Avoid at all costs. I know the rental market is crazy but it is not worth the damage to your mental health that using Linley and Simpson will cause. I have never been spoken to the way their staff will speak to you. They are incredibly nasty. Their renewals team are particularly unpleasant. Do not believe any assurances they give you, even in writing. They will simply shout at you down the phone and threaten to evict you if you try to hold them to any obligations they make. Without doubt the worst and most unpleasant letting agents I have ever used and the bar is low.

Awful company, not willing to do the necessary checks before you move into a property. We'd signed for a property with them over a month ago, picked up the keys only to find the flat was in diabolical condition; dirty stained mattresses, a fly infestation, carpets which hadn't been laid properly, loose floor tiles, damp bedroom walls, filthy carpets, oil spills all over the hob, a broken fridge, etc. It hadn't even been cleaned since the previous tenants had moved out, and yet L&S claimed to have carried out the necessary checks and had approved the condition of it despite the state of it. We canceled our tenancy agreement immediately and were given absolutely no help in finding a replacement property despite everything being 100% L&S' fault. Weeks later and we haven't been able to secure a new property and are now less than 3 weeks away from having to move and we have no where to go. When L&S were confronted with this information we were told "it's because it's a busy time for rentals, try a different agency. " No solution, no apology, nothing helpful whatsoever. All properties we viewed with L&S between then and now are in horrific condition and it's completely unacceptable. Staff are completely unhelpful and unprofessional (Headingley branch), we'd be told information by one member of staff and when speaking to another member of staff we were met with "That's not true, I'm not sure who told you that." Absolutely horrific service by a bunch people who seemingly have no idea what they're doing, nor do they care. Not a single person who took us on viewings (three separate people on different occasions) had any knowledge on the property, it was always "I'll have to check and get back to you", every single time. No one did a thing to attempt to help us secure a second application despite being completely responsible for our first choice falling through. They literally don't care about their tenants, just about taking your money. The only reason they have positive reviews is because the staff literally ask you to post them... Note how all the one star reviews are the ones with the most thumbs up - there's a reason. I wouldn't recommend this company under any circumstance, do yourself a favour and go elsewhere.

This is the first time I deal with an estate agent for securing an tenancy in UK, and am happy to have quite a good experience with L&S. Mark, one of the team members, is especially responsive, informative and helpful throughout. He always has a quick response to my email even out of office hours. This is impressive. Overall, the whole team is able to timely sort out the issues I have with the property. The Goodlord system is also clear and helpful for me to understand the procedure. Organised and systematic.

She has then followed up by email with detailed instructions on next step after the viewing. I can’t recommend Linley and Simpson Headingley highly enough. We were shown around some flats with Mark, who was really friendly and made the viewing process feel really comfortable. He listened carefully to our requests and recommended that we view another property which he thought would be a good fix for us. We absolutely loved the flat and Mark helped make the decision to apply feel really straightforward and stress free. We then spoke with Annie and Kyle when securing the property, who were both so clear and helpful outlining our next steps. Kyle was in regular contact to update us with the final steps to secure the property and was always really professional and knowledgeable.
