Googlehorrible company, we had so many issues and franics louis never took accountability or seemed to care about the many many issues caused by the house and the company and we were met with nothing but uniterest and unprofessionalism by both adam and gemme friend. I stayed in a house of theirs in my final year of university but would not recommend to anyone. At first there was lots of issues with the contracts and I had to email both adam and gemma multiple times in order for them to actually respond and do their job and when they did I was met with nothing but bad attitude and blatant unprofesional disregard of their tennants. When we first moved in 2 out of 5 of the keys weren't working at it took 2 days for them to come and fix the issue in which time 2 of my housemates could not unlock the door to the property. Not to mention the house had deffinatly not been professionally cleaned before we moved in as we found hair and old recipts in the bedrooms and bathrooms. They gave us an 'emergency' contact number to be able to contact them outside of working hours however this number clearly didn't work. On two occasions we had issues on a Friday night that were not resolved until the next week including our heating breaking in November when it was -5° at night, and another issue with the keys meaning one of our housemates was locked out of his room from Friday till Monday! Every time there was a fault in the flat we got told to log it on property file, and they rarley respond quickly or even acknowledged that the issues were with the propery and not with us. There was also a lot of pre-existing mould in the house and when we complained gemma only sent us an email recommending mold spray (that we would have to pay for ourselves) and saying they couldn't do anything about it. On top of this there was multiple occasions where workmen would just show up at the house with no prior warning, no apologies and no one at francis Louis ever accepted blame! Overall the company was horrible and deffinatly doesn't care about their tenants at all, deffinatly avoid francis louis especially if you are a student.

These property owners will stop at nothing to rob you of your hard-earned deposit, using every trick in the book, legal or not, to line their pockets.
When issues inevitably arise, don't expect any support from Francis Louis. Their idea of conflict resolution is to send a curt, dismissive email washing their hands of any responsibility. They'll shamelessly direct you to the Deposit Protection Scheme (DPS), hoping you'll be too intimidated to pursue the matter further.
The sheer audacity of this agency and their landlords is staggering. As if the exorbitant student rents weren't enough, they have the gall to try and squeeze every last penny from you through dubious deposit deductions. It's a disgusting display of greed that shows just how little they care about the financial pressures facing students today.
While we eventually reclaimed our deposit through the DPS, the stress and frustration caused by Francis Louis's unprofessional conduct were entirely unnecessary. Their actions reveal a company that prioritizes profit over people, ethics be damned.
In conclusion, Francis Louis Lettings Agency is a disgrace to the industry. They exploit students, enable unscrupulous landlords, and contribute to the housing crisis facing young people today. Save yourself the headache, stress, and potential financial loss, avoid this agency like the plague. You'll thank yourself later.

This is the worse estate agent I have ever had to deal with. I booked a viewing for my son who is studying at Exeter University. Initially, they looked like they know what they were doing so it was promising. My son arrived 20 min earlier than the allocated time slot, when the agent DIDN’T show on time. My son called and they said to meet at the Tesco opposite the property. Again, no show. When my son called back to see why the delay, he spoke to another agent who told my son that someone is on their way. I then called, and a rude Carly answered saying that she was there for 10 min but my son wasn't there. I explained that my son was advised to wait at Tesco opposite the property, she then hung up on me. My son was waiting for 40 min; Carly did not call my son to establish communication although she had his number and her response to me was, “well why he didn't call”?. He called the agency few times as he didn’t have a direct number. We have a log of the calls. Avoid this agency at any cost. They are a bunch of unprofessional individuals. We had a real interest in the property, but knowing how they behave we are grateful we don't have to deal with these types of lenders. Please note that the positive reviews are coming from buyers or sellers not tenants. RED FLAG !!

Absolutely disgusting company! They tell you lies, never call you back. My son moved into his rented accommodation. It was extremely dirty and health and safety risk. The fire alarm was broken, food left on the floor for weeks by previous tenant and in the fridge. Boiler leaking into the microwave. They did offer a cleaning fee back after we complained and asked the manager to come to the property as it was so bad. However when they moved out. We left the house fully cleaned with video evidence and photos and then they refuse to give back the deposit money. Having to now claim back the money. I would definitely avoid renting from this company. Its been extremely stressful and they do not care about the tenant as long as they get there money.

GoogleAn offensively rude and uncaring team, especially Adam and Ruby. No duty of care for tenants. DO NOT RENT. I left my tenancy early and took on the financial risk because the house was simply unliveable and disgusting.
When we turned up to move into the house the previous tenants were still inside and they abandoned their cat in the property! There was a flea infestation and the kitchen flooded on the first night. The next month the bath simply eroded away and we were left without means of washing for a few weeks. The roof leaked. There was damp. It was horrific. The list is endless. Francis Louis did not care at all, and charged us an exit fee to leave the hideous conditions!!!
When someone finally took over the tenancy we moved out, then this fell through and they FAILED to tell us, and were liable for double rent! They the waited until Xmas Eve to tell us we had been released from the tenancy, which was seemingly to just be cruel.
Absolutely disgraceful - Adam not did not respect me (a women) and would only speak to my partner (male)... That tells you all you need to know

GoogleI signed a tenancy agreement with Francis Louis for a property starting on 1st September 2025. Prior to signing, they verbally confirmed I could move in early, which influenced my decision to sign and pay upfront.
After signing, they reversed the verbal promise and completely stopped replying to my emails. It’s now August, and I still haven’t received any confirmation about how or when to collect the keys, even though the tenancy is legally binding and fully paid.
This is not just poor communication; it borders on breach of contract. I am now left feeling anxious, misled, and without any assurance of access to the property I’ve legally secured. Avoid this agency unless you want stress, broken promises, and to be ignored when it matters most.

You always have excuses. The only thing that those who work in this agency want is money. Everyone who lives in that building has been surprised by the rent, as it suddenly increased from £589 to £850. This is what they do take money from international students all to build a brand new office for them to look professional when in reality they don’t follow what they put on their contracts (illegal!!!) to attend to whenever there tenants are faced with serious issues and just sit in there brand new office and think they are the best agency in the world.
