A big thank you to Jack, Faye and Lois from Chalk street in Romford. Throughout our home selling process, they were incredibly communicative. They promptly answered calls and emails, keeping us informed about every development. I was always able to get someone on the phone immediately and they always called on time. I liked the fact that on viewing days there was someone who was available to speak to and they were super fast in getting feedback. Their efficiency was remarkable. They expedited everything and coordinated viewings effectively, leading to a quick sale. Their proactive approach was evident when they organized an open house that attracted multiple offers and we went with the best offer with most chance of completion. You hear all sorts of stories but I can honestly say I could buy everyone of them a present . So much so, that our house was sold just 2 weeks after I first contacted them. Then we were passed to Mandy, Chalk St’s sales progresser. Mandy has been unbelievably patient and helpful, especially in some frustrating circumstances! Mandy is super responsive and always in touch with updates. Thanks to her hard work, we were able to exchange just 7 weeks after finding our onward property. In addition to the great service we received, Chalk St’s fixed fee provided good value for money for us - it’s difficult to see how other agents charge more money for less service! We hired CSE with high hopes due to their attention to detail and very swanky branding and although they eventually sold our house we felt that the overall experience was poor. Listing the house (plucked from the air valuation) and photos were done quick which were abided to covid rules. We listed the house and specifically said that we wanted the sell quickly and to a minimum chain. For the first couple of weeks we were doing tours of our house to people who hadn't sold their house, couldn't afford it or had people who were in a lengthy chain. We had so many unfit viewings it reached the high 20s! There was one viewing in particular (who I won't disclose) was sent round but after the viewing I found out some criminal background history which left us feeling vulnerable. After this incident I spoke to the manager and again told him our who we needed to sell to, what price we felt was right to sell for and how quickly we needed to sell. There was a sense of arrogance about him and his attitude towards prospective buyers of our house was low. There was a comment saying that our house wasn't as nice or as efficient as others out there on the market. There was also a negative comment about "some" buyers in particular because of their current location - I don't think this was professional at all. After this conversation we received less viewers but the right people and we eventually sold to first time buyers. I have to praise Jessica & Dan Smith on their elevated efforts. Chalk Street do offer "recommended" mortgage brokers and solicitors - we didn't take them up on this because we already had a trusted MB & Solicitor. By feedback from other CSE clients, it seems we dodged a bullet because the recommendations were not very good and more so that CSE can get a commission. There was a lack of evidences of a connected working relationship for a streamlined service. In our experience, use your own recommended services. The sales progression took longer than anticipated, Mandy was ok - I mean she had done her job but we felt she wasn't really aware of the current status. In all the experience should've been smooth but we ended up feeling more stressed out by trying to sell a steak to a vegetarian. Once we complained and told them exactly who we should be targeting and only accepting the right people financially to buy our house, we found the right buyers - if only they listened to us at the start rather than almost a month later. We paid £2600 for their services. There optional were addon fees to have someone conduct the viewings, have a more focused branding advert etc. Chalk Street sell themselves really well, but it felt like a glorified and expensive version of purple bricks... A wolf in sheep's clothing.----------------------------------"Reply to CSE comments"With regards to the valuation, you valued our 3 bed mid terrace house against a 3 bed semi detached house. With your "extensive experience" I would think that there were be some significant difference with regards to valuation. I.e side access, bigger garden, wear & tear, potential to extend. You valued both properties the same price meaning ours was overvalued in comparison thus detoring away prospective buyers. We did not reject any offer for our house other than the £325k offer which was 75k lower than what we asked for. This same person was the only known complaint of myself only because I researched their name (a name you gave me upon the viewing) to find multiple news stories and mugshots of the person with a 2 year criminal conviction for financal fraud. Anyone else I spoke too we have mutual friends on Facebook and again you gave me their full names. We had an offer of £410k from a viewer but they were not in a position to proceed for us to accept as they were in a long chain and had not sold their house - this which included two people selling their properties to purchase (jointly) the house of our potential buyer. We cannot accept an offer where the chain is open - as per your advice.We specifically requested an 8 week turnaround due to us buying a new build which was a 4 week turnaround once reservation was met. You were a month over the deadline. We understand that some people either liked our house or didn't, that is fine. But to clarify our floor plans and photos were visible on all third party websites and specifically yours. The people booked and then passed up comments saying they didn't like the layout... a layout which they must've spoken to you about? No? 96% recommendation rate is good and congratulations on that. We're one of the 4% where we didn't receive the same service we expected. Regardless of the level of your fee, we were paying you as a professional to sell our house for us and we shouldn't of had to have as much input in the process as we did.

Very impressed with Chalk street, they acted for me with the sale of my property and were superb from start to finish. Valuation and sales advice from Ben was spot on, great knowledge of local area and everything he said materialised. I would highly recommend Chalk Street, indeed I used them because they sold my daughter's house. The team are all so incredibly helpful. I liked the fixed fee to sell the house, and from the outset it has been a pleasure dealing with everyone, but a special mention to Ben who started the ball rolling to Mandy who made a concerted effort to move things along for us keeping the pressure on the solicitors and brokers to close the sale.
