Just a heads up please make sure you…

Just a heads up please make sure you have home insurance. My mums home was ruined by a flood from the loft. And Places for Peoples insurance company basically said it was my 90 year old mother's fault, for not turning off her mains water tap before leaving for a couple of weeks and that she didn't notice any water dripping. I visited ever week while my mum was in a respite to see if she would stay due to he dementia and no water dripping down. Then in a matter of a week the whole 4 ceilings collapsed and flood water came running out of the main door when I opened it. PFP didn't even give a small amount of compensation to my mum for what furniture etc that was in the bungalow which was left because we couldn't move it all in the first week after giving them notification of mums move into a Care home. And unfortunately mum had cancelled her home insurance I think due to her dementia and not understanding what it was for. So please all of PFP residents get and keep your home insurance going just incase anything like this happens to you. My poor mum lost any help from them. Thank goodness she is now in a place that cares, PFP don't care.

Disgraceful after going to a solicitor…

Disgraceful after going to a solicitor involved and receiving compensation and places for people agreeing to carry out works within 120 days. They still fail to keep to there agreement 120 days well and truly gone , no attempt to resolve repairs, been calling every day for over a month and still got no where, no one knows what they are doing, there complaints service means nothing as they don't follow up, the new contractors ARGENT are no better either full of promises they don't mean, absolutely ridiculous how they allow people to live in such bad properties and expect rent for the property when it's uninhabitable. Rubbish housing PLACES FOR PEOPLE WILL NEVER CHANGE, AND THWY WILL NEVER GET QUALIFIED DECEMT CONTRACTORS, THEY JUST GO FOR THE CHEAPEST SO THEY CAN POCKET LOADS OF MONEY. I WOULD LOVE TO SEE THE MANAGER/OWNER OF PLACES FOR PEOPLE TO LIVE IN THE CONDITIONS I HAVE LIVED FOR 5 YEARS, COMPLETE JOKE!!!! AVOID AVOID AVOID....!!!!!!!!!!!!!!!!

Mismanage Estate, overpriced repairs

How have these bandits got a star of 2.2, it has to be a zero from everyone? Mismanaged our estate for 20 years, All their jobs cost 3-4 times local tradesman, then when we are on the verge of taking them to the ombudsman, they pass us off to a subsidiary RMG, who want to charge us £13,000 to QUOTE for repairs. Awful, just awful. If you are a customer find a way not to be.

Places for People are really bad

Places for People are really bad, my aunt and uncle moved into 1 of their properties in December (mutual exchange) they left them without gas for 4 days, since then the issues have been so bad, rising black damp allover the bedroom & bathroom, damp smell in the kitchen, leaking roof, the list is endless, trying to get someone to take responsibility is impossible, the inspector came out, told them to paint over it and try and exchange, not really the answer is it, I have been in touch with my local MP, and before places for people reply to this with email customer services, guess what, I've done that 7 times and the only time we get a reply is when the local MP is CC'd in but they still don't do a great deal, they sent a surveyor out over a month ago and still no response or communication from them! They really are the worse housing association I have ever come across, I'm trying to work out if they don't have the money to fix the issues or if they are running themselves to the ground to be bought out by another company? My next move is to try citizens advice or get a solicitor as I don't think they should be taking full rent for nothing more than a squat! I would like to say my local MP has come back to say the website Shelter might help and there is a lot of useful advice on there so if anyone is having issues I would visit this site!

Has to be the worst housing association…

Has to be the worst housing association ever, I have had a leak in my property and I have been trying to get it sorted for over 3 years. 4 different plumbers couldn't even find the leak, had to pay for a plumber to come and find the leak, he found it within 2 minutes of being in my flat, I have damp and mould all through my flat because of the leak and it absolutely stinks in there. All my floors have collapsed because they are rotten from the leak. Got a solicitor involved and they gave places for people 120 days to complete all works, and guess what it wasn't done, so now I have to get solicitor back involved for it to go to court. Absolutely terrible to leave it for this long all your staff are incompetent and don't know what there doing. My next step is to also stop paying my rent as I should not have to live like this,

Slum Landlord since becoming Places for People!

I have lived in a Places for People property now for nearly 22 years, since 2001(originally North British Housing). In the last 10yrs it has gone massively downhill, staff reductions to caretakers and cleaners has resulted in the communal areas not being cleaned as regularly becoming filthy and maintenance jobs not being done for many months. They stopped vetting tenants and now allow anyone to rent here usually people who cannot get anywhere else to live because they turned that place into a complete dump or caused antisocial issues. If you raise a complaint it's given a response and then ignored as they don't want to evict people because it's too much hassle as long as their housing benefit is being paid. We have a communal garden that was a beautiful place, but they won't spend money to maintain it and it's become infested with rats due to some tenants "Smack heads" throwing half eaten food from windows and feeding them. Add to this people urinating in the lifts and throwing rubbish out of the windows, generally making the place horrible for everyone. They won't evict these problem tenants due to them apparently having "mental health issues" but proceed to allow them to damage everyone else's mental health living in high density residential buildings. They really have let themselves go since the company became Places for People, they should be called Places for Money! they have zero interest in their places being a nice place to live and only concerned with income.

After so many complaints and diary sheets filled out .pfp allow crackheads to live under there property .as long as they're getting money screw the people who have mental health issues and young kids .They allow them to make the tenant not feel safe in there own home because of neighbours But as long as you lot are rolling in the money don't give a crap about the people who also pay you money for rent .who want to live a normal life Instead of having litter on there garden from the trouble causers and more .need to definitely sort out your company and its getting worse

Terrible company! Stay away

My neighbours fence has been broken for almost two years now (they live in the places for people house) both me and my neighbour have continuously rang being told we have been put on a waiting list for the last almost two years. We have rang this week too and have both been told that their policy has changed when my neighbour was not given this information at all. And they’ve told her she will have to do it herself when she is also a single mother. This company is absolute shambles, leading its customers on and that they’ll fix this gate when it had been almost two years and they keep on saying the same thing over and over again for them to say to me and my neighbour that they can do nothing. I would say please stay away from this company they are not good whatsoever and will not help people who are struggling especially after covid. Please stay away!!!They then reply with their stupid response. As if doing that will do anything. It’s just an automated response. But like I said stay away stupid and pathetic company. That dont take into account people’s circumstances.

MONSTERS! PROTECT YOUR FAMILY!

I have reported a black mould Problem in December 2022. It is now July 2023 and they still have't fixed it. A 9 MONTH OLD child lives in that room. They sent someone to check if the ceiling was made of asbestos. After a few days, they denied they'd sent someone although it is on CCTV (Voice and Video)Furthermore, They increased the bills out of thin air by up to 40%. I hate these people and what they are doing to my family. Be very careful when dealing with them. They will walk on dead bodies to take your money.

Living on my nerves

I have been in my property for just over a year now. It was a new beginning for myself due to ill health but unfortunately my new beginning turned into a living hell with no one to turn too as my housing officer totally useless . This association's seems to have no control on what's going on here. There policy on one pet only isn't working there are people here with more than one dog and there big dogs my son-in-law been bitten by one . My dog is small and the stress of trying to get him out without one of them going for him is awful. I constantly live on my nerves waiting on him being attacked. What was a beautiful building the kids who live here slowly destroying it front door paint off it. I have to live with the smell of cannabis really strong as you walk in to our area also when my windows opened in living room it's smells terrible with the stuff . It has been mentioned but reply to that was they can only deal with it if there selling it and police involved. Honestly biggest mistake I have ever made was coming here I have totally gave in no point complaining your made out to be the one with the issues yes I could move but who would want to live here. You really need to sort out alot of issues as school holidays are here again and yet another summer hell to be had including stones being thrown at my windows just to upset my dog

PFP worst housing association worst housing association

PFP worst housing association ever.Had 4 years of bullying by other residents.LGBT hatred. When we viewed this property 4 years ago 2018 we were told this place was LGBT friendly, although hesitant because the place was in a disgusting state we accepted. The bungalow was brown through a elderly resident smoking and was in a bad state.Being the only property on offer at that time due to our disabilities we accepted.2 months after moving in the problems started, harrasment, because we were two ladies and one because one of us had changed over from male to female.WE have had our dustbins put up against our door, rubbish bag left on our front doorstep. Garden furniture broken. Plants destroyed. Dog faeces and urine on our doorstep. Burgled and car stolen. Verbal abuse about our sexualiry.Contacted PfP to speak to the site manager in person and wouldn't put us through and phone put down. When it comes to repairs repairs refused been told to get an handyman.Absolutely the worst housing association I have ever come across.Uncaring, not very sympathetic. My advice to anyone is steer clear of this company, go elsewhere if you are looking for a property.

Everything that is bad about a landlord…

Everything that is bad about a landlord is PLACES FOR PEOPLE,.......... TREEBYS CLOSE, BURTON, CHRISTCHURCH, DORSET IS THE PLACE OF THE FORGOTTEN PEOPLE, well as long as they get your rent........they don't give a damn about the living conditions people endure in the homes they provide, so called kitchen couldn't accommodate a washing machine due to useless workmanship would not fit in the designated place, female operative took out an outside tap to fit the mentioned washing machine, as space was not big enough for it because of pipes obstructing it's due to the outside tap, a year on I need a tap to keep expensive garden looking good, female operative was skillfully cleaning gutters in my vicinity, on asking her are you fitting tap today, having waited all day for them to do the job, she cockily said no we ain't fitting it, and promptly blames me for the tap she took out, excuse me kitchen wasn't fit for purpose, PLACES FOR PEOPLE have no concern or duty of care for there tenants , be warned if you are are old and frail they will do NOTHING for you, there phone operatives, are cocky, curt, rude, on the whole With A few exceptions, and I reiterate there workman woman, are a joke, but the joke if you are one of there tenants is on you , USELESS avoid if you can I implore you......

Noise and Flooding

I moved into the property in County Durham in Nov 2019, I was assured after asking, that the resident in the flat above mine was not problematic before I signed the tenancy agreement. Almost immediately I had problems with ongoing noise, then returning from work late one night I found the flat flooded and my personal property damaged, this incident was reported and repairs carried out the following day. The noise continued mainly at weekends followed again by another minor flood. At the beginning of 2023 the noise disturbance increased dramatically sometimes 24 hours a day, 7 days a week, resulting in my taking many days off work, this still continues and frequently I have to stay in alternative accommodation. The noise was catalogued and reported but thus far no action has been taken by the Landlord. I also found and contacted the previous tenants a retired couple who stated that they had to leave the property due to the continued noise and repeated flooding. Places for People are claiming the floods were totally accidental ( 8 different flooding events) and no complaints of noise were ever logged. The previous tenants claim there were at least 17 noise complaints made to Places for People, but Places for People deny that these complaints were ever received from the previous tenants. In my opinion Places for People have failed in their duty of care, and knowingly allowed me to rent this property whilst being fully aware that the tenant above my property had/has a history of anti social behavioral issues going back at least 10 years, and forcing the previous tenants to eventually leave the property. Historically Places for People have allowed this behavior to continue and they are still allowing it to continue to this day !!

Unfortunately I have nightmare neighbors. I filled in forms to complaint about them. Places for people doesn't take it seriously. I have to move home because PFP won't help. When new neighbours move in PFP will have the same issue again. Rather than putting your head in the sand, listen to your devoted tenants. I actually care about my fellow neighbours. I respect and take care of my flat like it's my own. It saddens me that this is happening.
