Suspicious of this agency. Same flats keep coming on and off the market. Pictures for one flat in particular were definitely misleading (bedroom was absolutely tiny when I went for a viewing. There was no telling how tiny the second “bedroom” was going to be from the pictures online) Took my holding deposit for a different flat, but didn’t communicate with me regarding the application until I chased and chased for almost a week. In the end, they said the landlord had sourced tenants themselves so they couldn’t proceed with the application - how is that fair? Then had to chase to get the holding deposit back. 3 weeks later, the flat is back on the market because “the new tenant wanted to downsize”. Very suspicious, and if not, the agents need to do a better job

Recently, we searched for a 1 bedroom flat with Lawlors Estate Agent, the agent Sayem assisted us from the day we viewed and confirmed the flat , to the day they handed the key to us. Sayem was very kind and helpful, he professionally handled our paperwork and at the same time he reassured us the flat will be ready to move in and it was actually ready as planned. Been a landlord and tenant with Lawlors for 4 years now and can't speak highly enough of Fahad and the team. They are now currently supporting me in the sale of my property and have been very helpful. Even though this comment was modified after Lawlor’s response, my 1-star rating remains. Avoid at all costs! From the beginning, they were incredibly shady and dishonest. They tried to increase our rent by £300 in one year, which was a 25% hike! In two other years, they raised it by 9% and 5%, both at that time above average market increases. Reason? ''Market is booming''! This is simply unsustainable for anyone and very unfair to loyal, long-term tenants. When we moved in, we were told by Asad that the balcony renovation would take 2-3 months, but it ended up taking almost two years! If you don’t know how long something will take, don’t give false promises. On top of that, we were given an ultimatum: either we accept the flat furnished, or there would be no deal, and to make matters worse, the flat was handed over to us in a filthy condition. Don’t be fooled by the positive reviews, they practically beg tenants to leave good feedback and mention specific staff members. Asad and Kelly Joe are perfect examples of why estate agents have such a terrible reputation, dishonest and shady.

Avoid Lawlors Estate Agents in Uxbridge at All Costs! If I could give zero stars, I would. Lawlors Estate Agents in Uxbridge is hands-down the worst agency I've ever dealt with. They treat tenants with utter disregard and are only interested in squeezing as much money as possible without providing even basic levels of service. First, the communication is terrible. Reaching someone who can actually help is a nightmare, and when you finally do, they act as if you're inconveniencing them by simply asking for what you’re already paying for! Maintenance requests are ignored or delayed for weeks, even for urgent issues. Expect broken appliances, faulty heating, and plumbing issues to go unaddressed while you’re left paying full rent. And good luck trying to get your deposit back. They’ll find every excuse under the sun to charge you absurd fees for things that were already damaged or faulty when you moved in. It's clear they are not interested in maintaining any sort of relationship with tenants; they only care about maximizing profits at any cost. If you're looking for an agent in Uxbridge, do yourself a favor: steer clear of Lawlors Estate Agents. The stress, frustration, and horrible treatment simply aren’t worth it.

They rush. They shove you off on enquiries. You dont feel helped out. I found alot of unfairness around those with benefits. People who genuinely pay their rent are having to pull sweat and gather proofs, its ridiculous. Most of these estate agents are only good to those who are employed full time. Even whilst enquiring for properties its like they just dont want to assist, " oh we will call when something comes up". That day never comes.... Lock down is over, Boris is saying no masks. This office is still locked but they are working inside and answering calls . Doesnt make sense. I had a great experience renting a flat with the help of Sayem. From the very beginning, he was friendly, professional, and quick to respond to any questions I had. My experience with Lawlors Estate Agency was extremely frustrating. Over our 2-year tenancy, we faced unprofessional and dismissive behavior. When we reported issues, we were met with sassy responses such as, 'You can change the property if you want,' which was both rude and unhelpful. To top it off, the process of getting our deposit back was delayed and mishandled. After over a month of delays and unprofessional handling, we are only now being offered our deposit refund. Despite providing clear evidence from their own inspection reports that much of the claimed damage was pre-existing, the entire process was unnecessarily dragged out. Communication was slow, and it felt like they were deliberately stalling. It was clear that the agency was more concerned with the landlord's interests than with addressing tenant issues. I wouldn’t recommend renting through this agency if you expect efficient service and timely deposit returns. Renters deserve better than this.

We recently moved to an apartment in Rainham using the amazing services of Lawlors. Our entire experience was very smooth! Sayem is a very professional agent with his amazing communication skills. He was always available and responsive whenever we needed any kind of information! From viewing to actual move in, he helped us at every step! We viewed the apartment just a week short of our actual move in date and it was only because of Sayem's kind support that we were able to do everything on time! He got our references and everything checked fairly quickly and handed over the keys and tenancy agreement right on time! Even after move in, he kept checking on us if everything is alright and answered all the queries we had! We were very stressed and overwhelmed with all the moving anxiety but he helped us throughout! It was an amazing experience over all and I would strongly recommend using Lawlors for your next property dealing!
