Portslade branch: I would recommend Holly and Damien to anyone looking to place their property on the market

I’m writing on behalf of my Mum who is moving from out of the area and just about to complete on a purchase in Portslade. Holly and Damien at the portslade branch have been not only a joy to work with, but have been a fundamental part of helping my Mum find her ideal property. We unfortunately had a sale fall through due to circumstances outside of anyone’s control. Holly and Damien stayed in touch and found my Mum a second property. Through both experiences they have actively project managed the conveyancing process. It isn’t about a sale to them. It’s about matching the right property with the right buyer. They don’t shy away from tricky conversations and are honest, transparent and realistic. Whilst they’ve been incredibly helpful and supportive to us, we also know they have the interests of the seller as a priority. I know I will recommend them non stop to friends and family in the area. They are everything a good estate agent should be: proactive, communicative and you can trust they act with integrity towards both potential buyers and their vendors. They are rare gems. Mishon Mackay have tented our my flat for years and I bought and sold through them too. It’s a rough time out there at the moment but their professionalism, help, advice and understanding have been exemplary.Maria has been particularly outstanding especially when I had some interesting times with a tenant.I can’t recommend the team enough. Great experience selling our house with Mishon Mackay. Damien kept us up to date (without being chased) at every step of the sale. He was informative and made what is potentially a stressful time, very smooth. He even reached out when he was on annual leave to ensure we were in the loop with latest info. Charged £276 for a pre-tenancy 'sparkle…

We were 'sold' a pre-tenancy 'sparkle clean' as we were not in the country to inspect the flat after the previous tenants vacated. We were told that the inventory check had indicated that the flat was 'grubby' and it was necessary 'to make sure'. We agreed to go ahead with the clean without seeing any written quotes or specification. When the new tenants moved in, they told us they felt the flat was not clean and sent us photos. The cleaners had not even moved the one sofa to vacuum clean underneath, the oven, and the washing machine had not been touched. We raised this with Mishon and they have told us that we were charged £60 per hour incl VAT (for two people) for 4.5 hours or £270 in total. Mishon did not deal with our query and when we chased after two weeks did not really have an answer and, were very dismissive.

Beware buyers

Beware buyers: This estate agent misleads customers on important legal matters, which cost me considerable time, energy and money.I viewed an apartment with the Seven Dials office of Mishon Mackay (Hove). I asked specifically whether the apartment's hardwood floors (with which the agency advertised the flat) were legally sound in terms of the lease. I stressed that this is important as my partner has strong allergies and I am looking for a place with hard wood flooring. I was aware that more and more flats are being sold with hard wood flooring even though this is not allowed per the lease. The agent claimed that the hard wood floors were all fine in terms of the lease. I consequently made an offer on the place. But once my solicitor got insight into the legal details, it turned out that the lease mandates that all floors need be carpeted. This is stated in a central place in the lease agreement and cannot be missed. Mishon Mackay nevertheless tried to pressure me into buying the flat. According to them, the clause "all floors need be carpeted" does not mean that all floors need be carpeted. But that is of course not true. My solicitor was very clear: the hardwood floors are in direct breach of the lease and need be changed once anyone complains about noise. Mishon Mackay then failed to get retrospective consent from the landlord for the hardwood floors. All they got was a short email saying that the floors are ok as long as no one complains, but that a court would likely decide against the current state of the flat.Mishon Mackay then tried to portray this as a normal thing, stating that they could not have possibly known about the details of the lease. This is both of course untrue as well. Other agencies that I have been dealing with either told me that the floors need be carpeted or looked into the lease details before confirming whether the floors need carpeting or not. I finally decided to pull out of the sale because I never made an offer on a property that is in clear breach of the lease. In the course of this I lost money for a homebuyer report, legal searches, and a mortgage application, let alone my headache over this and wasted time. And all this simply because of the dishonesty of Mishon Mackay that seem to privilege a quick sale over legally sound procedure.

Damien and Holly are best in the business!

Cannot fault Damien and Holly at Mishon Mackay in Portslade at all. Throughout a two year process during a global pandemic, with one chain falling through before we finally succeeded, they have stuck with us throughout and remained positive, proactive and helpful - playing a key role in getting the sale/purchase across the line and offering all the support we could ask for and more. We wouldn’t recommend anyone else to sell your property in the West Hove/Portslade area, these guys give estate agency a good name and it was a pleasure to deal with them, almost sad it’s over!

We were really impressed with Mishon Mackay and especially Jay, who was brilliant. The whole process for us as landlords was made incredibly easy from finding new tenants through to getting us a cleaner and recommending a carpet fitter and even being available for a delivery, I felt there was no problem that couldn't be solved. He actually made the procedure of getting new tenants a pleasure and frankly we couldn't recommend highly enough.

When one buys a property a minor frustration is that the estate agent involved in the sale may have been the most hopeless of the 10 that you dealt with which is exactly what happened to me in 2012. The estate agent who handled the sale was gone during the legal shenanigans and his replacement left before it was complete, the 3rd guy didn't have a clue, none of them had a clue frankly, luckily the vendor and I pretty much drove the sale.By a happy contrast this time round Mishon Mackay were the best estate agent that I dealt with, I was happy they got the sale! Mark, Amy and Sue have been totally lovely to deal with throughout and have shown a lovely professionalism, shook up the legal process when it got a bit slow and generally have all been stars. In fact the original offer I made was not accepted but then the successful one hit a problem and they came back to me. So, I had experience of them dealing with an unsuccessful offer too and they took the time to explain everything to me at the time which frankly, most estate agents don't do. So, all in all, it was a great experience and I recommend them wholeheartedly. If I ever sell, I will instruct them for sure.

My review is specifically for Mark Welton as I have only had dealings with him. We bought a property from Mark in 2015 which went extremely smoothly. When we came to sell that same house this year (2021) we immediately thought of him, but as we were letting the property we felt tied to the managing agents. After 10 weeks with no interest we took it off the market and asked Mark to take it over and sell it for us. After 2 days of viewings, he had secured numerous offers for us. We sold for 35k over asking price. I should also mention that we were living in America, so Mark had to deal with our tenants, during Covid, with difficult time differences. He also managed to get the sale done quickly, before the stamp duty holiday ended. Mark often communicated with me outside of office hours, regularly late in the evening, to suit my timing. He was extremely professional and detailed. He handled some tricky issues with our tenants, keeping them on side at a time when they could have made the sale impossible.It really makes a world of difference who you choose to sell your property. All agents are absolutely not equal!I wouldn’t hesitate to use Mark in the future and fully recommend him to anyone wishing to experience a higher level, more professional approach. He is certainly the best estate agent I have ever had dealings with.
