TrustpilotDon’t complete repairs
3 months prior to today I reported damp in my living room, since then I have further reported it 2 times. I am 28 weeks pregnant with a high risk pregnancy nobody has been in contact regarding it and my house is absolutely freezing to a point I have a chest infection, upon informing them received no help. This was after waiting to speak to an advisor for 65 minutes.

TrustpilotWoefully understaffed
Please employ more people for your customer care. Our development of over 100 properties has 1 person dealing with all of our issues. When you do have an issue, you're very lucky to get a reply. I was following up a reported issue for weeks until one day I got a knock on my door from a contractor who was there to sort it. At this point, I hadn't even had a reply to say that my email had been received, let alone confirmed a time for the contractor to visit the property. After all was said and done, and the issue had been sorted, I still never received a reply to any of my emails. It isn't just myself that experiences this either. I've seen my neighbours trying to get through to your customer care, and one even got a reply that basically said to be patient because they're the only person employed to look after our development and that they have too many issues to deal with. All this does is leave your customers with a bitter taste in their mouth when having to deal with you, because it's clearly not just your customers that are suffering as a result of this, it's your own staff as well.Your own website states that Places for People is a company "Where caring, can-do people are always on hand to support customers and colleagues." Come on guys, it's a bit late for April Fools isn't it?I might expect this kind of customer care for a sausage roll I've bought from Greggs, but you're supposed to be providing customer care for purchases that are hundreds of thousands of pounds. It's absolutely unacceptable. Please improve your communication with your customers and make sure that your staff are properly supported. And before you leave me your templated reply of "Please contact us via the Customer Service Centre, or at our email address to discuss the matter further", please actually take some time to read and digest this, and maybe look at solving this issue yourselves. It doesn't take a genius to work out how you can improve on this problem.

TrustpilotExcellent
Was very happy to be contacted by places for people and offered our new home. The phone conversations were very relaxed and professional and the lady who came to meet us to show us the house was professional, friendly and reassuring. We didn’t get a key to open the electrical box so topping up the meter to decorate was a bit of a puzzle but we’re not going to let it taint a great experience as it should have been left by the previous tennant or the electrician who fitted the new box. Thank you places for people we are very happy.

TrustpilotWould give 0 if I could
We've bought a house in January this year in one of their developments. Overall, a beautifully designed development with great design choices. However, that's where it stops. The build quality is horrendous (I have nightmares thinking about what issues could be hidden behind those walls), we have a list of more than 200 defects (and so do most of our neighbours). It's a shame that there are so many cosmetic problems because every job is rushed to the max. There's no communication between the Aftercare and site teams, no one has a clue what the other one is doing. Site teams are changing more often than I change my underwear. We have a new site manager in every month just to waste our time again by looking at the same defects that their predecessors looked at (but did not take any notes or passed anything onto the relevant teams). If they actually send someone to fix a defect, and this happened less times than I have fingers on one hand, they will either botch the job, fix the job but create another defect meanwhile or come to tell you it's not possible.

Trustpilot0 stars would be more like it.
0 stars would be more like it.We moved in in April 2020.First the house was delayed by 9 month. Secondly there are a lot of snags. Definitely get a professional snagger. Site managers are changing every other week. Leaky roof. Leaky boiler. We just had it with them. Once you exchanged money you will hear the bare minimum from them. They will send people over to the house, getting your hopes up, just for them to inspect the issue over and over but never do anything about it.

TrustpilotAbsolutely Evil Company
Absolutely Evil Company. They moved in two drugs addicts above my flat that have caused Anti Social Behaviour since they moved in. Turning the property into a drug den for crack cocaine and heroin. The tenant has threatened myself and other tenants. Attacked tenants. Caused noise throughout the night so much so that I have been diagnosed with heart disease from sleep deprivation. My mental health has deteriorated to the point of needing treatment. One tenant moved out in fear of their safety and well being. The drug addicts have been here for over two years now and all Places for People do is lie about moving them out. This company puts money above all else despite peoples safety and health. They are truly evil. Stay away from them at all costs if you value your health and safety.

TrustpilotIf you want a decent standard of living…
If you want a decent standard of living don't bother to rent from these people. One or two will go out of their way to help or do your repairs The rest are job worths who only care about filling their time sheet in to get paid. They have no idea how a community should work, don't care about how they treat their tenants and if you've not got children forget any quality of life in your home. The mental health of their tenants counts for nothing. Managers in an office no clue how the real world works, clock off, leaving tenants to deal with situations PFP have created.

TrustpilotFaceless organisation - avoid housing managed by them
Faceless organisation. Impossible to deal with. They use cowboy workmen who do substandard work and then don't come and fix it. I have had dirty water pouring down my house and windows for over a week now because they didn't install the drain properly and they wont come and fix it because it isn't 'life threatening'

TrustpilotCustomer review
I’m satisfied with my property and the location in which the property is based in but when I moved into the property the agent who showed me around never mentioned that they was damp and mould behind one of the walls which now means that somebody is due to come out. I just think she should have mentioned before showing me how to send the money into the places for people bank account.

TrustpilotAppalling customer care & service
I have lived in my shared ownership property for almost 10 years, two of those have been spent trying to sell it and move to be nearer family to help provide support. It's a lovely flat in a beautiful village and we have had plenty of interested buyers, so it should be simple. However, Places for People and by extension Chorus Homes have delayed the process at every stage of their involvement preventing two sales from going through over the course of 23 months and severely impacting mine and my partner's mental health, displaying a lack of care and a total disregard that has caused us to question our worth and future. No sense of urgency to the point where they are just inactive along with no means to contact them beyond email (not contactable by phone, do not even respond to my emails) - my solicitor will have to chase them for weeks on end to get even the most basic response if any is offered at all, creates a level of inactivity and lack of progress designed to scare the buyer off (fearing that one day they will be trapped as I am now) No matter how urgent it is, they will not do it, even if their own solicitors have requested it.I have only needed to be in contact with their property sales team for the process of selling my share of my property but my experience with this company and their total lack of professionalism, understanding, urgency and empathy has left me utterly heartbroken, depressed and with absolutely no hope for my future and that of my family.

TrustpilotJust awful!
Awful landlords. They are completely un-organised, un-apologetic and take weeks to get back to you when you report a repair. None of the repair people that came to our home during lockdown followed the rules, despite us complaining to Derwent Living/Places for People about this (and being assured that they take covid rules very seriously and would follow this up) the repair people STILL showed up without masks on, without gloves and didn't antibac the surfaces they touched (despite us getting a letter before the appointment saying that this would happen).I would avoid any home that is let by Derwent living/Places for People in the future. Our rent rises every year, even during covid when everyone was struggling, they still raised it. Derwent living/Places for People should be ashamed of themselves. They even tried to send a surveyor round to our home during lockdown (which definitely wasn't for a reason that would benefit us). Surely the safety of your tenants should come above assessing the property for it's value during a GLOBAL PANDEMIC? Clearly not. We got a letter to say someone was coming out, however the date on the letter was from 2 weeks before we actually received it, giving us not even a days notice of this surveyor visit. This happens quite frequently with gas checks etc, where we will get a letter just a few days before, or not get a letter at all. Not great when you both work and need to try and be in for the appointment, otherwise risk being taken to court if you miss two of their appointments. My name and title changed 4 years ago, I have informed Derwent Living/Places for People of my name/title change three times now, including sending the correct proof, yet they STILL haven't updated it on their system and send letters addressed to my old name. I've given up informing them.I really cannot stress enough how awful they are.

TrustpilotEnd of my tether
I'm a shared owner who has been a great tenant for 12 long years always paying my rent on time and no bother.Around 11 years ago one of the fences began to lean into my garden and I looked at my lease which stated it was not my responsibility. For at least two years they refused to fix it saying it was not there's but mine.Basically throwing out the lease agreement facts. After a lot of arguing with them they had someone jump over the fence to the other side with a piece of wood I.e nothing proper. This never got fully resolved and so 10 years later I contacted them again. It got through to managers of managers of managers. All telling me false information that it was my problem and my fence.I finally lose it and contact a solicitor and inform them I have done that.In one hour I kid you not I get a confession from Wendy that yes after 11 years of denial they do own the fence. They promise to fix it and say they are coming Saturday to do it. But after 11 years of lies and false promises can I really believe they will do what they say?Of course not. The posts needed taking out and recementing but even after all they have put me through that is too much hard work for them. Cowboys quite frankly is to generous for them. And the award for the worst housing association goes to Places for People. Congrats guys.

TrustpilotUtter Scammers
As a homeowner on the Homestead estate near Preston I am bound by contract to pay Places for People a "Service Charge" for the privilege of my house being located on their estate. This charge is currently £35 a month, for which one of the main "services" I am forced to pay for is landscaping and maintenance of the grass verges and communal areas etc. on the estate. One of which is right next to my house, however this area has not been "maintained" by Places for People for at least 2 years now, with the bushes now as tall as my house and hanging over my fence into my garden. I have rang Places for People regarding this but as you can probably guess, nothing has been done. However I am still forced to pay the £35 a month for this quality service. Thanks Places for People! As per my title, utter scammers.

No heating for a week, had two 24 hour emergency call out, the same guy came twice and didn’t do a lot, just seemed to wipe of the error code and leave, second time he said ‘my gaffer will ring you Monday’ he never. I’ve been a tenant for 25 years I’ve never had a problem till now, I’m suffering from depression anxiety stress. We are living in 2 bedroom property and there are 6 of us. My daughter starts school this September, and, she’s still in a cot in our room, as, there’s no room to fit a bed for her. I was told by the housing officer that she would help us, but, there’s been no help offered at all. My illness is getting worse, we are terribly over crowded with no space, plus, we are having to listen to the rubbish coming from next door. It’s like they are quick to take your rent, but, don’t care about the well-being of there tenants. I’ve been blanked by my housing officer, even when she stated she would help, and, her manger also agreed. I’ve learnt that they don’t care and don’t help. I’m disappointed in the way I’ve been treated, even when I’m dealing with the chaos that’s going on. I just can’t get over how they treat their tenants, especially when they ask for help! They need to train their staff to actually care about their tenants and not just make out they do on there website!
