Absolutely awful service, Linley & Simpson did nothing to address the damp issues in the flat we lived in for over a year, we exchanged countless emails and spoke to various agents who simply shifted the blame elsewhere meaning the issue was never resolved and we had to throw away furniture and clothing which were ruined by the conditions of the property. If this wasn’t bad enough, since leaving the property we have been charged £180 cleaning fee despite spending hours cleaning the property and removing all the mould caused by the damp. We have asked for photographic evidence that the flat was left unclean but they have been unable to provide this and are unwilling to negotiate. We are so disappointed and upset with this experience.

We rented a property for nearly 4 years through Linley&Simpson and the experience throughout was impressive. From the initial signing of the contracts, to responding quickly to queries, repairing and fixing any issues we had (we didn't have many anyway), doing all the necessary checks (gas, electricity, boiler, etc...), to the checkout of the property all was perfect. During the notice period they arranged viewings, and they were really polite and considerate. Sophie in particular helped us through the stressful time of moving out, as she responded quickly to queries and was friendly and understanding. Keep up the good work and services.

I am in the process of applying to rent a property and have been so impressed with Sophie Hustwith who right from the start has been professional, helpful and made me feel valued. She has gone over and beyond what I expected in terms of her communication each step of the way and also by finding out any information that I needed. She was also very knowledgeable about the property and had a sense of humour, which when you are stressed looking for somewhere to live, is an added bonus. I would recommend if you are looking for a place to rent to get in touch with Linley and Simpson and ask for Sophie.

I have just booked a studio with them and I must said that it was an unexpectedly fast and easy process. I am new to Leeds (and to the UK), with no previous credit score and a very short UK residence history. However, this wasn't a problem and did not imply any delays up to this point when working with them. I am very grateful to Kyle for his kindness, suggestions, help and fast answers to my inquiries; Mark for showing me the flat and helping me check any issues; Sophie for showing me in detail the common areas and previous options in the residence; and Sophia for first attending me and patiently and kindly answering all my initial queries.

Very Bad experience with Services and repairs, facing the problem since shifted , the lady downstairs will knock the door every day about leakage from our flat, plumber always comes Day before weekend and will turn off water for 4/5 days, without informing he leaves and when i call the team they will say we waiting for contractor. It’s not a joke to Turn the kitchen water off for 6 days and call Team replies”” use bathroom water to do cooking and Wash dishes”” hilarious, No option left after calls and email complaints ,so Had to leave this review.
