Dear team, I am waiting for a response for EWS1 needed for a block of flats at Cambridge. It has taken more than 6 months. Lenders are asking for the report and I constantly told that its not needed. My mortgage application is still pending. Please can you help.

Can’t fault BPHA they been great the time I have been with them just did a managed move for me and my son into a beautiful bungalow for health reasons never gave up looking for me and were very supportive great housing association and very caring thanks to all the team there x

I wouldn't even call this a company. Every aspect of BPHA is bad, from repairs to rent. They dont care about residential concern, and are happy to threaten action if rent not paid. BPHA, you need to look at yourselves and who you are. Solution, throw the lot of these incompetent idiots out and get new management in. God knows how they have managed to retain their company credentials.

This has got to be the worst company in the world to deal with!! The complaint is nearly 6 months old and nothing is fixed! Waiting on hold for hours on end and numerous emails that dont get answered! What a joke

Bpha are good at trying to ruin your life for no reason…

Bpha isn’t good. All of the negative reviews seen on trustpilot are more than accurate. I’ve had problems with bpha myself, for example I received a letter from them saying I had a review which was well over a year later after moving in. The letter stated that I had to have valid I.D and 3 months worth of bank statements that I had to go out of my way to get for them but when they turned up at my door there was 2 of them. They never made me aware that I had to invite multiple people into my house to do this review either and they was not interested in my I.D and bank statements whatsoever… They abruptly came into my property accusing me of assaulting my neighbour who had outright lied to them about this. I had CCTV footage with audio showing the whole incident which showed my neighbour kicking my door for over 10 minutes straight, one of the bpha officers was embarrassed by this and wanted me to fast forward the video of everything he had done just to see what I did which was incredibly rude. When it finally got to the bit I did, all it showed was me restraining my out of control neighbour who was shouting and screaming obscenities from the top of his voice who then had the audacity to say I was antisocial for having my television volume turn’t up and this was why he was kicking my door. All I did was turn down the television and ignore my door hoping he would just give up but he didn’t which caused me to restrain him reasonably. For me doing this he went out of his way to report it to the police and bpha although I had already reported it to the police at the time of the incident. Bpha literally took his word for it although it was just one incident and a lie they took immediate action against me, it was very lucky I had the CCTV footage to prove I was not in the wrong, I was actually the victim of this! Bpha had nothing more they could throw at me, I was in the middle of decorating and was planning to get my flooring once I had completed it all. Bpha saw this as a problem and called social services on me with the hope of getting me evicted under the mental health act even though I wasn’t the one that caused the altercation. The neighbour that booted my door in for over 10 minutes is clearly very unstable and isn’t coping, for example the man has lots of old dried up cat poo all over the floor in his flat and sleeping bags up at his windows for curtains and bpha have the audacity to make out I’m not coping! They did all that to me all because I didn’t report the incident immediately to them although I had already reported it to the police! Why on earth would I report anything to them after the way they behaved towards me? Before I signed the tenancy I asked if there had been any problems with the neighbours but they outright lied to me and said no. After hearing everything that has gone on with these neighbours over time I think it’s well out of order to have been lied to about this just to get me to sign the tenancy… It’s been an incredibly rough ride here, especially as a new tenant with the neighbours and the state the accommodation was left in. Everything like the door frames were just a disgusting yellow colour with horrible stains all over the walls and it takes a lot of time and effort to sand this amount of yellow woodwork. My realistic advice is that I would avoid this bpha housing association, they really are not worth it even if it feels convenient being offered a place to live because it can all be very quickly jeopardised for you. They leave people that suffer from a mental health illness to rot and won’t give you a chance to explain yourself and are very quick to jump to ruining your life over some weird stalking neighbour that lies. On that note they are pretty good at getting repairs done but it can take a while to get a response initially. They didn’t seem to care that this was all affecting my own mental health, all they kept going on about was that they’re was a noise complaint… This was even after they watched the whole 10 minute plus video of my neighbour kicking my front door to then him shouting, screaming and swearing out loud which caused the whole street to hear it. Some neighbours that heard it all for over 10 minutes came out of their properties to watch him have a show down and I still get told I have a noise complaint!… How the hell did I just over a weird stalking neighbours say so?

Services charged for and not provided since August 2020, customer service is nonexistent, Switch2 were brought in to read meters remotely, bills vary from £1 to £168, meters register usage without anything being used then the daily standing charge is approximately 53p a day, split in two parts, one part for the heat exchanger and Switch2 to read them, second part to cover losses. Solar panels aren't taken into account, where has that energy gone? The value of shared ownership properties have plummeted, the council tax is insanely high, the place is filthy, violence goes on in front of bpha staff and when you do finally get to leave, they delay the NTQ form so they gain a week, then when they get the keys back they add another week, all because there's no manager to give the keys to. Three flats are currently unoccupied and one of them is becoming a health hazard. Leaks all over the place, terrible maintenance, a fire in the roof fortunately didn't harm anyone but did damage the roof, it was inspected and nothing done, 2.5 weeks later the clouds burst causing a lot of water damage, nothing had been covered, it was only then that the insurance was informed, so obviously any damage after the fire isn't covered, that will be a lovely big bill for the owners, probably bankrupt some. This is absolutely honest and accurate.

Deserves 0 stars. Hideous customer service, useless workmen. Staff lie all the time and break promises. Have to escalate everything to the complaints team to get anything done. Put the rent up every year despite getting less and less for our money. They’re not interested in hearing about ASB or anything bad tenants are doing, so long as their rent is paid they don’t give a damn. Appalling housing association.

We have been very happy with them so far, they helped us do a management move which was done very quickly and they really listened to our requirements for the new place. We now have a lovely home, a few issues to start with but these were sorted as quickly as they could. I know a lot of other residents have issues with these landlords, but we have found them to be helpful and they do listen to us

I have been with bpha for almost 12 years now and have yet to have a negative experience. Whenever I have sent an email it has been replied to, a phone call is always picked up and any repairs are always carried out in a timely manner. No complaints.

The most worst HA company ever. Poor quality tiny tiny tiny rubbish broken flats, with absolutely expensive rents. As a HA property The flat worth maximum £300 /month rent, but I pay £750 for that. Absolutely stealing money from people’s packets. BPHA MUST feel extreme shame to do that.

Totally disgusting housing association rude staff untrained repair contractors .if it's not an emergency repair propbly won't get done virtually impossible to get get through to any department via phone or email housing officers that are rarer than dinasours stay away

I’ve been a ‘customer’ (as they refer…

I’ve been a ‘customer’ (as they refer to their tenants) for 4 years and I can’t wait to get away from them. Their claims to be customer led are disingenuous as they’ve spent the last 2 years removing or downgrading services whilst increasing prices. The scheme I live in hasn’t had a scheme manager for 3 years but we have continued to pay for one through our service charge. They gave us no choice on our energy supplier and landed us with the most expensive. There seems to be a revolving door stafff policy with nobody staying very long.If you are thinking of renting or buying from these charlatans I would strongly advise you not to.

BPHA employed UK Car Park Management to enforce parking on one of the roads adjacent to my property. Ever since I’ve been issued Penalty Charge Notices for parking on my own property and every time I have to explain myself from parking there, sending land registers etc. Enforcement officers acting on behalf of BPHA are continuously trespassing on to my private land and issue parking tickets, they have been told repeatedly not to trespass. It is now amounting to harassment which is a criminal offence. When contacted, BPHA said it has nothing to do with them. BPHA is simply harassing people, sending individuals hooded up at 7 AM to sniff around my garden. It is ridiculous that I cannot park on my own land without fear of getting a ticket and going through appeals process over and over again. BPHA will do nothing about it even though they have employed that company to act on their behalf. Very unprofessional.

Never in my life have I had to deal with a person as ignorant, uneducated, arrogant or so self absorbed in her own importance as Rose Khan, allegedly a housing manager. After being offered a new build top floor flat she's taken it upon herself to ruin my happiness by deciding she knows better than myself or any medically educated person. Without even meeting me she's decided that disabled means old, fragile and stooped slobbering in a wheelchair. NOT ALL DISABILITIES ARE VISIBLE! The inane questions asked were beyond ridiculous and far too personal plus severely repetitive, MI5 would be proud! She didn't even know how and why I'd been offered it... do your homework before calling people! How this woman is even employed to make decisions that effect peoples lives and wellbeing is beyond me. Basically she plays god over people without the intelligence to back it up. DISCRIMINATION at its worst. She, and her employer if they agree with her, have breached the Disability and Equalities Act plain and simple. All I can take from the waste of an hour I had talking to this individual is that now she's decided I'm not suitable, due to her indepth medical knowledge of all things disabled, thankfully I won't have to suffer having her as a housing officer. Good luck to anyone who has! An official complaint re her attitude and lack of professionalism has be submitted today. I now note that BPHA have listed the flat I was offered as "REFUSED" on Home Link... THAT IS A BLATANT LIE!!

Your communication is abysmal and unacceptable. When you send out a letter [in this case a notificaton of substantial works to garages] it would help if a] you put the right contact number on the letter and b] if the one person [Patrick Lyell] that you manage to get hold of, actually did what he said he would do. I have been waiting nearly two weeks for a call back from Housing services about the garage and nothing. For God's sake, look at your customer service will you.

When you request a repair their handy man pops up random day without notice and drops leaflet of his visit, which is....... Message to your organisation: I am not a Harry Potter to predict your arrival. Another point they offer me a paint pack which was delivered 5 weeks later and the excuse was (I could not wait for their paint and bought myself) there was some issue with my delivery in their warehouse. Conclusion If you request repair pray, because = you will wait 3-4 weeks. If they offer you paint pack decline politely = you will wait 5 weeks.

Five months ago I arise a issue to be replace my 2 storage heaters with Bpha Housing association and Harley Contractor team refuse to carry on job arise by me and Bedford Borough Council Environmental health . They are so irresponsible to refuse to do it I won't recommend Bpha and Harley contractor they are nasty and rude and bad listeners Greedy of money and only find silly excuses to not spent money for replacementor repairing.
