I have no trust no confidence in this company, very unprofessional. Don’t return any calls Prices for works carried out massively inflated Jobs are done by tradespeople from miles away to inflate costs I am a pension therefore on a fixed income and cannot understand their huge increase on maintenance/service charges. How can they justify these amounts. The board of directors should have representatives from every division of the estate. None from “Conversion” so Tom has no say what we residents of the conversion want or not as he is NOT A RESIDENT BILSTON is rated A. The lowest Band but our charges don’t equate Extortion, shambolic Patricia

Like others have said one star is to much, this company have zero customer service they don’t return calls or emails other than demanding more money. Work that is carried out is very substantial but comes at a high price, they add on extras and shortfalls with little or no notice, monthly service charge goes up constantly but regular contract work is not carried out, we need directors of our choice that we vote on that we trust to manage the site in everyone’s best interest not that of PCC

General poor service from Pennycuick Collins. First time buyer of a property at lowbridge walk. When moving into the property I paid apportionment fees for service charge which naively I assumed was for the initial quarter of fees. Months later when I hadn’t received a bill, I was contacted by a collections company for non payment of service charge fees. Through no fault of my own, PCC had wrong address on file from conveyancers and had been sending bills to Liverpool! Whilst I understand they had received an incorrect address, they failed to try any other means to contact me and when questioned they stated they had no other means of contact (I know this if false since I’ve liaised with them about new key fob (£62!) and licence of alterations (£450!))… yet for some reason the debt collections company sent bill to my correct address?? When I spoke to several members of staff at PCC, who said they understand the mistake yet there was “nothing they could do” as it had already been sent to collections. This resulted in months of stress, almost £1000 in legal and late fees, and threats to my mortgage providers for breach of terms - all for a person with an immaculate credit record. I have also be accused of damaging the listed building I live in without any evidence and charged £450 for licence of alterations and admin fees. PCC are very quick to apply charges and contact you when making money - but phones, voicemails and emails go left unanswered for months - and this is widely agreed from all residents. Unfortunately, PCC staff give the impression that they “own” the building rather than manage it. Due to so many unhappy residents currently, there have been discussions to bring in addition directors to remedy problems which seems to be being blocked by PCC and a current director. I would hope the money I spend is cost efficient and not being pocketed for profit. Yet I have to question how the management company failed to budget for expected external renovation/conservation of a listed building despite knowing the work needed to be done every few years. This has resulted in an unexpected extra charge of nearly £800 per resident. This had also been met with threats of non payment from PCC despite not being served or discussed legally. The monthly service charge has also risen almost £100 extra per month this year, and we have nothing to show for it. Along with this we have just been sent a bill for over £200 in a shortfall for the previous year! All in all, I do not feel confident in PCCs ability to manage the estate and would unfortunately not recommend their use.

They have taken too many buildings on and they can't cope. They don't respond to e-mails or telephone calls, they are also rude and somehow think they own our building treating owners and residents with no respect. They keep their management fees low by taking commission from other service suppliers such as cleaners, tradesmen etc. They push (they would call it recommend) for unnecessary works to get done (to get their cut from the suppliers) so the service charge increases every year. Don't fall for their 'professional' sales pitch.

I would not recommend Pennycuick Collins in any way. Pennycuick expect extortionate fees for very little value or return - there is nothing to see for the extortionate rise in fees or additional 'bills' they love to smack people with for 'essential works' that are never completed. They expect us to accept these extortionate fees simply due to living in listed grounds - this completely contradicts itself as the property or grounds has not changed itself or suddenly become listed to give reason for the ridiculous and extortionate change/increase in fees (not forgetting the newer builds on same grounds having to pay less). For the services provided, the fees are unnecessarily high and the 'work' requiring these fees cannot be seen. Communication and customer service from Pennycuick is lacking completely and incredibly disorganised. I have 0 confidence in the current directors or in Pennycuick as a management company.

Resident in one of the blocks managed by Pennycuick where residents/leaseholders being ripped off by Pennycuick professional tactics, We leaseholders are now forming a group to fight back and take the matter in our own hands as well as court. We will involve some investigative journalist to expose their extortionist methods on leaseholder and tactics of using hefty fines which are sometime more than the service charge itself Interestingly that money never goes to residents' fund or service contributions. Service charge has been increased by almost 40%+ since April 2020 and looking forward to a 100% increase in case we don’t act now. They not taking initiative to arrange a leaseholders meeting! They not justifying the costs! They charging hefty unreasonable fees on transfer of property! They charging hefty unreasonable fees for everything! They are not writing signed for letters to ensure leaseholders getting the invoices? otherwise how could they charge hefty fines! Charing fobs for £60-£80 (it use to be way less before) Charging block fobs £30+ (it use to be way less before) Leaseholders not just paying the services charge but almost half a million in fine for different reasons.

Pennycuick has extremely incompetent workers. I am actually not sure what to expect when the management isn’t any better! Around 10 months of being in my property and I have paid out just over £3,100 on work that hasn’t been carried out, service charges and back dated payments from last year when I wasn't even in the property... I can’t see any improvements whatsoever around the estate - what a waste of mine, and other property owners, money! The greed and audacity of these people is off the scale. If you’re looking for a property on a “fancy” estate - AVOID PENNYCUICK! I am glad home owners are now tackling this together and we all have same interests at heart

We approached this agency as we were interested in a property to rent in central Birmingham. We were booked in to view the apartment with Ross, who was amazing in showing us around the building and the apartment itself. We were then passed on to Jack who helped us a lot and made it easier in terms of administration and was always there to help. The process was really smooth thanks to them! We received the keys today from Ross, who also showed us around making sure we were comfortable with everything. They are professional, patient and really good on what they do. I recommend this agency!

STAY AWAY !! If I could have given 0 stars I would have. This company is by far the most incompetent and useless company I have ever dealt with. AVOID AT ALL COSTS. No communications, ignore requests for months, happy to leave our site unsafe and have no interest in rectifying any issues. Do not provide the service they promise and charge ridiculous fees.

Claremont Estate Poor company with poor communication, often taking far to long to answer any queries, service charge fee's are far to high with no real outcome or explanation to see exactly what we're paying for, random extra payments are sent by post for additional works to be carried out which are still not completed yet you have literally days to send payment or receive fines for non payment, overall questionable company, improvement greatly needed

You cannot reply or trust them to give you answers to your questions. Arrogant and uninformative if you are asking questions they prefer not to answer. Quite happy to happy to charge you for services the do not provide, but will never refund you when you remind them of their failure. Shocking company and totally unreliable when looking after your property. .

The service charges are really high and every year there is an outstanding unexpected balance to pay, which in itself can be several hundred pounds. They’re not focusing on their clients interests and trying to keep the fees at a reasonable rate. It’s getting to the point where I’m considering moving due to the fees making it too expensive to live in my own home and I love my home.
