TrustpilotStock response received from MG
Got stock reply from places for people to my previous review of places for People advising me to contact their customer focus team. I have emailed the customer focus team over the past months and received no response, so not really customer focused at all. As in my previous review of this shambles of a housing association with incompetent and corrupt employees they are protecting my nuisance neighbour as she is also a Places for People employee. I have raised the issue of them being totally bias in favour of my neighbour yet they insist they are nor, this is despite all the evidence I have regarding my neighbours anti-social behaviour that breaches her tenancy agreement. They have attempted to bully and intimidate me and one employee, a tenancy enforcement officer (initials CS) actually threatened my tenancy, I think he believed this would shut me up, but that sort of action won't work. An area manager, (initials DS) has blatantly lied to my face and also on documents sent. My former Place manager, (initials JR) totally blanked me despite being told by other staff members that he must contact me. My new place manager,(initials GD) seems to be as much use as his colleagues. He appears to pay lip service to the customer, telling them what actions he will take regarding issues reported then goes away and does nothing. He actually had the nerve to suggest that I move to a new property, but as I explained to him, that's Places for Peoples way, move the victim and leave the perpetrator in their property to do exactly the same to the new tenant. Disgraceful treatment from an association that has a duty of care to ALL their customers and not just to a tenant that also works for them. Places for People should be ashamed. The only option for me is to escalate this to the CEO of Places for People, Greg Reed, also to the housing ombudsman, my MP and the independent complaints panel. I will post another review with the results of me taking this action.

TrustpilotDisgraceful housing association
Disgraceful housing association. Corrupt housing team at South Rings Preston. Been reporting anti social behaviour from neighbour in flat above me for approx 10 months and still no action taken. Noise nuisance, threatening and intimidating behaviour from tenants partner. Sent in numerous audio/video recordings of the noise nuisance, tenants unacceptable behaviour and her partners behaviour, also provided police log numbers yet the anti social behaviour continues. I have not been able to sleep in my bed since June 2023 and must sleep on my settee as this is the furthest point away from the main area of noise nuisance. The neighbour has no carpets down, though it states in places for peoples noise matters leaflet that tenants in an upstairs property must lay carpets. The tenant enjoys stomping around on the uncarpeted floors and having her dog chase things around the property. All done to cause nuisance and annoyance. The tenant blocks a shared access gate with her car to prevent me from getting my bins out. She allows her dog to roam freely in a shared garden therefore preventing me from accessing this area. I have repeatedly inform places for people that her anti-social behaviour is having a negative affect on my physical and mental health and that the police have referred me to the mental health team and put a marker on my flat due to them classing me as a vulnerable tenant. All this has been reported to places for people but they are simply not interested. The reason they will not take any action against this nuisance neighbour is because she is actually a places for people employee and her colleagues are protecting her. She receives preferential treatment getting services provided quicker by going straight to her colleagues at South Rings Preston. She receives services that are not available to everyday tenants. I have asked my housing team to lock my account as as she is an employee then she has access to it so can see what I am reporting, this has not happened and she still has access to my account, absolutely disgusting that a tenant can access another tenants account. I have reported her for data protection breaches but again they are not interested.Places for people do not adhere to their own policies and procedures unless it suits them. And with this nuisance neighbour they are ignoring the terms of her tenancy agreement. My previous Place manager totally ignored my reports and would not contact me. I now have a new place manager who I have met with. He it seems is going to be as useless as the rest of them as he told me what he intended to do and then went away and has done nothing despite him having access to the audio/video recordings I have.I have more than I can stand so I have decided to bypass the incompetent housing team and go direct to the CEO. Let's see what he does about all of this, most probably nothing as in my experience the higher their salary then the less they do.If you are thinking of taking up a tenancy with Places for People then seriously be warned, think again unless you want a life of misery just like my life is at present.

TrustpilotEasily the worst housing management…
Easily the worst housing management I've ever had to deal with...I want to make it clear at the outset that I am a 76-year old working class man and lifelong manual worker who has been treated appallingly by extremely arrogant Places for People (PfP) management in Preston. My ordeal began when I complained about the sorry state of the communal area which resembled a junk yard and the petulant attitude of the scheme PfP manager. Weeks later I had to make a further complaint about the aggressive, foul-mouthed behaviour of a neighbour. I also reported the incident to Greater Manchester Police who logged it as a "public order offence".Thankfully I managed to capture a digital audio recording of the incident as proof and my foul-mouthed neighbour was subsequently warned in writing about his antisocial behaviour.Bizarrely, days later, in January 2020, I was notified in writing that my contact with PfP had been “restricted” for a full twelve months! What had I done to deserve this? I had sent 'excessive correspondence' about the above issues. Worse came weeks later when another PfP manager dismissed my Appeal. It was at this point I began to realise I was dealing with a corrupt clique determined to shut me up and 'put me in my place'.Although management had failed to give me any warning prior to the restriction being imposed, the Housing Ombudsman ruled PfP had not breached their complaints procedure. The Ombudsman granted two moral victories however when they criticised PfP management for sloppily written correspondence sent to me described as “unclear” and for ignoring my repeated requests for a copy of PfP's behaviour policy.I continued my fight for justice however when a senior manager relented and offered me “independent mediation” in the hope of resolving matters. This couldn't be arranged at that time however due to the global Covid pandemic and UK lockdown but another manager agreed in writing he would arrange this when Covid restrictions were lifted. This was a lie. This individual subsequently left PfP without informing any of his colleagues about the mediation he had agreed to arrange. Claiming too much time ("six months") had elapsed another manager then blocked this independent mediation. The fact that this delay had been caused by the Covid pandemic and lockdown from March 2020 to around the summer of 2021 meant absolutely nothing to this dim-witted apparatchik.I continued my fight for justice when in May 2023 when another manager offered me what she described as a “mediation process”. Incredibly this second offer of mediation was later blocked on the basis that complaints can't be heard after "six months". The crucial point to make here is that when this mediation process was offered to me the manager concerned fully understood that my complaints arose out of the appalling way I'd been treated three years earlier, between Jan-November 2020.The truth is both offers of mediation were blocked because PfP management could not allow the appalling way I'd been treated to be discussed in a formal setting. I say this because at no point since this dispute began in January 2020 have I been given any opportunity to make my case in a proper setting. While PfP literature falsely claims to be on the side of tenants and encourages tenants to complain via the complaints procedure, as I did, the reality is its a cynical trap designed to frustrate and wear down the complainant. I say this because since this dispute began over four years ago (in January 2020) I've cynically been passed from one manager to another, EIGHTEEN MANAGERS IN TOTAL, in the hope that I would tire and abandon my fight for justice.Take it from me, worthy pledges set out in PfP's Together with Tenants Charter aren't worth the paper they are written on. This is a document that pledges “Relationships between residents and housing associations will be based on openness, honesty and transparency. Residents will have simple and accessible routes for raising issues, making complaints and seeking redress…and receive timely advice and support when things go wrong.”As this wholly truthful statement shows there's absolutely no truth in this and management know this perfectly well, enabling them to treat tenants as badly as they damn well please. I know from bitter experience and with four years of my precious retirement callously trashed by PfP I will never ever forgive them. Never!I am now fighting back on my own terms and have sent scores of copies of a document I've produced to numerous individuals and organisations across the UK exposing Places for People management in Preston as the arrogant, shameless bullies they are. I've had some very good responses too.Alan O'Day Scott

TrustpilotWhere do I start
Where do I start ? I am 70 years old. Wanted a social housing flat for my future. What a mistake, I moved into the flat 04/08/2023 from the first day the living room was damp, I had asked the woman who showed me round if the wall was damp, she assured me it wasn't .Since then and still on going I have been fighting to get it done. I got the OMBUDSMAN involved ( which I strongly advise to all you people ) but it is still not done . Will update

TrustpilotA total joke of a company!!!
What an absolute disgrace this miserable company is, last year I enquired about a new build house in Chalgrove the salesman or rather conman was friendly to start with and wanted me to go through some financial questions first even though I said I wanted to find out more about the houses first! I went through the questions with a mortgage broker agent and said no I couldn’t afford a mortgage even though others had said I could! This conman phoned back the morning I was due to go over and view this house I had a very blunt and Kurt phone call saying you aren’t eligible and basically **ss off! I received a pathetic email saying the same, by the looks of the reviews on here I had a lucky escape from this cowboy company! Places for people you don’t deserve to be in business and can go and ***k yourselves!!!

TrustpilotJust pay more elsewhere for better if you can
Where to start, I have been renting with them for 5 years, in that time the rent has gone from 500 to 650 pcm, what do we get for that money? well I have a drug dealer across from me with kids outside all day and night, another neighbour on a motorbike up and down all night making deliveries at all manner of times, but he doesnt deliver food... the car park is not secure, barrier has been broken for a year or more now, the lift has probably worked 1 month in every 6, black gunk comes from taps, this is not dangerous and is due to old pipes, so there is good news /s, bedroom carpet in all room which wears really badly in high traffic areas like the front room and hall, but they are quite happy for me to pay for it to be replaced, front door is insecure and kids always in the building, they have removed the keycode lock so its key only, which is causing chaos for everyone, especially if you order food and live on the 4th floor with no working lift, had numerous parcels stolen, its just not a great place to be, oh and check what you pay for, I have window cleaning as part of maintenance but havnt seen one for 5 years! oh and they just pushed the rent up another 9%, when does this start? april 1st! I would move but quite frankly i cannot afford to, you couldnt make it up, now lets just wait for the bot with this reponse---- thanks for bringing this issue to our attention, and we’re sorry to hear you’ve had a negative experience with Places for People. These people should be shut down they have no regard for their tenants safety. Water leaking through every floor of the house we put numerous emergency calls in and they did nothing to repair the issues. Put a complaint in via email explaining the ceilings will collapse my complaint was completely ignored because the tenancy isn’t in my name. 4 days later my ceiling collapsed at 1am luckily missing myself but damaging my property. Living in the house I should be able to put a complaint on my mothers behalf for example what if she had a disability. We now have to pay full rent for a house that has 0 bedrooms we have to wait months for them to even start repairing the roof if it rains hard enough we can still get water coming through the house.Avoid! Places for People like the plague I wouldn’t be surprised if you actually caught the plague from living in one of there properties.

TrustpilotPlaces For People - Gave me my life back.
Actually, considering how rare secure housing is for people this opportunity and security Places for People have given me has saved and changed my life. My rent is low compared to other pvt rents, my neighbours are all great and I get on with them all. When I moved in and for a while it was quite horrible and bare, but I am okay to decorate so I've put money into my home because I'm not afraid of losing it like other private renters. When I was at my lowest, and just enough perseverance I managed to be the first person to get a viewing and I got it on the spot. In the beginning I was unhappy because of how much work needed doing. But now I've made it into a home I feel incredibly lucky. Thank you Places For People, for giving me a chance. Edit - For Reference I have lived here for 5 years + now.

TrustpilotI am in Bristol and am having issues…
I am in Bristol and am having issues with noise disturbance at my property.I raised my concerns with Places for People and eventually received an email from a 'Places Manager' arranging a meeting at my flat on Monday 25th 9:00.Not only did this high ranking professional from the team not bother showing up for the meeting, she didn't even bother to inform me she wouldn't be attending - leaving me in complete limbo. All she needed to have done was send me an explanatory email.I have still received zero explanation as to why she didn't attend a meeting that she herself arranged. This is incompetent and unprofessional. It is also extremely rude.I was already suffering with anxiety and distress from the noise above my flat - this has been made much worse by this utterly unprofessional service from no less than a 'Places Manager'.All I'm getting now is the silent treatment from her colleagues. 'Consumer Hub' circle their wagons when a tenant raises concerns over the way his/her case has been handled. Is this company policy?Places For People are an appalling organisation, in my twelve years with them this is one pathetic incident of many - I'd gladly move if I could - but this latest farce has left me shocked at the rudeness and complete contempt 'Customer Hub' have for their tenants. In particular - their 'Places Manager'.I'm left feeling these people are only there to serve themselves. My noise disturbance issue remains unaddressed - and 'Consumer Hub'/'Places Manager' are ignoring me and simply not replying to my emails.I still have no idea why she did not attend this meeting and why she didn't inform me she would not be there. The meeting was confirmed last Thursday - Monday morning the 'Places Manager' simply couldn't be bothered to turn up and simply couldn't be bothered to communicate. Now she can't even be bothered to explain why.

TrustpilotThankfully I am not a tenant but
I own a garage next to a property owned by Places For People. No permission sought to use my property whilst scaffolding was erected. Vans blocking the garage despite double yellows, dropped kerb and no parking notices. Their contractor (MD Group) have dumped rubbish including 2 wooden pallets in front on the garage door. I'm elderly and cannot move heavy items. Nobody at PfP knows what's going on and who is responsible. Currently no contractors on site. Emails plus picture including one to the CEO get no response not even an automated acknowledgement of receipt. I managed to find out who the contractors are via the scaffolding company. I used to work for Bristol Churches HA before it was absorbed by PfP. It wasn't great but certainly more responsive than this shower. Finally got hold of Simon from PfP who has been proactive in sorting out the contractors. Cheers Simon but I hope in future PfP staff will be advised of major works being undertaken by a different part of PfP.

TrustpilotChicken Little
My ceiling started leaking on the 7th of December from my upstairs neighbours balcony and despite my making emergency reports about the water being let into the property, they fobbed me off by telling me they would get in contact with my upstairs neighbours immediately, then they didn't at all, I checked (wow people talk to their neighbours imagine that) and then to add insult to injury, after complaining about this, they continued completely and utterly ignoring me, entirely negligent when you consider it's THEIR PROPERTY THAT IS BECOMING WATERLOGGED AS A RESULT OF RAIN. I was eventually able to learn from one person who gave me one arbitrary phone call about my collected issues after complaining that my emergency repair reports WEREN'T EVEN LOGGED.THEY HAVE LEFT ME WITH RAIN IN MY LIVING ROOM FOR FOUR WHOLE MONTHS.ALL WINTER!I am a broken man at this stage.I'm going to the ombudsman. My sink is now blocked so I can't do my washing up or clean my clothes, my furniture has been ruined, the chipboard floor has been warped, my ceiling is beyond cracked and I'm now even getting black mould in here as a result of the constant condensation and humidity in here. It smells bad, it smells really bad, because I have dirty buckets and rubbish bags all over my living room.If you work for this absolute shambles of a company, don't bother leaving a note, YOU ALREADY HAVE MY COMPLAINT AND YOU DID FK ALL ABOUT THAT SO WHY WOULD THIS BE ANY DIFFERENT.I am shocked an appalled at the outright negligence I've been given here and at this stage even if you respond to my complaint, even if you repair my ceiling, and my floor, and my windowsills, and you get rid of the black mould, and you unblock my sink, and you replace my kitchen (as is within my rights) and you replace my bathroom (also within my rights) and you do something about my antisocial downstairs neighbour banging on his walls and slamming his windows, even if you actually did all of that, I would STILL be going to the ombudsman for the NOW HISTORIC nature of the complaint. If you think you can get away with just ignoring people you don't like dealing with you have another thing coming. They were bad as Luminus, not great as Chorus Homes but now as P4P they are officially trash and I will not rest until I am paid compensation for the nights sleep I've lost, the damage to my possessions and the danger to my trucking health you actual C.UNTS.

TrustpilotTHIS COMPANY HAS LET US DOWN
We were in the process of purchasing a shared ownership property with places for people and because our solicitor couldn’t exchange on the day that they demanded they decided to pull out of the sale 3 working days prior to their exchange date. The worst thing about this is the house isn’t ready to move in yet and we still have 3 weeks to their expected completion date. Due to my solicitor being on holiday they pulled the plug on the deal before even speaking to him. This has now left us having to find another property with the possibility of loosing the sale on my property. I am disgusted with the treatment they have given me. It is now going to take at least another 3-4 months before they could get someone else in there, opposed to us in possibly in 3 weeks.

Corrupt Thugs who don't care about their Tenants. The complaint system is more likely to make you an enemy than to help fix your problems. Beware and stay away if at all possible, go elsewhere for real services, with a duty of care these don't believe in care at all. I only gave 1 star as - was not available. Seriously avoid at all costs. I bet they are proud of their score out of over a thousand reviews. Hang your heads in shame.

Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
