Google1110Booked a studio at Apollo Residence in Sheffield for my daughter for 2019-2020. Though there was a delay on the delivery of approximately 1.5 month, a hotel and spending money were offered as compensation. Not only through that period, but especially after my daughter took delivery of the place, the YPP "team" were exceptional. Special thanks to Effie, John and Craig for their help,support and undestanding and special praise to the landlords (who I have no clue who they are.
P.S I rebooked the same appartment for next year as well, as I know that I can trust YPP.

GoogleRE: Very nice flats, poor service - Cares about getting you in, not keeping you there, also has broken contractual agreements on more than one occasion.
I currently live in the 41 St. Paul's street site and there is nothing "premium" or "student friendly" about this letting agency.
Examples of misconduct or poor service by YPP:
1) They tried to book a viewing without 24hrs notice (which is illegal), in October, literally 2 months after my 12 month lease started.
2) Tried to enter my property without ANY notice prior to entry for a viewing - on 13/01/2020 (the day exam season starts in Leeds.) - (also illegal).
3) My washing machine locked because of a draining issue, and due to the washing machine being "built in" there was no way to remove it to drain it myself.
Context:
- I called the letting agents emergency number as they were shut Friday at 20:00 when the door jammed to Monday at 09:00.
- The emergency number failed to pick up on 3 occasions
- and even after I went into their site to speak to one of their agents (Raj I believe) who said he would personally tend to the matter - never heard back from him.
- The issue was finally resolved at 10:00 on Monday, over 60 HOURS after my clothes (some vintage) became locked in the machine. (what if their was a fire or a major leak?)
4) I was promised I could hang picture frames by two of the letting agents (Raj and Phil) if I bought the temporary hooks. They instructed me to call the maintenance team so I would not be liable if any damage was done to the wall.
- Then when I moved in I requested maintenance to hang the frames, to be initially rejected of my request, and then when I informed them two of their staff had already given confirmation this was okay, I was told to hang them myself "providing no damage to the walls is caused, and if any residue is left behind then the walls must be made good once you take them down." - after initially being instructed to let them do it for me.
Final Thoughts:
They have great locations and the flat is very nice, but they drive around potential renters in a fleet of A class Mercedes, when really they should invest into keeping their clients. I will not be renewing with them and will be looking to rent elsewhere.
The only reason they get one star instead of zero (besides not being able to give zero) is because their staff member Vasileios is a spectacular employee who has helped me on a number of occasions, and their maintenance team have been superb. Shame about management at their offices.

GoogleAvoid these estate agents. This property company makes it like pulling teeth to get anything done - or at least done properly.
The on-the-phone and reception service can appear friendly at first, and the sign in process is very straightforward but after that it’s down hill.
The property I rented on Darnley Road is a refurbished house done to cowboy standards - flooding from above flat is one example.
Had many issues throughout tenancy. Not sure if I’ve been lucky with all other agencies and landlords but YPP have terrible standards.
Maintenance, deposit handling, references, communication between different employees, lack of concern. These problems just build on one another over time making it a terrible experience overall.
Left a review on Rate your Landlord which they said to contact for further discussion and was ignored - very unprofessional so came here to review.

GoogleYPP Sheffield is probably the most unprofessional estate agents I have ever worked with. Two weeks ago, I wanted to arrange a viewing in Sheffield for one of the many flats within a property advertised on rightmove, and was told there is only one slot available at the end of the following week due to how busy the agency currently was. After hearing no word from them all week, I came all the way from London to Sheffield last Friday only to be told less than an hour before my booking that the landlord had decided not to let the flat for the time being and my viewing was cancelled. I was then told that if this changed, I would be contacted and at the top of the list. Today I decided to give them a ring, only to be told every single flat in the property has now been let as the landlord changed his mind during the week- but they did not contact me like they had promised. Genuinely so disappointed at how little care or respect they have shown me through this process. They do not care about their customers at all- please avoid at all costs.

GoogleFirst of all, 5 star living experience with 4 years at Live Oasis Belgrave. I would like to nominate Nikki Cheung, our concierge in particular. She is such a sweet person, always welcomes tenants with a smiling face. She takes good care of us, get parcel sorted and get grab-n-go breakfast ready. It was a pleasure to live with ypp!!

TrustpilotConstantly ignoring issues, rude when trying to get issue resolved
Constantly ignoring our issue. They have held the deposit for 3 months past the move out date and no sign of cooperating. Have a thorough report on the move in date of marks on walls, broken TV, Hob not able to heat up fully, stains on mattress, damaged seals on the windows. Only repair work was the TV replaced and the Hob, they then try to charge you for the rest moving out! Despite having photos of the existing damage at the start of the tenancy. Can’t speak to them via phone. They take weeks to reply to emails. No sign of cooperating over a dispute of the obviously unfair fees.We are trying to be very reasonable with them and have mostly been treated rudely or ignored and told to pay for damage caused by the previous tenant. Avoid YPP if you can.

TrustpilotSo polite and professional
Had some maintenance issues that I was waiting to fixed, Nathan H from ypp did inspection on my place and was so polite and thoughtful he apologised about my issues not being fixed and explained to me why sometimes it might not get fixed straight away he was so reassuring and polite, also after took the time to fix the problems we spoke about on the same day, I highly recommend if anyone has any issues to ask for Nathan he does anything he can to help and is so nice, I asked about a worry on my shower as the base was not white like it was supposed to be and even after trying to clean it would not move, he told me it's nothing to worry about and would be back in two minutes he came back and scrubbed my shower clean and it looks brand new !! Thankyou Nathan beautiful soul !!! Have a good Christmas ❤️

TrustpilotA Warning to Anyone Considering Renting…
A Warning to Anyone Considering Renting with YPPOur experience with YPP was nothing short of appalling. From the moment we arrived, it was clear that the property had been left in a deplorable state, and their standards as a letting agent were nonexistent. Under the bed, we found a gun bullet, condom wrappers, personal files and photos of a man’s face, and even a disturbing drawing of a marijuana farm. The floor was caked in muck so severe that kneeling to clean left mud on our knees. It was disgusting and unacceptable.The fridge was rotting at the back and completely unusable, it had to be replaced. The mattress was another nightmare, with springs poking through, making it unfit for human use. The apartment was far from habitable, yet we moved in and, despite the state we found it in, were model tenants. We never missed a single bill, took care of the property, and left it in a far better condition than we received it: spotless, damage-free, and ready for the next tenants.Instead of appreciating this, YPP decided to dispute our deposit upon move-out. They claimed a cleaning company needed £110 to clean the apartment, a completely ludicrous suggestion given how thoroughly we cleaned it before leaving. They even attempted to pass part of this charge onto us. When we reached out to dispute this, we were faced with their pathetic excuse for a 'complaints department'. Wow, they were truly truly awful. They refused to speak to us directly when we called the office, instead insisting we could only communicate via email. But this was a complete joke, emails were either ignored or took weeks to receive a response. The lack of professionalism and accountability was staggering.After months of back-and-forth with the TDS (Tenancy Deposit Scheme), between August and November, they ruled in our favour. We were awarded a full refund of our £250 deposit, but the process was unnecessarily stressful, lengthy, and avoidable had YPP acted with even a shred of competence or decency.I strongly urge anyone considering renting with YPP to think again. They are a deplorable company that takes complete advantage of younger people trying to start out in life. Their complete lack of standards, their disgraceful handling of complaints, and their appalling treatment of tenants make them a letting agent to avoid at all costs. Do yourself a favour and rent elsewhere. Don’t let them take advantage of you the way they tried to with us.EDIT: YPP tried to take this post down as ‘defamatory’ but trustpilot decided in my favour and put the post back live. YPP, you are losers.

GoogleOverall it's okay.
Reasonable price;
For the same price, the room is larger;
Equipped with safety lock, high safety factor;
The surrounding environment of each Ypp house is very good, with beautiful scenery and safe neighborhood environment.
The logistics and maintenance service attitude is very good.
I discovered the bed bug problem on the first day and reported it to ypp. I waited for 19 days before someone came to deal with it. I was almost bitten to death. I went to the hospital three times because of this and applied an unknown amount of ointment. I hope it will be needed next time. The problem can be responded to more quickly. I think this is a very urgent and serious situation.

GoogleFrom my experience of renting in Leeds, YPP is without a doubt the most professional letting agents I have used. I initially viewed a wide variety of properties which all fitted the description of what I was searching. The viewings were conducted in a manner which shown to me that they treated their current tenants with respect and an understanding that although the tenant was renting - they were still entering someone's home. There was an open atmosphere in which any question could be asked from details relating to the property to questions regarding the surrounding area. Second viewings were not a problem and were easily facilitated. The process of signing the contract was accommodating of first time renters - explains the process of signing a contract, the way in which YPP payment system works etc - again queries were welcomed. Moving in day was one of the most organised I have ever experienced. Ahead of moving day you book a time slot in which to collect your keys. As a result picking up keys is a simple 5 minute job. Along side your keys, you receive a folder containing your contract, information regarding what the last meter reading was and who the supplier is etc - making setting up bills much simpler and quicker. Other information includes how the complaints procedure works, how to set up your internet (if this is included in your contract), energy rating for the appliances and your inventory. If you've read this far down the review and are thinking 'They probably start off well but then once you're locked into your contract and aren't a new tenant anymore all of that stops'. Well Champ, I've got good news for you. It doesn't stop there. The Repair Team at YPP are outstanding. The online system of reporting jobs allows you to know when they job is scheduled to take place and who is coming. Every time I have requested a repair Jason Swift has come to help me. Jason always turns up with a smile and nothing is ever too much of a problem. He explains the problem, how he's going to fix it and if it can't be fixed that day explains why and gives you a timeline of when it can be fixed. He is, in my opinion, a real asset to YPP and delivers outstanding service with a friendly personal touch. A good example of this was earlier this year when the Beast from The East decided to grace us with its presence, my flat was freezing (I have a lot of windows). When Jason came to fix a blocked drained he offer to bring down portable heaters for me to warm the place up as he noticed I was pretty much dressed like the Michelin man. I have renewed my contract with YPP because I have found no other letting agents in Leeds that have an equivalent the level of professionalism with that friendly touch.

GoogleI lived in Park Square Residence during my final year of university in Leeds. The location is excellent and I really enjoyed hanging out in the courtyard area. It's so peaceful. It was easy to forget that I was living in a City centre location. The service all round from YPP has been great throughout my stay. In particular, the maintenance team are a terrific. They always attended to any requests I made extrememely quickly. On several occasions, I asked for help late at night and recieved a visit from the maintenance team the very next morning. I couldn't believe the speed at which they work. Hours had barely passed. The maintenance manager contacted me every few months just to ask how things were going. Khiz insisted that I let him know what YPP could do make my stay more comfortable. I really couldn't ask for more from a Landlord. I highly recommend Park Sq Residence and the quality service delivered by YPP. I will definately be renting again from them if I return to live in Leeds in the future. I'll just have to hope that they open a branch near my new accomodation in London until then.

GoogleWe had many issues with YPP in York during our time with them. We lived in their Fossgate property which had many problems. This even though it was newly built. The first issue was with the initial move in, because of the incompetence of the staff in York they never registered the building for post. This something that should have been done. Instead I had to do this for them and register our apartment for mail. The next issues were York staff passing on information. Communication is key in this industry but obviously not in this instance. From what I know they only sent emails to maintenance staff when we had urgent problems. One of these been a major ceiling leak and the other our freezer breaking down. The freezer took a month to sort out and destroyed two lots of £40 shopping. I ended up phoning the Leeds office myself to get problems solved quicker. Craig was very helpful throughout our tenancy (maintenance manager) and the only person that made our stay here worthwhile, he went above and beyond the help us out where possible. He also told me if there were any problems from a maintenance perspective at the end of the tenancy and I managed to find out through him quicker than the York staff. He is a credit to the company.
The York team didn’t deal with the regular problem of waste been left outside our property by other tenants. They made up a fine which I don’t think was enforced and nothing was removed. At one point I nearly had the council involved to get rid of waste and fine the persons responsible. This is what their recycling supplier told me was the best action to take. A suggestion for the future would be to put an industrial bin round the corner where local companies also keep their bins in storage. The bins permanently make the building smell and they block the only exit in an emergency situation. This is surely not allowed in building regulations. The York team don’t keep tenants/customers filled in on the status of complaints and I feel this needs looking into, maybe some re training is needed. They just seemed like they didn’t have any idea about the industry they work in.
There were many maintenance issues with the newly built apartment as the York team called it ‘teething problems’. This was a leak, a new fridge, a broken cupboard door because plaster board was used instead of floor board on the cupboard flooring, the bathroom light didn’t work for two days and the bathroom lock didn’t work properly.

GoogleFrom day one of searching to day one of move-in the staff at YPP have been nothing but friendly, professional and considerate. A little goes a long was when you’re new to a foreign country. Raj, Chloe, Craig and Phil with maintenance have been my A team. I have singled them out because they have effortlessly made me feel safe, secure and confident in my decision to let with their company as well as empower me with all necessary information to make appropriate decisions for my financial and academic benefit as well. Craig is absolutely amazing and deserves much recognition for his above average customer service skills. I would also like to commend maintenance on their speedy response time and professional execution of all requests whether I was preset or not. I look forward to my journey with YPP and would absolutely recommend this agency.
