TrustpilotStrata catfished us! Ackworth site hell!
We have lived on the Ackworth estate since 2016 and sold the instagram pictures of a well kept estate, lovely green area and community centre. Unfortunately we have been well and truly catfished by Strata, it looks more like a rubbish tip! Roads not laid, potholes everywhere damaging my car. The green is full of weeds and dead trees, the paths look horrendous and there are rocks and rubble all over so unusable. The community centre is surrounded by prison style temporary fences, no football pitch as per the plans. We have had promise after promise it will be done and has not. The local parish council and MP are involved who outed strata in parliament for what they have done! The surroundings to the 250-450k houses on this estate are an embarrassment and need bringing up to standard as a priority for the community who live here. We paid for a house on a completed estate, so finish it!

We had ongoing issues since moving in 4 years ago with our guttering. After months of back and forth and multiple visits with it never being resolved I then got a snotty response from customer care to say we were out of warranty and there was nothing they could do despite it being an ongoing issue that was never rectified in the first place.Also on moving in after a few weeks, we started to feel unwell and found out our boiler had been connected up incorrectly and hadn't been capped off and fumes was seeping into our home according to the emergency gas engineer who came out late one night. We didn't even get any sort of apology from them. Not only that we have had 2 homes on the Ackworth estate and the roads on Turnberry avenue are absolutely appalling nearly 10 years on and have never been completed. Nor has the green that was promised and community centre. Strata just packed up and ran which is really poor. No real follow up or response on when the works will be completed. So many people have damaged their cars on a road that for the most part is unusable. Definitely not what you expect from a 5 star builder!

Unfinished & abandoned site in Ackworth.Roads are full of pot holes & dangerous. Curbs are a mess, weeds & pavements none existent. Community centre is unfinished & abandoned. The green spaces are a disgrace.This has gone on long enough, the state of this estate is appalling & Strata have disappeared. The council will not adopt the roads due to Strata’s errors & in the meantime unsuspecting residents are left with an unfinished mess of a housing estate. If you are considering a Strata home AVOID!!!

Bought my first house in Ackworth Instinct estate, loads of issues with snagging but eventually got sorted.10 years later I am still on the estate in a different house and let me tell you this.They have abandoned Ackworth and left the roads, the green and community center in an abominable state.Turnberry avenue is the main entrance to the site. They intentionally left it unfinished due to heavy gods vehicles being up and down it constantly due to building works (understandable)Strata has seemingly decided they have completed their duties yet Turnberry avenue still has no tarmac on it, the curbs on the corners to woodblock road, seals drive etc have massive blobs of asphalt just to stop cars from getting damaged by the curbs.Some of the pavements are unfinished, the green is covered in stones.The council will not take responsibility until they have completed these works.Jim Wren, if you are still on the board you had better get your act in gear as this estate is one of you're biggest and we're only just getting started

I wish I could give no stars!Unfinished jobs should be in the job description to be honest!They've all disappeared and left Ackworth with an Unfinished estate. They've sold all their houses, made their profit and don't care about anything else. The roads are all Unfinished and an Unfinished community centre, even to the point where they've left stones all over the grass which has resulted in windows being smashed when the grass cutters have been!If you're about to buy a Strata house- don't bother! It's an embarrassment having visitors round and they have to dodge the pot holes on the road! Further to this, they build 5 bedroom houses with only room for one car, so the estate is jam packed with cars and an eye sore! Will not go with strata again after this experience.

Strata have left our site and still not finished the roads - which makes it hazardous and unsafe to drive on. The public green area is an unfinished mess (the trees are dead, the grass seed was put down over builders rubble without any top soil and there are areas of just weeds and thistles. There’s also unsightly metal fencing around parts of the area implying work is ongoing, but in truth it’s been left like this for months on end)The community centre building is not finished and therefore not usable.The local council is involved as it is such a disgrace. The local MP has raised concerns about it in the House of Commons. I am disappointed and appalled that Strata have built so many houses yet abandoned the site looking like an eyesore.

It’s honestly as if Strata have just left our development totally unfinished Everyone who comes to my house mentions it, they ask if Strata are still building and are surprised when I say no. You’ve disappeared without finishing the development and continuously providing lacking communications on the matter. We moved here for our first home, and trusted that you would keep your end of the bargain and word. Unfortunately you haven’t and you have broken your word making you totally UNTRUSTWORTHY!It’s a real sad topic to be honest, every time we walk past this vast piece of land that is unused and unfinished and a MESS it’s upsetting.

Disgraceful progress made on the community centre, green and main entrance road to the Ackworth development after many YEARS!! Immediate action required to resolve the state of them. Unsightly at best, unsafe in reality and a sign of how much Strata really care. Throw the houses up for a sale. Don’t worry about the parts someone isn’t paying for. But has a daily impact on every resident!! Act now!!! We’re a strong connected community and I’ll be suggesting everyone not only continues to engage with the councillors and MP. But to start taking visible action your future customers can see to make an educated decision whether they want to buy into one of your developments. Review sites like this, social media etc.

Another month since Strata stated 'Our teams are currently working hard to resolve the issues raised at our Anthem development.'Still no improvement or even a suggestion that remedial works to the roads will take place, namely a large sunken drain cover that has been damaged since approx Oct/Nov 2022, since which has damaged multiple resident, visitor and contractor vehicles. Strata are very good marketeers, encouraging concerned residents and prospective ones that they are 'working hard'. However this could not be further from the truth, no effort has been made to make the site look at least presentable, it is a mess across both Phase 1 and 2. If you want to see a safe site or two look to Bovis or Linden next door, tidy, presentable and somewhat orderly... none of these can be said for Strata. Even their own very nice Seville show home marketing sped-up the team walking near the horrendous road defects across the site. It is interesting they could build yet another show home at record pace isn't it?Sort it out Strata.. It gets boring writing about the same things, and once these issues are eventually fixed I would consider writing a nice review

I would advise anyone thinking of buying at the Kudos site in Leeds to think carefully about it. We have been in our house for nearly 4 years now and the whole site is so poorly finished that we’re pretty embarrassed to have friends and family come to visit. The open areas have been left to grow into jungles of weeds, including the grass directly outside our houses, the paths are unfinished and, in some places, downright hazardous, and the huge bumps and potholes in all of the roads have damaged ours and several others residents’ cars. The roads are now being completely dug up due to drainage issues but I don’t think many of us have any hope that they’ll be finished off nicely, given the way most other things around the estate have been left. It’s such a shame because this could have been a really smart place to live, but it feels like they’ve given up on achieving that and are mainly interested in just selling the remaining houses and moving on. If you come to view the new show homes, I’d strongly suggest that you take some time to drive/walk around all roads to get a more realistic idea of what yours might look like in a couple of years.In terms of the house itself, the amount of defects we found and which were fobbed off with phrases like ‘within tolerance’ or a ‘contractor’s finish’ was really frustrating for a building company that prides themselves on building ‘luxury’ homes. To get anything fixed took so much nagging that the impression we had was that they hope most will just lose time and patience and give up on expecting things to be made good. We ending up sanding down and filling a lot of holes, cracks, rough woodwork etc. ourselves, which we weren’t expecting to have to do in a new house. Our back doors have never been right, despite them doing adjustments. They let in a constant stream of cold air, especially during the winter. And one of our bedroom windows can’t be opened as it doesn’t fit its frame properly. I’m aware others have had similar issues with their windows and doors. In all, we’re pretty disappointed having paid more for a house we expected would be of a very high quality standard, and would certainly not buy from Strata again.If anyone at Strata reads this, please prove all of us residents wrong and finish the estate off to look as it was meant to!

More delays with completing the Elegance development.After a 'comprehensive' timetable detailing the completion of works schedule was issued just a few months ago at the end of 2023 we have now been advised the work won't be finished for another five months beyond the original estimate.It would appear Strata can't manage customer expectations any better than they can manage a completion of a development that's currently in a really poor state of repair.

We’ve been living In our new build for over a year now so it was time to do our maintenance cracks around the house from where it had settled, Jeff came to do this for us, he was very knowledgeable and even filled cracks in from what I’d not even seen myself. He was mess free & also hoovered up at the end of his work :)He also noticed my front door had slightly moved from the settling so he managed to align that back to its position. Purchased a unit from Strata at the identity development in Leeds at the end of October 2022 and after getting a professional snagging report and sharing with Strata a week after purchasing the unit they have almost 7 months later not responded despite multiple follow ups. All calls go to either sales who can not help or an automated machine. Highly disappointed and suggest prospective buyers AVOID THEM at all costs!Happy to amend this review if they get back to me and address the items in the snagging report without getting lawyers involved. I will also update this review if the only way they resolved the snagging issues was with pressure from my solicitor….Update 29/08/2023: to date no response from Strata. Horrible developer!

It has been not far from a month since Strata informed myself and another resident that they were 'escalating' and 'investigating' the issues raised.So far there has been zero improvement or works done to the road surfaces, resulting in noise and disruption to residents.I know one resident in taking the issue to the local MP, another has had a meeting on-site with a local councillor who was dismayed at the mess and issues this is causing residents/customers.I encourage people to visit the site and look at the potholes, metal plates in the road and raised drains that exceed the safe allowable limits.It is evident that Strata do not care, so I will be making my own escalation to my MP also.
