The word S#!t just isn't enough!

A quick glance at the reviews should indicate that this firm is not capable. The phone rings out, emails unanswered. They will cost you thousands. They are not a capable or competent law firm, there are infact the very example of what can give their industry a bad name! If they are appointed as your "free legals", find another mortgage provider or pay for your own, IT WILL BE CHEAPER!!!!!!I've had 5 months of unanswered emails, unanswered calles, delay tactics (because they have a work load they can handle) and just an all round horrid experience. AVIOD!

Remortgage legal work

Absolutely shocking and terrible service from them. They made what should have been an easy process extremely stressful. Their legal service was included in my remortgage, I will never ever use them again. Complete lack of communication throughout, I never got through on the phone to them and they did not answer emails. My completion date was missed by over 2 weeks, despite them having 3 months to get it all done. An absolute bunch of clowns who aren't fit to run a bath, let alone do legal work

We had a satisfactory experience with Aberdein Considine

We had a satisfactory experience with Aberdein Considine, with their agent Jamie guiding us through the process. Midway the process underwent a wobble, no fault of AC or ourselves, but Jamie dealt with it calmly and professionally, so much so what had seemed pretty bad in the moment was in fact sorted out by the end of the day.

Disorganised and Incompetent

Like many reviewers, we too have unfortunately been appointed this disorganised, incopetent, and lackadaisical legal company with our remortgage. For months we have been reassured that everything is in order for our completion day only to be given excuses on the day at hand as to why it hasn't gone through. As I write this a few days later, we have been provided with no clarity on why the deadline was missed and our redemption statement has expired so a new one has to be requested. This has now cost us money in a standard variable rate payment. Please avoid at all costs!

Over 50% of the reviews are 1 star…

Over 50% of the reviews are 1 star…That’s all you need to know. Two mortgages I had going through at the same time both missed their deadlines for getting complete.Completely incompetent and unable to communicate.Their phone system is beyond laughable. They don’t even have a system which holds you in a queue. You literally just hear a ringing tone for 30 mins then you get cut off!The worst company to deal with and I hope I never have to use them again. The stress caused and money lost is so frustrating. They haven’t even apologised for messing it up. We provided all documentation over 3 months before the deadline and they said it was all in order. They clearly didn’t check it.Avoid at all costs. All the bad reviews lately surely the management are seeing them and want to take action to improve their service?

Shambolic company with zero customer service skills

Would give 0 stars if that were an option. Absolutely appalling company with no customer service skills. Remortgage arranged in March, contacted by Aberdein Considine to advise they were emailing paperwork to me that day. Needless to say paperwork was not sent to me. I spent over 3 weeks attempting to contact them. Once paperwork finally received, completed and returned to them both by email and recorded delivery they denied having received it. They only admitted it once I told them who had signed for it! We are now in July with remortgage still not completed due to their total incompetence. My mortgage rate with current lender is not fixed so I have incurred interest rate increases which were totally avoidable. I have also had to fork out £5k for architect and structural engineer fees as remortgage is for an extension and funds were due to be in place by May. If you are remortgaging and Aberdein Considine are the appointed free legals then please say no….it’s really not worth the stress!

A horrible, horrible company to have to deal with

As with so many other reviews, this is by far the worst company I’ve ever had to deal with. We wanted to complete our mortgage today, and have been telling AC this since March. It is IMPOSSIBLE to contact them - they don’t reply to emails and the phone lines just ring out. Needless to say, our mortgage has not completed and we will now be paying the SVR. It wouldn’t be so bad if it seemed like any progress was being made, but it clearly isn’t and this could drag on for months.I could cry with frustration about it. The rates we could have taken in March are much higher now, and we have no choice but to wait and hope for this unreliable and unprofessional firm to do something.

No response in 2 months -

Asked for redemption balance from mortgage provider, over 2 months ago - and we've still not completed on the transaction. Mortgage offer expires on 2 weeks, I cannot think what is taking so long. No update in 2 months, no communication. Extremely worried we won't complete.UPDATE 1 st July: I've now had two mortgage repayments taken from my account, with the lending bank saying they released the funds on the 20th June and the receiving bank (as of 1st July) still not received the funds. Can't get a communication from AC as per usual.

Appalling - missed remortgage completion date

Appalling. Simple remortgage to NatWest, they were instructed on this in April, I completed paperwork straight away and sent multiple emails asking for an update every few weeks - barely got responses and the phone lines go unanswered. They had a completion date for 1st July which they have missed so I will now be rolling on to the SVR on my existing mortgage despite them having since April to complete this very simple transaction. On asking what has gone wrong they stated they have been very busy with too many cases being sent by Lenders. Terrible leadership clearly with a focus on profit over good service. I have lodged a complaint to them and to NatWest and will be following up with the legal governing body. Please ask for another solicitor if NatWest appoint this firm.

Fab service

Aberdein considine just sold my house recently and we couldn’t recommend them highly enough. They made the whole process as stress free and smoothly as possible. The whole team were very informative at every stage and couldn’t have done enough to help. Also found it brilliant having everything under one roof the estate agent, solicitors and mortgage advisor for next house. Thank you x

Failed to pay land registry tax after…

Failed to pay land registry tax after they had deducted it 8 months ago from me. HMRC are now chasing me not only for the unpaid tax but for a £200 late payment penalty. I am now taking them to court. Been a sh!tshow from the very start and they laugh in your face at the stress they cause you. I hope they go bust and lose all their jobs. Disgusting company.

Slow poor service

Natwest appointed Aberdein Considine to carry out what I thought should have been a straight forward remortgage from my existing provider.Sent off the signed documents late March and completed the transfer of the mortgage 3 months later.Never received any confirmation of receipt of signed documents, email responses never addressed all my queries, unable to get though anyone from the team until the final two weeks when someone was able to prioritise my request. If your provider appoints Aberdein Considine, I would highly advise you to request your mortgage provider to select an alternative solicitor.

house purchase

Aberdein Considine were great to work with when purchasing my first home, quick responses and a break down of information. Mairi in particular was very helpful in guiding me through the process taking time to speak to me over the phone and discuss documents in depth. Highly recommend and especially as this was all new to me when buying my first home.

Very stressful experience

Exact same experience as stated by other negative reviewers so obviously this is their business operating model. They were appointed to assist with our conveyancing via our mortgage lender. Lied to. Missed not 1 but 2 deadlines.....we had to get mortgage offer extended due to their incompetence. Then promised another date...which they also failed to meet....then didnt answer emails. Always losing paperwork....stating they had sent emails when clearly they had not. The list goes on. Most stressful experience. Official complaint being made to them and Ombudsman.

Poor service on multiple mortgages

It’s a pity I couldn’t score this as a zero. In 30 years of dealing with solicitors I’ve never come across such poor service and this wasn’t a one off as I’d got three remortgages going through at the same time. The initial paperwork they sent was poorly worded and missing important information so after several emails and calls I was eventually sent the correct information. This went back in mid Jan and completion was due to take place on all three by the end of April. At the beginning of April I started to chase them with the help of my mortgage advisor. Phone call after phone call and email after email didn’t seem to get any meaningful response until a week before the completion dates when we find out nothings been done. Speed up to the end of May when all three mortgages are eventually remortgaged between 4 and 6 weeks late resulting in significant additional costs to me plus the hours of extra work for myself and the mortgage advisor. The secure email system they use looks like a scam email as it has no reference to the mortgage ref numbers and I’ve learnt never to open an email without knowing it relates to something I’m expecting. The last thing and in many ways the icing on the mortgage cake was a letter I received telling me I was being sent almost £16k there was a surplus amount on the account. Thought this unlikely but when you get an official letter from the solicitors you tend to things it’s probably correct. Spent 2 hours trying to get through to them to find out it was a error because the person dealing with the case didn’t really know what she was doing ‘paraphrasing what I was told. All I’d say to anyone thinking of using this company is it’s your choice but don’t expect a reliable service and factor in the extra costs of your time and the likely hood of missed deadlines.

Avoid for mortgage conveyancing

It's sad you often can't select your conveyancer but I would advise that if your mortgage company tells you that they use Aberdein Considine to underwrite, you STAY WELL CLEAR. For our VERY SIMPLE remortgage, 5 weeks after mortgage offer, we have had zero communication from them with the exception of automated replies. Their phone lines ring out for 30 min and my 4 calls a day to check on status, during working hrs have gone unanswered for weeks. I finally got hold of a human today after 25 minutes waiting for someone to answer (hoorah), to be told that nothing had been done for weeks and our case now sits there as there was a single mistake on a form. Why did they not inform us? They had no response for this, and could not tell me when they were planning on telling us. To speed the process up I requested my own redemption certificate, sent it on to them, and haven't even received confirmation of receipt (despite it containing personal, confidential information). We will face a monthly payment hike from our existing lender as we won't complete in time. If you are a lender think twice before engaging them and possibly damaging your reputation (i.e. Skipton, Virgin Money etc).

To say they their service is appalling…

To say they their service is appalling would be a compliment to the incompetence and total lack of customer interest or care! After a split from my wife Aberdein Considine were 'trusted' to deal with the change in Title Deeds. This is now over 2 years later and still I do not the revised Deeds. Having spoken directly with the Registers of Scotland direct they confirmed Aberdein incorrectly submitted the initial request which meant the Deeds/paperwork needed to be returned for amendment, this caused months of delays!. Over a 18months has gone by at this stage. When Aberdein finally managed to resubmit the request it went to the bottom of the pile at Register House. Again I have kept regular contact with the Registers fo Scotland who have been exceptional in their handling of my issues and tracing cause of delays etc and whom expedited the request several weeks past.Today I received an email from the Registers of Scotland confirming my Title Deeds have been sent to Aberdein Considine on 13th may 2022 however true to form Aberdein Considine have yet to inform me of this or to make any contact! My best advice to anyone thinking of use their services to think very very carefully, they fail to inform, they fail to communicate, they fail to carry out work paid for in advance, the just FAIL on so many levels.I'm sure once this feedback has gone LIVE, the same old over used and worn out excuses will follow - it's covid, it's a resource issue, it's, it's, it's .....!!!

Their incompetence will cost you thousands...

Terrible experience with this company, which is clearly not an isolated case judging by the reviews. Here's a summary of how bad it was:- I sent all docs back 3 months prior to remortgage date- I had confirmation that all was in order and I shouldn't need to hear from them until completion- I chased up 2 weeks before remortgage. No reply- I called many times, impossible to get through- My mortgage broker had to speak to the lender directly and get them to chase their contact at Aberdein Considine- Once pushed, they replied saying there were outstanding docs and an anti fraud check required, all of which could have been checked 3 months or anytime between then and the re-mortgage deadline- Instead, I went onto the standard variable rate. Still on it by the way, a month later...- I'm paying hundreds of additional pounds per month as a result- They are impossible to get hold of on the phone or email- I chased to check a doc I sent had been received. Eventually I got through and found out it had been received 3 working days ago but not acted onI cannot tell you how stressful the experience has been and how incompetent they are.I will be raising this with the Legal Ombudsman as the service level is just not acceptable. And they gave me incorrect information.Sounds like another reviewer also did the same thing. Wasting everyone's time and money. Please do not use this service. Get your own solicitor instead as it will cost you less in the long run.

Dreadful experience

Dreadful experience, do not expect to able to get hold of them, it would have taken me less time to drive 3 hours to see them than chase a follow-up. You can only get an answer from a phone if your relentless wait over 20 minutes- there is no customer service based on how they are prepared to ghost you- avoid at all costs! its not acceptable in this age to not be able to pick up a phone !
