Paying top dollar to live in a damp and disgusting property!

Currently I am paying for a 'two' bedroom property. Unfortunately due to a severe leak I reported in 08/21 one of the two bedrooms is completely unusable due to the reoccurring leaks, and the severe damp as a result.It is now 29/10/21 almost 3 months later and the problem still has not been resolved. I reported the issue for the third time on 05/10/21 but as of 21/10/21 the Landlord seemed to think the issue was solved.In the meantime I have been paying the full rental price for a two bedroom property, yet for 3 months I will have been unable to use a significant part of the property - a younger family member now has no bedroom, yet I still have to pay for it. I have asked the landlord/agent to consider a temporary rental reduction due to the above reason however this has been flat out refused on multiple occasions.Despite many emails, phone calls, photo and video evidence I shared with Winkworth, the landlord still appeared to think the issue was solved. This tells me that Winkworth must be very selective on what information they choose to pass on to the landlord, or the landlord doesn't mind dragging on this issue for longer, and thus incurring significantly higher remediation costs.This issue was first reported in August, it is now nearly November, and the fact that it has taken this long, and the issue is still not resolved will have undoubtedly incurred additional costs to tenant (My possessions now have mould on them and I now have to find another bedroom) and landlord (Has many more remedial issues to deal with).My next step will be to report all of this, making complaints to the Property Redress Scheme and seeking legal advice.

Super Service at Winkworth Long Melford

A huge thank you to Mark Wilkins at Winkworth Long Melford. He epitomises the term "Gentleman". He was always available and nothing was too much trouble. Our house sold very quickly and Mark then worked with us to progress to completion day. Professional from start to finish

Professional from start to finish. Shilpa was understanding of our needs and patient with my elderly parents, and caring of our home of 43 years. Shilpa kept us up to date at all times and we never felt pressured or pressurised. Nishi did most of the viewings and again courteous, punctual and understanding. Happy with our experience

My partner and I are first time buyers, and we’re just about to complete on our first flat. Patrick, Alex and Nicola have overseen the whole process and we’re really happy with the way our purchase has been dealt with. We weren’t really expecting to feel grateful to our seller’s estate agents, but they have helped us navigate all the twists and turns fairly and transparently. They were also very helpful when our solicitors were being less than efficient (!) - an email to the Winkworth team was often a quick and easy way to sort out any issues. We wouldn’t hesitate to use them again (not that you have a choice as a buyer, though - if only…!).

For four weeks the branch staff thinks…

For four weeks the branch staff thinks it's ok to have mice and all the associated issues running round the flat and still no date for when the people will be coming to sort out the issue, very poor. Am sure they wouldn't want this in their own homes but it's ok for people that pay their salaries

Guildford Estate agent winkworth

Guildford Estate agent winkworth. Got shown a property today with my partner and 8 month old baby today. I'm offended you would even think that a filthy student property would be suitable for mt family anyway! Was absolutely disguted that you can show property's in these conditions like that and think its acceptable (and in a pandemic you should be sanitising everything down!) When tenants leave if you think showing a dirty property with dirt and filth is acceptable it is not! Trying to sell a property to me in such disgusting conditions and thinking its okay to show people shows what type of estate agents you would have been if we were to have gone with you. Asked to be taken off the books would not recommend thank god we curved this! Will be telling everyone to avoid this estate agent. Your reviews don't look great anyway even though you deleted my Google one!

The experience with Winkworth Haringey could not have been more positive. Rachel and Oscar, and the wider team, were professional, always available, and very well informed about the local market. The team advised on the market, valuation, overall strategy and actually found a local buyer in the market who we sold our house to before even listing on Rightmove. The experience was faultless throughout and it goes without saying I would highly recommend them.

I'm waiting to hear back from Winkworth…

I'm waiting to hear back from Winkworth Kensal Rise lettings about why I'm being contacted by the utility provider to pay bills on an account I assumed was closed on my moving out. As a landlord, I pay Winkworths the 'Fully Managed Fee', a level of service for which they state they will inform the utility providers of the new tenants details. My credit rating is at risk as I have ignored emails from the utility provider on the basis that I have paid all bills before the tenant moved in. What is the point in 'informing the utility providers of your new tenants details' if the account isn't closed? I await a response. Very disappointed at what is either negligence or very misleading terms of service (if 'informing' providers achieves nothing of value to me as a client.)

Morning Jonny. I believe that Aaron from Winkworth Kensal Rise has been in touch with you personally regarding the problems you are having with your utility providers. Unfortunately, due to GDPR, quite often providers will not take instructions from a third party or speak with the agent as a representative of the Landlord. Aaron has again attempted to liaise with the utility provider on your behalf however they have confirmed they are unable to do this as you have not given permission. This is extremely frustrating for you as a Landlord and Winkworth as your agents, however our hands are tied on this occasion.

Last-Minute Viewing Cancellation

We traveled almost 2 hours for a booked house viewing, only to have it canceled last minute. This lack of coordination raises doubts about the agency's reliability. Agents should excel at arranging viewings, and this experience fell short of expectations. Hope for improved communication and better service in the future.

Typical response from a company when…

Typical response from a company when you have received poor service. Why would I want to contact their office after receiving a call from 'George' who basically tried to lie his way out of the situation. Exactly how do they think they can resolve the situation - the property has now been sold! I also need to mention that in the phone call received after my original post he stated ' I had to inform the vendor that you are in a chain of 9' - this is why the vendor decided to go with someone else - this is a blatant lie as I checked with our agent who provided me of details of our chain which consist of 5!! So not only did he lie to the vendor but also by not allowing the final bids by 10am next day (his idea!!) he deprived the vendor of the 5k offer we were going to make over the maximum stated price because the place was worth it - thats just us what about the other bidders - who knows what they could have offered given the level of interest in this property (which in itself questions their ability to accurately price the property) - given that they had had 10 viewings in two days and the vendors asked that no more viewing be permitted as they wanted to make a decision. My own estate agent was appalled at the service we had received as he considered it completely unprofessional - but then this is a franchise operation - no different than dealing with Mc Donalds!! I'm done with this now!

Appalling unprofessional service from…

Appalling unprofessional service from Poringland branch. Saw a property that was priced with a guide price. Liked the property so offered full asking price only to be told that there were another 4 viewings that day and that an offer had been made but all offers were to be put to the buyer by 10am following day when a decision would be made. Agent insisted he would call to get our final offer at 9.45 and that reading between the lines they were basically playing all buyers to see if they could up the price!. Gave us personal email to contact him if we had any queries regarding the property that we wanted answered before 10am final bid cut off - sent email - NOT EVEN BEEN READ! - N0 CALL!! at 9.45 waited until 11am asked for agent only to be told he was not even in the office!! 10 minutes later get a call from the office (not the agent we had dealt with but someone else) only to be told that the house had gone to another buyer - didn't seem to understand why we were so angry at not being told anything or even receiving the call for final offer. Doubt if we would even have received a call or got any information if we hadn't had chased them. Absolutely appalling unprofessional service by amatures - wouldn't touch them with a barge pole.

One of the worst agency… DONT WASTE YOUR TIME.

I would say one of the worst agency that I worked with. Exteremly unprofessional. They don't even call you back until you called them many times. I have seen a flat with them and I was the first one that seen the flat. I was there after 2 hours they post on rightmove. (This is what they said to me) I have seen flat 2 times and happy to pay deposit straight away. They told me that they will let me know after checking with lanlord. By the way his name was Lewis. He didn't even bother to call me that flat is gone because they have another offer accepted. Very unprofessional. I wouldn't suggest anyone this agency. Don't waste your time.

So as it's customary, when you want to get your deposit back, it's always a hassle. But Winkworth Harringay have been pretty creative. I received this message: "I have spoken to the Landlord and she has said she would like to deduct £200 from your deposit to cover a new issues in the property. This includes further cleaning that was required, the replacement toilet seat and the issue with the electricity meter. British Gas informed us that you did not pay the electricity bill for quite some time, so they had to replace the meter with a top up meter. You did not make us aware of this and it has caused some inconvenience for the new tenants. Please confirm if you are happy for £200 to be deducted from your deposit? If so, I will begin the repayment process with the DPS and the remaining balance of your deposit will be returned to you. I look forward to hearing from you." I was quite surprised because I hired a professional cleaner company, and inspected their work, and as you can see, none of the work they intended to perform were deductible from the deposit. I never knew that the deposit was supposed to indemnify inconvenience to the new tenants... It happened that I had forgotten stuff in the previous flat so I got in touch with the new tenants. We spoke about the issue and they informed me that they found the flat very clean, were quite happy with the top-up meter and never complained about the toilet seat which, do I even have to say is normal wear and tear... They told me they would be happy to contact the agency to let them know. I reported my conversation with Winkworth and the landlady. Winkworth reported my conversation to the landlady in those terms:" The tenant has sent me further emails. Apparently she has spoken to the current tenants. Do you still wish to make deductions? If not, we could just return her deposit to her as she is kicking up quite a fuss. Please let me know your thoughts." Despite using unprofessional language referring to my non cooperated behaviour, Winkworth did not even do their job and advise the landlady that the deductions were based on lies and what she was referring to was normal wear and tear therefore outside of the scope of my deposit. So bear in mind that if you go through this agency, 1/ they will not advise their clients according to the law, 2/ they will lie about fake work to be done in the property(i.e; British gas does not charge for replacement of meter), 3/they will consider you "kicking a fuss" about unjustified withdrawal of £200 out of your deposit. I'm attaching evidence of their dishonesty for your appreciation. The pictures are from the check-in inventory 3 and a half years ago, the video is from my check out inventory in early October.

Dishonest, bullying, manipulative, incompetent. (Debbie specifically). Avoid like the plague. Tried to strong-arm us into not making a revised offer to the seller (in line with top end of surveyor's valuation) in bullying phone call, claiming that even attempting to make an offer would mean seller would put house straight back on market, even though we were open to negotiation. Threatened us with putting house straight back on market tomorrow, unless we withdrew the offer immediately. Claimed to pass on our email with the revised offer to the seller but repeatedly ignored requests to provide proof of this. Apparently lied that their email system was down to try to get us back on the phone (but notified us of this... by email, and then continued to use email when we refused to talk on phone). It seems that they likely wrote the response from the seller themselves, though they later asked the seller to copy the response from their own email address at a later time. They also sent numerous texts to us by mistake intended for other clients. Earlier in the process, they told us that our sellers would take months to be ready to exchange, because of other complications, so there was no rush getting paperwork together - then they suddenly told us that the sellers had been waiting for us for over a month, ready to exchange, causing a mad rush and need to send a letter to the sellers to assure them we were still serious. This whole experience was extremely stressful, and completely needless. A negotiation, or even a rejection of an offer, does not require such bullying, manipulation and deception.NegativeQuality, Professionalism
