We moved to Deal in November 2019

We moved to Deal in November 2019. We are pleased with the bungalow with the exception of the bathroom. It is really damp and we have black mould around the inside of the window. I keep wiping it but it just comes back. I told PfP a while ago who dismissed the problem and said we agreed to take the bungalow as seen and that it was just condensation. How an assessment can be made over the phone without seeing the problem was a bit worrying. I understand that the bathroom was upgraded to a wet room the year before and the standard of the work is appalling. The floor doesn't slope towards the plug to drain away so water just sits on the floor even after being mopped. The mastic was just squirted on to the tiles where the flooring ends and is just hanging in places. A really shoddy job. There is a shelf next to the toilet which has a broken tile on top. It's a disgrace. Personally I don't feel as if elderly tenants needs are met in terms of maintenance. We seem to be given the keys to the property and left to get on with it. All the neighbours I have spoken to here in Deal feel the same. I would appreciate some feedback on the comments I have made because I don't know who to speak to about these issues.Geraldine Evans

Shared ownership can't be recommended

I bought a shared ownership from Places for People in 2007 which was £175,000 full price in London. Due to high service charges (over £200 a month for a one bed room flat), cladding problems & communal areas in poor repair, I’d be lucky to get it valued at £225,000 (full price). It is not a route to full ownership and or affordable. Despite being a bargain price for London, buyers walk away when they discover the high service charge. Yes, £200+ a month for no gym, no front desk, communal areas (except the foyer) not re-decorated since construction, stained carpets, lifts broken down, marks on the walls.Despite the law being changed, Places for People won’t remove debt from the cladding works carried out in 2020. Leaseholders like myself are no longer automatically liable and all bills issued before the Act are no longer valid. Despite complaining to various departments in Places for People, they keep stalling. They are really poor generally at responding, sometimes months later. Sometimes I don’t get a reply. I know I’m not the first to raise these issues but they make me feel I am the only person who has, and then say they need to check, when they must already know the answer. Do they seriously expect me to believe that my neighbours haven’t queried bills for thousands of pounds either? They view it as an arrears and thus I can’t sell the property, making me a captive. I have already received 2 refunds of past service charges but P4P won’t let me access the money because of the cladding debt.To make things worse, we’ve been told that the cladding work was not compliant and has to be done again.

Inhumane crooks

Inhumane crooks! I’ve been living in a p4p property for 10 years and it’s been a 10 year battle from hell in terms of repairs. This company doesn’t care! When you call up to report a repair they don’t log the right information properly. Many time I’ve waited in over 24hours for someone to come and they haven’t! I’ve told them for years I need a new gas boiler and they choose to ignore me. I have wasted many annual leaves to wait in all day for a no show! This has happened again to me today. I’ve waited in for 24hours with no hot water and nobody has showed up! They went on to say that I have to wait in for another 24hours! Which is now affecting my job. The worst part of it all is when they say they will call you back but don’t ever call back! You end up feeling helpless and distressed. How do you expect people to pay rent if you’re telling them to wait indoors for 48hours?? The watchdog and government needs to investigate P4P!

Landlord asking for rent payment i do not owe

1. I received a text message from my landlords Places for People / Cotman Housing Association Limited saying that I had not paid my rent even though they acknowledge my account is in credit and that I do not owe anything. I am still waiting for their apology.2. Water is pouring down the outside of my flat from the overflow pipe and I am still waiting for them to fix it and refund the extra water charges that have followed.3. Have been a tenant for the past 22 years and I am looking forward to seeing some evidence from them of the investment of the time and money I have spent with them including some sort of display of empathy and understanding.

Live elsewhere if you can afford to

Affordable (but hastily increasing) rent is only upside.Homes are full of mold and overdue repairs and upgrades, facilities such as laundry and bike storage is heavily neglected.PLACES FOR PEOPLE HAS NO CARE FOR THE SAFETY OF ITS RESIDENTS.Following a brutal attempted attack on site, company officials delayed the process of responding to this incident, going as far as to provide false information to the police to further cause issue.Affordable, but you will have to be LUCKY TO BE SAFE in your home with places for people. If you can afford somewhere safe to live, I highly recommend going there instead.

Very disappointed

Very disappointed Generally I am satisfied not requesting much from PfP repairs have been dealt with. I was told we should have a new bathroom after 25 years still waiting to hear about thatAlso having to police drug dealers ourselves we have to fill in log book have done wait and see if they do anything, I am becoming very ill with coming and going bikes dogs in stair all day long, these dealers have the arrogance to move in and start dealing 3 weeks into tenancy, how do they manage to get a and keep tenancy, I have been with places for people over 25 years and feel very disappointed and upset they have done this to us again we had dealers below for over 6 years

I have lived in an 55s building for over three years,at this very time the neighbors beneath me smokes weed every day, I have complained 3 times with an empty promise of someone reaching out We have a resident who sells drugs from his home and has given his customers the PIN number for the gate and to enter our building so ALL DAY LONG we have drug users entering the building or through “locked “ gates This problem had been reported to the manager for the last 8 months, she said she would have a warning sent to him , but then she left this position and told my neighbor she didn’t report him because nobody complained We are paying for security cameras that cost £10’000 but nobody looks at them even though we have given the day and time of the issues we have seen , the drug users are now using our washing machines and shower room , HOW LONG DO WE HAVE TO LIVE WITH THIS OUTRAGE , maybe until something disastrous happens and it’s too late

We've recieved a fantastic service through the Lettings department. I applied for a property through Gumtree and received an update from the lettings manager, Emma, that she was working with another interested party but gathered information from me as to what we were looking for, our circumstances and areas of interest and advised me of another property in our chosen area of Blackburn she had available. Emma booked in a viewing for us around dates that worked for us and gave us a warm welcome at the viewing. We accepted the property and Emma completed the application process with us there and then, explained everything that would happen next and 24 hours later we were back at the property to sign the documents and take the keys. Emma was very thorough and gave us great advice to get everything set up and advised us on benefits we would be eligible for to top up our income and also completed a benefit calculation for us. Everything we asked she could answer for us and it was though she had thought of everything. The whole process was so quick and straightforward, we can't thank Emma enough, she prevented us from being homeless and we're so grateful for that. Amazing experience and service and our flat is beautiful. Thank you Emma, you're an angel xx

On the day of the appointment I receive messages saying there has been an overbooking or there has been a mistake made or there aren’t enough staff. It has been months of constant bookings and cancellations and I have had enough. Curtain racks have fallen, space has been left in the window, water leaking, doors unable to close properly because of poor arrangements and more.

My mother has moved house

My mother has moved house, she suffers from mental health issues. There has been a mess up between the local council and places for people. Nothing to do with my mother yet when she tried to help clear it and explain herself the people on the phone wouldn't hear her out. She suffers from mental health and that was stated and your company doesn't seem to give a dam. They are refusing to listen to her and on top of that they keep sending her letters saying she owes money and they don't like the way she's spoke to them. ( She suffers from several mental illnesses ). Tried showing that the fault lies with places for people and they won't have any of it. Instead of trying to listen or putting on a worker who is experienced at dealing with people with mental illness and the faults that come with that you just keep harassing and now won't even talk to her. This is shameful and goes against everything the company tries to aim for. Avoid this company at all costs.

UPDATE: Places for People's Customer Service Continues to Disappoint

This is an update to my previous review about the Golden Mede development, focusing on recent events that demonstrate Places for People's continued poor customer service.Latest issues:1. Last-Minute Cancellations:- Appointment cancelled at the last minute with vague reasoning- Required to restart scheduling process despite existing documentation- Company seems unaware of basic time management courtesy2. Documentation Denial:- Despite previous inspections and documentation, being asked to "re-show" issues- Simple problems (like faulty sink plugs reported 2 years ago) still require "new inspection"- Company claims some issues "cannot be found in correspondence" despite multiple previous reports3. Circular Communications:- Multiple departments asking for the same information repeatedly- Customer service representative needing to "verify" issues already confirmed by technical manager- Even after MP intervention, same pattern of delay and deflection continuesFor potential buyers considering Places for People developments (including their new projects at Beckley Place, Centurion Place, Longniddry Village, Marble Square, Mayflower Place, Newcourt Edge, Shopwyke View, The Foundry, White House Park, Westhill and Peninsula View), I strongly advise:1. Research thoroughly - don't just rely on show homes and marketing materials2. Ask for specific details about their aftercare service3. Request to speak with current residents about their experience4. Get everything in writing, including promised repair timelines5. Consider the significant stress and time investment required to get basic issues resolvedThe company's approach appears to be:- Delay through repeated inspections- Claim missing documentation- Focus on minor issues while ignoring major structural problems- Use administrative procedures to obstruct progressFor context: This is happening in a premium development where residents have paid significant sums for their properties. The level of service does not match the premium pricing. My advice: Consider other developers who have a proven track record of after-sales care and genuine customer service. The initial purchase price might be similar, but the hidden costs of time, stress, and potential repairs with Places for People make it a concerning choice.UPDATE ON PLACES FOR PEOPLE'S RESPONSE:Their response to my previous review perfectly exemplifies their inadequate approach to customer service:They provided a generic customer service number, despite:My case being actively managed by their Head of Customer ServicePrevious escalations to their CEOIntervention from my local MPTwo years of documented correspondenceMultiple site visits and inspectionsTheir response suggests I should start the entire process again by "providing full details" - exactly the kind of circular, time-wasting tactics I described aboveThis response demonstrates either:a) A complete disconnect between their social media team and customer service departmentb) A deliberate strategy to exhaust customers through repetitive processesc) Both of the aboveIt's particularly telling that their response to a detailed review about poor communication and endless cycles of re-reporting issues... is to ask me to report the issues again through a different channel. This kind of response should serve as a warning to potential buyers at their developments. If this is how they handle public complaints on review platforms, imagine dealing with them privately about serious issues in your home. Will continue to update as the situation develops.Date of update: November 2024

I am not a Tenant of Places for People…

I am not a Tenant of Places for People thank God! My mother in law and her husband along with other neighbours in their close and otherwise friendly community, have all been victims of ongoing antisocial behaviour from one sole tenant, who it would appear can do anything she wants to harass and cause distress to anyone in her vicinity without consequence. Places for People make it clear on their website that antisocial behaviour is not tolerated, when actions speak louder than words, PfP have not demonstrated their capability to practice what they preach!!? When you have had several reports made from multiple tenants about antisocial behaviour about the same person, who has also had several visits by the police for the same problems, don't you think it's time to take action for eviction? I had to give your service 1 star because I couldn't write this review without it.. Your policy and vision is nothing more than a 'dream' and I can only feel sorry for the next person who comes along and is fool enough to believe in your fantasy service!Absolutely disgraceful...

Ish landlords

Rubbish landlords. Been in this flat of theirs for about 19 months. Leaking years way before, from an extraction system in the loft which is pushing the water back down through the vents. One wall is continuously wet. Obviously painted over the worst one just to get us to accept the flat.Even though it was fixed, it still leaks.Pointless.Housing officer does not know their job or you can't get hold of them. You email them, they ignore you or give you a name of the person they're fobbing you off to. With no contact details. Told us we weren't allowed pets yet others are allowed? They don't deal with neighbour issues either. The woman below doesn't like me being above her and bangs her ceiling every time I walk about. She complains about everything and everyone but yet I'm the bad one? I respect my neighbours. Facts. They don't care. I had a burst pipe spewing out water under the kitchen sink. Drenching my floor. They took 3 hours to get out. Said there were so much emergencies to attend, yet the repair man sat outside in his van for at least an hour and a half before leaving......yes.. I see....so many emergencies. No different to any other social landlords.Grateful for the help they gave us with the offer. I don't regret that. The housing officer told me at the time that the council would sort out the rent overlap from the last property to this one and pay for it. I had the threat of bailiffs so she was wrong. She also told me that I could apply to the council and ask for my white goods. As I was previously in Derby I had to wait 3 months without a washer, cooker or fridge because I had moved county.Moved to a house with the same landlord. Housing officer told me id have to pay rent even though i was in receipt of full housing benefit. Only told me this after i signed up.Said it was my duty to make sure i could afford the rent. I argued that housing benefit pay all of the rent when it is a social landlord. I was not believed but was right in the end. These people have little clue about facts. Narcissistic Karen next door made up lies to the police that I was talking about witchcraft in my back garden. The pigs came round to have words with me as it was badly affecting Karen and her 9 year old autistic son who made this crap up in the first place. My son and I have autism too.Every day we are putting up with constant banging and howling from this neighbours kid. Worst neighbours I've ever had.Even though an officer from police headquarters in Ripley told me that I was allowed to talk about what I wanted to in my back garden, I felt the landlord took the liars side. This is character assassination and bullying. The landlord obviously begs it off the sh#t stirrers. Landlord claim to be fair but they clearly take sides, especially if you have white children. Not to mention the fact that they've housed us back in mould infested walls again, And my son and I suffer from breathing problems....avoid Places for People aka Derwent.

13 Months for a repair

Reported a roof tile dislodged and torn roof felt in January 2024, a month later an operative called to take a picture and book in a repair. This repair has been rescheduled around 6-7 times because every time someone called there was no scaffolding in place . In August I rang every day for a week leading up to the repair date chasing up the scaffolding myself and was reassured it would be in place before the repair date but come the day of the repair no scaffolding was in place so no repair could be done . Eventually in September someone came and put the tile back but said a larger section of felt needed replacing and scaffolding would have to be in place before this could be carried out ! I then got a date for 30/12/24 which has since been cancelled and rescheduled for February 2025. If I was to wait till this time and if it was done that would be 13 months for a repair, obviously during this time any rain we have had and will have is getting into the loft space and going somewhere. The bedroom beneath the leak has black mould on the ceiling and who knows what other damage the leak has caused.

Shambolic Organisation

I am a leasehold home owner and the writing was on the wall during my property purchase when I and the vendor had tremendous difficulty with the legal team in terms of getting responses and constant chasing. This should have been an indicator to withdraw from the purchase! After completion, I hadn’t been invoiced for, nor paid communal charges so had to chase Places for People to arrange a payment by which time I was in excess of £500 in arrears. This was through no fault of my own.I reported communal repairs that were required and have had to chase many times. I’m not allowed to report issues online because I’m not a tenant! When I send an email to this company I eventually receive a response which frequently requires follow-up so I reply. Then a different person eventually responds hence no continuity. I recently reported a broken door which required a keypad to open. After some time the door was replaced with a new keypad but residents were no informed of the new code. When I requested the new code (to the meter cupboard) the delayed response gave me an impossible code for entry. This means I have to continue to pay the higher rate for my electricity as costs should be reduced from 1 July. This company has no regard for the impact of their inaction on residents. Update I followed the advice given in the response from PfP to this review. This generated a complaint which for some reason was “partially upheld”. I don’t know why only partially. I have been given incorrect codes for me to access the meter cupboard despite sending a picture of the particular keypad. My door entry intercom has not been working for a while and I rang on Monday and was told that Steven would return my call before the end of the day. I’m still waiting on Friday for a call to find out when I can give visitors access to my building. Furthermore, the accounts are in the process of being transferred from PfP to RMG and the account summary I have been provided does not take into account fees I have paid. This is by far the most incompetent company I have had the misfortune to deal with. They continue to accept my cash transfers for communal charges yet don’t accurately record transactions on their systems.Further UpdateNothing seems to get resolved with this organisation and their partner company Residential Management Group. After initially chasing so that I could pay for shared services and then being invoiced, I raised many queries and even requested to speak to someone in person to resolve my questions. After 11 months I have received a letter with a final notice and threatening to withdraw services because apparently I have some outstanding payments. This is despite my many communications asking for clarification of charges because I had been provided conflicting information. During this period, Places for People transferred payment collections to RMG. If I hadn’t written to them, I wouldn’t be surprised if I never received an invoice, they are so incompetent. Following the threatening letter I contacted the accounts team at RMG, raised my concerns and was told they would speak to PfP and I would be contacted the next day. Obviously this didn’t happen, nor of course did anyone bother to contact me the following day. In frustration, I contacted my solicitor who dealt with the purchase and he has been told that a reply will be forthcoming within 10 days so a further delay has been created.Ironically, public reviews get a response within minutes but emails and letters do not get the same treatment. It seems that these two organisations think, incorrectly, that I have entered into a shared ownership agreement. After a year this comes to light?? As I titled my review, this is truly a shambolic organisation. My advice is to avoid properly purchases involving either of these companies if you wish to retain your sanity and health.

Couldn’t care less if they tried.

The company doesn’t seem to care very much about their tenants or their properties. Repairs take months to be resolved and even then they’re sometimes not fully carried out and are just botched jobs. I’ve been left with fallen and damaged fencing for almost 2 years which has progressively gotten worse. The kitchen refit that was carried out in April and had a poor job done of it has still not been inspected and rectified. The 40 foot tree that reaches over 3 back gardens that is covered in ivy and rooting into the foundations of all 3 homes is being ignored despite several complaints from me and my neighbour. The management of my tenancy has recently been passed on to a third party agency who are unfortunately just as bad. I reported damage to the floor in my entryway which has left me with a gaping hole where the floor should meet the doorframe. This has not been repaired effectively, just covered over the top with silicone seal and reported as complete, it isn’t even level. I’m not sure how they can expect tenants to take care of their properties when they’re not leading by example.

Unprofessonal and poor service

This review is regarding one of the companies that is part of the Places for People group, RMG. RMG have no interest in providing a professional service to their clients. They are paid a management fee, but in my experience in dealing with them since July 2023, they do very little. The Property Manager, seems to either ignore emails/requests or only acts on such requests after constant hounding from me. It's not only rude it is unprofessional to constantly ignore requests/address issues. This is no way to treat clients, whom without, RMG would not have a business. The call handlers that take the calls are always friendly and helpful, and unfortunately they are the ones that have to deal with unhappy clients. Do Places for People also they think it is acceptable to allow this unprofessional behaviour and service to continue?
