Not even worth 1 star. I have lived in a shared ownership property for 8 years. I am currently in the process of selling as they have been nothing but hell on earth to deal with. Selling is costing me nearly £10k as they add on sneaky charges and fees. A joke of a company, haven’t helped me with repairs and rent goes higher and higher every few months. AVOID.

If I could leave a 0 I would . I am absolutely disgusted at the way I have been treated by bpha . I have been a tenant for 27 years . Recently you have done work at my house and damaged it . You refuse to come back for 5 weeks to fix it leaving my home exposed to the elements . You come out 5 weeks later and do another bad job . Then refuse to come out and fix that job for another month . I have been in tears with your complaints department but no one cares . It’s a disgrace . I am really upset by your treatment .

Absolutely abhorrent service,quick to take your money for rent but incredibly reluctant to do any repairs. They either aren’t done properly and have to come out AGAIN MULTIPLE TIMES TO RECTIFY THEIR OWN ERROR, one time an engineer came for a repair he had messed up before and wondered “who done that”. They seem to turn up whenever they want too and have even come for repairs that don’t even need doing or haven’t come with the requisite equipment to do the job. I’m not surprised they have the terrible reputation they do and I’m promptly involving the housing ombudsman to claim compensation and for any repairs to be properly done. I hope this review makes other unfortunate bpha tenants come forward and share their own disgust with the service given. If I could give 0 stars I would. Truly unacceptable and they shouldn’t even be operating as a housing association more like a bandit association as they are COWBOYS.

We've had annoyingly inconsiderate neighbours since we moved in last April and we've complained to BPHA since then and YET we still have the same issue. A whole YEAR!!! Their customers service is absolutely appalling!!! Horrible team. They have no duty of care for their Tennants. I now see why they have SOO many unhappy customers and they have no drive to make things better. DO NOT USE THEIR SERVICE!!! Get property with a civiled building manager who actually cares about the people they serve!!! They say they're sorry for the inconvenience but yet they don't do anything to resolve our complaint and our living conditions.

Can't move into our new home (for which we've already paid a month's rent in advance) because bpha have not put the property on the gas database. It's the middle of winter, there's no heating, no hot water, no electricity and no flooring. TSG can't service the boiler in the meantime and we cannot get a company to supply the house. BPHA have shunted the problem onto us despite it being the landlord's responsibility.

Impossible To deal with. Every communication takes up to 5 days for a response. So if you have 2 or 3 questions you are looking at over 2 weeks for any kind of discussion. I have tried to email and call. You can’t even speak to the required person. You have to wait 5 days for a call back!! You can’t even get a reply to any question without a callback. Very poor customer service. Glad I am selling my shared ownership…. Well at least I will be when I can speak with someone. Worst company I have ever had the misfortune of dealing with.

Seems the same issues constantly. TSG boiler serviced less than a month ago. With no prior concerns. Told me I had a gas leak which I was like no I haven't. And now all of a sudden the part he said would need eventual replacement has broken. I guess they need these extra Christmas pays.

Called on the 6th April about my back door not closing. Had someone out that day for an emergency repair. But the person attending obviously didn't want the hassle of doing the job properly, and bodged it. So I went from a door that wouldn't close, to a door that now won't open at all. As it's been jammed by the person who attended for the emergency repair. It is nearly the end of October, and I'm still waiting on this repair to be carried out. I have called nearly every other week, just to be fobbed off. If I had £1 for each time I was told it was going to be sorted as a matter of urgency. Then I would be a millionaire by now. I have gone through every avenue and channel to push this repair, as I feel my safety is at risk. Because I only have one means of entry/exit. I was told by a BPHA agent, that I have waited longer than expected, but it will be done soon. Why can't they just be honest, rather than reading from their scripts. I've been more than patient, more so when I had a contractor call me (nearly 2 weeks ago) asking me the same questions I was asked way back in April. I feel like I'm going around in circles. Surely I'm not the first resident on the TM estate, who has needed a back door repaired. BPHA want to make sure I keep paying my rent, but not interested in making sure their houses are safe and up to standards to live in. Im paying full rent, but havent been able to use the backdoor on my property for 7/8 months now!! I'm sure if any of their own workers had an issue like mine. They wouldn't be going into the 7/8th month, no doubt they would get it done alot sooner for themselves. I like where I live, I have no quibbles regarding that. I do not recommend BPHA whatsoever, unless you enjoy spending most of your free time fighting and chasing up repairs.

They are the worst people I have ever ever had to deal with. I tried to extend my lease and spent nearly £2k only to be told by my solicitor that they don’t have the years to give me. This was last August (2021) and still not resolved. They keep pleading poverty and are unable to afford the surveyor . ( According to them ). I have now missed the opportunity to sell my house due to the recession. I am waiting for them to say that they are unable to afford the extra years on the lease which then makes my house unsaleable. I am going to speak to my MP in the new year.

The buildings boiler in the clay farm centre has been broken for months, they keep doing quick fixes on it and we get hot water back for a day at most until they have to fix it again. No one seems bothered about fixing it, even though there are children as young as a few months old in the building. Absolutely disgraceful service, should be ashamed of yourselves. Plus, when we moved in, bpha locked the keys in the flat and they had to get a locksmith in to let us in. Talk about start as you mean to go on...

So disappointed. We are Shared Owners of a house and despite the fact we mysteriously pay service charge every month (for goodness knows what!) we receive absolutely no service. Not even so much as a reply to an email! We have had broken storage heaters for a month now, we have got out quote to replace and contacted bpha for permission and approval well over two weeks ago. No response or answer despite several emails, web chat, conversation and two phone calls. We are always promised someone will be in touch and noone ever is! We have two young children in our home and need it heated. Several times I have mentioned this and yet still no urgency.

Expect poor response times to your enquiries. Firstly, on the phone they ask for courtesy and respect towards their staff members. Well this is a two way street. I don't view having to wait on hold for over an hour (when transferred) to be courteous and respectful to your customers. Evidently, the bosses at BPHA do not resource the business adequately & it isn't surprising people want to walk away from there.

Absolutely shocking. The communal door to the flats in Finsbury Chase has not been working since September. I have messaged them countless times. I have had the ' spare part ' line etc. Come on this is nearly 6 months ago. I bet the letters regarding the rent review ( sorry increase ) are not delayed. Health and safety issue here especially regarding recent tragic events in Lincolnshire

Absolutely bad customer service! The receptionist was so rude, I've never felt such humiliated. Me and my partner came to give a keys back, as well had some question to clarify. The way how lady acted at the reception was so rude, she was making jokes about how we said our birthday dates, which is inappropriate, instead of giving answers to our question she made us fell bad that we even had ones. Was very arogant! Receptionist is the very first face you see when entering the building and this person is not a good one to meet people and deal with them. Poor experience!

Please BPHA look into Trumpington meadows. Some of your tenants don't use the bins correctly and is painful to manage alone. I have single handily organise the bins for collection and i am not a care taker of the flats as i also am a tenant. everyone must get involve. The communal area don't get clean even though we pay for service charge. My housing officer Neil is not always available to tell him our problems, and we have sent number of messages regarding these things. Please please look into it, it's a beautiful property but just lack some maintenance as nobody is paying attention to t apart from getting our rents.

Roof leak

Roof been leaking 6 months was told 24-48hours that’s everyone I ring no 1 comes, I ring today lady says oh contractor not been well they can do January… like seriously wtaf!!! now since I reported it , with the shocking flooding we have all seen and the rain so far now my wall is constantly wet mould started to grow , BPHA say if I ventilated the room I won’t have mould well bpha Bedford I have ventilation the sodding rain & snow been coming through, and I’m not allowed to fix myself as it a breach of the tenancy agreement, it’s a constant struggle with this landlord. I’ve paid rent every month but from now not getting a penny F U BPHA BEDFORD

I am coming to the end of the exchange…

I am coming to the end of the exchange process and communication and response time are diabolical and then take for ever to do anything or push forward. This has been the most stressful exchange process I have ever had due constantly emailing them and constantly calling leaving messages as no direct number to department/ people dealing with it. The other housing association are ready and have been for weeks.
