Be wary, poor experience and build quality

Sadly, although we do love our home, I would strongly not recommend purchasing an Abbey home both due to build issues and the very poor aftercare we have received. There is a lot I could say about our experience but to keep it concise, this is our second new build home. We were well aware and prepared for snagging issues. However we have had a vast number of issues, many of which are simply due to very poor construction and build by the contractors and some of which really should not have passed building standards initially and should have been rectified before we purchased the property. Despite this Abbey continue to delay rectifying these issues leading to us having to spend a huge amount of time chasing them and waiting around for a myriad of contractors to come. Had their customer service been helpful and dealt with issues quickly and with more care we could have forgiven many of the problems that have arisen. Sadly that is not the case. Not to speak for others but we have heard many similar accounts, some even more serious than ours, from our neighbours suggesting this is not a one off but a systemic issue with Abbey’s construction and aftercare. I would suggest anyone considering buying an Abbey home to be conscious of the potential issues you may experience.

Seamless moving experience

We never wanted a new build but as we were passing thought we would just be curious as we couldn’t find anything else we liked in the area. The minute we walked in we knew it was the one. From start to finish we had fantastic customer service from Sarah (the agent) and subsequently Ben (the site manager). We had a few minor snags but these were all dealt with quickly and efficiently with great communication. Our experience with Abbey was a very positive one. Chestnut Grove

We moved into our new home in July 2026 at Chestnut Grove and couldn't be happier. Ben and the site team have been excellent with the snagging items we raised, dealing with them quickly and efficiently. In particular Ben has been great throughout, helping with other things and items that weren’t previously raised. Likewise he is always polite and professional, and always on hand to answer any questions we may have had.

Teresa who looks after sales on site at Royal Gardens has been amazing throughout our buying process she is a credit to the company. She consistently kept us updated on the build and her excitement and enthusiasm for our purchase has been truly wonderful. Mick site manager is also a little gem always on hand if we need to query how something works in the house or answer any ongoing questions we may have he has always made himself available to us from giving us his mobile number to call if we have any house queries this is I feel above and beyond. All new homes have bits of snagging settlement cracks etc but we have had no problem at all in getting anything rectified. Well done team Abbey Homes at Wixams

My Experience with Royal Garden Wixams

Royal Garden Wixams is a promising development with spacious homes and good value for money. The layout and size of the properties are a real positive, especially for families looking for more living space at a competitive cost. Teresa and Karen from marketing team has also been very helpful throughout, with quick responses and regular follow-ups, which made the experience feel smooth and well managed. As a small area for improvement, a bit more attention to the final construction finish and detail would make the homes even better. Some of the finishing touches could be more consistent to match the overall quality and appeal of the development.

Great Service with the team at Wellington Gardens

Great service and a straight forward process to buying a new home at Wellington Gardens, Deal. Love our Abbey Home

We moved into The Waring at Richmond Park in December 25. First time buying a new build and the quailty of the finish is excellent. Very smooth purchase. We absolutely love our new home. Chestnut Grove Abbey Homes

Chestnut Grove Abbey Homes Our house was delayed significantly due to change of building schedule, we were made aware of this however and decided to continue with the purchase. We found the inflexibility with just a gas hob rather than our preference annoying, therefore on completion we had to immediately instal an electric induction hob. However the quality of other fittings namely Taps and shower were of good quality. On a positive note we do commend the site management team of Ben and David for their customer service, general care and information combined with prompt action regarding a surprisingly small snagging list, smoothed our first couple of weeks Considering we are living on a building site it is very clean and safety seems a high priority. We love the house and so far living up to expectations. We are now in the hands of head office customer service and will probably review any further issues arising. Again well done Ben and David.

Overall really happy

I've bought on Chestnut Grove and I'm very happy with my house. From the get-go Marina and Amy from Wards were incredibly helpful in the marketing suite and regularly kept me updated on what was going on with my plot and its progress. They were happy for me to pick their brains and genuinely had my best interests at heart. Once I've moved in the site manager, Ben, has been readily available to assist with snagging, I was honestly surprised at how few things I needed to have snagged. He's been happy to stop for a chat about some of the plans I had for the space and really friendly guy. He's usually been accompanied by David who's been no- nonsense and straight to the point with understanding what I needed. All of my snags were sorted quick. They both wanted to get me to the point where I could enjoy the house stress-free. I'll be frank and say it's obviously not ideal living on a site that's still being built but I bought the place knowing that. I will say everyone that I've come across that's working on site has been friendly and considerate. If you needed to get past whilst they were doing something they took two seconds to clear a path or the road. There were two main downsides that mean I've given them 4 stars instead of 5. The first was a rocky start when the house was delayed by a few months due to a change in the build schedule. I was fortunate enough to not be majorely impacted but it did have knock-on effects for my family and their plans since I was staying with them. The second downside I'll chalk up to a miscommunication somewhere in the pipeline but it's worth noting that if you're planning to buy through some form of affordability scheme to check if they will still offer flooring and turf as an incentive. I had been under the impression until shortly before the property became available to buy that the incentives wouldn't be offered for it. All-in-all I'm very happy with the house, the location and the people that've helped me. It's a shame about the early confusions/delays but everything after has been top-notch.

We recently moved into our abbey home in wellington gardens which was a great experience which was really helped out by Martine in the sales office. She was excellent with us, she kept us updated with the progress of the house property and any forms which needed completing by ourselves, she was very on top of everything which gave us peace of mind with our move. Any questions or queries were answered promptly. The site manager has been quick to get back to us regarding any queries with our house house and has been very helpful throughout the first few months in our new home. Aftersales customer service is…

Aftersales customer service is frustrating when comes to arrange a fix of the creaking floor. Had a “techician” or carpenter that fixed half of the job in the first floor hallway and left half of the job unfinished, carpet not secured into the metal door step trim and carpet loose. I have contacted them for a reschedule and final fix but requested different video which I have sent and been told a person has to walk at normal pace and a video has to be taken from downstairs to see if it is only creaking or a micro- cracking movement.
