DO NOT LET THEM SCAM YOU, FIND ANOTHER AGENCY. They have the worst customer service and all they want to do is steal your money, they have no care for your safety or wellbeing. Absolutely horrible experience had with them. I would NOT recommend.

Really disappointed

Really disappointed . Our tenancy with Nicholas Humphrey recently ended and we have all been so frustrated and upset with their service throughout the year. Mid way through the tenancy, two of my house mates had no where to sleep with one sleeping on the floor with no mattress for 2+ weeks as a result of a major leak in the roof. It took the company over a week to address the issue and another week to arrange for someone to visit the property despite their out of hours maintenance informing us there was a good chance the roof could collapse in certain areas and the property was unsafe. Our property was not in adequate condition upon arrival including the carpet on the stairs not being fitted properly. Of course every house is not expected to be in perfect condition but even after informing the company of the issue after a member of the house injured themselves, the end of the tenancy came and the problem was never addressed. These are just two of the many issues we have experienced with Nicholas Humphrey and are still yet to receive any form of acknowledgement of our complaints despite numerous emails and telephone calls. To add to this, when it came to receiving our deposit back, we had £105 taken off - after contacting the company over the telephone to clarify what this was for, we were told by a member of the team that this was because there was some dust in the rooms. We vacated the property a month before the end of the tenancy as a result of covid and provided evidence of the property as it was left, in perfect condition. To be told that after awful service throughout the year, we would then have to pay such a large amount for the company to hire someone to clean dust, which naturally would occur in an empty property, is very unfair. It's so important as a student to feel comfortable where you are living and know you can rely on the letting agency to address any issues and concerns but this is just not the case with this company and I would not recommend.

Great efficiency and range, deposit and signing up are affordable, modern and easy

Everyone has a different experience but mine has been excellent. As a tenant the Sheffield branch re-housed me with a three day turn around. Deposit amount is very good especially given the virus situation, and Matt has responded quickly to all my requests since moving in. Patient as well.Great guy and really impressed with the quick turnaround as other companies can take weeks to even get back to you.10/10 would and have recommend(Ed) to friends who need somewhere quick and affordable but also a decent place to live and spend time.

DO NOT RENT from this estate agents. They provide students with dirty houses that are unsafe and charge high amounts and demand money before the date on the contract. They gave us a house with no beds, broken glass in the oven, a mouldy fridge and the washing machine uses the same water as what the sink drains! All the staff have a very bad attitude and won’t provide you with any money back or any help. Even the fire brigade deemed the house as unsafe! Do not waste your time!

Honestly the worst Experience I’ve ever…

Honestly the worst Experience I’ve ever experience with an agency and the landlord was no better. Imagine having a dirty carpet in the bathroomBroken fire alarms that constantly went off, which weren’t fixed for months and even now they’re still not functioning correctly.The landlords will contact and call you shout at you over the phone. They tried to make me pay rent twice a month for most my stay. No matter who I spoke to I didn’t receive any help and they’d constantly forget when my rent was due. They’re sooooo rude over the phone it feels like extortion the second floor bathroom basically didn’t work nobody could use it. The boiler is ancient and would make weird noises. It’s old not too sure how old but it’s made out of copper. I could go on for a while about the tree at the front that isn’t safe because of a storm huge beaches fell nearly hitting cars and putting the residents in danger. My curtains were mouldy I had to buy new ones from my own pocket, the hardest part was tacking the old curtains off seeing as they infused with old fashioned C clips they used. Moreover, the heating caused arguments because you couldn’t control how hot it was from your room and because half the house faces away from the sun my room was freezing whilst the other half had constant sun meaning the rooms were boiling. The way this was sort of resolved was through the agency threatening to increase prices or money would be taken from are deposits if we didn’t stop using the heating but overall the agency is shouldn’t have the right to continue with their standards and the landlords need to stop the extortion for student accommodations, especially when the house looked like even if we made it spotless they’d still take are deposits.What makes it worse is that through this pandemic the agency would call those who couldn’t pay anymore because they’d lost their jobs threatening us whilst also trying to get us into work during the COVID GLOBAL CRISIS ARE YOU INSANE? The landlords wife would also call she was extremely rude I don’t know how the landlords or why the land lords could contact us but they did whenever they chose to do so and this was all okay with this agency.To summarise if they could keep your family hostage for the money you owed them they would, they would be deceitful whenever they had the chance and get you into contracts without explaining very important things.I was put onto a contract that had already started I don’t know if this is okay they explained things briefly and knew that I was in a tight spot with finding accommodationThey even gave me the wrong key so I was locked out my own room for a week which I still had to pay for and the key snapped when I tried to open the door which they tried to make me pay for. Plus I would have to keep my door open because it would lock by itself I once got locked out after a shower and simply getting help proved to be very challenging I can provide more information however, because my tenancy is still active I’m worried I won’t get my deposit back and more
