TrustpilotThis firm should not be undertaking property conveyancing
This firm should not be undertaking property conveyancing, many errors have been made for the transaction we used them for, errors in the title submitted to land registry, mishandling of freehold purchase, update to land registry was only filed 6 months after completion. All these problems are now affecting the sale of the property and I stand to lose thousands as a result of this. No one in this organisation is prepared to take ownership of this unfortunate situation that we are now left in as a direct result of their incompetence.Mike Fergusson COO - I have left you a message on Linkedin, I have sent you direct emails and it would be great if you could reply and ensure this matter is handled.

TrustpilotComplete Shyshters
I used Aberdein Considine on two occasions earlier this year, both for remortgages with NatWest as part of their package.I found them to be absolutely appalling. The staff who answer the ‘phone are pleasant and helpful but the overall service was dreadful. The first remortgage was completed during February this year and they managed to miss the requested completion date despite having been given plenty of notice. I explained that I was out of pocket because of their carelessness and they refunded me the difference in interest within a few days. The second remortgage should have completed on the 3rd May this year but was delayed until the 13th May. I had asked for the 3rd May during the previous January. Aberdein Considine ignored their error in the dates, were almost impossible to reach by telephone, did not respond to emails and did not respond to my letters that I started sending on the 18th May. On one occasion I was told that my email had not been opened because it was in a ‘completed’ box.On the 2nd August I made complaint via the Legal Ombudsman and on the 3rd October I was told that Aberdein Considine had not received any of my three letters explaining my grievance.Interesting, on the 1st November I received an offer of the amount of interest I had lost. This letter included an extremely cursory apology and a very clear statement telling me to abide by the Legal Ombudsman’s guidelines, completely ignoring the fact that the only way they reacted was under pressure from the Legal Ombudsman. They did pay into my account immediately. The Legal Ombudsman’s procedures are not onerous and I would encourage dissatisfied clients to use it.I consider this firm are complete shyshters and should be avoided at all costs.

TrustpilotConsistently great service
We have been with Aberdein Considine for a no. of years with them managing our buy to let properties. At all times we have been very pleased with the level of service from them, and this was particularly evident when we recently had a significant building issue which required prompt input by them to help address. I would call out Lena Cowie from the office for particular praise for her attentive and efficient handling of this matter. Thanks once again Lena for all your help. I Would not hesitate to recommend to anyone else looking to let out their property. N. Watt

TrustpilotBetter than who I’m selling with
Selling with other agency but wish I used these guys instead. Every time I call up to make a viewing request the agent is helpful as is the person who conducts the viewings. I also receive a call to see how I got on with the viewings a couple days after them (so they can pass info to seller I imagine) which is something I wish my agent did. Richard, Kyle & Morvin who I have spoken with / seen at houses have all been very helpful. I will keep this in mind if I sell again in the future.

Trustpilot5 ***** are not enough, excellant service
From the initial visit from Stephen Simpson in our home, who was patient, listened, understood the issues due to my fathers dementia, to the slick staff in the office.Alison, Hazel Danielle and all the back room staff have been so empathetic toward my circumstances with juggling a job, family life and the huge task of selling my Dads house, nothing has been too much trouble.Thankyou all...Highly recommended

Excellent company to deal with, both the Estate Agent Side and the Legal side. Always kept us up to date on all aspects of our buying and selling and obviously very experienced and know the local area. Very receptive to our needs and I would recommend to anyone looking to buy/sell property. We used both the legal and estate agent side which provided a seamless service to us.Excellent service from all the staff.Well done Aberdein Considine and thank you!

TrustpilotGreat Service
Everyone i came into contact with at the company were very helpful, professional and easy to deal with. We used the Estate Agency and Legal team and they were all a pleasure to do business with. Communication was clear and concise and they were always available for any advice etc. The sale and the legal side were all dealt with and settled very quickly. Would be happy to use again and recommend them to anyone looking for these services.

TrustpilotNot a good experience
Not a very good experience:-scarce communication (selling/buying solicitor was either away or did not return calls). We would phone and email and only get a reply if chasing them. The process of selling and buying with AC was extremely stressful:-we signed documents at 17:15 on the day we got keys. -our selling/buying solicitor passed the 'last minute' blame on our buyers, from whom we learnt that they did not know of any issues on their part.It is a great shame we had experience this, as the firm was recommended to us. We hoped to receiving advice, and guidance on the process of selling and buying a new home. However, this dealing with AC has left us worrying about the things that may have been missed that we are not aware of.

TrustpilotAberdein Considine (Inverurie)
Aberdein Considine (Inverurie), Beware Fee Extortion Selling a property is stressful and expensive at the best of times but when the selling agent (A&C Inverurie) refused to recognise my right to cancel the agreement as per clause 1 of their T&Cs which states “after an initial 12-week period the agreement can be cancelled by either party with 7 days written notice”. A&C invoke clause 3 which is essentially written to prevent switching to another agency or trying to do a back hand deal with a potential buyer. I was not trying to do or have done either but was still sent a demand for the maximum penalty of £600. This was later followed up with emails and recorded delivery letters threating all sorts of court action and additional expenses if I refused to pay their extortion money. Clause 3 states they “MAY” charge up to £600.It should also be noted that clause 3 does not reference or state that it invalidates clause 1 it references clause 2 as their right to a “sole agency” agreement. It’s not an easy decision to delist a property but with only 2 viewings in a year the market was clearly telling me I needed to do some considerable refurbishment.Earlier in the year I had sold a 600k property through A&C and used them for notary work. In previous years I had used them to draw up residential leases and I would probably have relisted the property in question (500K) with them again when the time came. This poor client focus and lack of business acumen will cost them more in lost revenue as obviously I will never use A&C again. If you are thinking of listing your property with A&C and for whatever reason have to delist, be very careful, they will come after you aggressively after applying the maximum possible using this discretionally punitive penalty. I would recommend using alternative estate agencies who are not out to extort fees from their clients.I am happy to share the terms and conditions with anyone who requests them.

TrustpilotThank you for everything, each one of you has been fantastic!
We have had the best experience with Aberdein Considine. From initial chats about mortgage application, right through to legal advice and negotiating with the seller’s solicitors, and preparing the final legal documents. We couldn’t have asked for better professionals - thank you from the bottom of our hearts Krysia, Evelyn, Valtemes, and Fiona, for helping us secure our beautiful new home!

TrustpilotUpdate of just how bad they are avoid at all costs
Update Absolutely worst company ever had to deal with and never agai , missed 3 closing dates , lied to by solicitors, cost hundreds in extra fees becase of there mistakes, hung up on so many times lost count , never got back to me , as a property developer and someone who buys 3 or 4 houses a year I honestly have no idea how this company is in business. 54% negative reviews online? I will never use free legals with them again as Absolutely useless. Not even 1 star . My broker has advised all future clients to avoid this company and sane with another company I was dealing with.

TrustpilotJust so so frustrating
Just so so frustrating ! You cant get through to speak to anyone, emails are never replied too and the phone system cuts you off after 30 mins of holding. The main issue with ac and co is, i would guess they have thousands of cases and numerous staff so no one take ownership of your file. It falls between the cracks because its not anyone's job in particular to do. Our re mortgage took months and months, each time I called there was always something missing or something they're waiting for but no one chased anything. So every time you ring you have to explain whats been happening to each person who answers.

TrustpilotHorrendous - Avoid at all costs.
Horrendous. No replies to emails (but they are talking to the other party of a buy out but not me, their client!) No communication from them for SIX WEEKS. Missed completion deadline by 3 months and still no sign of completion. Lying to us saying funds are delayed by this day and that day. Goal posts keep on moving. Nobody ever answers the phone, it just rings and rings....It is a simple remortgage and they are incapable and incompetent. I even submitted a formal complaint and received guess what - no response!! I'm now writing to the financial ombudsman. If enough of us do this, hopefully they will go out of business. They are causing a lot of financial damage to a lot of people.

TrustpilotFantastic service
Fantastic service from AC from start to finish. Our valuer, Kelly, was highly knowledgeable and couldn't have been more helpful throughout the marketing process. Excellent service from the legal and conveyancing teams also, with smooth handovers. Always felt reassured that I was in good hands - just what you need when undergoing a significant process such as a house sale! Would highly recommend AC to anyone looking for property sales.

TrustpilotUnprofessional
Totally unprofessional, going through remortgage process and it take ages for them to do any work. New lender chose them not us and already we missed deadline which was end of July. They try to blame us now that we didn't answer their email but nothing has been sent. Mortgage advisor is chasing them too but with zero results. They don't answer their phones or emails. The worst law firm that there can be. At the end it will be us that will pay for their horrible attitude towards their clients. Avoid

TrustpilotAvoid!! Inadequate!
Avoid! Handling my natwest mortgage who automatically passed me on this company as part of their service so I didn’t have a choice to go through someone else.Writing to their Managing partner and complaints handling team had no affect either. You cannot get through to their non standard team and even if you talk to their standard team who say they will put me through, the line goes dead. I spoke with a manager who promised to phone me back and didn’t! I’ve complained to Natwest who say they are also having trouble with them! Clearly they are not fulfilling their contract! Natwest say I have to wait for ABERDEIN to respond to my complaint. 2 weeks later I’m still waiting. No amount of telephoning or emails is enough. Apart from failing to follow their own ‘client promise’ they have made error after error. I’m now paying the penalty of variable rate mortgage because the previous fixed deal ran off end of July whilst I wait for the remortgage to go through. I started the application process in March 2022 and AC have been Handling it since June.Their lack of communication and inadequate handling of the situation is beyond belief!

TrustpilotAnything for money
I used them several times without a problem. Most recently for a property purchase, all smooth until the upsell. I agreed upon their request to speak with someone about a will, fine, did that. I had a 20-30 chat with a woman about it and asked for them to email me costs. They did so, i wasn't too interested at the time so ignored. 1 year letter i start getting legal demands for £750. They decided to go ahead without my say so. I've made a complaint. I'll not use them again, they're lost a long term customer.
