TrustpilotMum was left for dead for 4 months.
My mum was placed in Emergency P4P sheltered accommodation. She was found dead in her flat in March 2023 and had been left undiscovered for 4 months. Places for People ignored their safeguarding protocols, doctored emergency pull cord inspection forms, failed to clean her flat post death where we were walking through her bodily fluids, a biohazard. Failed to safeguard my Mum and still fail to answer for it.

I’ve been here 11 years and badly need a new kitchen, you seem to have to die or move out to get one. The guttering is never cleaned unless you phone up and ask. The windowsills need painting. The estate is a mess, it was always clean when we had a caretaker, now we have rats.

Room for improvement There has been an improvement in the time taken for repairs to be acknowledged but we need some way to report antisocial behaviour and things such as outside doors being regularly left open, thus compromising our safety.

TrustpilotAny chance of snagging completion?
EDIT: Needless to say having emailed as per their feedback to this post - no response after 2 weeks. Utterly useless!!!I’m a places for people home owner and have lived here for 2.5 years. Still trying to get snagging completed and some is done but “Aftercare” has gone dead, emails not answered since September 22 and phone number just rings. General customer care can’t help, shared alternative phone number that doesn’t work, meanwhile I’ve paid a fortune for a house that still isn’t properly finished. Shambolic

TrustpilotThe system P4P
The problem appears to be;The processHonestySo the way it works is;- A repair is reported - Is logged on a system - This is normally booked in for anywhere between 6-12 months- You are sent a text, this text does not tell you what the repairman (it's never been a woman so hence the terminology) is coming for just a date am/pm or all day (which often conflicts with their online system as it says the opposite, and according to an advisor i spoke to yesterday the only true way to find out is by calling in) - You then book the time off work, but the times don't work for the actual repair men who are coming around so they could actually turn up at anytime. Depending on what job has been before you and how long that actually takes- They then turn up, look, assess and book the job in for another day- However sometimes someone else also gets booked in to assess and you go through the above process twice (so yes now 2 days off work but no job completed)- to add to this sometimes jobs are on the system more than onceThis is where it has always got rather messy for me (and i'm sure for others), as when the job is finally done it has often been done in a rush (possibly due to the repairman's time constraints) and therefore is not done correctly so goes back on the system and you go through the whole process again, sometimes 3/4/5/6 times over. The problem is the efficiency of the system, no one person is necessarily to blame here but while Places for people as an entity are patting themselves on the back for offering affordable housing - what they absolutely are not saying is the terrible condition that housing and the process is in, they are merely pushing the headline out there on all their marketing, not the dirt that is being swept under the carpet.e.g. (and this is one small example) I have a floor that we have to be incredibly careful where and how we step on it due to one of their contractors coming in to do a job that upset the entire flooring in the house that they say the previous tenant put in, i have no proof of that, nor do i trust that is the truth anymore. there was some lack of quality on the flooring on the entrance to the living room, the work done only made this issue worse and created many many more. So yes i will have to pay for it, and yes sometimes this is the case, however it somehow does not seem right that it was there chosen contractor that caused this issue in the first place. Or that i am going to have to take money that i have spent 10 years saving for my daughters future to cover the cost of their damage to the property. All the while wondering will the rising damp issue occur again and will it all be for nothing. And this is just one issue with the property. There are 12 outstanding works at the moment, each time it goes down a previous one rears its head again.UPDATE: as they suggest to contact them in their response, well of course this is what i have been doing. And by the way i am on my 14th Promise from their customer service team that someone from Rentokil or their customer service team will call me within 5 days - its now been nearly 5 months and chased 14 times - no responseUpdate: 18th April and still nothing happened just umpteen promises of call backs

TrustpilotRepairs and maintenance
Been waiting on a new fence for nearly 4 yrs, supposed to start today but as yet nothing, stating you need to be at home for external fence repair, when there's a communal garden one 30ft away that has been done at drop of hat,all about the profit as nothing gets put back into upkeep of their properties, most windows on estate over 25 yrs old, double glazed units condensation. If you've bought house like my mother there's a £140 per month min service charge,as a person who works in the housing sector I can honestly say the way this company is run is a shambles.

TrustpilotThe most unhelpful company for issues with neighbours.
I have been trying and trying, begging and pleading with p4p to do something about the noisy, nuisance neighbours upstairs, the council refuse to help saying its p4p issue and p4p just fob me off with a generic reply and tell me to go to the council. I've been complaining for over a year now and even mentioned that I have mental health difficulties which are exacerbated by noise and sleep deprivation, however they STILL refuse to step in and help. I don't even know what it would take for them to take action. The neighbours upstairs play loud music from 9pm to sometimes around 4am, but they just won't help. Useless.

Donna from the Customer Services Centre was absolutely amazing, what a lovely lady! I called up today to ask some difficult to answer questions and she was so informative and professional. Such a friendly person and I even had a little laugh, for me that shows great customer service skills. What a credit to the talent of the customer services team and Places for People. Thank you so much for being a pleasure to speak to and not making me feel rushed at all, i did not feel like i was calling a ‘call centre’ but rather someone who general cares and wants to help as much as they can, it was so nice considering how many calls you must be receiving in the run up to Christmas. Thank you generally so much for being amazing!

TrustpilotHad a gas safety inspection booked…
Had a gas safety inspection booked yesterday 16/3/23. Lost a days pay because Im self employed for the engineer not to turn up. Spoke to property maintenance this morning 17/3/23 to find out what happened to be told that the person was still being trained, they claimed a letter has been sent with a new appointment date. But surely a phone call or a text would have been better as letters aren’t getting delivered as quick as they used too. Because I lost a whole days pay waiting for the person to turn up. Me and my partner are now going to struggle paying the rent and all they done was apologised. Which shows that this company doesn’t really care about there tenants all they care about is there money, they where quick enough to ring and say that we was £50 behind on the rent last year but they can’t make a simple phone call to say that the appointment booked can’t be made.

What a lovely stress free experience I have had with places for people. Mandy and Beverly have made sure everything has been ready for my move into my new home and have been nothing but kind and warm towards me. Everything was completed within 48hours of accepting the property and any tweeks to the property were dealt with swiftly and professionally. Working full time myself I was dreading the complications of moving and these ladies totally took that away with their wonderful work and caring nature. I love my new home and have contact with Beverly who still treats me with kindness and dedication to my requests. I can't praise them enough... Thank you x

I'd never heard of places for people before and was a bit apprehensive when a property became available with them as I have dealt with some questionable letting agents in the past. I spoke to Mandy who was kind, informative and made me feel very relaxed. She made sure I had all of the information I needed as well as being patient with me when I needed to gather information. I felt totally at ease. I was shown the property by Beverly who as just as excited about the house as I was. She was safe and informative and generally a lovely person. Any issues I had she was there a short time later with a solution.. That gal gets things done! Withing 48hours the property was mine, these ladies swift and thorough work made the whole process simple and actually fitted around my working day! I can't praise both ladies enough for everything they have and continue to do for my big move. Thank you so much and keep up the good work x

TrustpilotTHE WORST
Places for people must be the WORST housing association myself and my partner have been with. The customer services is absolutely disgusting. The flat is falling to pieces, tiles falling and fell off the wall in the kitchen, the bath is loose from the wall it’s an absolute hovel. The rent team hound you daily for arrears which in total is under £300 as I pay an extra £50 per month. We pay out over £500 on a PT wage and yet they still hound you for more. The way they speak to you is like dirt on your shoe. We’ve been promised an upgrade on the kitchen for 2 years it’s that bad and yet still expect rent every month without fail. Takes an age for any repairs to be done we’ve been waiting on filing for over 8 months. Do yourself a favour and look at all the other poor reviews on here and if you’re ever offered a property with them, decline it.

TrustpilotI have lived in Bristol under PFP for…
I have lived in Bristol under PFP for some 16 years and before they took over from Bristol Church Housing. I used to be on the Complaints panel and sat at several meetings across the region. I am a responsible tenant (Not a customer as we are referred to!!) and have never caused any concern. We had a plot of land that used to belong to a local church that has now got 6 new properties built and owned by a different housing company. We had to have fitted Electronic gates and 5 CCT TV cameras installed because of the local "Problems"!! which have been well documented and PFP have copies as do The Police AND the Local Council. A year ago after the gates were taken down and they were eventually moved (This meant we had no gates working for 6 months!) and after so many countless and fruitless complaints that have never been addressed so far nothing has being done. Since nobody is available by phone in the Bristol Office (a company Policy Change some 3/4 years ago); Nothing and I mean NOTHING gets done and we are pretty much ignored. Panel Fencing was erected to help keep unwanted visitors OUT and when this was done we told PFP they wouldn't last 5 minutes because they were a complete shambles!! They actually were up for 10 days!! This happened OVER a year ago and we still wait for them to be repaired. There are too many other things outstanding to list here BUT it was "arranged" for the Maintenance Manager Mr Hood and by our "Housing Officer Amelia blackmore to attend on the 16th October to discuss so many problems, with a view to finally getting them ALL sorted. We still await for the arrival of this visit!! with NO communication as to why this did not take place and of course the problems remain. I believe PFP have a new CEO (a lady as far as I know) and maybe she might just read this and get back to me. YOU have my details on record. Amelia does try on our behalf BUT we know where the problems lie!! and it isn't her.

TrustpilotMy experience with PFP
Honest review here, been with them a couple of years now. First place had fishtail infestation and left old floor in one room as a "gift" . Second place had old boiler that heats water up and refused to put a fence up as we had a higher ground so wasn't safe for the kids, plus there was no privacy from the next door. And not to forget the big chunk of ground missing out of the garden plot. The on going parking issues were also a nightmare and kids contantly playing around your car.Third and current place was a transfer, took 12 weeks of delays and no, to lack of communication of what was happening. Arrived at the property to find it wasn't unfurnished as promised this time we were told it was our responsibility to take the flooring off which wasn't left in good condition. Already delayed with moving into the property and now having to take off the flooring, delaying our move further. Property smelt mouldy, with wallpaper peeling from the kitchen walls due to the damp. Guttering not to good standard and water pouring over the edge. House still smells like smoke from ex tenants. Blinds falling apart and with a awful stench. Under the stairs has no ventilation causing damp. Boiler has been going on and off so had to get that also looked at.
