Horrendous experience, we have had so many issue since moving in and I don’t just mean adjust a door - we have had ceilings down due to house being plumbed up wrong, wall taken down and rebuilt as they was out. issues with internet not working/weird up wrong. We have also been having issues with the down stairs toilet blocking and ignoring my emails to get this sorted. They let the grounds of the estate get out of control that everyone has had to complain many of times.

My partner and I purchased our first home in march of this year which should have been really been a great moment in our lives. Unfortunately with abbey new homes this has not been the case whatsoever. I can accept there will likely be basic snags in a new home and this is fine, however ours have been really quite severe, going from our ensuite shower leaking through the ceiling on the first day, to a large bulge on an internal living room wall, which when attempted to be fixed a pipe was burst spraying water all over our brand new furniture. To add to this I would say from roughly the second week of living in our new home we have had problems with our shower filling up and not draining properly meaning sometimes we have been unable to use the shower as its completely blocked. Neither me or my partner have ever had issues with a blocked shower before in our lives, however now within a very short period of time our shower seems to constantly block up and not drain. We have contacted Abbey new homes about this and they have tried to pass the buck onto us and suggest we spend our own money on a plumber resolving this problem. Clearly Abbey new homes builders have messed up the plumbing somehow as there is no way we have caused this block ourselves within two weeks when neither myself or my partner have ever had this issue in our lives before. My advise would be avoid purchasing an abbey new home as they have made what should be a great experience a terrible one.

Bought an abbey new home in April 2014, the service received from abbey homes is horrendous! The site of only 30 homes is still not finished and a complete mess! After our management company contacting them they are still refusing to finish the site! Abbey New Homes - Stratford Reach Wolverton Mill. My partner and I bought and moved in with Abbey new homes on the 25th March 2022 and this is our first home. This is supposed to be a big milestone and achievement for us and wanted it to be a happy experience. Abbey new homes have definitely crushed that and made this experience stressful, upsetting and just hugely disappointing.On the second day of our move in which was a Saturday our en-suite shower leaked through the ceiling downstairs causing our carpet to be soaked with water and paint from the walls, however, there was no emergency contact and both site managers weren’t able to be contacted as their phones were off. This meant we were unable to use the shower until this was fixed and this wouldn’t be done until the following Monday when people were on site, the result was that the plumbers did not fix the pipes correctly causing the leak - pure laziness. Along with this both my partner and I have had to take time out of our working days, which we both work full time, to be at home to have our snagging done. Our snagging list consisted of 63 items and half of these were down to pure laziness from the builders as stated in our issue above also. It has been an ongoing battle to try get these things fixed and a lot of things that were pointed out could not be rectified as it was ‘not part of abbey new homes spec’ which is what I kept getting told and is quite frankly ridiculous. I chased for months to get things fixed and it wasn’t until I emailed the chairman and other abbey new home members of staff that were higher up than the site managers that things started to be done quicker. We then had a plumbing issue where once again our en-suite shower, which we have had issues with when moving in, where the water would not drain properly and within 2 minutes of being in the shower our feet were completely submerged in water. I DO NOT appreciate being told that me and my partner are the reason this fault potentially happening due to my long hair clogging the drain. We had been in the house 3 months when this happened. I have lived with my parents previously for 24 years of my life and NEVER have they had issues with the drain clogging so quickly due to my hair. Management and builders have been very quick to judge and say it’s the homeowners fault rather than coming and seeing the issue at hand and trying to help. Not only do we have issues with our home but I have also seen my neighbours homes and their issues, such as cracks in the floor foundation when removing the carpets, leaking and damp smells from the bathrooms, uneven ceilings and more!! I am quite frankly disgusted at how these houses have been built and how much we have paid for this and the complete lack of after care from members of staff at abbey new homes. I will NEVER recommend friends and family or even my worst enemy to buy a house from this company.

Perfect first home as a new family, however, there have been many snagging issues which you’d not expect of a new build property and still haven’t been resolved three months down the road.The house was signed over clearly unfinished, missing sealant on showers, tiles missing, handles missing in the kitchen, wonky fitted cupboards, missing bathroom appliances. This already a month over deadline. Response from site manager or abbey themselves has been slow, and a wait of upto October for a simple cupboard handle, that was promised to be fitted before we even moved in in May. Finally the standard of garden is poor, the turf was laid uneven, and on rubble so hasn’t taken what so ever, I’ve pulled large plastic items and rocks from underneath the turf that could have been easily removed and all turned over. I would say the houses have been rushed, and corners cut to get people exchanged early. Dispite these issues we are happy with our home and hope the issues get resolved asap. The customer service when buying the house was helpful albeit given the wrong packs to choose kitchen flooring/tiles etc. and the process of obtaining mortgage through recommended agency and signing over the property was fairly swift and easy.

It has now been 14 months now since purchasing a house on what was meant to be an exclusive developmentFrom the offset Abbey home were a nightmare to deal with, this should have sounded alarm bells of how things would be throughoutI have lost many days off work for snagging to be carried out, within the first few mouths of moving in, and still have major issues with the house.Just to list a few of the major items -Heating system incorrectly piped up, meaning sections of the ceilings in the kitchen, hall, office and dining room are having to be removed to re-pipe the system.Major heat loss and drafts, when running the heating in the winter, my partner was still having to wear a coat around the house to try and keep warm, the down stair toilet is so cold it fills like its haunted its so cold although, all the radiators are red hotBroken roof tilesLarge rips in the felt (abbey home tried bogging this with duct tape)Both side gable walls have massive bulges in the brickwork which are out of toleranceUnderground drainage from downstairs toilet incorrectly installed allowing drain to block regularlyNo ceilings to large boxings in the bathroom to the loft, therefore allowing the boxing to be cold, which is causing cold bridging to both the bathroom and ensuit boxingsHard floor covings poorly installedFascia’s and soffits left dirtyClose board fencing you can see through, and rails completely out of the postsInternal doors do not close properlyIn a summery Abbey Developments customer care is non existent, and do not care

Do not waste your money, they look nice in the brochure but are terrible in reality. My wife and I purchased a new home for over £700k and it is to a terrible standard, snags not closed out after nearly two years, master bedroom above the garage is absolutely freezing in the winter resulting in a thermal image survey showing how poor the house is insulated, decoration throughout is terrible, all carpets were replaced due to flaws, fixtures and fitting and BT sockets not installed or in the wrong locations, wrong external doors fitted, guttering held together with screws, heating not working correctly, no side gate installed just a solid brick wall, patio sunk and cracked, construction has finished but the development is still in complete and green areas just left. I could go on and on. Darland view neighbours have all said exactly the same has happened to them so it’s not just my home. I’ve tried endlessly to have Abbey close out my defects but they just ignore my emails and calls. I’m now going to sell my home and have asked Abbey to put in writing that this property is in perfect order and to the correct thermal design so I don’t alloy the new purchasers to blame me if they are not happy. Guess what, Abbey have completely ignored me.

Since Abbey left the site at Darland View about nine months ago, the maintenance has been pretty much non-existent. But worse is that they left the shared areas completely ill prepared. Rather than laying lawn a poor attempt at seeding was made. But the ground wasn’t prepared with stones and rocks everywhere. Now we are overrun by weeds and some semblance of grass nearly two foot tall. Abbey has consistently lied about the maintenance, frequently promising that work would be done but then just not turning up. It’s disgraceful how they are treating the residents.

Locking mechanisms on front doors failed. French doors at back dont meet in the middle !!! Metres and metres of mains electrical wires exposed and trailing across the exterior of the property. Viewed a home on crocus fields saffron walden and put a resevation fee of 1k up to this point seemed nice and helpfull, this all changed after the payment (its worth a note that i was a cash buyer) from this point they are very demanding,aggressive,and even threatening, you of course need your own solicitor but any advice he gives you is worthless because Abbey will demand you continue no matter what and tell you your solicitor irrelevant.I would suggest caution if you are entering into any contract ,if I suffered the amount of pain I had to go through as a cash buyer what a buyer with mortgage or a associate sale or some other tie in would have go through does not bear thinking about, after 8 weeks I pulled out of the purchase on the advice of my solicitor and the feeling of deep mistrust things are not right hear.Their defence will no doubt be my solicitor. If involved I would suggest it,s like jumping into a hole that you can,t see the bottom beware!

My wife and I purchased a new Abbey Home at Darlandview 16 months ago and we have had nothing but a nightmare with the quality of the finish to the house and also the finish to the green space around the development, it’s absolutely shocking, this isn’t a one off, all of our neighbours have had the same issues, I’ve worked in construction for over 25 years and this is by far the worst standard of quality finish I have ever witnessed, but the biggest issue is the freezing cold bedroom and ensuite above the garage which is around 10 degrees and the heat loss is not what we signed up to, we have raised this issue constantly with Abbey Homes and after 16 months and two winters the issue is still not resolved, this is a huge energy concern and we received a £1500 bill from our energy supplier which is disappointing when you think you are purchasing a new energy efficient home.On top of the energy concerns the decoration is appalling, scratched windows have still not been resolved, trees to the gardens are still not planted, patios and paving needed replacing by us as the original patios wobbled and cracked. If you were looking for a new home I’m absolutely certain you could spend your money more wisely than we have. Very poor builders, terrible site management and customer service. Steer clear is my advice.
