Cut the beauracracy and streamline the process.

I understand that there are various functions involved with letting a property but I ended up dealing with 6 separate individuals. To compound the difficulty, all my original documentation was lost which required another lengthy exercise in paper work. It was even suggested that I delay the start date of the new tenancy so we could have more time to complete all the detail. The information I was asked for was incredibly precise and as a consequence, unique in my letting experience. My advice would be to streamline the process, expand individuals roles and minimise the detail.

Couldn't Ask For More

After an easy purchase through Orchard in 2015 we decided we also wanted to put our house on the market with them in January. The team are so easy to deal with and they sold our house within 2 days of it being on the market!!Rebekah dealt with all of our viewings and post sales support and was fantastic from start to finish. Communication is absolutely spot on - so nice to be given feedback on every viewing and have quick answers to questions. We wouldn't go anywhere else for selling our property in the future. We can not thank everyone at Orchard enough, Rebecca especially has been absolute wonderful, being first time buyers and being new to this whole process, they were so understanding, always available and always polite and couldn't do enough more for us. They were always one step ahead and always new what we needed to do. The description for our new place was exact to the paper work and any changes we knew instantly. Thank you to everyone for making this stressful time for us, less stress!

Were sold on the personable director …

Were sold on the personable director and non-estate agent feel to them. Eventually did a good job, but the first month when the director who sold Orchard to us was on holiday was very poor with the marketing of our house appearing to be well below par. Seems to me that this agent depends on a small number of top rate individuals but when they're not present standards drop. Was this £10k of service and would we have sold for a lower price or more slowly with someone like Purple Bricks?....I'm not so sure.

Worst estate agent in Camberley?

Received an offer from a purchaser who was supposed to be financially ‘vetted’. An exchange date was proposed for 2 months later (straight sale no chain). 4 days before supposed to exchange, buyer has not applied for searches, not applied for a mortgage. When I asked the agent to put the house back on the market, he refused, saying ‘it’s not like we had a queue of buyers for your house’. Tied into a twelve week ‘contract’ I couldn’t go elsewhere. Unsurprisingly enough, the sale fell through after 2 separate mortgage valuations, applications, were declined, so basically, purchasers do not have big enough deposit. I have been mislead throughout, with different information, from different members of staff, and now to top it all off, they are insisting that I have to wait 21 days for a ‘notice’ period to expire, meaning I cannot sign up with a reputable agent. Appalling service, appalling attitude towards their ‘clients’, you know, the ones who pay commission and in affect their wages. This has had an awful impact on my family, my finances, and my health, but they do not care. I highly recommend you avoid using this company, if, you wish to be treated with respect, and would like a basic level service. Avoid, in my opinion.

Would recommend to friends, family and beyond - a pleasure to deal with

My wife and I chose Orchard having had 3 estate agents to the house and were clearly the most professional. Despite all 3 giving a similar valuation, Orchard came armed with “actual” research to back up their claims drawing on other recent, local sales to justify their claims. The others came with a Right Move survey which in honesty, I could have done myself. Will (who I dealt with) was very personable and not at all pushy. Despite being (fractionally) more expensive than the other two, we liked the way in which Orchard portrayed itself and its company ethos. Having given the tour to the sales team I felt very comfortable leaving them a key knowing they would represent the house in its best light and they were all enthusiastic and respectful when there.Post sale, Seymone in the office gave regular and useful updates and I never needed to chase her once. The advice given throughout (what was a very long and protracted process due to others in the chain) was really appreciated and the support given was invaluable. It would have been much more stressful had Simone and Will not been on the end of a phone.Overall, I will highly recommend Orchard to any of my friends and family, safe in the knowledge they would receive a professional and friendly service and achieve the maximum market value for their home. Orchard alleviated a lot of the stress of moving house and both my wife and I are very thankful.

We phoned Orchard by Bridges to enquire a property to rent however the property was no longer available. Later in the evening Lily called back to say that the property was back on the market and arranged a viewing for the following morning. We arrived at the property to meet Mitch who was really helpful and answered all our questions. Overall the process was really smooth and efficient, this enabled us to put down a holding deposit for the property and we are excited to continue the process.

After a few months on the market with another estate agent, they were insisting a reduction in price to encourage further viewings. David knocked on our door by chance and said that he could sell our house for its current asking price with a couple of buyers in mind. The first viewer put in an offer, but sadly this fell through. Jaz found a viewing one week later which resulted in a sale being agreed just £5k below asking. We were getting married during this time and David’s team took the stress away from us along with most of the heavy lifting too. I would fully recommend using Orchards, from Jas’s super personable approach to David’s years of experience and know-how in touch and go moments.

My Journey with Orchard started good but ended up in a nightmare. I will not recommend their services as they are untruthful and dishonest. When apartment was handed over, it appears that the cleaning was subpar, with minimal attention given to detail. In addition to this, the property management has been lacking, as several issues were encountered such as broken toilet seats, a faulty sink drain, cracks in various areas, torn silicone and list goes on. These issues have caused significant inconvenience and required three days of my personal time to make the property habitable. Considering I explicitly mentioned the urgency of service deliverance due to having a new-born baby, I would have appreciated transparency regarding the readiness of the apartment and any potential delays in handing it over. Despite this, no contact has been made regarding the necessary repairs until their doors were knocked. I am rating my journey based on their dishonesty, unacceptable behaviour, and unfair treatment.

During my recent experience with Orchards in receiving a house valuation, I found that they were friendly, professional and easy to speak to. Olivia (customer service) and David (estate agent) were particularly helpful with my query, they gave open and honest advice and even passed me onto a helpful financial advisor. If we had gone ahead with selling the house (we decided to buy out instead), there would’ve been no question in my mind to use Orchards for the sale. Very pleased with the Lettings Team at Orchards. Richard, Client Manager at their Camberley branch, was very diligent at keeping up to date with the timing of the availability of the property and was totally accurate with the rent he recommended. The first potential tenant to visit the property took it at that price, and, despite the very short timescale, their Move Coordinator, Claire, was able to get all the paperwork arranged and signed-off in time.
