I recently rented an apartment through G&T Properties, and overall, it was a positive experience. The application process was smooth, and the agents were very prompt in their responses. They even helped waive the guarantor requirement set by the landlord at my request, which was a huge relief. The only issue I encountered was a delay in generating the rental agreement for the shared room I had applied for. Despite making all the payments nearly two weeks prior, I received the rental agreement just the day before my move-in date, which was a bit concerning. However, the agents were very friendly and helpful throughout the process.

From the very start G&T properties were very straightforward to deal with. They answer the phone promptly and professionally within office hours. They guided me through the process of renting with them, and were very helpful in sorting out the paperwork for my guarantors. Throughtout my time renting with them they have been friendly, professional and most of all helpful. I can recommend this agency to anyone. Their handling of their portfolio during the pandemic is excellent. They even offered empty properties to key workers who needed to isolate or even just to rest in order to do their bit for the national effort. Excellent service offered by G&T, I have had my property sold by them and they were extremely helpful. Dean who photographed my house to put it in the market recommended that he did a walk through video, I took deans advice and I’m so glad I did as this got me so many more viewings than my previous agent and turned out to be a key reason for my buyer to view my property. All the staff extremely responsive, always follow up on viewings and give feedback and always answer the phone and call you back when they say they will! This team have took a lot of stress out of selling the property..:.can’t recommend them enough. Finally, the fee that I was charged for this service is excellent as the next cheapest I found was £250 more! I went for viewing at property and my offer which was accepted. After the offer was accepted, I was advised to send over my personal documents (proof of funds, ID and proof of address) so that the property could be taken off the market. Whilst I was getting documents across, I had called in a couple of occasions, sometimes I never managed to get through and sometimes I was advised I'd receive a call back - however, I never received call backs on the same day. Just under a week later, I spoke to someone, I asked why the property was cash only and was informed it was because it was next to a mine. Shocking how this information was not advertised on the property advert, nor had I been advised of this at any point until I asked a question! After, I asked my mom to speak to them for me and then they sent across a diagram showing the location of the mine in proximity to the property. Misleading and I'd be cautious if dealing with this agent in the future. It's an estate agents responsibility to disclose information that would affect a buyer. PLEASE BE CAUTIOUS IF INEXPERIENCED IN PROPERTY PURCHASE LIKE MYSELF.

When letting a property through this agency I had a number of issues. Many inaccuracies on paperwork provided such as wrong addresses on legally binding documents. 4 months of calling was required to be assured the incorrect address provided to the DPS from G&T had been amended. After leaving the property the DPS informed me otherwise. The inventory at default did not represent the property in the slightest in terms of condition, although it did accurately depict the furniture and accessories, the wrong address was written on the document. It described everything as professionally cleaned, redecorated and in good condition requiring an excessive amount of time wasted on moving day to correct almost every aspect of the inventory. Although I did speak to some genuinely professional staff, most of which managerial, the majority of staff were rude and unhelpful. Contacting the agency was a joke as you could be waiting for 20 minutes plus before the phone is answered. On the occasion I visited G&T there was a single member of staff with phones around the room ringing being ignored. Being a shared house, rent is inclusive of bills including Council Tax, TV license (with functional TV), utilities and internet access. This was confirmed when signing paperwork with a member of staff. The property had a paid meter installed for communal devices, internet access was not provided and the TV did not function. I called the agency to make them aware, informing them it was a void of contract however the matter was dismissed Being a room at the front of the house I requested for a key to the second door when moving in. I was assured I would receive one however it never materialised. Issues such as a hole in the door meaning the room could not be heated, the landlord being excessively intrusive visiting the property (to the dislike of all tenants) and no central heating were dismissed. After 6 months, £130 was requested to continue my tenancy as well an inflation of rent. The inability to address any issues for 6 months followed by such audacity was the final reason for leaving the property. During the final inspection at the property I was informed I would receive a letter within 3 weeks approx in regards to my deposit being returned. After 5 weeks I contacted G&T to be informed no such letter would arrive and I need to contact DPS. The lack of knowledge was unprofessional and providing me with false information wasted my time. 2 Stars because the service before moving in was acceptable and occasionally staff where helpful and professional. Additionally, when requesting a reference from a new letting agency a year later, G and T properites requested a £40 fee for the reference, or for my "negative review" to be removed from this platform.

As a tennant to a G&T property I had the best experience renting my first home. They were always professional with me and even if I didn't understand part of the letting process they'd explain it to me and always keep myself and my landlord in the know how. Any issues were dealt with within a matter of hours and upon tenancy renewals they not only did what was needed on paperwork but ensured myself and my family were happy with our home situation and landlord and they even took the time out of their day to interact with my child and make him feel involved too (even if he didn't really know what was going on!).
