GoogleTreat students with utter contempt. Excessive and opportunistic when it comes to take money from tenants at any possible juncture. Lost half of our deposit on checkout fees, work that wasn't completed on the property and left with a boiler that the visiting gas man described as not fit for purpose. Shame on Sure.

Dear Joy, thank you for your comments. We have investigated this and although your weren't a tenant of ours we believe we know which property you are referring to for a friend. This property had a British Gas maintenance contract on the boiler, if the plumber said this on the visit then this should have been reported to us. The property has a current gas safety so therefore would not raise a concern normally. Unfortunately we have no control over what British Gas engineers say. I have also looked into the deductions made on this deposit and feel excessive and opportunistic to be exaggeration. Kind regards Zena

GoogleRented a property as a student with four other students. Slow and not very willing to help with any issues of the house, did not even get very involved/ask how we were after a carbon monoxide alarm went off.
Also when it got to the inventory at the end there were excessive cleaning charges despite a week solid of cleaning the house. To further this issue, they attempted to charge us for replacing the locks on the house because we only returned four keys. Upon informing them that we only received four keys they immediately stated that it was our fault and that their policy would not allow for that to happen. We then remembered that the keys required a signature on receipt and even after telling them this they stated that they had no record of this etc., still attempting to force us to pay for the lock change. In the end they said that half each would be fair, to which we flatly refused and only after they realised there was no way they were swindling more money from us did they cease attempting to.

Dear Rajan. your property was handed to you as a recently decorated property with recently laid carpets and furniture only one year old, as shown in the inventory signed by you during your check in. The mould that you refer to was due to lack of cleaning in the bathroom which created a mouldy ceiling. We made numerous visits to the house to try and advise you of preventative measures. The bathroom has an adequately operational mechanical extractor and two windows. The issue you experienced was in fact condensation not damp. Condensation is purely due to tenant actions whereas damp would imply an issue with the fabric of the building which is not the case. We have managed this property for several years and the bathroom has not suffered this issue before. Throughout the tenancy the property was not kept in a tenant like manner. This resulted in us having to carryout 48 viewings over the course of three months on the property before finding a prospective group and only after you rectified issues you were responsible for as a tenant. We provide an excellent standard of accommodation for our students as well as support and advice to our tenants. We do not make unlawful deductions from deposits, factors relating to fair wear and tear will always be considered. However permissive waste to a property is potentially chargeable deduction within reason. Kind regards Zena

GoogleI found Sure Property Solutions to be unhelpful, uninformed, and unprofessional at every stage of contact. They showed me a flat in Hanover that was just outside my price bracket, but had the advantage of including water rates which I figured would take the monthly figure down to something I could (at a stretch) afford. However, because they hadn’t researched the flat properly, I was actually paying gas and electricity for the property below me in exchange for the subsided water rates, which I only found out after I had paid my deposit and handed in my previous notice. After being told that this wouldn’t be a problem because “it’s just an office with a kettle in it” I moved in, and then found that the office was in fact a studio flat complete with a bed, kitchen and shower, with no way to tell which flat was using how much gas or electricity. I ended up having to pay hundred of pounds of bills each month, and decided that it would be better to move out after 6 months rather than deal with any more ‘surprises’ that they had neglected to tell me about. The property was originally shown to me by Zena, so I was very disappointed to later find out that she is actually the Managing Director of the company. Other staff were helpful, but still not exactly professional, after handing in my notice they made appointments to show people round without telling me, even though it was a Saturday morning when I was likely (and indeed was) in the middle of doing other things. If I was there for viewings, I noticed that they didn’t tell prospective tenants about the gas and electricity situation, so ended up telling them myself so that new people wouldn’t have the same issues that I did. Zena in particular didn’t communicate with me effectively at any point, after waiting a week after the check-out had been completed and hearing nothing, I called to see if any deductions were likely to be made to my deposit. When I was finally able to get hold of her (after 2 more days as none of the other staff were able to help me in her absence) all I got was a curt ‘it’s being done’. This is all I ever seemed to get, when all I wanted was an idea of what was happening so I could plan things out on my end. I’ve rented properties in Brighton through several agencies (Parks, Oakley) and while they aren’t perfect either, they are nowhere near as unapologetically unprofessional as Sure turned out to be.

Zena Trow has always gone the extra mile for me, particularly when I was looking to buy a property, as she accompanied me on second viewings to advise me which she felt would be give the best returns and best to purchase in her opinion. So far, they have all turned out to be good buys! Sure Property also tries very hard to match the tenants, not just taking the first ones interested, making sure they are a good fit and have a solid financial backing to ensure there are no rental payment issues.
