GoogleI'd encourage landlords to thoroughly check & consider if you want Lawlors representing you as a property manager (I'd personally pay the extra to a reputable estate agent) & I'd encourage future tenants to be more wiser before signing a contract with them. They are really good are faking it at the start. We moved into our property Nov 16th (Wintergreen Boulevard), upon arrival there was an inventory check going on to check the condition of the flat, which showed a number of issues. Flat had only been DOMESTICALLY cleaned by previous tenants (IN COVID), and needed a further professional clean as it was unacceptable (yellow lime scale everywhere, soiled toilets, fingerprints, watermarks, smudges, dust, candle wax on floor), curtain railings falling off, and a number of other issues. We were told prior to moving in a professional clean had been conducted. Receipts not evident. I rang Asad numerous times to discuss getting a cleaner to come in. His response was “all landlords are telling their tenants to clean the flats themselves in covid times” so you are relying on tenants to fully disinfect a property? When cleaners are available? What a cop-out! We had to get our previous flat we were in professionally cleaned and provide evidence - We were issued with 1 fob to access our building, (how does this work when both of us need to go out?) 1 carpark fob (which doesn't work, therefore we haven’t been able to gain access into it, being forced to park outside the residential buildings) and an illegible parking permit. We were not given any instructions or advice on where we could park if we couldn’t get into the carpark, and if any parking fines would come from parking outside our building. We got in touch with the building managers as instructed by Lawlors and they said that parking was permitted out there and that no one patrols the area issuing fines. Please tell me why we were issued a £60 fine? Had the carpark fob been tested, had the parking permit issued on first week of moving in we wouldn’t have this issue as we would be parking inside our communal carpark. We raised this to Chandni. Apparently we're meant to get a refund. The correct information about where we can’t and can park should’ve been stated by both the estate agents and property management as well as receiving a valid parking permit upon arrival and a working carpark fob. - Problem with the heating was reported numerous times (considering we are also in a very cold winter) and only until we said we were going to take legal action for negligence as it’s an inhabitable environment, did they sort it. It took one month to “fix”. I asked the heat engineer when he arrived when was he told of this job, he said “lunch time that day”. I explained to him that we had reported this at least 3-4 weeks back. He had nothing to say and looked startled. The heating was reported 2 days ago again with still no response. Rang again today and explained with frustration at Karan. He said they will send another heat engineer round providing permission is received by the landlord. Bathrooms: The showerheads are covered limescale all over and one is not fit for purpose. Insects such as silverfish are crawling from unsealed gaps and it is absolutely disgusting. Karan's response to the silver fish? "Get a bug spray", WOW! Balcony door, kitchen drawer, flush doesn't stop running, taps that move as they aren't secure, phone is hanging off the wall, trust me, I can go on with all the rest of the problems! - Chandni sent over a property inspector a week after we moved in to see what we were “complaining” about (although it was noted on the inventory check prior to Mary visiting). Mary arrived & noted extra issues on top of the inventory issues and she totally understood our frustrations. She stated that Lawlors would get in touch. No action has been taken aside from the heating which still doesn’t work properly. Nearly 8 weeks on you now have tenants that are fed up and unhappy already. Clearly Lawlors have no care, no honesty & they play awful middleman.NegativeResponsiveness, Quality, Professionalism, Value

This review has been posted by an individual who the landlord has agreed to release from the tenancy and allowed to vacate the property as there was simply no way of bringing the property up to their required or expected standard.

GoogleI'm finding time to write a review after a long time as I couldn't remember their name. This is a highly unreliable company and their agents have sky high ego issues.
I was given a property that wasn't cleaned from the inside at all. They had promised a professional cleanup before I moved in on a pre-agreed date.
They won't give you an inventory straight away in the pre-requisite time so that they can then deduct charges from your deposit at the end. They went as far as denying that they owed me money in the end when I had paid for a year in advance due to poor credit ratings and left contractually in 10 months due to a change in circumstances.
I had to go through the property ombudsman to get my money back which took me about a year.
During my notice period, on one occasion I wasn't able to stay home for a viewing and I told the agent that I wanted to be present due to the high value of contents in the house. He (some Fahad Mallik) actually threatened me saying I'll just use the keys to gain access if you haven't got the time.
Save yourself the trouble and deal with someone else. These people haven't got the ethics or a the least bit of humility to deal with genuine clients.
Update 24th January 2021:
Upon comment from Lawlors. I've still got the ombudsman reports. Do you have or did you have one Mr. Fahad Malik working for you? Of course you do or did. I've still got your emails and all communications with your agency. Your agency literally igrnored my emails for almost 18 months after I moved out of the country. Had the ombudsman not been kind enough to intervene, I would have certainly lost my money.
I cannot forget you folks at all. The mental trauma of you treating your clients and the frustration I had to go through to get my money back was surmountable. It took me 18 months to get my money back. I don't want people to go through the same trouble. I might just be lucky enough to save a poor soul.NegativeResponsiveness, Quality, Professionalism, Value

Dear Sir, In all of the time it has taken you to remember the name of our company, I am afraid you may have us confused or mixed up with a different company. The only "Tushar" I have is still a tenant of ours and has not vacated the property nor involved the ombudsman for anything.

GoogleWe had a viewing with Asad for a property worth over a million who never followed up and responded to calls. I called up and left messages for the Fahad who is apparently the manager there who never called up either. Eventually when I spoke with Fahad he loved to talk over me and just wasn't keen to listen and constantly went on about justifying their lack of professionalism and non-responsiveness. Stay away from these guys if you are looking for a decent agent to manage your properties or to buy from.
In response to the reply by Lawlors, it was their failure that they never followed up or responded to calls since the time of the viewing. Good customer service goes a long way!!!NegativeResponsiveness, Quality, Professionalism, Value

Dear Mr. Hussaini, thank you for your posting. It is a shame that you have jumped to an internet forum to express your dissatisfaction rather than to reply to my email after YOU chose to terminate our conversation, not me. The property is indeed on the market for in excess of a million pounds and we are very proud of the fact that we have secured an offer exceeding the asking price by way of our professionalism and negotiation skills. If you were looking to buy the property "at the right price" but were unable to meet the demand for the property, it is not through any fault of ours. You have taken three weeks after the viewing to contact us whereas a price was agreed for the property after only two weeks. Perhaps if you were as quick to call us as you have been in posting a review, you may have stood a chance at submitting an offer for the house.

GoogleUPDATE:
01.02.2021
For my original review please see below.
At present - after nearly 3 months of difficult negotiations I received back part of my deposit.
Lawlors Estate also returned my holding deposit which they kept for over a year!
At the moment I am trying to recover the remaining amount of my deposit using deposit protection scheme TDS.
ORIGINAL REVIEW:
The worst service I have ever experienced from an estate agency so far!
My deposit was not returned to me after I moved out from the property I rented from Lawlors estates without any valid explanation being given!
I was simply told that the landlord was holding my deposit.
I rented a studio at Tasker Close for a year.
On the day of vacating the property I met one of the agents from Lawlors estates who made quick checks of the property and told me that everything was fine and I should receive inventory report and my deposit in several days.
He never contacted me again.
After around three weeks of waiting I sent an email asking about deposit but the email was ignored.
I phoned and messaged the agency multiple times. I had been told that the landlord held my deposit, and I also received email saying that Lawlors estates was "still awaiting confirmation from the landlord".
When I asked about the reason why the landlord held my deposit and what kind of "confirmation" the agency was awaiting, my email was yet again ignored.
It has been over 5 weeks (40 days) since I moved out.
I was denied my deposit so far without any valid explanation being given.
Just to say that landlord should return the deposit within 10 days if there is no dispute between landlord and the tenant.
I have to sincerely admit that the service provided by Lawlors estates is very unprofessional and sadly the worst I have received from any agency I previously dealt with!
If I don't receive my deposit I will need to go to court to get it back - this is very disappointing.NegativeResponsiveness, Quality, Professionalism, Value

Dear Sir, you have already been advised of the required steps to reclaim a deposit which is being claimed by the landlord. We do not have any control over this process. Your update states that we held your holding deposit for a year but fails to state that the money was refunded AS SOON AS your brought this to our notice. Your statements about no explanation being offered are completely false but of course you can get away with writing whatever you please. You have been sent the check in and check out inevntory records as well as the clauses of the tenancy agreement that have been breached. We cannot really offer a more concise explanation than this.

Our estate agent was Fahad and he was very helpful throughout the tenancy, with swift help in any situations we had. Nice to see an agent that actually wants to help and is not biased. We needed to say goodbye to them since we were buying our first house. We are also immensely grateful to Fahad and his lovely team for their continuous support during our transition of moving. If you have chosen to purchase furniture for a property you have not passed reference checks for, it is not our responsibility. For future reference, when your paperwork is substandard, you should await the agents approval which you obviously have received elsewhere before spending money on furniture and then taking your frustration out on the agents.

Thank you for your funny comment booming with whataboutism and rudeness
No need to check your records or anything, i'm reviewing you as a friend of someone who told me their story and then I decided to have a look on maps to see if thats all true and it really is, extra review for you.
Even if you found me in your records what were you going to do? discriminate more? take away my house? steal more money?
mock me of not having enough money to afford a house like you did with the guy in the picture I sent?
What a shame you can't do any of that, right
Let's see why your General Public text is just a load of trash from a paranoid manchild that takes it too seriously and sucks at being a detective too
1: older reviewer are notified when new questions or comments are posted on their places, they can like whoever they want, I liked my own too because why not
2:what language? english? The only comments with same words are the ones saying positive things about you and your agents because they are bought and fake lol it's soo obvious at first sight I wonder why you didn't spend a bit more time making them less obvious, change the asian country names at least
3: you have like 21 one star reviews with most of them recent so who are you trying to accuse here? tell me the guys so we can all have a laugh together 🤣
4:don't worry I don't wake up at 4am to do this stuff, the planet has different time zones if you ever heard of those, leave your village once in a while
5: who are you accusing of being on drugs? that's illegal
Yes it's a shame that google doesn't take reviews seriously because if they did you would be rated one star and a half after the removal of the fake positive ones and penalizing you for acting like an a$$ on social media
go out breathe some air and let's enjoy your next rude message, you ruin your reputation and sound more funny with every line you send around here 😂😂😂
--Original review--
Mostly rude people who cheat on reviews by asking customers to give good comments(if all goes well) or make false profiles themselves leave bad comments to competitors that work nearby(they are much better by the way even if they have lower stars), suspicious business, should spend more time on honest work instead of playing dirty, perhaps it's time to understand that part of our culture nowadays
Also super discriminatory on comments here, no words

I have checked our records and also checked in with the negotiators in the office. Not a single member of staff has had any dealing with you or anyone with a similar name.
If you have a genuine complaint about feeling “cheated” I would encourage you to contact the manager or director so that we can investigate and address any issues for you in the appropriate manner.

This review has received two “likes” within four hours of being posted at circa 4:00 am. It carries the same language to a review which was also posted recently. That same person left a further One Star rating which I have not entertained with a reply. The individual in question seems to have taken the matter of not qualifying for a property very personally. I have received two negative reviews from him, this potentially being the third. All reviews have been posted in the early hours of the morning when I assume the “poster” is under the influence. It is a little frustrating that the organisation hosting these reviews in too inept to investigate the source and / or legitimacy of such content.
★★★★★ 1/5
GoogleMost of the reviews here are fake and they have been posted with fresh accounts that did nothing else than licking this agency's back with the same writing style.
For me it was a deeply disappointing experience, a waste of time and money that only teaches people to don't trust small estate agents such as this one.
The communication was poor, the agent himself was always in a hurry and completely ignored my questions about the referencing process for days, most of them were never answered.
They took my money to stop viewings on the property I was interested in yet viewings continued, I still haven't seen that money back in my account.
While proper estate agents will usually take 3-5 weeks to check your application as a tenant, these incompetents will take barely more than a week to later give you a generic excuse such as "the landlord wants someone who is an employee, no self-employed accepted", so 1/3 of the UK's workforce is suddenly not eligible for a house with these people, even if your income is 80k.
They either have no experience referencing self employed professionals or they have no access to background checking tools, that's a pathetic excuse nobody I know has ever heard from any agency.
If you're a tenant then you'll probably waste of time and money trying to get a house through these people, if you're a landlord you are also wasting time and money while your property rots away, because they clearly can't communicate or treat potential tenants in a proper way.
Whoever handles this account should spare themselves the sassy replies, threatening or trying to take down a Google Local guide's review will not do you any favor.
As always your reply is totally irrelevant (like those from your agent's messages) and full of misinformation, I'm not bothered enough to go through a management team that clearly displays its toxicity on Maps replies.
I very well know and I guarantee to anyone who will contact me that you made absolutely zero checks for the case I took care of, a self employed with plenty of references.
You just didn't care enough to look, your average customers are all McDonald employees judging by the other negative reviews you accumulated and the way you treated them, that's all the paperwork you got.

This review has been replied to previously so the poster has decided to remove the review, in order to delete the reply which they could not counter and post a fresh review again. Basically we refused to let a property to this individual and quite rightly so. The one star rating is well worth not dealing with tenants of this calibre.

GoogleI called in to ask about cutting back a tree next door. I might as well have been talking to a wall. No interest. No taking my details. No energy to even listen. I was simply told "I will tell the manager". I doubt this ever happened. The webpage promises so much, but as I found out, they are only finely crafted words with little real meaning sitting behind them. If any positive action is taken, I will of course update my review in the light of anything ever happening. A real disappointment.
In response:
Two months to respond? Hardly cutting-edge business practice. Talking of which nobody asked for my contact details. No interest shown. The landlady lives in Australia, if work is urgent, or legally required, do you do it, or simply blame the landlord? I paid £120 to have the branches of the tree hanging over my garden to be cut back. Finally, you ask if I am a one star neighbour? Well I also paid for the new fence to be erected between the two properties and offered to moderate my marking in the light of your response. Since I am insulted I confirm one star remains.

Agent replied · 6 July 2023
Dear Sir, Thank you for taking the time to post your review. Your complaint about the overgrown tree was noted and brought to my attention. This was conveyed to the landlord of the property. If the landlord chooses not to address the issue to your satisfaction, it is not really a fair reflection of our company so by what means does it warrant a one star rating against us? You do not have any commercial interest with our company so you are judging us based on a landlord's conduct. If the landlord tells you to build a 6' wall between your respective gardens at your expense and you fail to do so, does this mean you receive a one star rating as a bad neighbour?
