The job of selling my mother’s house was thrust upon me. I had never sold a house before but as I’d called in Matthew James Property Services for the probate valuation after my father died I chose to look no further. I had read very good reviews from buyers, sellers, renters & tenants, which impressed me. Emma came to the house for the initial meeting then back the week after, having arranged photographer & energy inspector for the same day, the one day a week I was at the house due to living at a distance. The house was realistically priced based on Emma’s research of similar houses in the area & a discussion between us. From the first day Emma said she loved her job. A good sign. Enthusiastic, friendly & efficient. Communication via online system & email alerts regarding viewings & offers works well. And communication with Emma was mostly via wattsapp & a couple of phone conversations. Keeping in touch & knowing what was going on was vital & reassuring to me as a novice & I tried to do the same. Within days of going on the market, there were at least half a dozen viewings booked, followed by three offers & an offer of was accepted eight days later. There were a few problems along the way, legal difficulties to do with the deeds & my father’s will. I found the whole thing stressful and confusing, especially when dealing with the solicitor. But I was always aware that Emma knew what she was doing & could be contacted anytime. Simple explanations and advice backed by knowledge & experience. I felt supported & understood throughout. It all took longer than initially expected but we got there in the end. I would certainly recommend Matthew James Property Services & Emma Sheridan to anyone.

Matthew James Property Services sold my flat for me within 3 days of posting on Rightmove. It was sold 3 days before Christmas and at the asking price. They are an extremely professional company with genuine credentials and all with very good knowledge of the market place and a sincere and genuine understanding of the needs of their clients, with a good dose of humour and reality added for good measure. I would not hesitate to recommend Matt to anyone looking to sell a good property. After a particularly friendly and down to earth initial conversation on the phone, he arrived the next day with a packet of chocolate biscuits which we had joked about in our conversation. The whole experience from beginning to end was extremely pleasant - not like anything I had experienced before from other estate agents.

Matthew James Poperty have provided us with a fantastic level of service in helping in the sale of our house. We selected to use Matthew James thanks to the their agent (Emma) showing much more interest, knowledge and detail to the selling of our property and enthused us with confidence that the management of our sale would be done to the highest possible standard. The process of having the house photod and the creation of a virtual tour was easy and the inclusion of this feature definitely aided in enticing potential buyers to view the property. Viewings were fantastically easy to deal with as the agent dealt with everything and just arranged times and dates to suit my calender. There were certainly a lot of viewings as well which helped optimise on the value that could be generated for my property. What I mean by that is, we arranged the property to be valued by various different agents and Emma Sheridan was the only one to inspire confidence in us. She gave us a very personalised and honest account of what selling the house will be like. I'm extremely disappointed by the unprofessional behaviour of this estate agent. Having contacted them several times to view a property based in Colston Walk, Coventry, I finally managed to get hold of someone known as Emma and informed her of my situation and was keen to put an offer straight after viewing. She was very friendly and great at communicating to start with, understood my situation. We "provisionally agreed" that I would view the property but was not confirmed. Understandably, due to COVID 19 and other factors such as not having my property on the market, I agreed to this provision and awaited her confirmation. Of course, I did not receive this confirmation - even though they have two of my e-mail addresses and phone number- there should have been no excuses. Having contacted them several times I finally got hold of someone else who informed me that Emma is busy and she will get back to you - again, this did not happen. The day of my viewing arrives and I again contact the estate agent to confirm my appointment. One of Emma's colleagues picked up and informed me that if "she did not cancel, that means the appointment is still happening", which I was very delighted to hear. Having travelled from London for 2 hours, there was no one at the property and waited several minutes before I decided to call again! In the end, I finally managed to get hold of Emma and she informed me that our appointment was not confirmed because of me not having my property on the market. I was extremely disappointed and saddened by this. I dont usually bad reviews but this time it was definitely worth writing as she completely wasted my time and fuel money. Update: After I wrote this review, we were assigned a new agent, who has been fantastic. He solved all the issues I previously stated in the review and has increased the quality of the customer service. He constantly checks whether everything in the house is alright. I can say that at this point we are happy with the services we are provided with. We have been renting one of the Matthew James Property Services houses in Coventry since September. The whole process of renting the house was long and we were waiting for ages for Steve to answer our emails. I can understand the delays though as it was during the first lockdown and they were getting used to the situation. However, since we moved in we have been having many issues in the house and Steve has been ignoring most of our messages stating the problems. Some of the issues could have been resolved before we moved such as the broken window in the toilet (which they promised, in September, they would), broken door, the hobs that were not working properly and the washing machine that was filling up with water every time we were using the sink. We had to wait for almost a month to get the hobs and the washing machine repaired, still waiting for the window and the door though. And that's not all, we have been having a huge problem with the tubes as they make an awful noise every time someone flushes the toilet or uses any of the sinks, or starts the washing machine and it disturbs us at night. I have sent Steve a message and video showing how noisy and unbearable it is but he ignored my message again and again. Unfortunately, we were not able to view the house before moving in because of the pandemic and we only saw the house on video. They did not tell us about all the problems there are in the house. Overall, the house is great and it would be a great place to live in if there weren't all the issues but Steve's unprofessional work ethics are making our experience terrible as we are forced to live with all the problems that were not taken care of before moving in. The lack of response is highly disappointing. I have tried to call them on their main phone number, so I wouldn't have to deal with Steve, but they keep asking for our details telling they would call later but they never do.

Nothing was ever too much trouble, infact due to the atrocious service from my solicitors the sale could have fallen through. They both worked hard to ensure the sale proceeded and were in constant contact with the firm to push matters forward. As foreign students in the UK who were looking to find an affordable and habitable property in Coventry and a reliable letting agent who would also protect our interests as tenants, a friend and I entered Matthew James' agency a little over a year ago at the end of our ropes to find a home suitable for three from January-August, without having to put up with the unfair fees that many other agents charge for finding, viewing and securing a property in the first place or having to pay the full year's rent in advance. After having met countless agents in one day, we sat down with Matt himself, and unlike many before him he simply listened to what we were looking for without bringing up any of the usual "rip-off fees" (such as the now forbidden rent guarantor fees etc.) or the "upfront payment of the full rent"-story we had heard a lot. He quickly arranged a viewing of a property for us that met our needs and with the further help of Steve we found ourselves a nice and suitable home for a price well within our budget. During our stay, the agency was very helpful whenever something was missing/broken/... in the house and while Steve was always available to help us, we were never charged extra for their services. My housemates and I have nothing but praise for this wonderful team and I highly recommend this agency for their no-nonsense, customer-oriented, and friendly attittude!

We recently completed a purchase through Matthew James, there was a huge chain so plenty of stress involved. Great experience purchasing through the Matthew James Property Services team, from arranging a viewing within 1 hour of calling to enquire to having our offer accepted within 3 working days, making a member of the team available for 2 further viewings prior to exchange and always having great communication between ourselves and the seller. Awful experience, mislead from the beginning. right to reply to response below NOT TRUE I have the texts and emails to prove otherwise My daughter was told she was moving into a property with five other students ; we turned down another property with your agent as she just wanted to be with students not professionals ( I have texts from landlord saying he was also told by your agent that my daughter was 1of 4/5 moving in ). Company was paramount as we pointed out my daughters medical issues. She ended up living on her own for two months and no students ever moved in : first year uni experience ruined. No one gets released from a contract early with no fees and a full deposit returned unless they have been treated unjustly : and your agent amended the contract eventually when he was faced with the facts. I took two days leave and travelled to Coventry to sort this out face to face : agent did not even turn up to meeting at property. So I visited the office the following day, he still wasn't there but emailed across change of contract. Thus, ending months of misery
