Helpful and responsive

The team at Strata have always been very helpful and responsive with any requests I have (Josh, Beth, Rachel). The finish of the house is why I've given 4 stars and not 5, as a lot of the issues that the team are sorting now are a result of it not being completely perfect in the first place. Overall, I am chuffed with the house and where I live. We are still very much on a building site currently, so it's great seeing constant improvements happening around the area, and I'm excited to see what it'll look like in the future.

Security Risk - Fencing

After waiting 5 months for our gardens to be turfed , you did finally listen and turf for us . However , you have put a fence (of sorts) and the fence has just been left half finished , leaving a big gap in the corner and now people appear to be using our gardens as a cut through ! My neighbour has 2 men at 11.30 pm on his camera prowling around and there are clay or mud footsteps all around our houses ! Please can you arrange to come and complete the fence as this is not helping to alleviate our worries of burglaries etc ! Once again I need to keep making a complaint when if it was done properly in the first place and not just abandoned unfinished I wouldn’t need to !like on many other previous occasions Thank you

Kudos - The development is a mess

I had visited the show homes and sales office at Strata Kudos a couple of times and had quite a pleasant experience. I decided to have a walk around the development to get a feel of the surrounding area. I was shocked at the state of the roads, paths and “green areas”. I stopped to speak to some of the residents of the development, some of whom had been in their homes around 3 years, who were clearly upset and angry at the state of the development and not at all what had been sold to them. In the sales office, it was mentioned that my children could play out in the lovely green area, the reality is that it isn’t actually turfed.. it is green area of weeds, with bricks, metal bits and quite frankly, dangerous. The roads and paths are equally as dangerous.I mentioned this when I headed back to the sales office and the roads/paths were blamed on “site” and nothing to do with sales. Surely you represent the developer? And judging from the residents I spoke to, site don’t seem too bothered either. This is has really disappointed me as from the sales office and the site maps, location etc. I could really see my family settling here, however if after over 3 years of people living in their homes, they have no roads, paths and green space as advertised, the general unrest of the residents about Strata in general and the fact that they were quick to blame others from the sales office rather than explaining the plan? I’m not sure there is a plan. To quote a resident, buying on here is buying a dream and actually being sold a nightmare. I’m glad I took the time to explore the development and speak to residents. I’d highly recommend any prospective buyers to do the same.I really hope you sort it out for these residents, Strata.

I bought a property recently and I have a huge structural crack on my Garage. It compromises my property. When I raise this to get rectified, Strata delays this for a year and half and finally coms back to say that i need to wait to get this covered in NHBC warranty and Strata will not action anything in their 2 year warranty period. Worst service.

Why have a complaints department if you don’t respond?

I am disgusted that you have an email address for complaints yet no one ever seems to get a reply/acknowledgement nor is there ever a solution given to problems that have arisen.I have, as have many of my neighbours, sent numerous emails of what can only can be described as bad and dangerous practice. When the powers to be in the council get involved, which is very rare as they don’t seem to care as they’ve undoubtedly had their pockets lined, thing are said that will happen but guess what….THEY DONT.As a group of residents we have plenty of damming and dangerous happenings showing bad practice which you are just overlooking.Awaiting your “we are sorry to hear this” empty reply.N Davey

Barry and Mally

Barry and MallyThe Customer Care Team have been very good at sorting out any problems in my bungalow on the Esteem Estate at Dishforth. Barry and Mally have done most of the work, spotting faults I didn’t realise were there. Carla and Sally have arranged everything that has been needed, it’s a pity that some of the building contractors didn’t take this sort of trouble when they were here.

we have found so many issues with our new home.since moving in 6 months ago we have found 1) huge amiunt of weeds growing out front path area we called in gardeners to resolve. upon beginning to remove the weeds the entire area was filled with concrete waste, eletricans wires and clippings and much general rubbish the buliders thought would be good to hide under our lawn area.2) drains are poor. our downstairs toilet is constantly dirty the smell from the drains is disgusting. the smell at times is so bad.3) general build quality is ok in parts but others its so cheap and badly finished. 4) floor is bad, veery poor quality build of the floors you can hear the near neighbours walking about.5) we can also hear the neighbour washing machine6) extraction fan in the bathroom is wow so bad. the noise spreads throughout the entire ceiling as the materials used to build the ceiling and floor are exceptionally cheap.upon complaining to strata customer care we recieved this response "all homes are built with the standards and regulations" this basically means strata homes are building houses to meet minimum standards. nhbc guarantee is a waste of time. we are so upset with our home. the general maintenance we pay for of the communal areas isnt being cared for either. against strata emailed us telling us to contact the maintenance company who do not accept phone calls or response any emails sent to them. overall i we cannot recommend strata as there customer service vanishes once you have been given the keys to your shoddy built house.

Strata Homes Nightmare

We have recently moved into a new Strata home, after reading the brochure and viewing the show home we decided Strata would be our perfect retirement property. We were asked to view the property which we did, during our initial viewing with the site manager and quality manger we pointed out several issues, we were told ‘don’t worry these will be picked up and repaired before your moving in date’ we then moved in a few weeks later and straight away it was apparent that the property had not been cleaned nor had any of the defects been repaired. Unfortunately this was only the start of our problems, we were told the internet would be installed before moving in but a week later we still wait, we have several water leaks some have been fixed but a week later we still await the remaining leaks fixed whilst our water upstairs remains turned off. We have over sprayed spot lights in all rooms, we have contractor damage to front doors, patio doors and internal windows due to poor workmanship, the finish plastering is uneven and poor, the painting finish is poor and kitchen cabinets and cupboards are damaged with random screw and drill holes in them, I could continue. Despite having raised these issue over and over again we still await our snagging repairs. The bottom line is think twice before you buy a Strata home, talk to real homeowners first. Save your piece of mind look elsewhere.

Not sure where to go from here

KudosWhat else can we say other than that we are extremely disappointed. In the run-up to the home purchase this was a 5 star experience. Since we moved in Strata would struggle to care less. I hate to say this but at this point I wouldn't recommend that anyone purchase a strata home.I don't like leaving a negative review but as residents we're just not sure where to go from here anymore. We moved into our home over 18 months ago and none of the basic promises have been kept and the estate is being left in a state.- There are whole in the road where people could break their ankle; the estate is very poorly kept- We have a make-shift ramp on our road which is an eye-sore and clatters any time anyone drives over it- We were supposed to be on a cul-de-sac and Strata have left it as a by-pass- They have not extended the fencing against the steel fencing which they promised they would- initial broadband headache due to not placing the correct wiring- It's taken 21 months to fix snagsEveryone you speak on this estate has their own list, often twice as long as this. It reflects the approach to dealing with client care. To their credit, they are paying for us to stay in an Air bnb whilst they complete a 2 week repair job, but then slightly soured the gesture by refusing to pay for petrol expenses. To make matters worse they're not responding to emails; after a year of requests we gave them al the benefit of the doubt due to changes in management. Then, we created an email chain where we were polite and reasonable. They then proceeded to not respond to any of our emails and it's been over 8 weeks since we started. Unacceptable. What you're told at the show home and what you experience are very different. We were informed that as a gesture they would do a once-over paint job to remove all scuffs that present from the home move. Once we got in the after care team out right refused - the list goes on and on.Despite this, we're willing to change this review if they pull the metaphorical finger out and get to it righting the wrongs.UPDATE: 25th April, still no update and no one has been in touch. Emailed both the complaints and the customer care team and they're not responding....

Metal rod protruding from the lawn

Our house is great but the back garden is now a complete mess, we have a metal rod protruding from the ground, I've tried pulling at it but it seems to go deep, also between the sections of turf we've got bits of plastic bag coming through, the whole lawn looks like it's just been turfed over rubbish with little if any top soil to act as a barrier, I've sent 2 emails to their care team and still waiting for a response 2 weeks late, very poor customer services

Customer experience shattered part 3

Thankyou for your reply regarding finally laying turf after 4 months of looking at a pile of mud ! I did speak with Josh the QM and he has advised this is due to be started Thursday April 21 . I just hope the ground will be prepared properly and not bodged ! Now to the electric car charger problem . We don’t have one and all my neighbours who paid same price for the same house do ! Granted you made a gesture of a Halfords £200 voucher which we don’t really need to be fair , however after speaking with all of my neighbours this weekend , they have all also received the £200 voucher and the chargers outside their home ! I’m not wanting to moan or complain I just want you to be honest and transparent with us , can you please organise a charger on the side of my house as I’m due to change my car to electric and right now I will have nowhere to charge the damn thing , oh hang on , I can buy a bike to travel up and down the country ! So I would like to ask you here , can you please come and install the chargers as it should have been in the first place please ? Come on Strata , shatter my bad experiences and make them better ! Thankyou

Feeling so good

I have moved into my house for 5 month and I’m feeling good. Betty from sale office is so helpful, we went through buying process smoothly and got my key earlier than what I expected. If you got any issues you know that she is always there in the office and always happy to help. I love my new home especially the room layout and the design, got quite a few of my friends walked around had a look at my house and they loves it too, the hall way and the landing area are so spacious compare to their house. Before I move in I was worrying that it will be noisy outside because my house is near the main road, but I was surprising that we don’t get much traffic at the night, it’s still a quiet and peaceful place for me!

Customer experience shattered part 2

Thankyou for your reply to my previous 2 reviews on the turf situation … firstly I do not believe what you are telling me here , as firstly , the ground needs to be levelled off and sinks raised and ground prepared before the turf gets laid , so why are these works not been done in preparation for the turf ? As for the turf shortage , it seems to magically appear for new “for sale “ houses or near completion so I’m afraid that’s poppycock fobbing us off yet again … look at this from a customer experience point of view rather than an operational / business one . Our properties are out of sight at then end of the development and my guess is that if we’re more visible to prospective buyers , we would have turf !! We are being told so many different things from Strata I think you just mislead us all the time you should be ashamed ! What if this was your home Carla ? And going on to the electric car charging points , we were never installed with one , yet all the other houses are , granted you gave us a £200 bike voucher (?) to say sorry , yet the houses of same value same price attached to us all have charging points and also received the £200 voucher ! Unbelievable! I’m thinking there is no integrity with strata and feel very very let down and your taking us for fools , so instead of putting a generic answer on here to pasify us , please be honest and do what you should have done 4 months ago on both counts !!!

Shouldn't be allowed to build homes

Update....I didn't expect anything else from your reply other than what you claim, it implies you have done all you could to help. (WRONG)All the other residents of our 2 blocks know exactly all I've said is true. We were all individually told by your care team that we were all an isolated case and that everyone else was happy. only a few little snags in each home... Not true at all !!Its only when we all started to be introduced that the full extent of the problems we have all had came out in the open.I take grate offence with your claims that we were happy with our hand over and have pictures from day one of the shambles we were given. This is a complete lie .....I expressed on many occasions that if after the four days of filling gaps to hide the terrible workmanship was the best your tradesmen could do could then what sort of company do you run. Your best painter, painted over the mess underneath. I was told you sacked your original site manager because of his incompetence. is that a lie too?The List you say is not needed..... any decent tradesperson should be able to see the mess our home is in. Any decent person wouldn't have even given us the keys.A loose hinge or a dint or knock here and there is a snagging list.Your team offered to reskim our bathroom celling to make it level, 4 cms of plaster at one end, does not make our celling level. The joists are not level... The bathroom tiles don't join and are not level... its not a little problem. Its not rocket science, whoever laid the joists didn't do it correctly. Do I need a list for this ? We have explained and shown your new site manager the problems with our build. Again put together a list..... I will arrange a meeting with your care team, after our planned residents meeting after the Easter holidays. You can try all you like to make one of us look like we are just a complainer about everything, but you cant make all of us look that way. We were sold a dream and are now living a nightmare !From the moment we opened the door to our new home our nightmare began.Everything in our new home screams second hand and bodged and rushed to be finished. Was it rushed to get the directors a lovely Christmas bonus or to please investors and the bank.We were told by the strata team they had never seen a house as poorly finished as ours. they openly admitted during a meeting that the plastering and painting had been done with no electricity or lights available, and boy they were not kidding. We have scratches, holes, dints in every inch of the walls. I actually used over 150 stick up notes in one room the plastering and painting is that bad. The joinery in the whole house is embarrassing to say the least. most joints are filled, not even sanded and are just painted over. the fittings were put on after the doors were painted, and don't fit, we have massive gaps at the bottoms. The bathrooms are a total joke, definably not tiled by anyone who has any experience. shower surround scratched, toilet lid scratched, even the poor old letter box is dented; Our staircase is second hand, i actually cant believe a company would openly admit they paid a merchant for it. Every skirting board is chipped , dinted and scratched. This continues onto the window sills that are dinted, scratched and painted with a mixture of 50% paint and 50% sand, this was then painted onto our staircase and doors. shocking !!Our list goes on and on and on and on..... The whole place needs gutting and a real builder to take over and use new materials from a builders merchants not found in a skip or bought from seconds shop. If this were my company I should either be embarrassed that I'm claiming to be be a developer in the first place, or embarrassed that this is all being kept from me. If you do read this, and are thinking of buying from this company, what bothers me is not what I can see, but what I cant see. You have been warned......

Hi Mike I am sorry to hear this is how you feel. I have spoken to the Quality Manager and Customer Care Manager for your home. Four days were spent by the Quality Manager and team working through any issues reported by yourself and it was agreed with the Quality Manager when your home was handed over that you were happy with the work completed and had no further issues to report. On Thursday 3rd February the Quality Manager and Site Manager attended your home to attempt resolve further issues. During the visit no specific issues were confirmed, and it was agreed a list of the snags you wished to report would be supplied by yourself. This was then chased up on 8th February and has not been supplied to date. Following this, the Customer Care Manager has picked up with you regarding booking this further work to be carried out. This requires an initial diagnostic visit to determine the scope of new work and what trades/time is required to complete. The Customer Care Manager offered the 6th April as a date for this but received no response. Please contact your Customer Care Manager to organise the best time for us to carry out this diagnostic visit and we will book in any work required as soon as possible following this. Anthem -Beverley

We first reserved our home and opted to use the new move scheme as this would help cover estate agent fees and some stamp duty. However, we didn’t realise how tough the time constraints were for selling. However, we did sell our house within the specified time scale of 6 weeks. Sadly the buyer pulled out due to personal reasons. We were then told we had 3 weeks to sell our home again so we reduced the price and luckily sold again. However yet again it fell through and this time we were told we had one week to sell or the house would be going back on market, as the house was almost ready!! It was an horrendous time and something we don’t want to experience again. We did manage to sell and all ok 3rd time lucky. But then we started looking at move dates and the house that was almost ready wasn’t! The day we moved in was horrific it started with a phone call the day before from our solicitors to say the nhbc have failed the house due to an issue. We contacted strata and they said it will be fine it’s sorted and they are coming back. The next day we packed up and when we got to the house it was apparent they were not expecting us. Our back garden was full of workmen and diggers!! The nhbc had been back and failed on drainage again!!! By 1pm our solicitors were advising we shouldn’t go ahead because of the delay but strata was adamant that it would be ok. At 3pm strata started discussing putting us up in a hotel for the weekend. Me my husband 3 children and a dog! And they would pay for our furniture to go into storage. Not ideal but we agreed to go with it if necessary. Eventually at 3.45pm we got the call to say it had now been passed so hopefully paperwork going through. But in the meantime Arnold removals we’re ringing me constantly asking for update and threatening to pull off site. We eventually got keys at 5pm but we had to pay removals firm an additional cost to stay on site. Strata advised they would pay this additional cost! However when we sent strata the invoice they refused to pay and denied that they would have agreed this. We have put in 2 complaints but basically told tough you moved in on completion date so not their problem!! Now the house itself is beautiful but we have a lot of snags and issues, uneven tiling, chunks out of woodwork and doors, grouting missing, front door hinge keeps coming out the list goes on! We have appointment next week and hopefully get these resolved but I can’t help think they rushed to get us in the house. Outside area is still a building site clearly but our back garden is uneven, no tarmac to our drive still and the pathway to short cut off the estate still fenced off!! I just feel like it was rushed to get buyers in and now they don’t seem interested in concerns that are raised. Safe to say our experience from start to finish has been awful. The pressure on us to sell was it really necessary when the properties were never ready in the first place!! For a big company to refuse paying the additional removal cost when it was verbally agreed and your complaint procedure is non existent with no appeal process and discussion! Think twice about buying from strata.

Customer experience shattered

Following on from my previous review / complaint , I see Fearn did answer a few days later on here . Can Strata please give definitive time frame please as to when Strata are going to come and fix this dreadful mess outside ? Fearn did say this will be looked into , but another week has passed and yet nothing again , what would have been nice is if someone had contacted me after my review to A , apologise for the shocking mess outside and B , to show your customer service after sales does exist by actually communicating directly with the unhappy customer whose journey and experience with you is shattered because of the garden issues . I see a previous review read they cannot understand bad reviews on here , well let me say to that customer come and look at our gardens and the state of them then you might just be a little more inclined to not make sweeping statements about bad or negative reviews as I’m not sat here as I enjoy writing this I need to get issues resolved and no one from strata has had the courtesy to contact me direct , which is the first thing I would have done . Rachel Sales manager yet again bless her , has stepped up and taken a video of the garden and forwarded for us , she seems the only person in strata who cares along with 1 or 2 others on site here but beyond that it’s terrible after sales ! I hope to hear from you and have an idea when we might have something nice to look at when we walk out the front door and not mud !! Thankyou

What a shocking mess

I have just read the previous review and I have to say my experience of strata is not great . Rachel in sales was wonderful as was Beth in quality management getting internal issues sorted , she really had her work cut out trying to resolve issues , which to be fair she was great , but we moved in December 2021 , we only got Wi-Fi last week (strata did provide temporary though in February ) both Strata and Kcom blamed each other for the issue so we were none the wiser for a resolution Now to outside of our houses - as for the landscaping to the front of the houses this is an absolute disgrace . We still have piles of mud and keep getting told surveyors are coming to look at levelling off , to turf . We have been told this since January and we’re now approaching Easter . I’ve just been for a walk and the show home grass is immaculate and freshly mowed . Coincidence that , isn’t it . It seems now you’ve banked our cash we are forgotten here for the finishing touches . The houses across the street that are almost ready are freshly lawned it’s so upsetting and frustrating quite frankly a disgrace . Please do not tell me on here this will be looked into as I’m at the point where I feel that’s just your PR machine and quite frankly at this rate we will still have no grass come summer 2023 . It’s a shame really because cash seems king to strata and not the customer !

If I could give zero stars...

If I could give zero stars, I would. The theme for Strata reviews seems to be that the sales process is great and there are lots of 5 star reviews from people who have recently purchased a house and have the warm glow of a new home.Dig a little deeper and you'll see that there are a growing number of 1 and 2 star reviews from people who have been in their home for some time, and see a major change in approach from Strata once they have your money! The after-sales care from Strata is, quite simply, a disgrace.Poor quality standards, issues not addressed, excuses, endless delays, abysmal communication, months and months of inactivity, entire developments abandoned unfinished, promises not kept...I now regret buying a Strata home, and would recommend any potential buy to look elsewhere.

A good CS team

I have lived in my new house for almost 2 years, 10 days before I discovered there are water stain on the roof corner on the ground floor washroom. Email to Strata CS team for help, with Kristie's speedy action to arrange an engineer to retify the cause of leaking within a week. Thanks very much for Jeff who opened the bathtube on the 2nd floor, checked and confirm there's no leaking of the bathtube and other area, the leaking is caused by the bathtube sealant. He removed all the sealant and put a new one. After that Jeff also carry out the remedial works of the water stain.Jeff and Strata's team are absoluely kind and professional.
