I have nothing but positive things to say about Cullen Property (CP) as my experience with their service has been first-class. I was already in Australia when CP became my agent through a friend’s recommendation, as my private tenant moved out while I was down-under and so CP handled everything for me while I was out of the country giving me great peace of mind as it was truly seamless. Initially they organised the relevant (and very reasonable) tradespeople to bring my property up to their recommended standard to attract quality tenants, which included new carpets and fresh paint, the cost of which was taken from my first rental incomes so I didn’t have to outlay any funds directly. The property was filled quickly and CP kept me informed with relevant info regarding how my new tenants were settling in. The team at CP are extremely professional and friendly and I like that I hear from different CP staff regarding different issues to do with my property as I know I’m always dealing with the expert in their field, that said I know I can always contact Steve with any general enquiries and he will action it himself or redirect my question to his respective colleague. The team are also very proactive at resolving issues or highlighting cost savings, I’ve had recommendations on changing my boiler contract and contents insurance over the last four years I've been with CP, which have both saved me money through taking on the recommendations. I also received sound advice from CP at the time when the contract for my Factor Management company went out to tender which meant I was fully informed to be able to vote for the best option on the new factoring agent, again which has delivered savings for me as well as an improved factoring service. My tenants have changed once in the time I’ve been with CP and I’m delighted to say there was no impact to me as the property was filled immediately and the new tenants moved in as the previous pair moved out, which is the ultimate service you want from your property agent. At the same time CP have managed to increase the rental income but not their management fee so again I am enjoying the benefit of a bit more in my own pocket. I cannot recommend Cullen Property highly enough.

Over a period of six years between 2008 and 2014 we employed Cullen Property on a full management basis in order to rent our flat in Edinburgh. Simultaneously we were also employing other agents elsewhere. In this way we were able to form a view of Cullen's performance both singly and in comparison to others. Both Lets managed by Cullen were successful. They went as smoothly as any Let can reasonably be expected to go and certainly a great deal smoother than others we have experienced. This showed Cullen's vetting of Tenants to be efficient and thorough. Inevitably things cropped up and when they did Cullen always showed themselves to be easy to communicate with, responsive and competent in dealing with whatever the problem was. This was due in part to the technical competence of the individual property managers but was also due to the strong management within Cullen's organisation which backed them up. In the normal course of events Cullen did not have to be told what to do, they just got on with it. On the few occasions when discussion was necessary they did exactly what it had been agreed promptly and efficiently. On the one occasion when a matter arose which was outwith the normal range of Letting Agents' duties they responded immediately and intelligently. At the end of each Let the property was handed back as it it had been handed over, clean and in good order. Residual matters to do with Utility Bills and Council tax were never an issue. The Property Management world can be a jungle. There are people in it who simply do not know what they doing . No criticism of that kind can be levelled at Cullen. They are serious people who take a deserved professional pride in what they do. As a result I had a load taken off my mind and was able to develop a good working relationship with them. Consequently if ever we need to rent property in Edinburgh again we would have no hesitation in going back to them or in recommending them to others. They are undoubtedly the best Letting Agents we have dealt with and the fees they charge are well earned in the light of the quality of the service they provide.

We've been living in a flat managed by Cullen Property Ltd for 3 years now and we've had nothing but incredibly positive experiences with them. Not only are responses always prompt and issues also sorted out promptly but all staff members we have dealt with are knowledgeable, incredibly friendly and accommodating, all round a pleasure to deal with. These positive experiences extend to other staff like 'handymen' and companies associated with Cullen too. We've had negative experiences with other property managers/estate agents in the past and I really do feel like Cullen are one of the best in Edinburgh. When we mentioned that I was expecting a baby we received congratulations in an email, a small thing but a lovely thing! Personally I've found that customer service can be lacklustre nowadays but I feel like Cullen still have great customer service at their core! Long may it continue.

If I could give zero stars I would, they said they would fix our toilet and 3 weeks later nothing. Also when I came for a viewing to the place the carpet in the front room was a state and now they are saying it is like that because we don't clean it. Not exactly sure where I stand with this but it was like that when we got here so its not our fault. Also they seem less than happy about us calling to tell them our hover smells like burning plastic and if something could be done. Oh and my favourite when I asked if my chest of draws could be fixed because it was broken when I moved in, one of the draws had no plastic runners so wouldn't work properly, well their solution to this was to take the runners from the draw below and use them instead. Now I haven't actually finished my 12 months here but as you can imagine at the earliest possible stage I will and I must say I will definitely never rent from them again and would advise anybody and everybody I speak to not to have anything to do with them.

I can vouch for the other reviews that describe Cullen's 'liberal' attitude towards redecorating using your deposit fund. I found this particularly insulting since they failed to fix our blocked sink all year (it never worked). They were fairly polite on the phone, but this doesn't even come close to compensating for their high rent, dodgy maintenance and ridiculous charges to our deposit (£50 for key cutting is extortionate AND we returned our keys anyway) Incidentally, we are all students so it hits us pretty hard. Cullen is so immoral and money-grubbing, I wouldn't even recommend them to Hitler.

My flatmates and I were renting flats from Cullen Property for 5 years and we were quite satisfied with their attitude towards us. In fact, when we decided to rent a property again back in 2011, knowing it was a property managed by them played a large part in our decision to rent the flat. Any maintenance issues we've had were quickly addressed and at no expense to us (we contacted them as soon as an issue arose). Every time we called (and we did on many an occasion) them they replied with a friendly and polite tone. At our checkout, as there was no damage to the flat (carpet stains, damaged walls, etc), so only general cleaning was required. We called the cleaner service they suggested, and while there where some minor cleaning issues, the agent from Cullen marked them as the cleaners not doing a thorough job and thus not our (the tenants') fault, returning our deposit in full. I would (and already have in many cases) recommend them. If there are any issues with the flat not noted during the check-in, let them know as soon as they're found, otherwise they can only assume it was you who did the damage, as would anyone else in their place. Being honest with them (and careful with the property) will go a long way toward having a great relationship with them. Their terms regarding the checkout are stated in the contract, so if you disagree, then say so. However, they cannot be faulted for wanting to protect their investments and having them back up to standards as soon as possible.

I can only describe as positive my experience with Cullen Property. The letting process was simple and uncomplicated, and within a matter of days the flat I had so hoped to acquire came into my hands. Staff were friendly both on site at their office and especially in emails, with quick responses always given to queries. They also respect your space, which is unusual with Letting Firms: I was not bothered at all throughout my stay in the flat. On giving up the property, the letting agent, Penny, was friendly and understanding, and did her best to ensure I got my full deposit back. Highly recommended!

We are renting a flat in Edinburgh from Cullen. The flat is lovely now, however when we were ready to more in some of the maintenance issues highlighted at the key hand-over were not completed. The initial process of signing the lease and other bits and bobs was a little impersonal however as we have developed a relationship with the company they have been very helpful. Further maintenance issues we have had have been sorted out very quickly! Overall the service has been prompt, the flat is definitely up to standards and we hope to continue with the good professional relationship we have with Cullen currently. Would definitely rent from them again!

Time with Cullen Property was decent and no real issues, when called to fixes came quite quickly. Reason for not 5 stars was due to window handles not being fixed even after being notified, damp and mould build up in bathroom unavoidable due to style of bathroom being directed at us, lack of thorough inspections and taking longer than necessary while leaving.
