GoogleDO NOT LEASE USE ABC ESTATES. My landlord has been asking for the mould to be repaired for months (8 to be precise). In that time, both me and my girlfriend have developed rashes because of the mouldy. The landlord wants to replace the windows but this has to have the block managers approval as it is structural change.........they just haven't bothered replying. I sent them an email...........they haven't bothered replying.

The directors of our RMC recently switched to ABC. Finally we have a dedicated block manager who I can talk to without going through a call centre. Hallelujah !!! we had many issues due to the poor management of the previous company and Tim has worked tirelessly to sort it all out and get everything ship shape, often giving up his own personal time to do so. Cant recommend them highly enough.

GoogleThis is the worst company for block management I have ever come across. They rip people off up to their eyeballs. The amount of FTT cases against this company clearly shows they are ripping off leaseholders
Dear James, I have checked our records and we do not have a lessee with this name in our portfolio. I have to wonder if this post is by a competing agent seeking to tarnish our name? We have been to the FTT on numerous occasions and our success rate is around 95%. Furthermore the FTT have appointed various members of our staff to act as their appointed Agent on behalf of the court, so clearly the FTT are not perturbed by the 5% of cases that have gone against us.

In any event the facts dont stack up as if we sold your flat we would not be the ones to do a statement for you, - your solicitor would do that?!? Clearly some skuldugery going on with this fictitious negative review!

Dear Mr Cera, I am sorry you feel like that. I have enquired with my colleagues and I understand that after receiving the Certified Accounts you noted that there was a surplus of £3,297 for the YE 2019 for the block. The accounts team applied a credit note to your S/C account to reflect same, but you wanted a cash refund instead. It was explained to you that the Certified Accounts work on an “accruals & pre-payments” basis, whereas the bank account works on a “Cash” basis, and whilst there was a surplus at the end of 2019 of £3,297 there was in fact only £2,024.17 cash presently in the bank now in November 2020 and as such it was physically impossible to provide a cash refund as (a) we wouldn’t have enough cash to refund all of the lessees and (b) if we did, we would have no funds left to pay contractors and service providers between now and the end of the financial year. If you would like me to explain this in more detail please feel free to DM me.

ABC have taken a proactive approach to dealing with the Management of our block since they took over in 2017. The time taken no matter the issue has resulted in a much more improved living situation for all of us within the block which we are all grateful for. I would recommend them without hesitation and hope to continue our working relationship well into the future.
