I would give it separately 5* to the agency staff if I could. The agency itself was very polite and friendly on the phone, very clear and informative. However when it came to the landlord and viewing his properties with him, it was a total different level. He was totally unsociable and unprofessional. Every time tries to market with you with the the actual price and has promised to prepare the house before settling in. Only lies and same old excuses come from him. My advice is to be careful since when things come down to business, you can get easily fooled.

Matt and Steve and their staff have been really helpful and friendly from day one since we first joined them a few years ago. They had always found tenants quickly for us and the whole process was always hassle free. We have now also sold our house through them at the same time while the current tenant was still in the tenancy agreement (which was agreed first hand with the buyer) therefore we were still receiving our rent money while the selling process was happening which was very convenient for us. We would definately recommend this estate agency to others.

Please re consider using this company as your letting agent! Terrible service! We were told numerous times our house was being looked after and as you can see from the photos it was far from it and this was after they carried out an inspection!! I was also lied to over the phone! I was told the carpets would be ok after a professional clean and as you can see they were damaged. Since our tenant leaving I have emailed a complaint with no reply!! Terrible customer service!!

Over the last two years I have purchased six properties in Coventry through Matthew James Property Services. Matt and Emma always offer a professional and friendly approach to what can be a stressful process. Their high level of communication and attention to detail comes across in all aspects of their work. They are always my first call when I am wanting to add to my property portfolio. Once I have refurbished my properties Steve in the Lettings Department has found me excellent tenants within a few days and will start the marketing process as soon as I have briefed him. His years of experience has guided me into choosing the right long term, reliable tenants. I really cannot recommend them enough on both the sales and letting sides of the business.

I was renting a property let out by Mathew James property.The proprietor of the agency Mr.James came to visit the property for inspection and stole the gold bangle 22ct weighing 16gm worth 700£.It was kept quiet visible didn’t expect someone will steal.I have registered a police complaint and they were supposed to take a finger print on him .God knows when that’s gonna happen .I need justice ,it’s so easy for people to loot others easily .He needs to give me back it or the money worth am not gonna let this go easily ever ..So he will think twice before he touches anyone’s things

This agency is disgraceful, have never dealt more incompetent people in my life. They will rob you of your deposit for nothing, even though the property you left behind is clean and nothing broken!! Money hungry people don't even care that your a student just care about money, money and money. Absolutely disgraceful pieces of wasted human flesh. Please take my advice and don't go with them. I also know that they make fake google accounts and pay people to make good reviews so please don't fall for it.

Myself and my partner were looking for a double bedroom in a house share, we walking into the branch on the off chance they would have something available. The letting agent was fantastic, he showed us a couple places online and we choose the place we would like to view. We were only in Coventry for one day and the agent kindly freed some time up to show us the place within a couple hours. The standard of accommodation we were shown was of top quality so much so we decided to put a deposit down on the first place we were shown. The process only took a week and we then moved in, it was quick and easy and when we had any question the was always someone to ask and someone to help us. Couldn't recommend Matthew James enough! By far the best lettings agency I have ever delt with!!

I would highly recommend using Matthew James Property Services to sell your property, from the off set when Matt came to value our flat my wife and I were very happy with Matts approach - which is friendly but professional. Friendly service when first going to see the agents myself. My partner did most of the meetings as I have to work a lot. Told move in date which was brilliant but then it got pushed back a week then another week then again... When finally moving in there were problems with the flat we were in that wasn't even stated on the inventory. Crack in the bath and also marks on the kitchen floor and a disgusting cooker top. Unfortunately because of circumstances we had to cancel our letting earlier than we anticipated which we were happy with how it was dealt with by the agency but now these problems that were already there are being put onto us and we have to pay for it all out of the bond and deposit we put down for the flat. I've not been called once about this and I was second on the tenancy. What a joke!!!

I rented a property through Abode, i found the service terrible the staff didn't seem to have a clue what was going on and every time i called the office i was met by the same attitude. The staff they employ clearly are not trained in any form of customer service and several of which look as if they only left school a few months ago and therefore clearly do not have the 'experience' they boast on some adverts currently circulating. The manager (a chap small in stature and small in intelligence by the name of Craig) had an attitude i quite simply have never in my life come across, he was so blunt and creepily arrogant, almost as if he assumed that he deserved my business. From the start to the end it was by FAR the WORSE (and i'm actually struggling to call them letting agents) letting experience of my life. DO NOT i repeat DO NOT be suckered in by the clearly fabricated reviews on google and avoid having to deal with this midget motley crew masquerading as a letting agent.
