We moved in approx. 6 weeks ago, very happy with the overall finish of the house and appointed equipment.Having had houses from new previously in life, we have been particularly impressed with our young site manager Ben, who has diligently worked through the snag list, which hasn't proved to be many items, or of a serious nature. Ben makes himself available on a regular basis and checks on how things are.Likewise the sales office with Debbie at the helm has been very good through the buying process, and also in aftersales support. We also find the workman on site accomodating and polite.

Darland view - poor quality and freezing cold

Moved in to Darland View five weeks ago and although we were told before we moved in ‘don’t worry the house will be snagged by the trades, the Site Manager and even the Sales team so there will be minimal issues’ what actually happened was the total opposite and even just before we moved in we had to highlight some pretty fundamental things that aren’t considered to be ‘snags’ had been missed like extractor vents hadn’t been drilled through to the external walls, nails hanging out of the staircase at low level and this was a house that had been handed over and signed off so god knows who the hell is checking it as it certainly hadn’t been checked let alone snagged by anyone before we were allowed to go and see our “finished’ house! The trades are lovely! as is the Assistant Site Manager Daniel, I have nothing nice to say about the Site Manager Pat as my house is in a terrible state now that the trades are having to correct their work, all of which should have been identified by the Management team prior to us moving in and they should have ensured that the issues were closed out properly and to a good standard. If I could upload you photos of the state of my house now I would as it’s pretty shocking. In the first three days we had to pull up the en-suite flooring to find a leak coming from the toilet. The kitchen ceiling and bedroom ceiling had so many bumps and knocks we’ve had to get the trades back for 6 days already to try rectify it. To top it all off our bedroom is absolutely freezing. It’s 3am as I write this review as I’m wide awake as I’m so cold in my £700k+ house even though the heating is on. As quick as we heat the room the heat its lost again out of the roof and the heating is practically on 24/7 and were in our 40s so it’s not an age thing. We’ve escalated the concern regarding the insulation/cold bedroom weeks ago but we’ve not heard anymore updates. My husband is pretty ill at the moment (all this was known to Abbey before we moved hence the assurance the house would be ready) so the coldness in the bedroom is an extra concern to me right now.I would have loved to have written a nice review but I’m sorry I just can’t. Even carpets have been joined together in rooms and twice within the space of a metre on a landing just to save some money - just why? as I’d rather have paid more to get the correct length carpet than a patched-worked quilt. Absolutely gutted and disappointed on my new build house from Abbey Homes

I have loved the experience of buying a new house from Abbey Homes. The sales staff have been fantastic, patient and helpful. Even after moving in they have been really helpful and the polite. I guess the only thing to pick would be while making the purchase be sure to get everything in writing. The hard hat visit was brilliant and extremely understanding considering I know very little about construction/building materials. So any questions and any changes they were quick to help.

Honest review

Unsatisfied with the aesthetic of the grass. This is a new build, so I assumed that everything would be accustomed to my liking. Unfortunately that wasn’t the case. The soil doesn’t absorb the rain water, the mud becomes too messy. Due to such circumstances I had to change and in fact purchase artificial grass and had to pay for the fitting. But the house overall is great!

Four Elms Place Kent - TIP TOP!

Having never bought a new build before we wasn't sure on what to expect, you read horror stories and hope you don't end up living in one. We have been most impressed will all aspects of Abbey Homes and the people working for them. Sara & Charlotte have been exceptional in their communication both before and after completion. Despite some of the issues I have asked for help for being out of their remit they have always gone above and beyond to help us. There are snagging issues - which we expected and indeed in which Abbey homes expected but they are being sorted out, they haven't however taken anything away from the overall experience. For anyone looking to buy a new home through Abbey, yes you might live on a building site for a while (you'd be naïve to think you wont be), you'll have snags, you might even have minor inconveniences to deal with - but rest assured that Abbey Homes and their team will do everything they can to fix them.

I would seriously give these guys 0 stars. The layout of the site is awful with cars dangerously parked all over the estate so much so visibility is reduced and residents park all over the footpaths. Abbey Homes couldn’t give a monkeys and cite that they followed Gov parking standards, yet they have no care or interest in putting in parking measures to stop cars from being parked on blind corners and pavements - a simple yellow lining and TRO job. I have lived on the site for five years and they still haven’t got the estate roads adopted by the council. As residents we are forced to pay Crabtree Homes - a sister company to Abbey (conveniently) a fortune to mow the grass and give zero thought to the rest of the site. The tarmac laying throughout the site is shoddy and cracking up. The children’s play area was a death trap - their contractors filled the ground with rubble meaning children were jumping onto bricks and broken concrete with a thin layer of soil. This was addressed but only after the local MP got involved. Once houses are sold they have no interest or pride in making the site a safe place. Houses are thrown together - buyer beware. I’d give these guys zero if I could.

DO NOT INVEST IN A HOME FROM ABBEY NEW HOMES after a year of chasing snagging issues they now tell me we are outside the window to have snags fixed 🤦🏻‍♀️🤷🏻‍♀️ 😂 the contractors I have had in over the past two weeks for quotes - who I will have to pay myself to rectify the build issues created by abbey New Homes to the tune of 8 THOUSAND POUNDS - tell me that they have never seen a worse property. Additionally, the surrounding land owned by Abbey New homes is a mess, full of rats and debris and peppered with giant dead trees that have been left to rot, the dead trees are now falling into the surrounding properties, thankfully no one has yet been hurt, but listening to the wind tonight, it's only matter of time. Please invest your money in a reputable builder. Do not put your family or your sanity at risk by doing business with this awful cowboy outfit.

Poor heating installation!

In my home, built by Abbey Homes had issues with my heating. The gas engineer found that the boiler water ports were connected in the wrong way around. Contacted Abbey to get the issue sorted, but they denied any responsibility saying that it was out of the two years warranty period. Be careful when you move into any of their homes as they are not even checking the most dangerous appliance (boiler) in your home properly before let you move in! After sales customer care is useless. They deny any responsibility after you payed the cash!Edit: The response below summarizes it all! All the construction errors are everyone else's fault, but theirs!

R.B · 5 October 2020

Agent replied · 23 October 2024

R.BYou did contact us to inform us that there was potentially a port wiring issue with your boiler, (this is not dangerous whatsoever). We informed you that you had been in the property for 5 years and the warranty has therefore expired. If you had been maintaining your boiler as per the manufacturers guidelines, any potential fault under our liability would have been highlighted however as you did not, we cannot be held liable due to the time lapse of this being reported. Bought our first property from Abbey Developments back in November 2017. Loverly property had a few issues to start with but after consulting with Dean Coton the site manager everything was completed and to a high standard. Yes we did have problems but there has always been people on site if we ever needed anything done. Cant thank Abigail and Dean again from Alyesbury enough for all there efforts.

Avoid this company at all costs

Abbey Homes are building flats at the end of my garden.Mid June I came home to find my hedge gone, fence half removed, privacy gone and a 6ft drop at the end of my garden.I was contacted someone from the company who said the fence would be up in a couple of weeks. It is now mid September and guess what...there is no fence. Communication over the last 3 months has been full of empty promises and excuses and laughable at times.Luckily I have no pets or children having lived with a 6ft drop at the end of my garden for 3 months.Needless to say I don't think ill get very far in perusing regaining the costs of my damaged fence. I would avoid using these guys as construction workers or avoid buying a house from them unless you want shabby work and even worse communication.Update: I was contacted by a representative from the company about this review and he spoke to me about what was happeneing. He was very understanding and I appreciated the call. Instead of accepting a complimentary hamper, I advised the company that I would want an improvement in communication and not to promise things that they cant fullfill.

NICE EXPERIENCE...

Our experience with this building company has been OK. The house looks nice and and apart from one or two issues, they have delivered on the promises before we bought the property. They have fixed every complaint since we arrived and the turnaround time has been good. We have had a good experience with the project Manager Nigel Hardy and the Site Manager Valentino have been good too. There are however some security issues that have just come to light which the company need to fix.

Poor workmanship

Whilst we love the layout of our house, we have been very disappointed with the standard of the finish and the cheapness of fittings that have been used. I have had to replace all of the metal strips down the edges of he walls because they were all cut to the wrong size and the tape has all peaked. The kitchen has been falling apart for at least two years, the cupboard doors have all blown and have not looked clean from day 1 as were filthy dirty when we moved in. I now have two roof tiles that have come loose and mortar that needs to be redone which is shocking on a 7 year old house. When we moved in we found that our garden had been turfed although we weren’t expecting it but we now know why because over time the ground has sunk and it has exposed a huge amount of rubble/rubbish/ remains of a previously demolished building that was never removed. I now face a huge bill to dig the rubble up and remove it because no grass will ever grow there and it looks awful. I also now have to repair my roof because substandard cement was used. This is the first time that we have bought from Abbey Homes and it has been disappointing.

Tavistock place

We started the buying procss back in April last year, reserving the plot we wanted, we then lost our buyer (3 buyers in all) until we finally sold and got our house. Through out the whole process the Abbey sales team (Aiden and Gail) were fantastic and extremelly supportive, we finally got the keys to our new home in Feb.The house itself has been great, a few minor snagging issues which were all dealt with within a week of reporting them. The whole lockdown has made it a little difficult meeting all our new neighbours but all those we have met have been really friendly. In all a great place to live. And an added bonus we have just heard that the new train station for the village has been given the thumbs up and should be built by 2023 giving us easy access to London

Faultless Service & Care!

We bought our home at Tavistock Place, Bedfordshire in December 2019 and I honestly cannot fault the care we received from Aiden and Gail. They were very welcoming and patient and immediately made us feel at ease which was particularly important to us as this was our first time buying a home. They were very honest and upfront with us, nothing was ever too much trouble and they took care of everything for us. We have been here for almost 8 months now and we absolutely love it! The estate is brilliant and we haven’t had any issues in relation to any snags or work that needs to be done. We cannot thank them enough for all their hard work in ensuring we got the home of our dreams. Thank you.

Darland View - Pre sale review

I am about to complete on my property so will leave this as the first part of my review relating to the pre sale process. Abbey have been faultless, even in these challenging times due to lockdown etc, the sales team (Maxine and Pam) and site manager (Pat) have all been extremely helpful, friendly, and accommodating. I have asked lots of questions and have always received quick responses. I have been able to visit the property during construction on a number of occasions via appointment which in some instances I have booked at short notice. I have raised a few snagging issues as to be expected with a new build and so far all the issues have been dealt with. I am very much looking forward to moving into my new house, and appreciate the service I have received so far. In the interest of transparency for anyone else looking to buy I will look to leave another review in circa 6 months after living in the property. Thanks, Amit Gupta

Overall happy with the house, but as far as estate landscaping forget it.

Overall happy with the house, but as far as estate landscaping forget it. There are several developments from other companies in the area that have done a lovely job. Abbey did the bare minimum. In fact outside my property they planted 5 trees, all dead! This is heartbreaking. it could have been rectified. They planted a hedge as a barrier to deter short cut access to a sports ground, so sparely planted that it will never come to much. Building materials discarded in a wooded area by my house that were never removed.

Miss representation in the sale of a property which might cause you to spend thousand later. AVOID

I have to respond to the review headed as above. We own the driveway as detailed in this review as plot 12. Our neighbours purchased plot 11 and took advantage of our good nature. I first met this couple in March 2018 when I was clearing snow from our large drive. During this meeting Magur mentioned that as the drive was our property no other resident was allowed to park on it.As we were advised by both the selling agent and our solicitor this area was not for other people’s parking although easements on this area meant we have to afford pedestrian access to Magur,s front door plus pedestrian access to a gate for 197 and a gate access to 199 and 201.Never have any of these areas been obstructed by our vehicles and never will be. Magur allowed visitors and workmen to park on our property and when told he cannot do that he has been a terrible neighbour to us in many ways so much so we have had to involve the police.Abbey have been most helpful in this matter although it really is nothing to do with themMagur threatened us with loosing our house due to legal fees we will have to pay when he sues us through the court.I laughed and send sue us then as it will not cost us a penny as he’s so in the wrong in this matter. But please please send us some sort of legal letter from a reputable solicitor so we can end this once and for all but please be prepared to pay all costs as you will loose as you started a war you will never ever win as I told you. Also to confirm Abbey homes have been extremely professional with this matter and have always been most helpful.

Misrepresantation in the sale of a property which might cause you to spend thousand pounds later!!!! AVOID!

UPDATED!!! Abbey Developments failed to disclose, to me or my solicitors at any time before signing/exchanging the contracts, that they sold the land outside my front door (which on my plan from Estate Transfer documents clearly state "sharing access and parking") to my next door neighbour. they misled me to buy a property with an issue that could lead to a neighbours dispute. Which happened after 2 years because my neighbour is taking advantage of the ownership of that area and is denying me my right of way, blocking my front door access with his cars, blocking my access from driveway with his bins. I end up having this unpleasent situation with my neighbour due to Abbey Developments misrepresentation in the sale of our property and all we've got from them it was a dismissive reply like the one you can see bellow. I have to spend thousand of pounds with solicitors now just because Abbey Developments did not bother to inform me about this transaction they have done with my neighbour. Also because my neighbour purchased the house by cash and not with mortgage like us Abbey considered alright to do this discriminatory sale of land. They did not offer me the same area and they did not informed me (probably did not want to change my mind...Probably what I would have done if I knew the information at that time).I don't recommend to buy any property from this company and if you already did that, check properly your contracts as they are misleading you to buy something and will end up having similar problems. If you check I am not the only one having this kind of problems after purchasing a property from Abbey New Homes.

Mugur · 29 July 2020

Agent replied · 23 October 2024

Mugur, There is a relevant clause in the Estate Transfer which clearly states not to obstruct in any manner whatsoever the areas shown on the estate plan with black hatching. Therefore no cars, bins etc. should be left on the area with black hatching within the boundary of plot 12.As this development is formed of freehold properties and we no longer own any land within the development, any dispute between two parties will be best resolved between the parties involved directly. Months before it was built, our house sale fell through, less then 4 weeks later had resold only yo be told our house we had put a deposit on has been re-reserved. Terrible experience at the…

Terrible experience at the Hempstead/Pear Tree development.Enquired about a property that is 8 weeks away from being built and wanted to reserve. We have sold and we are in a position to move. Tried to get an appointment and didn’t get a call back. Went to site and was told in a very rude way by the on-site sales consultant that she will let us know as and when it’s ready and as it’s not built yet we can’t reserve. Which I find odd given that you are supposed to be able to select flooring, kitchen etc off plan but how can you do that if you can’t reserve within weeks of the build date.Sales consultant was more interested in pushing me toward a plot I wasn’t interested in.Again, very rude and dismissive and told she hasn’t got time as so busy and they have people queing up to buy these houses. Highly doubt that as was trying to be pushed a house that had recently fallen through. Complained to the sales director and didn’t even receive the courtesy of a reply.Have found another new build via a different house builder that displayed first class customer service from the start. Lovely to deal with and couldn’t do enough to for us. We’ve now reserved a beautiful house elsewhere. Wouldn’t recommend this company to anybody. Worst customer service and experience I’ve ever encountered.
