GoogleApartments are big and well furnished however get extremely cold in winter. My flat in the pavilion had one tiny storage heater to heat a massive living room which cost a fortune to raise the room just 1°. Moved out April 2023 and was told I would get my full deposit back in 10 days. After 8 weeks of no replies to calls, texts or emails I had to file a claim with the Deposit Protection Scheme to get my deposit back. My friend living in Blakeridge Mill had to threaten legal action before getting her deposit back. Only good thing about these flats is Dave who does maintenance. He was always quick to reply and sorted out any issues quickly and to a good standard. Would suggest looking elsewhere for flats.

GoogleI have lived at the property for the last 3 years. Originally this was a short term stay but we settled. Car parks are now fully finished, quality of the place is good. I keep myself to myself but the people we speak to are nice mostly. Any problems and the maintenance team have instantly sorted it. This last year we suffered a little mould in the bathroom, team instantly sorted it. All in all no complaints.

GoogleTwo stars feels exceptionally generous. Lived at Blakeridge for two years, never caused any issues with landlords, paid rent on time, accepted their rent increases, looked after the flat and generally kept to myself.
Will give it to them the gym is great (but DESPERATLY) needs aircon, and the maintenance team are very friendly and sort onsite issues in good time - but quite frankly, these are the only two pro's I can give.
Had multiple issues with the flat - mainly being severe mould problem on brick face and the absolutely insane temperatures faced in summer. Both issues would have been solved if landlords ever allowed any ventilation into home - when I requested better ventilation to be installed (i.e. a dehumidifier, or allowed to open the windows further than a few inches) I was ignored. I dealt with the mould myself, and had to maintain the re growth on my own, as landlords clearly are not interested in their tenants health.
Other cons: Smart meter cannot be installed, people park like absolute clowns in the car park and often near the barriers to enter car park (the barrier is very regularly broken), onsite gym was coinvent but has no air con installed so again, reaches insane temperatures. Harriet once just let herself into my flat with no prior warning nor any explanation as to why she was there - as a home worker it disturbed my meeting (which she didn't really care to apologies for). Landlords do not communicate - and if they do it's often very rude and with no explanation to their actions. When the first rent increase was asked from us, Harriet rang me multiple times to answer on the phone if I would accept or move out - which I wasn't a huge fan of the slightly pressuring/threatening calls. No on site recycling which also just (in 2023) feels slightly outdated. PAPER thin walls, you will hear everything your incredibly loud neighbours say. Please check other TripAdvisor reviews (more recent ones) as they do show true colours - strangely their account is no longer linked to their site, likely due to the influx of negative reviews.
Main issue had to be with the deposit return. Lived there for two years - quite frankly left the apartment in a better state than it was given to us - only saw £200 of the deposit (£800) for petty requests. When argued general wear and tear, got a very rude 'no' and then my deposit return was 10 days late. Called (had to call on my work number as my normal number had been blocked!) and emailed consistently to no avail until threatened legal action - where the return was miraculously made.
Could be a lovely set of flats - however ran by two greedy and inconsiderate women.

GoogleOverall the flat itself is ok. It's spacious and equipped with decent furniture. However, in the winter the poor insulation means the flats end up freezing cold. The tap water tastes awful, not sure where they get it from, had to buy bottled water for the year I rented. The best part of it all was the fact I spent two whole weekends, about 12 hours total, tidying and cleaning to microscopic detail, only for them to charge £180 to change the locks and keys after I'd sent an email asking where they wanted me to leave the keys after moving out. They did not give me a deadline date to have the keys handed in by. I handed them in simply 3 days after I'd moved out, by putting them through the letterbox of the flat door. Incredibly unprofessional, and abysmal human beings to charge £100 for a new set of keys. I will be contesting this absolutely.

If I could give it minus stars I would. 1 is far too good. It’s run by 2 joke acts who make the rules up as they go along. Had to threaten to block the car park off after 5 weeks of been lied to & ignored whilst battling to get the deposit back. 5 weeks is quick compared to some of the reviews I’ve seen on here & on the Blakeridge Mill tenants closed group on Facebook which is used for people to rant about how awful it is to live here & how bad raspberry lettings are. They also charged £160 for a lost set of keys 😂.
The walls are paper thin. I had to listen to a crèche on one side, a guy humming constantly on the other & the odd bit of domestic violence above me. You can literally hear everything. & have the police there raising apartments all weekend. It’s hell
They also put the prices up whenever they like. It’s quite an expensive cesspit as it is.
The parking is shocking. People dump their cars wherever & often block people in.
You also have your weekly bin dippers who are diving in the skips looking for stuff. The skips that you have to walk about a mile to to empty your bin.
The whole place is a hell hole. Corridors are all scratched, it stinks. The stairs are filthy & there’s cobwebs everywhere.
These apartments are unbearable in the summer & freezing in the winter. The hottest place on earth in summer to freezing in summer. .
The only positive about that place is the lads who work there doing maintenance. Dean and a few other blokes who are decent people & you’re a stone throw away from b&m.
Glad to see the back of the place. All I can say is I would avoid it like the plague
2 rude ignorant women who will do anything to rip you off and keep your deposit.
Go straight to a solicitor or go through the small claims instead of chasing these joke acts up.
Tip to anyone who’s struggling to get their deposit back after been sick of getting messed about, lied to & ignored.. block the car park off!
Also be aware of them putting the prices up when ever they like.

GoogleAVOID AT ALL COSTS
Left the Pavilion in 2019 and had a constant battle with these cowboys trying to get our deposit back.
We were told in 2018 that AstroTurf would be laid outside The Pavilion when they had 3 consecutive dry days. Funny as had a nosey in 2022 and still no sign of it!
For over 2 months hit with nothing but lies. “Our accountant is at a nativity play” been the best.
We were firstly told we would get our deposit back 10 working days after tenancy end date, never did. Then claimed they never had our bank details, they did.
Non stop calls, emails and office visits and still not getting anywhere.
Visited the office one day to be told it would be in our bank account by that afternoon. When inevitably it wasn’t I went to the office the next day and they claimed they’d never seen me before and didn’t know who I was!
I would beg anyone to avoid this place and this company at all costs unless you want nothing but hassle and lies.

GoogleIf you've read the other reviews, you already know what the deal is: retaining deposits for months after tenants have moved out, simply idiotic replies to emails or ignoring emails. Do not rent from this company, they will go out of their way to steal your deposit in the hopes you won't pursue it for months.
You will - 100% - be required to use the TDS to get your deposit back. You will also most likely have to challenge the deductions they make on your deposit. Genuinely shameful people - I feel sorry for the people currently living there who will have to go through what I've experienced when they move out.
How their practice is not criminal is beyond me, they must have multiple TDS cases ongoing constantly.

GoogleI'm absolutely appalled by raspberry lettings. I rented with them in Blakeridge Mill for 2 years, paid all rents on time, accepted their rent increases, didn't cause a fuss when certain things were off. Once I left the apartment, they made any excuse to deduct money off my deposit. And they haven't refunded me the rest of my deposit that we agreed will be returned to me eventhough it says in their own contract that deposits must be returned in 10 days. They have ignored all my emails and have blocked my number. They're holding 500 of my money. I will now have to go through TDS to get my deposit back, which will take months. It's very upsetting because I need that money and it is mine. Please avoid these two at all costs. The apartments are over priced, have bugs, get extremely hot in the summer and extremely cold in the winter, the radiators are useless. Not to mention they have problems with pigeons, and they will not allow access to get electric metre reading, not even the electrician. Most of their tenants have had issues getting their deposits. AVOID THEM. They're other letting companies that let apartments on the same grounds. Rent with them instead.

GoogleFailed to respond to multiple requests for repairs and replacement parts on built in utilities. Those same utilities are poorly installed with the miniscule fridge placed right next to the oven so good luck keeping things cold. Due to a lack of proper maintenance on brick walls it is both freezing in winter and poorly ventilated making it an oven in summer. While demands for money were quick once the pandemic hit, they took longer than the promised 10 days to finally return a deposit we had given. The lettings agents themselves rarely respond to requests for information, including meter readings which are housed in a room not accessible to tenants (not entirely legal I assume). Additionally some questionable decisions such as telling some tenants that they are not allowed to change energy suppliers. We have seen police raiding numerous apartments on a monthly basis and an uncomfortable number of reports of peoples vehicles being broken into and outright stolen. I could honestly go on and on about it all, from the rudeness when communicating with them on the phone and via email. Just avoid at all costs, they have encouraged the few 5 star reviews based on providing access to the pool/gym which considering the current price of a single bedroom really ought to be included with the rent to begin with. The low rating overall should indicate how utterly untrustworthy they are.

GoogleThe worst agency ever! Don't stay here and get distracted with the nice looking apartments! It's not worth it. Extremely poor insulation, continuous mould issues, sky high electricity bills! Rent increase within 4 months of moving ! The worst customer service experience and major delays on deposit returns ! Legally the deposit needs to be returned within 10 days of leaving the property. If they don't you can take this via complaints PRS or take to small court. We only got our deposit back due to threatening to take legal action!
Extremely cold during the winter months, the electric heaters are useless.
Taking into consideration of increased eletric bills, we didn't imagine having to pay £1200+ in them 5 months due it being so cold!
Seriously guys, consider elsewhere or if this is your preferred location 1000% go with another lettings company as they also let apartments here!
