I’m writing this review as a buyer, and I have to say Chalk Street have been excellent throughout the entire process. From the initial viewing stages to navigating challenges and keeping me engaged, their service really stood out. There were several points where I was close to pulling out, but Mandy Bootle played a key role in keeping things on track. She was patient, highly responsive to my queries, and proactive in handling the issues that came up during the purchase. Without her support and persistence, I likely would have walked away on more than one occasion. Typically, estate agents focus on supporting the seller, but in this case I genuinely felt supported as a buyer too. That made a huge difference to my overall experience. A truly professional firm that I’ll happily work with again in the future, and I wouldn’t hesitate to recommend them to friends and family. Credit where it’s due, they absolutely deserve it.

Brilliant, dedicated service

We recently sold two properties through Chalk Street Estates- overall had a very positive experience and would recommend this firm to anyone looking to market properties or purchase. The marketing of both properties was excellent. The photography was particularly impressive, very professional, with bright and clear images that really showcased the properties far better than many other listings we saw from different agents. Their pricing was also competitive and reasonable, which gave us confidence in choosing them to market our homes. Throughout the process, the team communicated well regarding viewing requests and follow-ups, keeping us informed at each stage. Unfortunately, there were some aspects outside of their control, particularly issues arising from the mortgage surveyor, which ultimately impacted the final agreed sale prices, bringing them below the initial valuations. Despite this, the team at Chalk Street worked hard to communicate with the rest of the chain and help reach an agreement. We found difficult conversations were handled professionally and very efficiently in what was at the time of our sales a buyers market. We also had an issue with the initial offer being reduced and had to relist the property, but this was handled efficiently and we secured a new offer within a week. Our offers were originally agreed around October, with initial viewings supported by Faye and later managed by Jack. We are very greatful to Jack- selling 2 properties is extremely challenging and Jack was nothing short of a miracle worker when it came to securing offers for both homes at the same time. A true credit to Chalk Street. As we moved closer to completion, Mandy became our main point of contact (around January, roughly eight weeks before completion). We had an incredibly challenging chain, but Mandy worked tirelessly behind the scenes, cross-communicating with all parties involved to help push things forward and encourage completion. We feel this was crucial to supporting completion with multiple agencies, solicitors and buyers involved- this we feel makes Chalk Street a stand out in their field. When we were purchasing our home 5 years ago we did the chasing with solicitors, Mandys involvement really eliminated the stress of it all. We are now in our dream home and cannot thank the team’s professionalism, persistence, and dedication during what turned out to be a complex sale process. If you are looking to sell or buy, they wont let you down :)

From the moment Jack came into our home to provide us with a valuation we knew we had made the right decision to use Chalk Street . He was so polite and made us feel at ease , explaining everything in detail. They helped us with all the paperwork and forms we needed and nothing was too much trouble for them . All the staff just couldn’t do enough for you , always at the end of the phone when needed . From the conveyancing side , Mandy was fabulous as there were a few difficult times for us in this process and the help and support we were given was outstanding . Hands down the best estate agents we’ve dealt with. I would happily recommend Chalk Street for selling your home. We had an initial consult with Jack about the process and Faye arranged our viewings and gave good advice when needed. The sale was a difficult one with chains falling through & things not working out initially but Mandy was always on top of progression & making sure all involved were being chased and responding when necessary. We were always very confident throughout that whatever was within Chalk Streets power to take forward would be getting done. It was a long and difficult process for us made all the harder by unknowingly taking on a very difficult purchase but Faye & Mandy kept us on track and sane & helped to mitigate some of the unavoidable stress. Mandy bootle the sales progressor of the Hornchurch branch is incredible she seriously knows her stuff and knows the industry through and through nothing is too much of an ask for this lady. Chalk Street are fantastic. I initially spoke with Jack about getting my house on the market, he was very helpful and swift to respond to all my queries. We quickly got the house on the market, with very professional photos for the website. Faye and Gracie arranged the viewings, couldn't have been more professional. We got a buyer on the first weekend we were on the market. We soon found a place to buy, had an offer accepted, and then we were in the hands of Mandy. Mandy was brilliant. Very responsive, full of good advice, in regular contact with my solicitor and helped push the chain along. The estate agents we bought through showed exactly why Chalk Street are the best. They rarely returned my calls, rarely contacted Mandy and never provided updates. Mandy helped keep us sane! Prevented me to go for a higher asking…

Prevented me to go for a higher asking price and after an offer on the 2nd day, refused other viewings to go ahead. When I wanted to put an offer on another house, the progress manager whom I called Ms Brutal refused the call, saying the whole department was closed 9am on a Friday. ****** The response is a blatant lie. I was told not to go ahead with any other viewings to "Give this chap a chance"! Stop lying. Ms Brutal was said to be on holiday and even his ex colleague could not get to talk to her and of course, I couldn't put an offer on a house on Church End Lane as they smelt the odious smell of MONEY! You can lie, but I am not the only person posting these views. Never use this company as they are playing god with your major asset. Houses around the area went for £500k. But the rep who came said no and asked me to try £475k. On the 2nd day, some discerning bargain hunter offered £450k and I accepted it. More viewings had initially been arrranged but I was dissuaded from taking more viewings so as to give this bargain hunter a chance. Remember:1) Go online to check prices for comparable houses. No estate agents will work for YOU. They see £3500 and will try to close off the deal. If they ask for £475K, you should go for £500K. 2) Keep your wit with you. When they refused further viewings, threaten to pull out from them. Your house is a major asset and house moving is traumatic. They can post a response, but remember challenge everything, trust no one, especially not estate agents and don't give away your major asset.
