Extremely unprofessional and incompetent property manager. Took 5 months to reimburse me for the gas charge that the previous tenant did not clear. I moved out on 1st Oct, signed the deposit return form on 14th Oct and I still have not received my deposit back, or even an update on the process. Absolutely no communication from the property manager, who is supposed to take care of this. Most of my emails were ignored/ replied to after more than a week. Never once apologised for late communication, no courtesy whatsoever.During the tenancy, pipe leakage, non-functioning ventilation, molding were not dealt with even though complaint were sent a few times. Not to mention some unreasonable charges to the deposit for wear and tear upon moving out. This overall has been a terribly distressing renting experience. Please stay clear of this agency.

!!!!Be carefule of this agent!!!(Final update: I got back my deposit in full after a time-consuming process which was not necessary.)In short, letting agent is good but property mangement team will unreasonably deduct of deposit at end of lease.1 of issues as example, they diposed landlord's furnitures mistakenly, but said they disposed my stuff remained in flat and charge me £50.Secondly, the property manager tries to ignore my arguments or selectively reply my arguments which is not honest but just trying to force me accept it.Another example is joiner between freezer door and exterior door, because of aged, the exterior door keeps detaching from freezer door, no matter how many times it has been fixed. I also have requested to fix it before end of lease but it quickly becomes detached again after a few days. The Benham requests to deduct deposit on this problem, however, in fact it will alaways detach again.

Terrible experience. They put pressure on you to sign contracts on the spot. I have zero professionalism in emails, with monosyllabic responses like "No." If you try to talk to anyone above the agent, you are fully neglected. They operate like a bunch of shark lawyers, always in favor of the landlords, neglecting completely that you are a human being. It was a terrible, toxic, and extremely harmful experience. I even had an anxiety attack because of them. Avoid them at all costs.
