Cullen were fine when we were tenants - repairs and maintenance generally completed in an average length of time. Deposits maybe a little on the high side for low-value rental property in Edinburgh, but there we go. Communication was generally pretty quick, though there does seem to be a fee for just about everything under the sun. However, at check out, the agent told us there would be no major deductions as the flat was clean and in good order. They then proceeded to deduct £400 for repainting, claiming that there were scuffs and marks throughout the property - and when we told them we had painted some of the rooms in question, they just named other rooms instead. Perhaps an honest mistake, but my partner made a 6 hour round trip for this 'check out meeting'. At the very least, disingenuous to avoid confrontation. There's also been a faff with council tax after we moved out. Wouldn't recommend them due to the cost and complications of moving out.

Rented a student flat with this agency for a year and had no issues what so ever. Our letting agent, Dean, was always on hand and responded to maintenance and other enquires quickly and with fantastic customer service. He is someone we knew we could rely on throughout the year and his manner and services were greatly appreciated and did not go unnoticed. It makes all the difference when you have staff like this willing to go the extra mile for their customers. I highly recommend this service.

Myself and three friends from university recently rented a flat through Cullen Property, and couldn't have been happier with the experience. They are professional, efficient and the property was lovely, clean and well kept when we moved into it - any issues we had were resolved immediately! We were in direct contact with Dean Archbold, he was incredibly helpful and attentive to our needs as tenants and represented Cullen Property extremely well - I can only recommend you request Dean to oversee your tenancy. I recently moved from a flat I was renting through Cullen property, and even though my rental agreement was for 12 months they were incredibly swift and responsive in helping me end my contract 6 months ahead of schedule. The flat was incredibly lovely, and was obviously kept very clean and tended to throughout various tenancies. As far as rental agencies go, they are good in ensuring both they as the property manager and you as the tenant are well-informed and clear on conditions of contract. Of the staff that I interacted with, Vicky McLean was - not only the most kind and patient Cullen member (which is actually really helpful when you are an expat such as myself) - but also quick to respond and made the check-in/check-out process super easy and transparent. I've given 4/5 as there were a few emails I sent that went unanswered, but all-in-all I would recommend Cullen Property as a rental agency.

Lived in a cullen property for 12 months and they were great throughout. Had an agent go through everything with us when we moved in for any queries etc. Oven stopped working during the tenancy but after sending an email it was fixed the next day. When it came to the end of the tenancy an agent came to go through everything again. Great transparency in what would need to be done after leaving. Heard bad things about other agencies from friends but no problems during our time with cullen, Would certainly recommend

Cullen Properties are a professional and organised company that dealt with all issues with consideration and patience. Despite being clueless students moving into our first privately rented flat they treated us with respect and I felt very satisfied with their services. I rented from Cullen in my second year and this seemed the perfect time to go through an estate agent. They are very formal and organised - everything is in writing and you know exactly where you stand with them. I would recommend using an estate agent for students who are straight out of halls as it is a suitable 'go between'. Cullen's perfect attention to detail can however also have its downfalls. When it came to the end of our tenancy Cullen were, in my opinion, too thorough with the inspection of the flat. They noted down every sign of dust, mark or scrape as well as charging over the odds for lightbulbs to be changed. As a result of this, we accumulated a very large deduction of our deposit due to this issues. Although having thoroughly cleaned the flat, they picked up a number of issues which I feel were not in a suitable state when we first moved in. Issues such as being charged for cleaning the outsides of the windows seem unreasonable when the windows were dirty when we moved in. Our property manager, Dean Archbold, was vey good at replying immediately to any issues we had and made himself very approachable. He even went as far as to help us deal with problems ourselves to save professionals being called out and causing call out fees (such as alarms.) They quickly replaced unusable items and were reasonable when addressed with problems, always putting our needs first. To conclude, although overall impressed with Cullen's attention to detail and very efficient responses I was disappointed after the end of our tenancy. They have very high expectations which result in a very low chance of getting your deposit returned. Wouldn't recommend for those who have experience in renting as they could still end up charging you unnecessarily.

To be honest starting off trying to get a property at Cullen proved very difficult as to the amount of times we were told different stories to view a flat but that aside once moving in Dean had very quickly turned around any negative thoughts we thought we may have had with the company. He was always on the ball and happy to help out whenever he could. He made the moving in and moving out process feel at ease as being with a previous agency I had a lot of worries. If we ever did have any maintenance issues etc there was always a worker on the phone arranging it and sorting it ASAP, I even had someone come out when it wasn't his working hours to help! If I was to ever rent I would go back to Cullen purely down to the above.

Best agency to go with in Edinburgh for student flats. Reasonable prices for nice flats and good landlords. Maintenance and issues were always sorted out quickly and easily; the guarantor process was thorough but Cullen made it as easy to process as possible; very good experience for checking out and working through what would come off the deposit at the end. Cullen will not cheat you out of money, they are very fair, take into account wear and tear and go through all the right systems and processes. Lived in a Cullen flat for 2 years and overall had an excellent experience!

We have had an renting experience with Cullen so far, and I would not hesitate to recommend them to any prospective tenant. They have always been incredibly helpful win the very few issues we've had with the flat. I think it's also great how they assign one property manager, who you can build a positive relationship with and Dean has always been excellent with us. I think the bottom line is that Cullen always make you feel like they are trying to equally serve he rights of their tenants and their landlords. Whereas sometimes - with other letting agents - it can seem like tenants have no rights at all. We hope to continue renting with Cullen for some time.

Rented a property in Edinburgh from Cullen Property and thought they were a good company to rent with (although hugely overpriced). However when it came to handing the property back we spent a day and a half cleaning it to ensure that the flat was back to how it was when we had received it, they conducted an inspection and told us that they may have to take £50 off of our deposits but otherwise it was fine. When it came to the matter though, they had taken over £200 each off of us (there were 3 of us) for the most trivial of things that didn't seem to fall under their "wear and tear" boundaries. EVERY single flat that I have spoken to that year had the same problem and these were all flats that I had seen and could vouch for being clean and well kept flats. DO NOT be fooled by their slick initial appearance. They take delight in taking huges amounts of money off of you. Really look to avoid them.
