GoogleDo everything you can to avoid renting through Frances Louis. Unfortunately, my daughter rented a student house last academic year and moved out in June. They are refusing to give back her deposit which is over £600! The landlord has even told them to return it and they still won’t repay it. They are nothing but thieves.

My son rented a student unit via this unethical organisation.Firstly you are not allowed to view these lets you have to commit based on photos they provide which do not reflect the true condition of the units. We should have walked away at this point. The let in reality was far below standard. Dirty flat in poor condition with black mould and body fluids on a ‘mattress’ which was actually a foam topper. Multiple issues with broken items and an ongoing lack of repairs or engagement from the company in resolving issues. No check in or out process, inventory and minimal documentation is provided presumably to avoid accountability for the shocking scam they are running. What is worse was their conduct upon leaving the property. They falsified information in a blatantly obvious and fraudulent attempt to keep our deposit. A practice I can see from other reviews that they frequently deploy. This was alongside the most unprofessional and poorly worded emails I have ever seen, which also included baseless threats of legal action against us, clearly authored with the aim of bullying and intimidating inexperienced and vulnerable young people in order to deceptively keep deposits. They force every tenant to go through the deposit protection service to get deposits back. What an absolute misuse of the DPS who must roll their eyes every time they receive yet another claim involving Francis Louis. Thankfully the DPS saw through them and returned our deposit. They also stole my son’s belongings. Adam who is the engineer of this farce and leads this shambolic bunch of miscreants is an absolute disgrace and should be dealt with by the full force of the law. I will be raising our experience with the university, trading standards, the police and anyone else i can think of.Do not use this company under any circumstances.

I wish we'd read these reviews before renting through Francis Louis. We rented through them but were not allowed to physically view the flat. On arrival, flat was filthy, the roof leaked, smelt of damp, fitted with inadequate broken furniture. The loo in the shared bathroom was out of action for over 6 weeks and was left in a disgusting state by the plumbers. Francis Louis were totally unresponsive, aggressive, almost bullying in their correspondence with the tenants. The landlord attempted to keep almost two thirds of the deposit, threatening to keep more if we didn't settle with him. We went through the deposit mediators and got almost all of it back as the landlord's claims were unsubstantiated and without evidence. Francis Louis must have been aware of this but they still pushed the landlord's claims. Avoid.

GoogleThe team at Francis Louis provided an excellent service from start to finish. An offer on my property was achieved very quickly and although there were some hiccups along the way they were sorted out very quickly and professionally. Special thanks to Adam who went above and beyond to secure successful completion of the sale.

Google!! If renting, avoid this company like the plague !! Now this is all my opinion as the company actually threatened people if they were to leave a bad review (literally in an email so there is proof of this how silly). The most unprofessional letting agents I have ever had to deal with. They completely dismiss your problems, are condescending and downright scoop so low they try to use scare tactics. The agents here have no interest in getting renting issues resolved and will try to lead you on with any other concerns for months and you will have to send tonnes of repeat emails only to be dismissed. Be ware, fully furnished rooms advertised by them are not fully furnished. Finally, a man burst into my room barely without knocking while I was asleep in bed with the flu. Their excuse is someone from this letting agency called me, but this was minutes before the man entered my room even though I did not pick up, as my phone was on silent and I was not even awake. I have never felt so violated in a space. For students and parents, I recommend going with Collegiate if you want to rent a studio, I stayed at Bonhay House before staying with this company, it is just down the road and the letting agents are the nicest people ever, easy to communicate with and the loveliest people who will go out of their way to make the renting process better for you, this company is the opposite. Things like works on the house and room inspections are announced weeks in advance in other companies, here you'll be lucky if it's the day before. So if you're looking at renting here, DO NOT.

GoogleAdam has been a great help in assisting getting a matter from offer to exchange, he was professional and on the ball which is so helpful when a property has such a tight deadline! It was great having someone who knew where everyone was with the transaction and was always on the end of the phone or email if help was needed!
