To set the scene, I and my business partner have owned a three-bedroom rental flat in Edinburgh since 2016. The property is managed by Cullen Property, also in Edinburgh. Some three years ago significant plaster cracking was getting worse on the rear elevation of the flat where there were two bedrooms, The flat was in a tenement building that, like others in Edinburgh, was over 100 year old. We started on an investigation into the cause of the cracking assisted by the Operations Director of Cullen Property. Over the next three years Cullen Property investigated the cause of the cracking with the assistance of structural engineers and local trades firms that Cullen’s engaged. This resulted in some fairly major structural repairs, principally tying the outer stone wall of the tenement to the inner wall of the flat and checking the seating of the floor rafters. This wall construction was apparently a standard construction method at the time, an item for other tenement flat owners to be aware of. A second issue arose with a major roof leak, which was a communal issue for the whole tenement, but the leak had destroyed the front lounge wooden lintel in the flat. Further extensive repairs to the communal roof and the lounge lintel were initiated with local trades and supervised by Cullen’s. Local trades performed a fantastic professional job in reinstating the property back to a fit state for rental, including installing the rear bedrooms steel tie-backs, a new kitchen, re-plastering and first-class reinstatement of the cornicing, destroyed by the repair work to the lounge lintel and the back bedrooms rear wall tie-backs. As we do not live locally to Edinburgh, it would have been impossible for us to engage good, competent, contractors and supervise the repairs. The Operations Director of Cullen Property went above and beyond the normal requirement of a rental management Company and demonstrated a profound knowledge of competent local trades companies. We thank the Operation Director for Cullen’s exceptional work in respect of repairs and refurbishment of our flat.

I have rented properties twice from Cullen property and have zero complains. Both process were super smooth, they were transparent in all the processes. Quick and efficient in their communication. For small and large maintenance issues (luckily there were only a few) their team was quick to respond and had all maintenance and replacements done without any problems or delays. I'd Strongly recommend Cullen properties for anyone looking to rent in Edinburgh.

As a tenant I can say that Cullen Property Ltd is a fantastic Property Management company. They've been so informative and patient throughout the renting process, extremely helpful with maintenance issues and so quick at responding to any questions we've had. We've mainly dealt with Elaine and Dean and they've just been fantastic. I would love to rent with this agency again. ^ This was a review I wrote towards the start of the year. I would like to add more to it now that I am sadly no longer a tenant with Cullen Property. The check out with Dean was a smooth and efficient process and he was really considerate in giving us the opportunity to further clean things on the spot if he felt it was required. The amount of information we were given prior to check out in terms of what was required of us was very useful and Dean provided many contacts for us if we required professional cleaners or other facilities. He's very genuine and will tell you things as they are, whereas in previous experience with other agencies that's not been the case. We really appreciated Cullen Property allowing us the opportunity to chose a time and date before our lease ended for the check out - it was really useful as all five of us tenants are in full-time work, so we could chose something to suit us. If I could rent with Cullen Property again I would jump at the chance. I've been renting in Edinburgh for over four years and they are by far the best letting agency I've dealt with. As a landlord I have found Cullen Property exceptional. I contacted Cullen as part of my research to expand into the Edinburgh BTL market. From the first telephone call (one hour!) with the managing Director, Steve Coyle, I felt this company would be the right one to look after my property. An added bonus is that Cullen can source, view, and give feedback on potential BTL properties to purchase. Once my property purchase was nearing completion I was allocated a dedicated Cullen team to manage it. So from Day 1, Gary picked up the keys from the solicitors and ensured the property would be prepared and readied for renting. Elaine marketed, vetted and placed tenants. Anne oversaw all account related business. I did nothing, except act on progress emails sent to me from the team. To me, Cullen Property: - -Have a lot of BTL knowhow and their pulse on the local market. -Are original and innovative. -Are a dedicated team, straightforward and easy going, who manage my property. -Provide an all-inclusive hand-hold through the whole process. -Get the job done. I’ve now purchased a second property in Edinburgh. This property has been let as an HMO, which I’d normally avoid, but I’d experienced how Cullen works and I knew they managed a massive portfolio of HMO’s, so decided to give it a go. I’m glad I did. Cullen’s costs are average for letting and managing HMO’s in Edinburgh, but it is their quality of service that is important. Cullen Property exceeded my expectations.

I rented a flat in Edinburgh through Cullen, and from start to finish Dean Archbold was friendly, professional and competent. The check in was short but detailed and they made sure everything was in order throughout the tenancy. I would give Cullen Property 0 stars if it were an option. Firstly the viewing process for Cullen Property is to farm in as many people to their viewings as possible and hype up a sub standard flat until they have the interest of as many viewers as possible. It is then a race with first one to their office gets the flat and they love a scramble! (Not very professional) We rented with Cullen in my last year at university as a mature student. Unfortunately the bad dealings we had were with a guy called Steve at Cullen, his main job is to try and fraudulently take as much deposit from people as he can. (Please check other reviews as I am not the only one stating this). Ironically the guy has been quoted in articles saying he supports students and their right to get their hard earned deposit back, this was not the case for us. When doing our flat inspection in which I was present, Steve was taking money off for all sorts of things. I had left 1 jacket on the back of my door - That was £50 off my Deposit. We had left all the original cutlery, plates and cooking equipment - That was £200. There were small wear and tear things across the flat which we reported both in the move in and during our stay however we were ignored throughout the year and then charged for wear and tear on move out. However they had conveniently lost our move in information/Itinerary despite the fact that it had only been a year before. PLEASE AVOID this letting company. This company and Grant Management are two of the worst in Edinburgh however at least Grant management gave us our full deposit back. AVIOD CULLEN PROPERTY there are so much better non fraudulent property management companies out there.

My experience of Cullen Property was frankly awful. Substandard flat for a premium price... Had several maintenance issues that were frequently met with ignorance and uncaring members of staff. At one point one staff member actually berated us for calling him round to sort something out! I'm sorry, we were paying for this service, it's the least we would have expected! Worst part was the return (or lack thereof) our deposit. We left the flat in a fine state, better than what we'd been given it in, and sat down during our checkout in order to go through the inventory. We were told a few bits and bobs of light cleaning were required (things like dusting inside of drawers and stuff...) imagine our surprise when the light cleaning totaled up to over £150! Light bulbs were replaced and charged for (at around £20 a bulb!). This was particularly unfair considering we'd never been given any ladders to reach the high ceilings in our flat, despite asking for them SEVERAL TIMES. Carpets were not cleaned before our move in but we were charged £175 for extensive cleaning that wasn't really required. My favourite part of letting with Cullen was the letter sent to us briefing us on flat cleaning tasks that we had to carry out before our checkout, where it explicitly stated that we had to organise a painter/decorator to come around and paint the entire flat... This seemed a tad excessive since general wear and tear is supposed to be accounted for by your landlord in your rent payments and when your lease ended. Unfortunately, we were unsuccessful in convincing Cullen that we didn't really have to paint the flat... However when we got a parent to phone up and explain the situation, the story changed and we were told "Oh no, no, no! They don't need to have the entire flat painted, just touch ups here and there which they can do with a tester pot!"... Seems to me like they're taking advantage of students a bit... All in all Cullen property are greedy, and seem to take sheer delight in taking as much money off their student clients as possible.

I’ve had a residential property business for a good thirty odd years now, latterly solely with Cullen Property. I’ve finally retired and sold all five of the properties looked after by their team for nineteen years. I’ve been incredibly impressed by Cullen Property throughout that time both in sourcing properties, finding good tenants and even buyers for me. They did all this without me even seeing any of the properties I bought, such was the calm and professional impact they made on me at my initial meeting with founder Malcolm Warrack in Edinburgh all those years ago. They do absolutely everything you ask, competently and promptly and go the extra mile cheerfully. In my case that even included arguing an inconvenient mortgage valuation, and getting it changed in my favour. That one cost me a load of expensive chocolates! In summation, I’ve had a dozen or so property agents over the years and Cullen Property are head and shoulders above the rest.
