Avoid, worst renting experience ever...

Appears my last review was deleted! So here we go again, I started renting back in Feb of 2019 and the coven who run the place were friendly and happy to get me moved in as soon ad possible. But once I was in... The flats in Blakeridge Mill are a terrible design with a huge lens to focus light and super heat the place in the summer as well as that same window being only able to be opened a crack and there being no air flow. On the other hand it was also freezing in the winter due to the open brickwork... So there's that? They also get damp and mould growing on that same brick wall. The Internet is poor and dips at peak times sometimes to being barely usable. The car park is a muddy pit that allegedly is secure though when my motorcycle was vandalised the landladies were unhelpful to say the least and tried to charge me £75 to review thier own security cameras, and seemed downright offended when I told them I'd informed the police. The gym is unpleasant but usable though I'd recommend any of the other gyms close by as it can be a struggle to get your bond back at the end of the tenancy, I opted to miss it out on one of my last months of rent which they accepted though others have had to go through small claims even. And finally the landladies who were rude and condescending at every opportunity, blatantly ignoring requests and once stated that they would not take down the barrier they had erected (to keep traveler's out of the car park) so that I could move my stuff out, and that should I take the barrier down, they would seek to have me charged with criminal damage. So on my last day I had to haul my possessions from the top floor all the way up the little rise into a van at the top. They are quite simply unbelievable to deal with, the fact they have any business at all amazes me and should be avoided at all costs.Speaking of costsUtility bills are enormous and you can't have a smart meter for electricity or get info on water usage. Water is often on flat rates that are totally above reasonable.

Once they have your money, don’t ever think about saying your washer doesn’t work or you have any problems because all you are is a cash cow to them. And when it’s their turn to pay you back, they block you.

What a wonderful stay we had!

My husband and I stayed in Blakeridge Mill for five months whilst we awaited a lengthy house purchase to go through. The last time we lived in a flat was over45 years ago as university students so it was a bit of a shock to the system!!!! The Apartment was lovely and adequate for our stay. Any issues we had were dealt with so quickly (eg a fridge replaced within 24 hours) and the team on the ground were excellent! I would not hesitate to recommend Raspberry Lettings as the Apartments are excellent, prices reasonable and the Raspberry Team ace!!!!!

I have lived at Blakeridge Mill for over 7 years and it really has developed into an impressive development. Hannah, Harriet are very approachable, friendly and quick to help. The site is well maintained. Dave and his team keep it well and are always at hand any time to help for any maintenance issues.

After my previous landlord decided to sell leaving me to find another rental property with limited time to do so, I was impressed with Blakeridge Mill once showed round by Hannah. I was given more than one option of apartments and decided to place my deposit to secure the rental on one. From here everything was a smooth process and I moved in a matter of a week later. Harriet has been lighting quick to date at responding to my email queries which has impressed me. The maintenance guys also seem nice and friendly. I have yet to sample the on site facilities but looking forward to doing so as they look in great condition when being showed round. I can't comment on the end of tenancy experience obviously at this stage but happy enough to recommend friends and family so far.PositiveResponsiveness, Quality, Professionalism, Value

Me and my friend lived in Blackeridge Mill for 10 months and enjoyed our time here, if anything needed repairing, fixing or changing it happened immediately which was great! Only downfall was the car park it creates a huge mess to everyone's cars and we was promised Astroturf in our courtyard in the Pavilion which has never been done... We received our deposit back exactly 1 week after handing the keys in which was brilliant the whole moving out process was a breeze. Thank you Harriet.

Please ignore previous reviews regarding Raspberry lettings this not the experience I had at all! As a doctor I was also concerned that I would not receive my deposit and really didn't have time to chase this up. I can confirm that during my 1.5 year stay at Raspberry Lettings in Batley they have maintenance guys on site who often get requests fixed same or at latest next working day. My deposit was refunded to me in full before I even handed the keys back in. Raspberry Lettings are a pleasure to deal with especially Harriet!PositiveQuality, Professionalism

Do not rent here. It is ran by cowboys!! We lived in Blakeridge Mill for 18 months and wouldn’t advise anyone to rent here. It has the potential to be a lovely place to live if it wasn’t ran by Raspberry Lettings. The apartments themselves are nice looking and are well located for access to Batley town centre and commuter links, the fixtures were of a decent enough quality. Some design elements of the flat were frustrating such as the tiny fridge/freezer next to the oven so milk would always go off and there being no draining board or dishwasher. There is CCTV all over the site and lots of external lighting covering the car parks, but the police were always there for one reason or another. The walls are paper thin and you can hear everything in neighbouring apartments. They are unbearably hot in summer with windows that barely open and in winter the electric heaters cost a fortune to use. No fibre broadband is available on site so you’re restricted to copper broadband. The car park is like a building site they couldn’t be bothered to finish. Your car will always be dirty whilst you live here with no where on site to clean it/get access to an external tap etc. We were told numerous times that it was getting resurfaced and spaces would be numbered, this never happened. Yet they found time and money to sort out staff parking spaces, installing themselves some bollards so no one else can park in their spots. They extended the car park to the rear of Blakeridge Mill whilst we lived here, they had the opportunity to do it properly, yet it was left as a dusty, unfinished, pot-hole-ridden surface. They also began to employ an external company to issue parking tickets to residents towards the end of our tenancy. The convenience of the swim pool and gym on site is good, both were empty most of the time I used them. Bizarrely they have fitted heaters in the gym instead of aircon. Getting post here was a nightmare, there is no buzzer entry or post room and only Royal Mail were given fobs to access the buildings. People resorted to writing their numbers on scraps of paper and sticking it to the main door for delivery people to ring them. There is also no signage inside to say what apartments are on which floor etc. Everything Raspberry Lettings do seems to be a bit of a bodge, for instance they installed a barrier after travellers moved into the car park. The barrier consisted of 3 pieces of scaffolding duct taped together across the road with no signage. Numerous times delivery vans crashed into it and it was just re-duct taped back together, with no signage still. Like the majority of other reviews, Raspberry Lettings decided they would ignore all emails when we tried to get our deposit back. This was after numerous excuses about why it was taking so long to return the deposit. On checkout we were told there were no issues whatsoever and the flat was spotless even according to them. We were forced to ultimately raise a dispute with the Tenancy Deposit Scheme. We eventually got our deposit back 4 months after leaving. In November 2020 another resident took the matter into his own hands and clamped one of the staffs’ Maserati whilst demanding his deposit be returned. This seemed to work as he got his money back immediately. This, people complaining to trading standards, the local MP, various ombudsman’s, newspapers and other insightful reading is featured in the ‘blakeridge & sugar mill - Batley apartments - raspberry Lettings’ Facebook group. You should join and read the content of this group if you are seriously considering moving here. Part way through our tenancy we were emailed asking if we’d write a good review to balance out the bad ones, glad we didn’t bother! The only saving grace about this place is the maintenance man, Dave. He would do anything for anyone at the drop of a hat!

Been a resident at Blakeridge through RL for 12 months, to be honest I was a bit worried of the reviews I read before I moved in but the whole process, tenancy and move out was very smooth. The communication with the RL was always good and the deposit refund was fast. I can recommend it to anyone, if you like the look of the property then you will not be disappointed. Please note, there are high ceilings and only electric heating so keep that in mind, I chose pay as you go to avoid any unwanted surprise bills after tenancy/year like some others experienced, but that is no fault of the letting agency. Thanks to Harriet and team for their help.

Lovely apartment and great service

The overall experience has been brilliant, Harriet has been amazing and very quick to respond to any questions or queries (it’s our first time renting so we’ve had a few questions!). Hannah was amazing at the beginning of the process, due to COVID we were unable to view the apartment but she sent over a video showing us around the property. Harriet met us on the day of moving with the keys, and answered our questions there and then. It seems to be finished to a high standard and the furnishings are modern and comfortable. The day we moved in, it was very icy and the car parks and courtyard were like an ice rink. It didn’t seem that it has been gritted at all. The car park is also very uneven and muddy as it seems to be unfinished, but reading other reviews this seems to be something that will be fixed. The apartment also only has small heaters for the size of the rooms, so it takes a very long time to heat up and when it does it doesn’t stay warm for very long. The kitchen is lovely, but doesn’t have a cutlery drawer which means the small work surface is taken up by storing cutlery and utensils. I can’t comment on the gym and pool facilities as we have not yet been able to use them due to COVID. Overall we are very happy and would recommend Raspberry Lettings.

Few minor issues but overall had a good experience

I moved into Jubilee Mill in September 2020, and Harriet and Hannah were very helpful and responsive with sending me photos/videos and arranging the paperwork so that I was able to move in before I started my new job in the area. I did have a few minor issues, such as a heater not working, but Dave the handyman ensured that a new heater was installed the following day which I was very impressed with. Dave was great at fixing things quickly and efficiently, and it was very reassuring knowing he was on site. The apartment was very clean and tidy when I moved in, and is finished to a high standard. I had a couple of issues but these were not down to Raspberry Lettings; a few nights, it was very loud with tenants playing loud music into the early hours of the morning. I reported this to Harriet and so did other people, however I appreciate it was difficult for them to identify who it was. It only happened on the odd occasion. Furthermore, there were some youths throwing items in the car park one evening and my car got slightly damaged which was upsetting, but again was not the fault of Raspberry Lettings as it was out of their control. They did alert the police and on site security and nothing has happened since. There are also security cameras set up on site.One of the issues is the car park; unfortunately it has not been tarmacked and therefore it is quite bumpy and messy - your car won't stay clean. They did explain that it was due to Covid that it had been delayed, however the quicker it is done the better. Due to family issues, I had to end my tenancy after the initial 3 months. Harriet immediately accepted my letter to move out, and I sent the keys back via recorded delivery due to lockdown. They then inspected the property, and I received my deposit back after 2 weeks which I was very happy with. I was a bit anxious after hearing that some residents had not received their deposits back, however I had no issues whatsoever with mine and received it in a timely manner in full. Harriet ensured that it was in my bank account within the time scale. Overall, I would recommend Raspberry Lettings as I have had no issues with them and they have been helpful. I was worried at first, however I needn't have been concerned as I received my deposit back in full, and Harriet is very pleasant.

New York Style Apartments in Batley

I've been in Blakeridge Mill since April 2020 and Harriet and Hannah were amazing at organising the keys to be sent to me during lockdown so I was able to move in. The apartments have a New York loft apartment feel and have a wow factor to them with exposed metalwork and pipes. Upgraded from a 1-bed to 2-bed corner unit back in November as still working from home and the upgrade was painless and efficient. Signed up to the gym and pool back in August and the facilities are great value and so convenient.

DO NOT RENT FROM RASPBERRY LETTINGSRented a property from this very unprofessional company, who have no idea what customer service is, from march 2020 to Sept 2020.Harriet was very pleasant when we signed for the property, but when you ring up for things repairing, you get asked that if you don't like the property then they can end the tenancy!!!Extractor fan over cooker didn't work, but was told previous tenant didn't have a problem with it, so it didn't get replaced, even tho she admitted it needed replacing. Thermostat wasn't connected to boiler, that didn't get done either, and their excuse, Covid-19, perfect excuse for them to get out of doing anything.The property was up for sale when we moved in but was told it had been removed, only to get called for a viewing a month later!! That's when things started going downhill fast.The property needed updating, nothing had been done in it for over 10 years, so was looking very tired, kitchen, windows, bathrooms, carpets, everything wanted replacing, but I was accused of sabotaging the sale of the property because I told the estate agent this, so we were given a section 21 by raspberry lettings.We got our deposit back within the week but I think that was so she didn't have to deal with us, and that she'd get no peace from my partner, I had refused to deal with her at this point, because of her treatment if us.So if you want to deal with an unprofessional company, then rent with these if not stear clear at all costs.From the worst tenants raspberry lettings have ever had! Apparently!!

I have been living in Blakeridge Mill for nearly 2 years. I have never experienced such shocking customer service from the letting agent that Raspberry lettings use. She is rude , aggressive and doesn’t want to talk. She also puts the phone down on you. The apartment is great and the handymen and cleaners who work there are absolutely brilliant. They are fast to reply and fast to help unlike the person who administers the apartments. Glad i am leaving so i don’t deal with the lack of communication and rudeness.

I see all the 5 star reviews are from people still living in the property - wait until they leave and try to get their deposit back. If I could leave zero stars I would. Deposits must be returned within tight time frames or you can raise a dispute with the tenancy protection scheme looking after your deposit (my daughter's is with TDS but it was changed half way through her tenancy) - keep an eye on those time frames and raise a dispute as soon as you can. Raspberry Lettings haven't responded at all to my daughter or TDS and so the deadlines have passed and TDS will be paying her deposit back in the next few days - it has taken 6 weeks, which is much quicker than the months other previous tenants have complained about. The only thing not protected is the gym money - you might as well kiss that goodbye by all accounts - luckily my daughter never joined. There is a Facebook support group to help you with this process - that's how bad this company is - a support group was set up to help past tenants deal with them!NegativeResponsiveness, Quality, Professionalism, Value

given keys back on 31st May and got deposit on 25th June, suppose took sometime but I was proactive about it. Place in nice enough, lived there for over 5yrs. I wouldn't recommend Blakeridge Mill building (tallest one), you best off with one of smaller buildings. Dust from car park (which is being done since 2013) makes a mess of your car and cloths when its wet/dry outside. I had to put notice in to get hob fixed some months after too. Overall experience is ok

Lived here for 9 months. Apartments look really nice when you view them. It's only once you move in your realise how thin the walls are, I had to move flats due to constant noise from my neighbours which made living there hell. Heating is a nightmare, depending which way you're apartment faces you'll either be boiling or freezing there's no in between. The windows barely open so you can't get any ventilation in. Summer was unbearable! Raspberry are pretty OK at looking after you whilst you're there, will fix any issues you report etc. They bombard you with emails constantly - don't do this, don't do that etc. When you move in they seem to make up the fees, everyone pays different. They've also offered money off rent if you leave a good review for them! They barely check the flat and do an inventory with you. When you move out you get a complete different level of customer service, they have no care or concern about you and the fact that they're keeping hold of your deposit illegally for months. They'll try and find every fault when you move out to charge you and take off your deposit. Then they don't even respond or give you your money back. Like everyone else I had to go to the dispute company to get my money back. More annoying than anything is raspberry didnt even contest my case but it still takes months to get your money back. No compassion or care for customers at all, you've given them so much money in rent and they think everyone can afford to just be hundreds and hundreds of pounds out of pocket once you've left. I really hope people realise there is a major issue with this company. I, like many other have looked for a way to report them as it's disgusting how you get treated. 2 of my colleagues also lived here and they didn't get all of their money back even after disputes. If you're thinking of renting here just avoid it as its not worth the hassle when you move out. I feel sorry for the poor people who have actually bought properties from them.

Don’t rent if you never want your deposit back!! We moved out of the property on 12 July 2019, never any issues whilst staying there to be honest but still not in receipt of our deposit back! They constantly ignore emails and say “accountant is on holiday”. Get me a job here if they can book 5 week holidays! They initially were dishonest and said My Deposits were holding the deposit. When I contacted My Deposits they said they the landlord was withholding it. We didn’t agree to the cost of the carpet cleaning as it was £95 for a the smallest black mark - but they went ahead and had it professionally cleaned before we could even have a say. We have recently bought a house and anyone can appreciate that times are tough financially and we really needed the deposit back but they literally couldn’t care less! Nothing but rude.

PLEASE STAY AWAY FROM RASPBERRY LETTINGS!

Raspberry Lettings cannot let anyone else go through the hell and STRESS of getting their deposit back. I moved into Jubilee Mill 5th June - 4th December 2019. When I first moved in, everything was perfect and so easy. Never had any problems and the flat was super nice. I even recommended my friend to move there which she did and unfortunately she is now going through what I did having left the property. If you notice aswell, all the 5* reviews that you may see are from current tenants (which I would have given if I was still there). The hell comes after you leave!! I arranged to have a check out inspection and hand the keys back at a given time and day. When I rung to tell them I was in the flat for the inspection apparently the “cleaner was in another property” and Harriet was “in a meeting” (even though she was able to answer the phone to my call) so I was to drop the keys off at their office and the inspection would happen later. She told me there she sees no problems and I’d expect to get my deposit back ASAP. After a week of leaving, I still hadn’t received my deposit. I emailed Harriet and she replied saying it would be returned within 10 working days. 10 working days passed and still no deposit. Baring in mind my flat was spotless, I always paid my rent and there was no damage to the property. She replied on the Wednesday, apologised saying her “accounts lady is ill and hoping to be back on Friday to do all pre Christmas payments”. Friday came and still no deposit. I emailed again and no response. Phoned the office and Harriet said it would be returned on the Monday latest before Xmas. Mon 23rd Dec arrived, no deposit and no response through email or the office after numerous attempts. And of course they broke for Christmas break!! On the 27th Dec, I wrote them a letter before action regarding the failure to return my deposit as I was getting nothing but excuses of “someone being in a meeting” or “someone being ill” or Harriet herself just being “really busy” to then absolute silence and no response. At this stage there was also no recognition of my deposit being protected so I referred to that in the letter. Again, they ignored. Funny they didn’t reply to me but sent an email to their current tenants with a copy of their Deposit Protection Certificates just after I had sent the email. my friend who was living there made me aware of this! Because I was getting no response after multiple attempts, I came across a site called Justice For Tenants where I spoke to a guy called Daniele and he couldn’t have been more helpful and professional. Could not fault him!! I explained what had happened and he said he had heard of Raspberry Lettings for similar reasons. I forwarded him all the emails and evidence I had and he said to raise a dispute with the ADR scheme. I had no certificate or no record that my deposit was protected so didn’t think I’d be able to do this. We looked into it further and found a letter which had all the wrong details (Surname, address etc) hence why I couldn’t find my deposit protection online. I then spoke to my deposits and they confirmed it was protected with the incorrect details. I raised a dispute and again Raspberry Lettings ignored them so I FINALLY managed to get my deposit back after a further few weeks as they were unable to provide evidence as to why they were holding it. After retrieving my certificate from MyDeposits, we realised not only did they register the incorrect details, they had also broke the law and protected my deposit out of the 30 day period- long story short, I have only just come to the end of this case and managed to settle out of court for compensation. I wouldn’t have known any of this if they gave my deposit back in the first place!! PLZ DO NOT RENT WITH THEM. They will do the same to you! No one deserves the stress they caused me for the last 6 months. Don’t be deceived, the owners come across so lovely but rinse you dry at the end!

AVOID AT ALL COSTS!!!!

I lived here for just over a year. The apartments were alright however, not to the standard they are portrayed in advertisements. The nightmare came upon leaving the place when around a month before leaving I submitted my notice for leaving. They informed me that I had missed the deadline by one day for giving notice to leave which annoyed me however, I took this as my own mistake. The result of this was that I had to pay for another months rent. After moving out, there was no issues with the state of the apartment and so I gave them my details for the return of both the apartment and gym deposit. in the contracted this was stated to take around 7 - 10 days. Following 8 days, I rang to making sure it was being processed, only to find out that, "we haven't received your bank account details". I insisted this had been done and even told them the date and time the email was sent. To my surprise, they refused to believe that I had sent them across and so I sent my details across again and asked for a confirmation email that they had received them. They did reply this time and so after another 10 days, I rang again to find out that Harriet was taking her annual leave and would process my payment when she got back. After another week, surprise surprise, they were still processing my payment. Eventually, after about one month, I was told the payment had been made, only to find out a couple weeks later that it had not. This issue went on forever and after going through the Deposit scheme I received only my apartment deposit back which took 3 months. I then went to the small claims court and filed for the remaining gym deposit to which they paid at the very last minute. This was a very stressful 4 month long process and the customer service from raspberry lettings staff was appauling!!!! I do advise for those starting this process to record phone calls as evidence and try to get everything in email.

SHOCKINGLY BAD- DO NOT RENT WITH THEM

SHOCKING! Do not live here under any circumstances, the gym and pool may catch your eye but believe me they are not worth it and are small anyway. The landlords are awful and will do anything possible to avoid paying back the deposit, we still have not received ours after moving out a month ago. But rest assured if you are reading this Raspberry Lettings you WILL be paying it back. They even have had people writing fake reviews on here and used gym key fobs as bribes?? Says it all doesn't it!! The parking is shocking and your car will be wrecked by the time you leave, which will no doubt be as soon as you can because you will be sick of them. The flats themselves are awful, far too hot in summer and freezing in winter which will mean expensive bills coming your way. They refused to let us install a smart meter because they said there was no space?? Which was just lies. On that topic lies are all they seem to tell from what I have experienced and heard from others. The furniture in the place is pretty shoddy also, and the fixtures and fittings are appalling. I WOULD NEVER RECOMMEND BLAKERIDGE MILLS TO ANYONE!

I am, like many others appear to be, fighting tooth and nail for the return of my tenancy deposit. I’m owed £630 for the initial flat deposit and £200 for the gym deposit. I understand that the £630 can take a week or two to come back but six weeks is appalling. As for the £200, that should have been returned straight away. I have made absolutely no progress since I vacated my flat on 02/12/19 in receiving my money. Harriet and her team are impossible to contact and can turn quite nasty.I have had to register a dispute with My Deposits for the return of my £630 and filed with a small claims court for the £200. A truly shocking and deplorable way to handle somebody else’s money.Update: after 8 weeks I have received both deposits back in one amount of £830. Coincidentally in the same week the small claims court and My Deposits contacted them. Harriet phoned me after payment to ask me to tell the court it was settled and I refused to do this until the £25 court fees were refunded to me (as it states should happen on the notice served to them). Harriet transferred this fee almost immediately - funny how that can be done quickly yet it took eight weeks to transfer the deposits over. I encourage anyone facing difficulties to go through a small claims court, it took less than two weeks after submitting my application to receive the full amount back!

Perfect!!

I can't say enough good things about these Ladies!! The Raspberry Lettings Team have been amazing and found me the perfect place, got me in quickly and have been on-hand whenever I've needed any advice or support. I moved in in November, and I've never looked back, the whole team work extremely hard to ensure tenants receive the very best service possible. I'd highly recommend anybody out there looking for the perfect place to live, to come and take a look at what's available here - what's not to love?! Swimming pool, gym, chill-out area and all maintained to an excellent standard. Thanks Ladies!!
