Email after email with little response, 3 years in our home (the last to be sold) and still the roads and surrounding area are a mess. Our cars are taking a hammering each and every day! I’ve had three lots of damage to my car since living here and you take no responsibility. You have now started to act given the volume of poor reviews, but that shouldn’t have to happen! I am still waiting for your QS team to confirm why the land in front of my home isn’t hardcore as per the plans and instead left as an overgrown mess for us to maintain at our expense!!Sort it out Strata!! We didn’t pay 1000s to live in an eyesore! You’ve got our money, now you don’t care.

TrustpilotAbandoned estate with no sign of accountability
The estate looks and feels abandoned by Strata. Roads are unfinished, uneven and you need to invest in a monster truck to drive up and down turnberry avenue without being thrown all over your car. The corner on turnberry avenue is one of the worst corners I've ever witnessed, an accident waiting to happen. The walkway at the side of the road is just as wide as the road itself and makes it tight for vehicles to pass each other, especially given it's a blind bend. The path on the main green also requires tarmac as the hardcore / stones you've put down in the past looks "ok" for a couple of months then as it get used it quickly turns shabby, as it's a short term solution.We, as residents have been promised the earth that this will be fixed or resolved and the roads will be covered in tarmac etc etc with no definitive timescales. It's evident now that our patience as a community is wearing thin; hence the numerous amounts of recent feedback. We've spent millions and millions of our hard earned money buying the 100s of properties at Elegance. It'd be great if you could resolve ALL the outstanding issues at site and take the feedback and concerns from your residents seriously. Now Strata, over to you....

Trustpilotroads not sorted after 2 years…
Once strata had sold all the houses on the estate they left almost instantly leaving the roads a complete mess. The estate has been complete for 2 years now, but still not sorted the roads or pavements. Email and call, just get told they are on with it, get sent letters saying top priority but must think we was all born yesterday, never see anyone on site. Complete jokers !!!! House itself had no real issues but frustrating once they have as much money as they can they jog you off

Strata AckworthStrata promise prestige luxury homes and a high quality build, we have paid an arm and a leg to own one of these houses on top of the extras that we requested (equating to £10k extra) the kitchen is thrown together with the cheapest materials, the appliances are cheap and not very cheerful. The garden was a metre difference incline from back doors to bottom of garden. We have thankfully turned the property into a higher quality place to be using additional spending. The roads are in a horrific state, paths are incomplete and hazardous, cars are having to park outside their homes in busy parts of the road, creating near misses and poor visibility. If Strata were to provide adequate parking spaces and widen the corner on Turnberry Avenue in order to improve visibility this would be extremely useful, the Strata estate is a busy bustling place and there are so many children on the estate, I fear an awful accident is waiting to happen. In addition, the green areas are full of huge rocks among the grass, and in no state to be used. We simply wish to see some high quality improvements and care from Strata in our neighbourhood.

The property is only 4 years old and had 2 leaks in the bathroom as this wasn’t plumber in properly, causing a hole in the kitchen ceiling.. I have read others on the estate also having the same issues..Poor finish to the property including kitchen shelf’s missing or left at the bottom of the cupboardsThe estate roads and community centre has not been finished, the roads are causing damage to cars and are unsafe for children and families that live on there. Very poor experience for a first time buyer

I do like leaving a good review but on this occasion, that's just not possible. As many readers will have noticed from the recent poor reviews, this all comes down to the strata estate in Ackworth, which I have called home for the past 8 years. My house I have to say was finished to a good standard but it was built at the end of phase 2 when strata were waiting for planning permission for phase 3, so maybe I got lucky. Unfortunately the phases after that have been shambolic at best and down right abysmal at its worst.The roads, the drains, the community centre and green, all unfinished with absolutely no f***s given by strata.All I can recommend is be very careful of buying on a strata development, ask your potential neighbours before committing to buy, you never know you might get lucky!!No doubt I'll receive the same response that everyone else has received from strata about my comments. Why reply individually when a blanket response will do. The it'll do way, thats the strata way!!

After a shocking experience with our home 4.5 years ago with 4 pages of A4 in snags now Strata have neglected the completion of the development. Drainage problems and road surface an absolute disgrace. Raised curbs and ironworks pot holes dips in road. road not finished off. community centre still incomplete and not handed over. grass verges a in a state as there has been no after care apart from the occasional grass cut. Take your money and run company. More flannel in the reply just like with all the problems we had with our home. I don’t believe a word from strata until things are completed.

*Edited to add that we do not live on the Elegance site. We are on the site before this that STILL isn’t completed. I emailed earlier to specify that you needed to communicate with ALL of the residents and not just those who live on the Elegance site. You have residents who have lived on Instinct for almost 10 years who seem to be long forgotten about (clearly with your reply!!) who still don’t have roads and footpaths. We have lived on the Strata estate for NINE YEARS and still have no finished roads or footpaths!!! The state of the estate is unsafe and unsightly. When we bought our house we were told everything would be fully complete in a small time frame. Definitely not that we’d still be waiting after 9 years. And now an unfinished community centre to add to the mess and unfinished green spaces. Wouldn’t recommended buying a Strata home unless you want to live permanently on a building site with sub par standards at best.

Very good at chucking up houses and then leaving the streets in a sorry state. The main road in and out of our estate has been a hodge podge of pot holes, raised grates, and dodgily patched asphalt of the lowest quality. Don't even get me started on the Community Centre that never was.Lots of promises, not a lot of action.Update: upped to 2 stars due to the prompt response, willing to up it more once work is completed, etc. :)

I have lived on the strata ackworth development for nearly 7 years. Strata have deserted the estate since they sold all the houses. It's a mess. Unfinished road, which is right outside my house. A scruffy communal green. An unfinished community centre surrounded by a wasteland and heras fencing. People have paid, in some cases, over a quarter of a million for these Houses. Strata have got their money and vanished. Time to get the local Press and TV involved.

Dangerous and abandoned site. We moved onto the Elegance development in 2017 and were very happy with our house. However, this has now been tarnished by the blatant abandonment by Strata. They have abandoned the site and it’s residents. Leaving us with dangerous roads and kerbs, a dangerous children’s play area (POS) with exposed rocks and stones and unsecured fencing. We have written to them on many occasions and receive nothing but lip service back. Strata have gone on to build further sites around our area and upon inspection they have finished them all so why have they abandoned us? Strata complete your obligations to the residents of Elegance before your reputation is tarnished further or do you simply not care?

I'm looking to move into the Ackworth with signing expected tomorrow. This is not going ahead because for the last 8 weeks Strata have failed to give an accurate or reasonable response to our queries. Checks on the house brought up issues on the sewers, they are currently private and don't meet standard. Yorkshire water won't adopt until strata sort it out, stratas response is 'we will, at some point' online research suggests it can take 10yrs for Yorkshire water to adopt, any issues in the mean time are ours! Awful experience dealing with strata, no one really cares once their houses are sold, they up and move sticks, a bit like thar Simpson episode with the monorail. Never again. Wasted 5k on legal expenses to be stuck letting people down owing to strata.

We have lived on the ackworth site for over 9years now and still don’t have roads which have been completed. The road coming into the estate and the corner on turnberry is too tight and is an accident waiting to happen. Trying to get out of a few of the streets is so hard as cars are parked where their should be trees planted to stop this. The green is an eyesore which is not safe for children to play on. Then there is also a community centre which has been built and not completed!!

We've been in our house on Elegance for just over 6 years. Compared to what we expected, the house wasn't constructed too badly, with only minor snags, and a few "rough around the edges" bits. The issue that we are experiencing and the reason for the review is that construction has finished, and Strata have left the site, but the tarmac roads still haven't been finished. The roads are so bad that it is routinely damaging suspension including wheel alignment and snapped springs.

Having lived on the estate for nearly 10 years we have driven the uneven, pot holed roads 1000's of times, whilst we fully appreciated that the roads wouldn't be completed until construction was finished, the timescales are now getting ridiculous! Little to no communication from Strata is verging on ridiculous! Aswel as the road issues there also appears to be problems with the drainage on the estate which has not / will not be addressed by Strata despite being notified by a number of residents. Other aspects of the estate such as the community centre remain unfinished with no sign of completion any time soon. It seems as though the company was happy to accept everyone's money for the houses and then once the estate has fully sold then they have quickly moved on without completing promised works!

Strata Ackworth - I purchased my house in 2015 with assurances that the drains and roads would be completed. Patiently waiting for them to be completed in the last stages of their build, noticing communication stopped (they only think they owe it to the last stage of the estate) and they now do not believe that they owe further communications or have a responsibility to complete the work that was assured at point of purchase and beyond. 8 years on the toilets constantly block due to poor drainage on the estate, poor water quality, unfinished roads (that damage cars), unfinished paths / community centre, leaving a dangerous bend in the road ( due to poor design), let alone a number of build issues that nhbc have had to step in for and force them to resolve (despite their denials). Strata houses May look semi pretty, are reasonably sized internally and once upon a time I may have had trust in them. But my advice now due to shockingly ignoring responsibilities, build quality issues, abandoning and deceiving their customers I would AVOID AVOID AVOID!!Strata start to regain the trust you once had and put things right and when you do finally communicate with the estate … remember you have responsibilities to the full estate not just the few more recent builds that you occasionally email!

Abandoned estate- AckworthIf I could give 0 stars I would. Having had plenty of snagging issues, I would not recommend Strata.It’s difficult to convey how furious I am with the state of the estate in Ackworth. The roads are shocking, full of potholes & mounds of tar! I actually serious damaged my car on a pothole directly in front of my drive (had CCTV proving), obviously Strata where their usual rude & unhelpful selves & refused to support. The excuse of work ongoing is long passed!The green areas are frankly embarrassing & unsafe for children. The community centre is closed & abandoned. Frankly the entire estate is very embarrassing & no sign of any resolution.If you are reading reviews considering a Strata home, please avoid it is not worth it!!

We have lived in our strata home for 10 years. We were told the site would be completed in four years. However, we are still here with unfinished roads, a green that is too dangerous to use, a community centre that is still unfinished, kerbs that are broken and uneven and ironwork that is still raised. Strata have long since disappeared with nothing but empty promises and an abundance of excuses. They are quick to take your money but slow to take responsibility and act upon their promises. The after sales care is not fit for purpose with generic replies to emails (if any response at all) and no actual person to pick up the phone and answer questions regarding the completion of the project.

All these buyers giving 5 star reviews. I hope your site is complete or you might be wishing you’d not given the 5 stars. It’s been 14 years since Strata 1st started building in Ackworth and for 11 of them the roads haven’t been completed. How about finishing what you started rather than throwing up hundreds of new houses. We’ve had a temporary road surface for 11 years. Raised iron works. Massive potholes. Illegal curbs and Strata are nowhere to be seen. Let alone the eyesore of a community centre which hasn’t been completed. How are they allowed to leave an estate with 400+ houses with out a made road into the estate. Beyond me!

Strata EleganceThe land that time forgotWe moved here in August 2022 so we’re one of the lucky ones who hasn’t hadn’t had to endure almost a decade of missed deadlines and poor excuses. The estate has been all but abandoned since the site office was removed at the back end of last year. The roads unfinished and unsafe and nobody can get a straight, honest response from strata about when it’s likely to be done. No one has any faith that there is any realistic deadline in site. Thank god our solicitors advised an indemnity in case it never gets done, it’s looking increasingly likely that it might be needed!

Well - you buy the house of your dreams - shame strata up and leave once all houses are built (having sold them all) and leave the roads and estate a total mess - to the point it’s damaging cars and even food shop deliveries are having damaged products when delivering 🤣 Would not recommend strata - makes you think twice buying a new build. When you buy a new home - you expect the roads and the estate to be finished but this isn’t the case with strata - they sell the houses and move onto the next development instead with no finish date in site. Very disappointing.

We moved onto the strata elegance site at the beginning of 2018 and now 5 years later the site is still not finished. The road is an absolute disgrace as it’s still not had the final layer of tarmac laid and multiple times it has damaged mine and my wife’s vehicles costing us hundreds of pounds in repairs. The Green which we all contribute to looks horrendous, it’s supposed to be complete but there’s rubble and rocks hidden in the soil and our children are supposed to be able to play on there which will cause injuries. Sort it out strata!

TrustpilotThe forgotten STRATA Ackworth estate
It pains me to have to write this as we love our home, but our estate seems to have been abandoned by strata after the houses have been built. We have been in our house for three years and we still don’t have roads, there is no indication of when the roads will be started. The land behind our house was being landscaped for artificial turf, but has been left to weeds again, meaning the land will once again need to be rotivated - which is going to run a risk again with the stones in the ground hitting windows and cars and damaging property. We already have poisonous toxic weeks in our garden due to the land at the back of our house, rendering out garden unusable. The paths are unsafe and the makeshift ramps into people’s houses makes it an uncomfortable, dangerous ride whenever you want to go to your house. We know people who want to buy on the estate but won’t move because of the state of the road and the delay in rectifying the roads and paths. How will this be rectified? When will it be rectified?
