A massive thank you to Fabian in the Kensal Rise office for helping me secure a flat in this difficult rental market. The process was swift and easy. Thanks so much for all your hard work. - Sophie

TrustpilotToxic black mould not dealt with
Unfortunately I have had a bad experience as a tenant for nearly 3 years. There is a terrible case of toxic black mould in the property which has impacted my health and my children’s health. They have been reluctant to do anything about it- giving me advise such as “open the windows” and “keep the house at a constant temperature” it’s not acceptable considering they have a duty to provide safe living conditions, which they aren’t doing.

TrustpilotFantastic experience!
Really pleased with Tom's service as a newbie first time buyer like me. He has been professional, efficient and very accommodating throughout the process. Viewing booked same day of initiation call, offer accepted within two hours of viewing, memorandum of sale 24 hours after acceptance of offer and 3 further viewings organised/ accommodated between offer acceptance and completion with no hesitancy even though he had a broken collar bone. Special mention to Esta too who went out of her way to keep the process moving and completed well within the stamp duty relief deadline! Thank you Tom and Esta, I'll definitely be recommending your services to my friends and family!

We’re sorry to hear about your experience, Tracey, and appreciate you taking the time to share your feedback.
While we do not recognise some aspects of your review, we take all concerns seriously. Throughout the tenancy, any maintenance issues reported to us were addressed in line with standard procedures, and we made efforts to follow up where we did not receive a response.
We have no record of the sewage issue mentioned, but we would always investigate matters of this nature if they are brought to our attention.
In relation to the deposit, this is currently being handled through the Tenancy Deposit Scheme (TDS), an independent service which ensures a fair and impartial resolution for both parties.
We would welcome the opportunity to discuss your concerns further and encourage you to contact the office directly so we can assist.

Trustpilotdiscriminates against DSS tenant…
discriminates against DSS tenant seekers which could mean a number of situations someone is working and part universal credit because of a disability or a child for instance, doesn't matter if you have an excellent rental history or moderate income under 50k, they will just say just say the DSS income is insufficient to cover your rent even when it meets the LHA allowance. They wont bother to do any further maths baring in mind that the main tenant who is working is pay the majority share of the rent, their snobbery and discrimination is a major contribution to the housing crisis, I really think Estate agents need to be made to have a duty of care as they deal with a lot of vulnerable people and just sometimes not able to cope with the home seekers or have any empathy, hope the RRB will cover that aspect of housing

GoogleMe and my flatmate recently moved to the new flat and the experience with Emanuele and April from Winkworth Ealing was amazing. Their response was always quick and they were proactive throughout the whole process. I've gone through some other agents / agencies before but I can confirm they are the best in my experience.

Both Ajay and Nishi have been tremendous in their approach to the task of obtaining a good tenant when our Property was up for renting again . Ajay suggested repair work where it was needed , using common sense and saving monies as and when it was feasible . Nishi had worked tirelessly to ensure that the whole process went smoothly . This required discipline, constant effort and faith and confidence . Winkworth is a great company . Nishi has worked selflessly and is a ‘ live wire ‘ . This emanates from the leadership quality of Ajay who has also shown ample purity of thought , enthusiasm and equanimity. Excellent 10/10

TrustpilotFalse information and messed up system
This company has automated viewing booking system from its website. They have the earliest time set as 9 in the morning and the opening time shown on their website is from 9 am as well. However, when I drop by for the viewing, there was nobody, and the auto message from their contact says they'd open from 9:30 only.

TrustpilotAvoid
My initial valuation went really well - one of the directors came to see the flat and was extremely professional, friendly and knowledgeable. Aside from the excellent photography, this is the only positive thing I have to say about my experience with Winkworth. As soon as my sale was passed on to the office team, things went downhill. Viewings were held by different members of staff, there was no continuity, and on a couple of occasions it was clear staff had not even done basic research into the property (one called me up after a viewing to ask if we had recently renovated the flat - this information was included in the Rightmove description. We had done a complete refurb - a fact I think that prospective buyers would definitely want to know).Calls weren’t returned, communication between staff and from staff to myself was consistently poor. I didn’t feel like the main person in charge of my sale had a good grasp of the process and perhaps this was due to being new. My buyer felt the same and eventually we started emailing each other directly regarding the sale, as it was so much easier than dealing with Winkworth. I honestly felt like I wasted thousands of pounds and could’ve got the same result with purple bricks.

TrustpilotAhmed & Yasmin were great
We recently begun a tenancy with Winkworth and everything has gone super smoothly. I was previously living with friends before moving in with my partner and the difference in our experiences with securing a property was vast. We had no issues at all from start to finish and both Ahmed & Yasmin were helpful and clear with any of our questions and thoughts. Looking forward to having Winkworth as our agent for the future as if everything carries on as it has been up to now, they will be far better than any agency we've dealt with before.

TrustpilotHighly recommend and so pleased we chose Winkworth
Just a note of excellent review for Winkworth Kensal Rise/Queens Park. Andy at Winkworth was fantastic with incredible hard work, commitment, expertise, and skills at keeping us sane, that we relied on so much during our rather challenging sale process. We were massively pleased that we had chosen these guys as our agent. From the initial meeting where manager Stewart was the only person who really took the time to consider the best pricing approach and strategy (out of 11 potential agents!), and then Andy being fantastic from start to finish, knowing just when to be patient and when to push. We felt in incredibly safe hands. Sincerely, thank you.

TrustpilotWinkworth Kensal Rise - honest, responsive and practical
We first bought our property from Winkworth Kensal Rise in 2014. There were two properties on the same street and by comparison our Winkworth agent was up front, transparent and reliable. Fast forward 7 years later, we have let our property through Aaron again at Winkworth Kensal Rise. Again, Aaron and his team have been honest, practical and responsive. Our tenants also seem happy so far. I have also recommended Aaron to friends in the area!

TrustpilotExcellent customer service
Having dealt with several other agents over the years, Natasha, Hannah and the team at Winkworth Tunbridge Wells showed me just how good an estate agent can be. They are friendly, attentive and proactive - offering suggestions and advice, they carefully managed the process, taking care of all the details through to the successful sale. I can certainly say that I would never use any other agent to sell a property for me. Thank you Winkworth TW, I could not have wished for a better service.

GoogleI chose two agents to sell my house, Winkworth being one of them, and I recommend them completely. Zack Butterson achieved a fantastic price, (my neighbours are extremely envious), and Zack also managed to get me a good deal on the property I ended up buying. On top of all of this, Zack was attentive throughout and we got through whole process smoothly in what, at times, was quite a nerve racking experience. Thank you Winkworth

GoogleWhen moving in and out we always made sure we were quick in responding and that we had all bases covered. When we moved out, the landlady took time to get back to us and the agency suggested in a rude way that we should contact her ourselves when they were our point of contact. We cleaned the apartment better than how it was given to us, mind you we still had to clean the entire apartment when moving in, even after they'd supposedly done an extra cleaning due to the previous tenant leaving it terribly dirty. They did not clean it professionally, the lamp shades were super dusty, the stove has a thick black edge which we later realised wasn't stained silicone, it was grease!
And upon moving out we had to pay for cleaning even though we left the place shining besides a little limescale in the toilet bowl.
Everytime we called the manager April made us feel bad for calling, not asking how they could help or anything. All we got was "yes?" "Uh-huh?" "And?", making us feel like we shouldn't have called at all.
Just because we were a young couple with a smaller financial budget than you might be used to it didn't give you the right to condescend to us and make us feel uncomfortable when we did everything by the books before, throughout and after we moved.
Amy and Grace were however absolutely lovely to deal with and we wish that we could've dealt with them throughout the whole process instead, as they made us feel comfortable and cared about us as tenants and that the agreement for rental should protect both parts, not just the landlady.

TrustpilotOpen houses for rentals - no thanks!
This company clearly values the wealthiest tenant over the right kind of tenant.Winkworth is regularly hosting ‘open house’ viewings of rental properties. Potential tenants are bundled into houses in groups or made to stand outside queuing to get in and then encouraged to bid against each other in a bidding war and actively encouraged by the agent to place a higher offer than the advertised rent. Not only is this process discriminatory but it pushes people who may already be stretching their budgets to stretch them even further. Rents advertised should be the rents tenants commit to. If a landlord is keen to earn more than the advertised rent then it should be advertised as ‘offers over’ and the potential open house viewings made explicit. Really disappointed in Winkworth and am searching for an agent who values their customer not merely their wallet.

TrustpilotGreat if you are a landlord
Great if you are a landlord, awful if you are a tenant. Trying to raise prices as much as possible, siding with the landlord at every possible opportunity. Two years ago we signed the contract and then Winkworth / the landlord decided not to sign their part until 1 week before moving 'just in case the previous tenants decide not to leave or something'. Were left in a difficult situation as I was moving in with my partner and we both gave notices in our places with the fear that if something went wrong these guys wouldn't have the contract signed. Tried to hike my rent by another 7% after in year for an already overinflated price which had raised by ~20% before I moved in.They also sublet any property management so if you have a problem in the building they do nothing because they just delegate to a 3rd company. Only bother if the issue is inside the flat. Not worse than other agencies though, and that is the problem, this is the situation in England...
