GoogleI sincerely doubt that more than a dozen of the 5 star reviews on this business are genuine. I invite you to notice that their Facebook reviews have been disabled and that they do not appear on any other review site-- 5 star reviews on these other platforms are not as easy to fake. Just a speculation; I'm not suggesting that the business paid for these reviews to help their lagging credibility.
I've never met a single person had a good experience with Grant-- disorganised, uncaring, unresponsive and took an extortionate amount of money from our deposit.

Hello James, we were sorry to receive your comments. After investigating this further we were unable to find a recent record of experience you had with Grant Property. We have made many changes and improvements to our service over the last few years, reflected in the many positive comments we receive from our actual tenants on this platform. I would be keen to discuss this further with you and would invite you to email me at andrew.hutton@grantproperty.com and happy to talk further by phone if you prefer.

GoogleFinding a place in Edinburgh during the festival period was a nightmare... Luckily we found out that Grant Property had a few newly refurbished apartments which we managed to rent.
Whenever we had any sort of small issue we contacted Scott who was always a phone call away and always did the best he can with quick service, checks and also after all was sorted he made sure to check that he issue hadn't returned.
Even after our rent term finished he made sure that all went well and all deposits were returned back to us.
Very nice staff, good service and great apartments for short term rentals.

GoogleI just moved from one of Grant Property (Edinburgh) flat where I have lived for 2 years and I can say I am completely satisfied by their services. They are nice, helpful, they helped me a lot, especially in the beginning when they agreed to make me sign the lease from Italy, when I wasn't still here, in person, and they are great. Also when I was living in the flat, the rare situations when I needed assistance they sent someone to check the same day. They never came in the flat unannounced and when they to do their annual check, they always communicated that in advance. Highly satisfied, at all!

GoogleI have been renting a property managed by Grant for about a year now and I am extremely pleased with them. Scott, my property manager, is incredibly nice and helpful. He promptly replies to emails and all issues, even the silliest ones, are efficiently dealt with. Josh, who recently handled an extension of my contract, is also very kind and helpful. In all my dealings with Grant Property, everything was done by the book, but with a human touch.
Due to a clerical error, I was once overcharged for my rent, but when I drew attention to the mistake, it was corrected without delay.

GoogleWe are very happy with Grant Property so far.
From the viewing (Marc), the application process (Kim) and the property management (Ben), the team was very helpful, efficient and kind.
The application process was very smooth and we got all the necessary informations and answers we needed from Kim. We could arrange the move-in in the way that best suited us.
The day we moved-in we got a problem with the heating system. We got in touch with Ben who handled the situation very efficiently: he sent us the maintenance team in the afternoon. As they couldn't fix it, they brought us with a temporary solution. The day after, we got the plumbing contractor who came to fix.
We had other maintenance problems which were solved quickly and easily. The communication is really easy which is very appreciable.

GoogleI've been using the services of Grant Property since I moved to Edinburgh over 2 years ago and I have never had any issues. The contract processing (and the extensions) is handled quickly and efficiently, my queries are answered without delays. If a problem occurs at the property that needs to be fixed, the agency swiftly arranges for a contractor to attend the property to do so. Finding a good estate agent can be a tedious process and that's why I am glad to have found Grant Property. I would like to take this opportunity to thank them for the services provided so far.

GoogleMy experience with this agent has undoubtedly been the most unsatisfactory I've ever encountered. They have even changed their name multiple times, seemingly in an attempt to attract unsuspecting customers. Their team and services have been consistently subpar. To my dismay, they offered no assistance or support, failed to respond to emails, and neglected to answer phone calls. It was only when we ceased the direct debit that they agreed to communicate with us, albeit reluctantly.
Furthermore, the team's behavior was quite distressing, as they unreasonably deducted a substantial £546 from our deposit upon check-out. This decision was made despite having the property thoroughly cleaned and verified by a reputable deep cleaning company, Angela Wales, located on Queen Street. Their refusal to engage with us directly and the arbitrary selection of a representative, who happened to be underage, created an additional layer of complexity. As the lead tenant, I found myself unable to liaise with SafeDeposit Scotland to contest the deposit deduction.
Dealing with them has indeed been a nightmarish experience, and I strongly advise against engaging in any business dealings with this entity. Please exercise extreme caution and avoid them at all costs.

GoogleHorrible experience!
Sandstone in Nottingham only serves to take costs from landlords and abuses insecure tenants like foreign students. If there is a problem, the manager and his employees do not want to help find solutions. No communication and no kindness. We are 2 foreign students who arrived in September in poor accommodation. Sandstone does not respond to emails. After a trip to the agency, they said they were going to send someone to manage the waste but ultimately nothing was done. We rented through the University Living site who lied to us by writing to us that the lease could be reduced to 3 months. I'm a novice and I didn't understand English well, so I trusted and signed the lease. Now that we want to give notice of departure, Sandstone only tells us "no, you had to read the lease which is for 1 year". Since then, no response to our requests for help. We cannot contact the owner. I have contacted agencies who do not want to advertise to find replacement tenants because I am not the owner. Sandstone doesn't manage anything at all. They are there just to offer a payment system (which is very good by the way). If I were an owner, I would not entrust them with my accommodation because they do not follow up, they did not come for the inventory of fixtures and clearly they did not follow the departure of the previous tenants either. For students: flee! Sandstone is taking advantage of our precarious situation. Now I don't know how to find replacement tenants and I can't afford to stay for a year. We are alone in facing the problems.

GoogleMy recent home is managed by Grant Property and they have done a fabulous job at making the place livable for us. When we viewed the house, it was in a pretty bad condition but they helped us out by organising furniture replacement, cleaning, and small repairs in the house. The best thing about them has been the quick response they have given to all our queries/complaints. Kudos to them and I hope they continue the amazing work.

GoogleShockingly poor service from this company. Allow me to recite the catelogue of failures I experienced from this company.
Day one of moving in the bathroom leaked water into the living room and damaged electronics. This was repaired relatively quickly (about a week) but was still pretty poor, especially considering that the house was newly renovated
In the first month of living there the door handles of two doors came out of the doors (just through general use, no excessive distress on them) and these took 3 months to repair, despite their promise to make repairs within one month.
We also had a drain blockage that lead to the garden being flooded with sewage water (which smelled as good as you can imagine) this also wasn't addressed for at least 2 months.
We had the boiler break down during winter, and not repaired for a month, they claim to make urgent repairs within a week.
We had a bedroom which was letting rainwater seep into the walls causing black mould which was a hazard to health, this was never addressed the entire time I lived there.
We asked for compensation for these issues, they offered £80 to me (not to any of my housemates) then when I asked them to give the same to my housemates, the property manager said they'd take it up to the relevant team and suddenly I was never able to get in contact with her again for the 5 months since, despite emails and at least a dozen attempted phone calls.
This was all on top of an exorbitant rent for the very small house in question.
I can confidently say that sandstone are the worst letting agency I've dealt with since moving out of my parent's house. If you can avoid them by any means, do.

GoogleLived/existed in one of their properties for around five years.
Atrocious. They represent investment firms as well as individuals, making communication with the property owner relatively impossible. Left us without a fridge for a fortnight, left us without a washing machine for over a month only to replace it with the cheapest option on the market, continually attempted (and succeeded a handful of times) to raise our rent with pathetic justifications, such as gifting us broken furniture, citing new evaluations or telling us that we should be thankful they weren't raising it as much as the rent of their other properties because we'd been such great tenants. Refused to replace rotten window frames under the pretense of the building's history, despite multiple contractors stating otherwise and temperatures plummeting in the winter months. During heavy rain, water would pour in through a crack in the wall of one of the bedrooms, when asked for assistance, they requested pictures as evidence of the leak, sent them a bunch, only to be completely ignored. In the unthinkable event that you have to try and communicate with them, try carrier pigeon, or note in bottle, or crop circle, as the member of staff they allocate to represent your property will likely dissapear like DB Cooper, along with all of your email communications, in a handful of days.
The best bit about using these guys was moving out, although even then, they made the process of claiming back our deposit unfathomably difficult.
Avoid them like the plague. In fact no, they make the plague seem like an alright guy.

GoogleDO NOT RENT FROM THIS COMPANY! Grant property/ Sandstone whatever they call themselves now. We rented in Nottingham, avoid if you can. They are quick to take your deposit and get your contract sorted and then everything goes wrong… It started with them not proving us with keys at check in, then numerous issues at the flat that weren’t repaired and then on check out they didn’t communicate with us whatsoever. I had to go through TDS to get my deposit back, they were also unresponsive to TDS (we left in September and didn’t get the deposit back until December, but only with the help of TDS!). Property managers were James & Manni both equally as useless. If you need something fixing don’t report it on their stupid online system- RING THEM. The flat was in an old Nottingham townhouse and it was poorly kept. Draughty, damp, cold, mouldy… Overall avoid avoid avoid!!!

Google232 Hubert rd Edgbaston. Don’t be fooled by this agency. Terrible service, they took a £100 deposit and delayed applications, kept postponing the move in date and made it so difficult for us to move in. I asked for a refund and they refused even though they had delayed and postponed for over two weeks. I honestly feel like they scammed me and will do it to other people especially students. I payed the deposit on the 31st of October being told on my online viewing that they were moving in everyone realistically got the 4th, what a joke. I spent the whole month without moving in. They didn’t tell us we had a joint lease, they advertised it as if you pay for your room and later on found out the lease is joint and they refuse to move in anyone into the house unless the tenants are enough to fill the rooms even though the bills would all be on the tenants. So many excuses and no progress, they’ll frustrate you enough for you to pull out and make money off of all the deposits.

Googlerented a flat in Salford and when we moved in the property was unclean and mouldy. None of the outside area had been looked after with everything overgrown. Was told before we moved in that everything would be sorted but it looked like it had got worse. Unresponsive to any issues throughout the tenancy and when it came to giving us our deposit back it looks like everyone had left the company, no phone lines active and received emails from almost everyone saying they no longer work there anymore. Once we’d managed to get in contact with someone they tried overcharging us for a cleaning fee and in the report tried using photos from another persons tenancy! We got all of our deposit back 4 months later thanks to TDS, thankfully we took a lot of photos of the state of the flat the day we moved in. They’ve changed their name from grant properties to sandstone to avoid their bad reputation, I would never recommend!
