GoogleRented a property at Knowle Road, Burley through them several years ago whilst studying at Leeds Uni. Pretty much wish I hadn't. Heating was nonexistent in winter 2004, they did nothing about it. My room might as well have been the Arctic; I ended up packing my bags and moving back to London for xmas. To add insult to injury there was no 'half rent' offered for summer, though my course finished as early as May, and to add even more insult to injury, they then charged me £30 in cleaning fees deductible from deposit even though my room was left cleaner than the state it was offered to me in. People like these prey on young naive students of which there are zillions around Leeds. AVOID THEM AND REPORT THEM TO THE EA.

GoogleOur house wasn't in a great condition when we arrived and it always took a very long time for contractors to be called out when we had problems. We had rats and mice from the day we moved in, one of the kitchen cupboards was full of droppings and it took them about 2 months to clear this out and replaster it. When a bulb blew in a bathroom it took them about 3 weeks to fix which wasn't great. In their defence- things did eventually get fixed it just took a while. We did always have mice in the property however, although DEU were under some kind of illusion that they had rectified this problem when they hadn't.
We kept the house in very good condition throughout our tenancy- the agents and contractors frequently commented on how clean and tidy the property was and we were even told that we had raised the value of the house. However when we left we were charged an extortionate £45 each cleaning fee out of our deposit. We had to leave the property in a hurry due to the Covid pandemic and didn't have the time to deep clean the living room and kitchen (bedrooms and bathrooms were perfectly clean), but they definitely weren't in a state that constituted a £180 cleaning fee. They also attempted to charge us for light bulbs that the other tenants had taken (and they were aware that it was the other tenants and not us who had done this). We were also charged for hallway light bulbs that were not even there when we moved in.
Overall this is not a great student estate agent. They will either take a very long time to fix your problems or not fix them at all, and will try and take your deposit no matter how clean you are. If you go with this estate agent be aware that you probably will have vermin problems and make sure you clean your property extremely well before you leave- they expected us to defrost the freezer and perform a deep clean of the oven before we left even though it was filthy when we arrived.
On the plus side the staff and contractors that they sent were always quite friendly and polite.

GoogleWould not recommend to my worst enemy. We have had a cockroach infestation for the last 9 months they’ve done very little about it, aside from phoning my landlord. They have been rude and unresponsive, and we have had a cockroach infestation in our flat so severe that for almost half of our tenancy we have not been able to use our kitchen, they’ve given us false promises that they’ll fix things they have no intention of fixing, they’ve been patronising and flat out lied to us more than once. They refused to let us leave the second year of our agreement despite the flat being inhabitable due to the severity of the infestation. Do not use this letting agency.
